I thought of this when I read an article on Realestate.com. In it, Shannon O’Brien spent some time talking about how real estate agents can creatively market themselves by being the best at one thing. You choose the thing you can be the best at—your slam dunk, and you talk about that to everyone. So this then becomes your brand. Your motto becomes, “If you work with me, I will sell your home or help you find the best new home because I do this one thing.” Not sure what to make your slam dunk? Here are a few ideas:

Quick call backs. This one is taken from O’Brien’s article. She suggests you return every call within one hour. If you are good at communicating, this may be your slam dunk. You could even make it returning all communication within one hour—texts, calls, or emails. I am currently house shopping, and this could be my realtor’s thing. He is excellent at getting back to me, and it makes me appreciate his availability and believe he truly cares about finding me the best home.

Excellent photos. Great photos equal more showings and sometimes higher offers. Home shoppers have access to MLS listings through real estate websites, and with the current volume of homes for sale, potential homebuyers like to walk through homes before visiting to be sure they are using their time wisely. Learn how to take great photos and get the right equipment, and this could be your thing.

Being the first to know. This one is for realtors who are tech savvy and never without your gadgets. Especially in markets or price points where the market is tight, your clients will love if you can notify them of new listings moments after they are listed. Perhaps your MLS software has a notification feature to make you first, or you can sign up for an app that will notify your smartphone of new listings on the go, like Redfin.

Finding listings before they are listed. Do you like investigating and networking? Maybe this is your thing. If you have clients looking in a certain sought-after area, network with other realtors in your office or in your area to give your clients an edge. Also, consider contacting people who have delisted their home in the past few years. Since the market is really bouncing back, perhaps they are ready to try selling their home again.

Hosting great open houses. If you revel in event planning, this could be your edge. Be known for great open house tours, having memorable giveaways, or just offering a great spread. You may sell homes faster and find prospective clients who will see how much you care with this as your slam dunk.

We’re sure you have been there, dealing with a difficult lock box after dark. This app uses your phone’s light meant for the camera flash to cast a bright light, putting a small, effective flashlight right in your pocket at all times. Point and Measure

Your clients are in a home they really love, but they want to know if their couch will fit in the living room. You can either run out to the car to get your measuring tape, or you can pull your phone out of your pocket and snap a picture for a quick measurement. Tell the app how high you usually hold the camera, and it uses that height to factor the distance and height of an object.

Wall Painter

You’ve heard it from the most intelligent home shoppers…”I like this house, but I don’t like the paint colors.” Paint is one of the easiest and cheapest things to update a home and give it a facelift. Now you can easily do that to show a client how a room could look with just a quick coat of paint. Tell the app what color the paint is now by taking a picture, and then pick a color the home owner likes. The app will adjust the picture and show you how the paint could look.
Features: Select a new color of paint from a color wheel or by taking a sample from one of your own photos. The app will paint the walls of a room for you in your new color.

Mortgage Calculator

When your client is ready to pull the trigger on a home, but they are starting to question the home affordability, it helps to give them the most realistic view of what a monthly mortgage payment would be. This app is simple, allowing you to compare mortgage options by changing the downpayment, loan terms, and current rates.
