Real estate agents sold 8,288 houses in North Texas last month — the largest monthly total since mid-2007 before the recession began, according to the Real Estate Center and the North Texas Real Estate Information Systems. There is currently a 3.3-month supply of homes on the market in the region — the lowest inventory in almost 20 years. On average it took just 60 days to sell a house in the more than two dozen North Texas counties included in the Realtors’ monthly survey.

North Texas’ housing market took off in April with a 30 percent increase in sales. The year-over-year gain in preowned single-family home purchases is the second largest the area has since 1998. Real estate agents sold 8,288 houses in North Texas last month – the largest monthly total since mid-2007 according to the Dallas Morning News.

Eleven measures of livability were calculated for each census tract in Dallas, Collin, Denton, Rockwall and parts of Tarrant counties. Scores indicate how far above or below average an area rated, and those ratings were combined according to their relative importance among those surveyed who identified themselves as making more than $85,000 per year, the highest income group for which the poll produced statistically significant results.

To adjust the results to address families with more income, The News limited consideration to tracts with median home values more than roughly $400,000 and didn’t include the following price-sensitive factors: affordability, property appreciation and public school quality.

To qualify, high school seniors must attend a high school within 75-miles of American Airlines Center, attend a two- or four-year college or university in the fall of 2013, need financial assistance, be in good academic standing, a legal US resident and complete an essay answering one of the following questions: (1) What does attending college mean to you? or (2) What is the most important lesson you have learned up to this point and how will you apply that lesson moving forward?
