The Sanctuary Golf Course

Coming up very soon is the 15th annual RE/MAX experience that takes place in Colorado at a golf course called The Sanctuary. This is truly a one-of-a-kind course for many different reasons. This course was built by the RE/MAX Founders, Dave and Gail Liniger, and is visited by celebrities worldwide, most recently Prince Harry who sang “happy birthday” to Olympian Missy Franklin. When the Linigers created it, they went to great lengths to ensure as little disruption to the ecosystem happened as possible. Dave Liniger sees himself as one of a new breed of “environmentally sensitive golf course owners” (www.bizjournals.com).

Sanctuary golf course is not only a literal “sanctuary” for golfers, it is a habitat for elk, deer, black bear, golden eagle, fox, coyote, and a rattlesnake or two.

As well as crreating an environmentally conscious course, the Linigers spend a lot of time giving back. The fees for playing the course are steep but they go to charities. The play at The Sanctuary is not limited by membership, but by linking tournaments and other events to the support of charitable organizations devoted to the arts, children, health care, and crisis management (www.sanctuarygolfcourse.com). To date, the amount raised exceeds $68 million for more than 300 charities. (For a list of the charities Sanctuary supports visit http://www.sanctuarygolfcourse.com/golf-course/sanctuary-charity-tournaments/). The charities can use the course for free but the Liniger’s challenge the organizations to raise at least six figures. They can keep any money raised for their organization; the course is not for profit.

In June, RE/MAX agents are taking a trip to this wonderful refuge away from the hustle and bustle of life to golf as a perk of being part of the organization that gave more than $115 million dollars. Anyone working for a company that was founded by a man who is so philanthropic sees giving as a part of their business. “What we do for ourselves dies with us. What we do for others and the world remains and is immortal.”— Albert Pike (1809 – 1891)

How soon can one buy a home after foreclosure, short sale, bankruptcy?

The housing market in the Twin Cities is in full recovery (post housing boom and bust). Great!

There are many, many good people that fell victim to the extraordinary, and unsustainable conditions of the housing bubble bursting. They went through a foreclosure, short sale, and even bankruptcy.

Most of them would like another shot at owning their homes. So, how soon can they buy a home again?

If buying with a traditional mortgage, here is a quick reference guide;

There is an alternative to a traditional mortgage. It's often called a "Private Money Mortgage," or "Hard Money Mortgage."

In this scenario, you're not borrowing from a traditional bank or mortgage company. Instead, you're getting a loan from private investors.

These private investors are not subject to the same (strict) underwriting guidelines that banks and mortgage companies are subject to, so they'll loan you money to buy a home regardless of how far out you are from a foreclosure, short sale, or bankruptcy.

Understandably, they'll charge higher than market interest rates, because their risk is higher. But, don't be discouraged by this!

Are you among the housing bubble/bursting victims, and want to explore your options to buy a home again?
