Units are 2180/sf and the second is 2475/sf with seating up to 100.  Both units have long term leases with options to renew. Unit one rental rate is $6800 per month which includes all extras. Rental rate for unit two is $4500 per month including all extras. <p>The menu also includes <a title="Kosher" href="http://en.wikipedia.org/wiki/Kosher">kosher</a>-style <a title="Hot dogs" href="http://en.wikipedia.org/wiki/Hot_dogs">hot dogs</a>, available with cheese and bacon, and <a title="Grilled cheese" href="http://en.wikipedia.org/wiki/Grilled_cheese">grilled cheese</a> and<a title="Vegetable" href="http://en.wikipedia.org/wiki/Vegetable">vegetable</a> sandwiches (which, it should be noted, are simply the toppings they offer for free, on a bun). There is only one side item, fresh-cut <a title="French fries" href="http://en.wikipedia.org/wiki/French_fries">French fries</a> served boardwalk-style and fried in pure <a title="Peanut oil" href="http://en.wikipedia.org/wiki/Peanut_oil">peanut oil</a>. The French fries come in two sizes and two varieties, regular &#8220;Five Guys style&#8221; or &#8220;<a title="Cajun cuisine" href="http://en.wikipedia.org/wiki/Cajun_cuisine">Cajun</a>&#8221; style. Most locations offer free in-the-shell <a title="Peanut" href="http://en.wikipedia.org/wiki/Peanut">peanuts</a> for patrons to eat while they wait for their food to be cooked.</p>

</p><p><strong>Survey says metro Atlanta restaurant sales up in fourth quarter, full year of 2011</strong></p>

<p>Business is looking up for metro Atlanta restaurants.</p>
<p>Same store sales were up 4.7 percent in the fourth quarter of 2011 over the same period in 2010, according to NetFinancials, an Atlanta company that offers tax and accounting services for restaurant companies. For the full year, metro restaurants saw a 6.25 percent rise compared to 2010.</p>
<p>The fourth quarter 2011 growth, however, was slower than the uptick during the first three quarters, when sales increased 5.3 percent, 7.2 percent and 6.4 percent respectively compared to 2010.</p>
<p>“Though consumers faced daunting economic worries in 2011, Atlanta’s restaurants managed to post impressive sales gains,&#8221; said Robert Wagner, NetFinancials president. &#8220;It is remarkable that almost 90 percent of Atlanta restaurants we surveyed revealed positive sales gains in 2011. Clearly the industry is as vibrant and relevant as ever and, we think, poised for solid growth in 2012.”</p>
<p>Some of the sales improvements have come from higher menu prices as restaurants, facing higher commodities costs, have passed on the increases. But operators been reticent to raise prices too much to avoid risking losing customers.</p>
<p>NetFinancials surveyed 71 independent metro Atlanta restaurants for the report. Of those, 78 percent had positive sales increases in the fourth quarter of 2011 while 22 percent saw their numbers fall. One-fourth of those with sales gains reported double-digit increases in the fourth quarter.</p>
<p>Total sales volume for the fourth quarter was about $39 million and $152 million for the year.</p>
<p>Restaurant operators said the improved sales were a result of more customers and larger check averages, Wagner said. The surge was felt across all sectors &#8212; fast-casual, casual and fine dining.</p>
<p>Karen Bremer, executive director of the Georgia Restaurant Association, said restaurateurs that she has spoken with are cautiously optimistic about the numbers. While they are pleased to see more foot <a href="http://g.ajc.com/r/GT/">traffic</a> and bigger receipts, they remain concerned about the potential impact that continued troubles in Europe and the presidential race could have on the economy as well as customers&#8217; willingness to keep their pocketbooks open.</p>

Currently opened for dinner only Tuesday to Saturday 5:00 PM -9:00 PM. Adding additional shifts, lunch and Sunday Brunch and a experienced owner/chef operator team could dramatically increase sales. Sales  in 2001 was $700,000 with owner pulling out almost $70,000 on six days serving lunch and dinner. <p><strong>Is the recession over? </strong>Based on the growing number of  “now hiring”  signs spotted around metro Atlanta the inclination is to say yes. Following a period of three or so years where there were few publicly advertised jobs available,  it’s becoming increasingly commonplace to see restaurants  and retailers reaching out for staff.  New home construction, while a trickle of what it was in the mid 2000’s is showing an increase as are the number of apartments under construction or contemplated.</p>
<p>On the retail front several major projects continue to inch slowly forward, most notably <strong>Buckhead Atlanta</strong> now slated for full bore construction in the second quarter. Nearby Lenox and Phipps Plaza (both owned by The Simon company) are actively pursuing plans to re-do their respective front doors. Next door neighbor Around Lenox has already spruced up its look and is now anchored by a recently re-located Crate and Barrel.</p>
<p>Atlantic Station continues to add to its line-up of new tenants, most recently California-based <strong>Yard House</strong> which just opened and plans continue for North American Properties  newest project Avalon in Alpharetta (the former Prospect Park project.) Wal-Mart has nearly a dozen of their neighborhood grocery concepts in actual or the pre-development stage and other retailers continue their growth. It will be interesting to see the mood at this year’s International Council of Shopping Center’s annual trade show (RECON) to be held in Las Vegas May 19-23.</p>
<p>The recent spate of activity may look good locally but on the international front Atlanta has a long ways to go.  According to Shopping Centers Today, five cities are currently attracting 25 percent  of the world’s real estate investment; London, Tokyo, New York, Hong Kong and Paris..  Close behind Bejiing, Shanghai, Moscow and San Paulo.  By 2040 this list will even tilt even heavier toward the BRIC cities (Brazil, Russia, China and India) as those countries are expected to dominate the next two decades in terms of real and percentage growth.</p>
<p>Closer to home several new restaurants have made recent appearances.  <strong>STG,</strong> from the owners of Bocado is off to a strong start in Buckhead  with its pizza and pasta line up as is nearby <strong>Fuoco di Napoli,  </strong>a spin on Antico Pizza.  The Antico Pizza tree continues to blossom with the announced opening of  <strong>Ammazza </strong>on Edgewood Avenue with a similar brick oven and open seating approach from brother Hugh and James Connerty. Other openings in the works include a new <strong>Zoe’s,  </strong>East Cobb: <strong>Czar Ice Bar </strong> and <strong>Village Tap</strong> (in the former Shane’s Rib Shack), <strong>F&amp;B</strong> Buckhead; <strong> Ichiban Steak House, </strong>at long time Cheshire Bridge mainstay Franco’s Pizza; <strong>Proof and Provisions Bar</strong>, at the Georgian Terrace and <strong>Bantum and Biddy</strong> (from chef Shaun Doty) both   Midtown.</p>
<p><strong>Spotted….</strong>Eat Beef, the west wasn’t won by salad eaters.</p>
<p>Factoid…The Kiplinger Newsletter reports that 9.6 million trees are sacrificed annually for the paper needed to run the world’s business. The prediction more and more electronic communication.</p>
<p><strong>What’s America’s favorite brand of chocolate? </strong> According to 24/7 Wall Street  and Symphony IRI Group,  more of us are inclined to select a Snicker’s bar when a craving occurs. Close behind M&amp;M’s, Reese’s, Hershey’s and Kit Kat. Of the top 10 brands all are manufactured by either Mars, Inc. or The Hershey Company.</p>
<p>And finally, staying on the sweet front.  Midtown’s <strong>Sublime Doughnuts </strong>was named Bake Magazine’s pick for America’s best bakery 2012.  A great stop if you’ve never been.</p>

<p>Sales reached approximately $4,516,76812 in 2008 without door charges but do to bad management and partnership sales dipped to $3.8 in 2009, 2,390,700.00 in 2010 with a net profit of $70,067.87 without door cover charges and after paying a previous non-operating partner who is out of state and not involved in operation but still entitled until sale to receive a fee. 2010 sales were on only on two nights a week. In 2011 Luckie was run by a management agreement with a famous entertainer and his management group with sales of $860,747.11 from January to September on two nights per week without covers. Operations and control have reverted back to original Owner who opened club and ran it absentee. Rental rate is $13,194 per month.</p>
<p>Price reduced by almost half to at $795,000 a &#8220;fraction&#8221; of start up costs which include all assets and rights to lease.   Keep as is or convert to any concept although a restaurant is required to be part of licensing at this location.</p>
