Homes sales in Gilbert remained strong in July and the sales price increased from June 2009.  Inventory continues to decline.

The most expensive home that sold in Gilbert was in Circle G in Ocotillo, 5000 sqft and sold for 1.2 million.  The least expensive home that sold was a condo, 911 sqft, bank owned and sold for $64,900.

Currently there are 261 Active Listings, 70 active with contingencies (most likely Short Sales) and 121 pending sales.

The East Valley Tribune is reporting “The M.D. Anderson Banner Cancer Center is scheduled to open in late 2011 and will be anchored by a 120,000-square-foot cancer outpatient center. It will include76 patient beds on two floors inside Banner Gateway”

This is great economic news for Gilbert. Construction is expected to start in January, during which recruiting of physicians and other personnel will take place.

Joe Johnston owner of Joe’s Real BBQ in the Heritage District is holding its annual Free BBQ Day Wednesday, 5-6-2009 from 11 a.m. to 3 p.m. and 4 p.m. to 8 p.m.  Customers get a beef or pork sandwich, two sides and a drink for free.  Be prepared to stand in a long line- I tried going last year, but the line was too long for the time I had available, but it is worth the wait!!!

I just discovered a very cool website: Walk Score.com- it helps you find a Walkable Place to live. I typed in my address, and it gives the distance to local attractions- grocery stores, schools etc. and then rates your neighborhood in terms of walkability.  I live in the “boondocks” so needless to say, my neighborhood did not score will, but it does pop-up a map of the area and other information.  So if you are looking for a walking friendly neighborhood in Gilbert, look no further.

The really great thing is that when you search property on the Gilbert Real Estate Homes , you can now search by Walk Score as well.  From the Diverse Solutions Blog here are the details:

2. Sort by Walk Score. If you can search by Walk Score, you should be able to sort by Walk Score too. Just click in the “sort by” box at the top of the results and choose “Walk Score, Highest First” to order the search results from highest to lowest Walk Score.

3. View the Walk Score in both the search results and property details. Even if our clients choose not to show the “Search by Walk Score” search panel, they can still enable the functionality to allow their visitors to see the Walk Score for each listing in both the search results and property details. Check it out here; just look for the little walking guy icon at the top-right of each search result and in the top-right corner of the property details area.

4. View the Walk Score tile. When you click on the “Walk Score” link at the top-right of the property details area, you’ll see the Walk Score tile that shows all of the amenities that are factored into the score.
