Good morning! Over the weekend we’ve made some great progress and embarked on a new educational journey!  Here’s Ian’s frontpage headlines for the weekend!

  I’ve been checking out the curriculum over at the University of Metaphysics for a while and decided to go for it!  Amy and I both enrolled in the year long course, actually it’s a safe paced course and we agreed to get through it as fast as possible!  We love this type of information so it should be easy!

  A common misconception about furthering ones education is to get a ‘good, high paying job’ - that is NOT the case here.  If you haven’t figured it out by now we don’t want a job!  We want to be job-free!

  Everyday when i check THIS PAGE more and more people are listing their vehicles on the site!  This is really good news, because I have to get the numbers up before I can create a subscription based site that will increase our passive income!

  Amy and I drove by a few properties this weekend that were fully rented and within the cashflow producing price range - all were in crappy areas!  That really sucks but we are going to keep looking!

  I’m actually surprised that more people are not adding photos.  HHHmmm.  I need to find a way to increase that.

  A few months back (before I started documenting the journey) I used a company called PayPerPost to hire bloggers to post about one of my products for me, well the company that created PayPerPost, just created SponsoredTweets - it’s kinda the same idea (paying people to talk about your product) except it’s on Twitter.  Sweet!  What is really cool is that the company sent me $100 in credits to use on the new site, which I did - and it is really cool!

  It’s not a bad idea if you have a Twitter account and a bunch of friends to sign up as a Tweeter and make a little $ from Twitter!  FYI: Tweeters were charging about $2 - $5 for a Tweet, depending on the number of friends they had.  Maybe I will join?  HHmmmm.

• Building Hunting
  We’ve been spending a long time on Jack Conways site.  For all the readers that are not in the SouthCoast, Jack Conway is probably the biggest Real Estate agency in the area!  They have tons of listings all over the place.

  We’ve found a few that fit our criteria, remember what our number ONE criteria is?  Guess which one?

  - White picket fence?
  - Pretty shutters?
  - View of the ocean?
  -  Specific color?

  NO! NO! NO!  Cashflowing!  That is the top priority = the building needs to be creating monthly positive cashflow from day 1 AND how do we do that?  Renters!  The building we buy must already have renters in it.

  For all the folks that break my b***s and say that such a place doesn’t exist - just wait, I’ll invite you over!

The ONLY thing that really sucks is that the program we’re going to get only allows us to buy a 3 family… not a 4 family.  GGGrrrrr.  Why, I have no idea?

• 3 Family (preferably with 3 bedroom units - at least 2 bedrooms)
• 2 of the units need to be rented at current rents
• Vinyl siding or brick
• Nice area of the city close to amenities

Some people are going to read that and say that I was wrong in offering english rewriting services for spammers, but my current mission is to get the f out of the rat race - NOT fight global spam!

In real estate news, we have an appointment with Bank of America at 5:30pm monday night!  We’re excited!  After running our credit the loan officer said things looked very good for getting pre-approved for a mortgage!  Nice!

For all the newbies here, a multi unit is going to remove our rent expense ($300) and provide some passive income!  I’ll let you know how it goes!

While Amy and I were driving to Wal-Mart in Raynham for some good ol grocery shopping, we were listening to Tony Robbins “Live With Passion” program.  One of the topics really got me thinking about our journey.

The topic was about being TOO CERTAIN.  Tony was saying that being TOO certain about anything is not good - you block off any other possibilities.  To make sure that is not happening here, I want to ask you for a favor!

I want to be temporarily UNCERTAIN about the method we are using to get out of the rat race, here it is for you newbies:

1. Continually lower our expenses by paying down/off expenses with ‘rollover’ money from previous bill savings
2. Increase our passive income two ways:
   1. Hosting / monthly payments from Flippa auctions
   2. Streetvertisement.com monthly fees (not yet implemented)
   3. Rental property real estate (not yet implemented, but looking)

There is it.  Summarized in 2 main points and 3 sub points - our master plan, our glorious work of money art!  Not too complicated is it? Here is where you come in, please, please, please answer these questions for me:

1. Is there a better way getting out of the rat race other than what we are doing (keep in mind out current resources when answering)?
2. Can you see a better way of using the points above to get to our goal faster?

I would really appreciate you feedback - I know I don’t know everything and I don’t want to be blind to a major problem in my logic.  You’re a rockstar!
