<p>For clarification, Home Services is a listiing of companies providing services to home owners. Services like HVAC, plumbing, et al. It has rated them for the convenience of the consumer.</p>

<p>The Condominium reval in <a class="zem_slink" title="Mecklenburg County, North Carolina" rel="wikipedia" href="http://en.wikipedia.org/wiki/Mecklenburg_County%2C_North_Carolina" target="_blank">Mecklenburg County, NC</a> turned out to be anticlimatic as compared to the single family and townhouse reval. There were some indications that there were disparities in the degree of the reductions from 2003 to 2011. In some complexes the reductions ranged from 15% to almost 40%. It seemed that the owners were just pleased that they got a reduction in value, rather than contest the disparity within their complexes.</p>
<p>Now it&#8217;s the turn of <a href="http://en.wikipedia.org/wiki/York_County%2C_South_Carolina" target="_blank">York County, SC </a>to get the news on their <a class="zem_slink" title="Tax" rel="wikipedia" href="http://en.wikipedia.org/wiki/Tax">tax</a> reval.  The assessor&#8217;s office anticipated May 1st as the date the reval would be mailed, therefore York County residents should have them about now.</p>

<p>If you feel that the new value for your home is questionable, you have the right to appeal the value. See the information provided.</p>
<p>A strong way to contest the tax reval, if you do not agree with their assessment, is to have a tax appeal appraisal performed. The benefit of the tax appeal appraisal is that the <a class="zem_slink" title="Appraiser" rel="wikipedia" href="http://en.wikipedia.org/wiki/Appraiser">appraiser</a> will perform an interior and exterior inspection. The appraiser will also look at the locational issues surrounding your house. The county assessors are not able to delve that deeply into every house in the County.</p>

<p>Today&#8217;s the day!! Today the Mecklenburg County Assessor&#8217;s office is scheduled to mail out the 2011 tax revaluations for commercial properties and <a class="zem_slink" title="Condominium" rel="wikipedia" href="http://en.wikipedia.org/wiki/Condominium">condominiums</a>. Last we read they were uncertain as to whether the values overall were up or down from 2003.</p>
<p>The same resources are available for the owners of these properties as were for the February 7 reval figures for <a class="zem_slink" title="Single-family detached home" rel="wikipedia" href="http://en.wikipedia.org/wiki/Single-family_detached_home">single family residences</a> and townhouses. Here&#8217;s the primary link <a href="http://charmeck.org/mecklenburg/county/AssessorsOffice/Pages/default.aspx" target="_blank">Mecklenburg County Tax Assessor</a>.</p>
<p>The appeal process is pretty much the same for the condominiums. The deadline for submitting the appeals is April 19, 2011. We will delve into this reval in the next several posts to try to give some direction.</p>

<p>The single family residences&#8217; (detached houses and <a class="zem_slink" title="Townhouse" rel="wikipedia" href="http://en.wikipedia.org/wiki/Townhouse">townhouses</a>) deadline for filing a tax appeal for the 2011 reval is past &#8211; yesterday at 5:00PM - hand or electronic delivery or postmarked on March 14th.</p>
<p>The County estimated 40,000 <a class="zem_slink" title="Appeal" rel="wikipedia" href="http://en.wikipedia.org/wiki/Appeal">appeals</a>. It was estimated yesterday afternoon that there were 30,000 plus appeals filed. The final count will be in a few days to allow for the appeals that were mailed to be received. <p>Now <a class="zem_slink" title="Condominium" rel="wikipedia" href="http://en.wikipedia.org/wiki/Condominium">condominium</a> owners and commercial properties await their new values. They are expected to be sent out later this month. The owners are given 30 days to file any appeal. No word yet on the anticipated number of appeals. We&#8217;ve read various articles from the <a class="zem_slink" title="The Charlotte Observer" rel="homepage" href="http://www.charlotteobserver.com/">Charlotte Observer</a>, et al and other blogs and it seems that it could be similar in degree.</p>
<p>We can&#8217;t help with the commercial appeals, but we will be happy to refer you to a reputable commercial appraiser.</p>
<p>What we can do is help you determine if your condominium reval is a <a class="zem_slink" title="Fair market value" rel="wikipedia" href="http://en.wikipedia.org/wiki/Fair_market_value">fair market value</a>.</p>
<p>At times, a group of condominium owners will hire an appraisal company to perform appraisals on a number of individual units in the complex. If you determine you and some of your neighbors  have issues with the reval, we would be pleased to discuss how we can help your group.</p>
