<p>i&#8217;ve gotten into barefoot running which, as you might have guessed, involves running without shoes.</p>
<p>you may be wondering what this has to do with email marketing but read on and everything will be revealed&#8230;</p>

<p>now, take that image and apply it to Phoenix where summer can hit 120 degrees. that&#8217;s why i wear these funny looking foot things that are basically nothing more than a strip of soft rubber to protect the bottom of my feet.</p>

<p>so, while my feet do create commotion it&#8217;s reassuring that folks quickly switch gears from buzzing about my feet to how much they gain from my talks on email marketing.</p>

<p>now, i can tell you that you don&#8217;t have to wear crazy foot things or sport any ink to really kick some tail with your own email marketing.</p>
<p>luckily, someone captured video from the above presentation and gave it to me. i thought i&#8217;d go ahead and share it with you. it&#8217;s only the first 16 minutes of an hour long talk but a whole crowd of folks think it&#8217;s worth watching.</p>

I put it together in a moment of inspiration and didn&#8217;t really consider posting it to the blog but it was incredibly well recieved&#8230; even by folks who were forwarded the email by caring StomperAgents. So, here it is&#8230; I hope you enjoy as much as everyone else has.</p>

today is a different kind of email because a lot of folks<br />
are curious about my recent experiences.</p>
<p>see, i recently returned from two months of backpacking by<br />
myself across Thailand where i saw and learned more than i<br />
ever could have hoped for or imagined possible &#8211; a lot of<br />
which apply to you and any new year&#8217;s resolutions you might<br />
be making.</p>
<p>yeah, now&#8217;s that time when you make resolutions as a way to<br />
set your intent for a more positive, fulfilling year. one of<br />
growth and accomplishment. however, many new year&#8217;s<br />
resolutions rarely make it past the first few weeks mostly<br />
because they&#8217;re vague or involve tactical steps towards a<br />
clearly defined goal.</p>
<p>so today, i&#8217;m going to suggest you make some tactical<br />
resolutions.</p>
<p>each of these tactical resolutions is designed to give you a<br />
long-term benefit (some even for a lifetime) with a minimum<br />
amount of time and effort&#8230; and they&#8217;re either free or very<br />
inexpensive.</p>
<p>more than likely many of these items have been on your<br />
&#8220;meaning to do&#8221; list. so&#8230;</p>
<p>in the interest of betterment of your future, the enjoyment<br />
of your life, and a clear start for the new year&#8230;</p>
<h2>11 THINGS THAT WILL IMPROVE YOUR LIFE</h2>
<p>1. register your full name as a web domain if you haven&#8217;t<br />
yet. i&#8217;m sure most of you have but if you have an odd or<br />
difficult to spell name (like Eckenrode) then you should<br />
also grab a domain that&#8217;s easier for folks to email you.</p>
<p>for example, folks won&#8217;t exactly have an easy time<br />
remembering how to email &#8220;jane@janelewczyk.com&#8221; so a<br />
&#8220;jane@replytojane.com&#8221; or &#8220;jane@contactjane.com&#8221; makes more<br />
sense when someone asks for your email. it&#8217;s easy and came<br />
in handy when meeting folks on the trails.</p>
<p>2. check available cell phone plans to see if there&#8217;s one<br />
that better meets your needs and usage. you can save<br />
yourself a considerable chunk of change every month.</p>
<p>3. gain a source of new info. it&#8217;s amazing how much we view<br />
the world through our own fishbowl with our own rose colored<br />
goggles&#8230; and we&#8217;re content to stay there. so, subscribe to<br />
a newspaper or magazine and get a regular dose of<br />
information on a new topic &#8211; preferrably one you know<br />
nothing about but have always been interested in. yeah, you<br />
could also find a website for the info but having a physical<br />
copy is more rewarding and you can take it with you.</p>
<p>4. go to new places. break out from the normal routine and<br />
venture to a new location. you never know what opportunities<br />
await you. you don&#8217;t necessarily need to go across the<br />
globe, a new coffee shop across town will keep you from the<br />
same-old same-old treadmill.</p>
<p>5. back it up. i never really took the time to do this but<br />
before i went overseas i backed everything up onto an<br />
external drive&#8230; two weeks into the trip my netbook&#8217;s<br />
harddrive crashed. good thing i had that backup. you can get<br />
an external backup drive super cheap nowadays. you&#8217;ll be<br />
glad you did because it&#8217;s simply a matter of &#8220;when&#8221; not<br />
&#8220;if&#8221;.</p>
<p>6. photocopy it. things such as your credit cards, passport,<br />
social security card, birth certificate, and other important<br />
documents. if you have a journal, photocopy that, too, and<br />
place these in a safe, external (not at your house)<br />
location. i scanned most of mine, printed them out, and<br />
placed the digital copies on a thumb drive &#8211; 2 backups!</p>
<p>7. branding review. take a look at your business cards,<br />
website, and other marketing collateral to see if the<br />
information on them is correct and if the branding<br />
represents your current business. yes, even your clothes.<br />
oftentimes, as a business grows, the brand evolves but the<br />
marketing collateral never does&#8230; make sure what you&#8217;re<br />
putting out there is representative of your business.</p>
<p>8. debrief or journal. i keep myself a regular journal and,<br />
along with my thoughts, i debrief after an event, meeting,<br />
martial arts workout, etc. it&#8217;s a great way to internalize<br />
the event, examine what went well, what you gained from the<br />
experience, and how you plan to grow from it. do this after<br />
your presentations, a day on the phones, or even a night<br />
out. you&#8217;ll be one smooth operator in no time.</p>
<p>9. get physical. make an appointment to get a physical<br />
checkup. nip any potential problems before they hinder the<br />
year. but, also, make a point to be more active by doing<br />
something as simple as regular walks or joining a hiking<br />
club or martial arts school. physical activity recharges the<br />
psyche and spirit.</p>
<p>10. get involved. the one thing that had the most impact on<br />
me during my travels was getting involved with the<br />
villagers. despite the language barrier and cultural<br />
backgrounds we worked together. i can easily say they taught<br />
this foreigner what it means to live in and care for a<br />
community. life is enriched by the connections we make with<br />
others and how we give of ourselves so make time to reach<br />
out to others.</p>
<p>11. get an expert. before venturing into new and unfamiliar<br />
territory it&#8217;s best to talk to someone who&#8217;s an area expert.<br />
you want to avoid any hidden surprises or stumbles&#8230; and<br />
there will be at least one on the trail, that&#8217;s for sure. on<br />
one occassion i even had the foresight to grab a guide and<br />
i&#8217;m alive because of it. so, do your due diligence, and<br />
speak with an expert.</p>

<p>Starbucks is doing a few savvy things in their marketing here that recruits evangelsist front and center. Snagged from Flickr&#8217;s pages&#8230;</p>

<ol>
<li>They&#8217;ve idententified a niche community that are passionate about their interest (photo enthusiasts).</li>
<li>Reaching out to these folks is also easy thanks to social networks (they hang out on Flickr).</li>
<li>Starbucks then set about identifying who their evangelists were inside this niche community (created a <a href="http://www.flickr.com/groups/starbucks/">Starbucks group</a>) &#8211; again, social network sites make this easy to do.</li>
<li>The evangelists are then encouraged to promote Starbucks to their own personal networks (publish photos of themselves in Starbucks).</li>
</ol>
<p>It has all the makings of a good guerrilla marketing campaign. It reminds me of Pampers&#8217;s <em><a href="http://www.homestomper.com/how-doing-the-potty-dance-can-help-you-sell-more-real-estate/">Potty Dance</a></em> campaign that also took off like wildfire. These two campaigns share two very important elements&#8230;</p>
<ol>
<li>Make it monkey-stoopid simple for your fans to speak up and show that they&#8217;re fans.</li>
<li>The manner in which the fans speak up causes a viral ripple where the fans tell their personal networks how much they like you.</li>
</ol>
<p>In the real estate space <a href="http://www.miamism.com/">Ines Hegedus-Garcia</a> does this very well with her <a href="http://www.flickr.com/groups/miamism/">Miamism Flickr group</a>. So does <A href="http://www.raillife.com">Nick Bastian</a> with his <a href="http://www.flickr.com/groups/phoenixlightrail/">Phoenix Light Rail</a> group.</p>
<p>How can you be doing this in your market?</p>

</p><br/><p><span class="drop_cap">M</span>ost Realtors who advertise their blogs typically use Google AdWords or Facebook ads. However, as well as you may do on these channels you can get better results through a much different venue.</p>

<h2>Blog promotion can be classified business</h2>
<p>Not many Realtors think of an offline ad to promote their blogs. Kind of an odd place to draw from, right? What would you say in your classified?</p>

<p>Yeah, I don&#8217;t think that&#8217;d go over well, either.</p>
<h2>A reason to act</h2>
<p>More effectively, don&#8217;t promote your blog, promote something that folks can get access to from your blog. An incentive, for example, such as a PDF, video, spreadsheet or even a series of posts like we initially discussed earlier in this series <a href="http://www.homestomper.com/offline-traffic-tips-for-your-real-estate-blog-part-1/">here</a>.</p>
<p>As with any form of marketing, you want to be able to track the response rate so use a unique URL in the ad. </p>
<p>Check out this classified ad written by legendary ad man Gary Halbert. There are a couple of important things to note about it:</p>

<li>It uses a headline to grab attention</li>
<li>It&#8217;s not real wordy, just a few bullet points</li>
<li>It offers something for free</li>
<li>It doesn&#8217;t push or promote a sale</li>
<li>There&#8217;s only one course of action &#8211; call (in our case, visit http://www.SomeEasyURL.com)</li>
</ul>
<p>Ultimately, though, the idea with your ad is to give folks a compelling reason to visit your blog. Placed in a prime spot in a local newspaper, newsletter, or association publication you can draw readers to your blog and get some leads while you&#8217;re at it.</p>

Considering that it&#8217;s a killer tactic for building recognition, credibility, rapport, leads and, of course, traffic you should be happy that not many Realtors seize upon this. </p>
<p>Here are a few ways to really make this work for you&#8230;</p>

<h2>The expert in the room</h2>
<p>The cool thing about speaking is that it really sets you up as the expert. There you are in front of a group of people, all who came to listen to what you have to say. There&#8217;s some social proof involved, too, as they look around and see other folks who are viewing you as an expert. So, as far as building expert status goes, speaking is a winner.</p>
<h2>What to say</h2>
<p>More than just speaking, what&#8217;s more important is that you actually teach something. We all want to walk away with something of value if we&#8217;re going to sit and listen for a spell.</p>
<ul>
<li>Help folks understand that which they find mysterious or confusing</li>
<li>Demonstrate how to solve a common problem</li>
<li>Showcase things (process, trends, etc) they didn&#8217;t previously know</li>
</ul>
<p>With that said, make sure you provide some sort of materials for your attendees to take. Obviously, make sure your web address is on them.</p>
<h2>Where to go</h2>
<p>No doubt your local library puts on workshops led by outside speakers. There are more than a couple associations, clubs, and groups in your area that get together. They&#8217;re looking for folks to come in and speak, too.</p>
<p>Heck, I know of a couple mortgage folks that teach a course at local colleges. How&#8217;s that look for credibility?</p>
<h2>A very guerrilla approach</h2>
<p>Now, here&#8217;s a slightly different approach that I know works&#8230;</p>
<p>Approach a local business such as a coffee or sandwich shop. Work it out with them (make sure they let you put up a flyer or other promo piece) to come in one afternoon a week or month and offer real estate advice in a one-on-one scenario. Each person gets with you for 5 minutes to discuss their real estate questions.</p>
<p>The coffee shop wins since all those folks will be in store waiting for their turn to speak with you. You win a long list of leads and potential clients.</p>
<p>Even more strategic is to adopt this approach near a large company office, say Intel. A good way to &#8220;infiltrate&#8221; a company who&#8217;s HR department might otherwise not work with you.</p>
<h2>Can we speak about this?</h2>
<p>You, expert, credible, in front of a willing audience ready to hop over to your blog for further info. So, you ready to do some speaking?</p>
