Selling A Morgan Hill Probate or Trust Home With or Without Tenants

This is a question I get asked all the time. When an owner has passed and has rental property should the heirs sell the Morgan Hill probate or trust home with the tenants in place, or wait until the lease is up?

While most years I would say wait until the tenants are gone, but with the uncertainty of how the new tax laws will effect prices and what will happen to the Morgan Hill market that has already shown signs of appreciating with very tight inventory, the answer is not clear cut.

Sell Morgan Hill Probate or Trust Home With Tenant: Pros:

Morgan Hill school Priority 1 Registration starts in Jan. That is the best chance of getting your child in the school closest to you. There is always a space in a Morgan Hill school for a resident, but getting the one closest to you is best obtained if you are a resident during this period. Selling with tenants in a Morgan Hill probate rental may allow the buyer to get a leg up on school registration for the next year.
Interest rates are lower now than they will be next summer. A one million dollar Morgan Hill probate home has a very good chance of having a loan on it so the less a buyer has to pay for the mortgage the more they can afford for the home. For every 1 point increase in interest rates there is a 10 % increase in payment.
The inventory is very low and the Morgan Hill housing is market still active. It is unknown what will happen as the year goes on. The market could go down as interest rates go up, or if there is a natural disaster, a world event, or terrorist attack.
Some people who buy Morgan Hill homes in Probate or Trust early are happy to rent the house out until the end of the school year because they do not want to move until school is out if they are relocating.

With a Tenant Cons:

Harder to show Morgan Hill house
You will not be able to make interior upgrades or stage with a tenant in place so it may depress the price somewhat
The tenant may be messy or say inappropriate things to potential buyers which could depress the price.
If the tenant does not have beautiful furniture the professional pictures will not look as good.

Sell Morgan Hill Probate or Trust Home After Tenant Leaves Pros:

You can have the interior painted, wood floors refinished, new carpet, and any other cosmetic upgrades you want that will help bring in more money.
You can professionally stage the property and the photos will look much better.
Much easier to show the house and have open houses which bring in more people and help bring in a better price.

Sell Morgan Hill Home in Probate or Trust After tenant leaves Cons:

Interest rates will be higher which will depress the price. It is unknown by how much because it also depends on how the stock market is doing, most likely for Apple, Google, Facebook, and Linkedin.
The limit of deductions for state and local taxes, and for mortgages over $750,000 may depress the market over time more than it is now.
There is great momentum right now as Google has announced it is expanding to Downtown San Jose. Homes in South San Jose have appreciated so much it is hard to find a good one under a million. Will this last?
The best time to sell a home in Morgan Hill is in Jan thru early June. The second best is the fall. If the tenants are out in June and the home is prepared in July and Aug and on the market in Sept you have missed the best time, but may get the second best time, but only by waiting until Sept to put home on market.

So as you can see the answer is not clear. No one can say for sure what will happen to the real estate market in 2018. If you are in this situation now it is probably a good idea to add your own Pros and Cons to this list to get a feel for what may work best in your situation.

Many young, well paid Professionals and Tech workers come to the Silicon Valley for good jobs, its wonderful weather, and incredible cultural and family friendly amenities. But they get here and find that the cost of Silicon Valley housing is prohibitive, or impossible to buy buy to the competition in their price range.

Another issue that comes up all the time is that a young buyer can afford to buy a home, but does not want to live where or in what he or she can afford in the Silicon Valley.

Added to this is the new tax bill which severely limits the amount of mortgage interest which is deductible and the substantial decrease in property tax and state income tax detectability. These changes make housing even less affordable for the average Silicon Valley resident.

When faced with this dilemma many are choosing to rent in the Silicon Valley instead of purchasing a home in the Silicon Valley.

I know there is a better way, because I have done it myself.

My solution is this:

Buy a rental property and rent your primary residence in the town where you want to live. When renting in the Silicon Valley you can almost always pay less than you would have to to purchase the same home on a monthly basis. You can probably live in a nicer place than you could afford to buy.

However, over time prices go up, so the amount you have for a down payment should be put into Silicon Valley real estate so that you can keep up with housing appreciation and grow your wealth.

In the last 5 years average sales price in Santa Clara County has risen from $800,000 to $1,600,000 for single family homes.

If you purchase a rental property in a less expensive area with at least a neutral cash flow, and spend your monthly housing budget on a rental property you will see the following advantages:

1. If you buy wisely your equity will grow. You should hire an experienced Silicon Valley investment property Realtor to help you pick what makes the most sense.

2. Speak to your accountant but things which are not a tax deduction for a Silicon Valley primary residence, or are severely limited, such as HOA dues, all interest on mortgages, not just up to $750,000, all property taxes, not just the 10K combined state and local taxes, and depreciation. This makes owning rental property very attractive to Silicon Valley investors.

3. The renter will pay your expenses and pay off your mortgage while you get to live closer to work, in a neighborhood with great schools and amenities, in a house that you like.

4. If you buy your rental properties with cash you can use the rent money to pay for your Silicon Valley Rental while reaping the benefits of your rental property.

My rental properties are in Santa Cruz and I encourage my Silicon Valley investor clients to buy there.

This is a Good Time To Sell A Home in San Jose Where There Was a Death

In California, if there has been a death on a property that fact needs to be disclosed to prospective buyers in writing for three years after the death. After three years if a prospective buyer asks the agent and seller need to answer honestly.

In the past homes Probate homes in San Jose where there has been a death on the property sell on average 10% below what they would have sold for if there had not been a death.

At this moment in time, and it may be for only this moment in time, that common knowledge is no longer applicable. San Jose Probate homes where there has been a natural death are not getting hit with the 10% "death tax."

There is a very good reason for this. Two reasons actually.

1. There is no inventory of homes for sale. The number of homes for sale is at their lowest number ever.

As you can see from this chart in new San Jose home listings in red are at their lowest level in the last three years.

2. The Google Bump

In June, 2017 Google announced they were expanding their campus to downtown San Jose at the Diridon station area. Since then prices have sky rocketed, 10% in areas close to the new campus.

As you can see average sales price of a single family home in San Jose has increase by 10% since the Google announcement in June of 2017, from $1,050,000 to 1,175,000.

What this means for a Probate sale in San Jose where there has been a death is that the Google bump and low inventory should cancel out the "death tax" from the death on the property.

I recently listed a townhome in Willow Glen where the owner had died peacefully at home. The last sale of that model in that development was $960,000 in May of 2017. My listing sold in Dec 2017 for $1,100,000, over 10% more than the last sale, despite the death.

So, if you are an Administrator of a Probate Estate, or a Successor Trustee of a trust with property now is probably not the time to wait the 3 year waiting period for written death disclosure.

You may want to sell now and take advantage of the very favorable real estate market in San Jose.

209 Market Place Menlo Park Ca Is Getting Ready For Market

As a Menlo Park Realtor I specialize in selling ugly duckling homes that are begging to turned into swans, like this upcoming listing at 209 Market Place in the Belle Haven neighborhood of Menlo Park. I have a team of experienced contractors who help me get the most increase a home's value for the least amount of money. I thought you might be interested in hearing about what we do.

In the case of this home in Belle Haven we had a house with a roof that was way beyond need of replacement, ugly laminate kitchen counters, old carpet over hardwood floors, a poorly painted interior, very old fashion red brick fire place, no landscaping, ugly kitchen cabinets, ugly bath vanity and fixtures, and ugly closet doors.

My contractor started work about a month ago. We tore out the old fashioned Home Depot kitchen counter and replaced it with a sleek new counter from Ikea that is still laminate, but looks great and only cost $150 for the material. The entire inside was painted a color called Sierra White which has a hint of grey in it, today's it color. The kitchen cabinets were painted a darker shade of grey called Malibu Beige and an incredibly dramatic slate backspash was added.

The bathroom got a new vanity in a dark chocolate color with vinyl tile squares, a beveled glass medicine cabinet, new light, and new towel bar, toilet paper holder set.

All three bedrooms got new beveled mirror closet doors.

The red brick fire place was panted with a chalk paint in the same grey as the kitchen cabinets.

The old carpet was removed and the original oak hardwood floors were re-finished and stained a dark color called spice.

A new roof was installed in a bright green color to match the newly painted front door and pale green house color.

Staging was done yesterday, and landscaping will happen today.

This Belle Haven ugly duckling home for sale is about to become a swan.

Should You Sign A Buyer's Broker Agreement With A Palo Alto Realtor?

Let me start by saying I know this post is going to evoke some strong reactions from both other real estate estate agents in Palo Alto as well as around the country. It may also evoke some strong reactions from home buyers in Palo Alto and around the country. Please let me explain that in my 19 years as a Palo Alto real estate agent I have learned that there are many right ways to do things. I do not use buyer brokers agreement. This is how I like to run my business. How other people do it is their business. If it feels right to a future home buyer who is reading this great, if not then feel free to contact someone else.

Ok, so what is a buyer's Broker agreement? Some Palo Alto real estate agents will ask their clients to sign a contract saying that during a specific period of time the client agrees that if they buy a house from anyone, the Palo Alto real estate agent they have this agreement with will get paid a commission of no less than x%. So even if the buyer finds a for sale by owner home, a new home where the builder is not paying the buyer's agent a commission, or decides to use a different agent the Palo Alto real estate agentwho signed the agreement gets paid by the buyer.

In exchange for this financial obligation the Palo Alto real estate agent will promise to do a number of things. The most import is usually work diligently to find a home, get the best deal possible, and pledge allegiance to the buyer.

The pluses on this agreement are that both parties are contractually committed to each other so the buyer knows the Palo Alto real estate agent has put in writing how hard he or she will work. There will be no slacking.

The Palo Alto real estate agent knows the client will be loyal and his or her work will not be wasted because if the buyer finds a home the agent will be paid.

I do not work like this. I always tell my buyers this relationship is like living together, incredibly close and mutually beneficial, but we can split up easily. First of all, I don't even consider that we are in a relationship until we have a few dates. We need to spend some time together, see some house, see if we get each other. Do I understand what you want? Do you like the way I communicate, my hours, my way of helping you? If so then we can become exclusive. I am your only Palo Alto real estate agent and you promise not to cheat on me. If during our "living together time" something goes wrong and you don't like me anymore I just ask that instead of suing me to get out of the contract, just fire me. We will both be much happier.

If that works for you then we can go on a date, if not, it was great meeting you and best of luck on your home search!

If you ask me to be your agent there will be no buyer broker agreement in writing. if you meet a Palo Alto real estate agent who wants you sign a buyer broker agreement I hope this has given you some food for thought.

If you are going to sell an older home in Santa Clara which has really ugly counters you may be in a quandary about whether to leave them the way the are, or replace them so the house does not look so bad. Since so many of our older homes are being purchased as tear downs, or at a minimum for major remodel you may wonder if it is worth spending the money if the house and or kitchen are going to be demolished anyway.

I actually think that unless your home is red tagged by the city and unsafe to enter, it is a good idea to make it look livable, and as welcoming as possible when you are selling a home in Santa Clara.

The reason is simple. While it is true that many older and especially smaller homes in Santa Clara are sold and totally remodeled or even demolished, it is not true for all of them. There are still Santa Clara buyers out there who want to buy a home in Santa Clara and live in it. Some of them will eventually remodel or tear down, but they still plan on spending time living in the Santa Clara home you are selling.

Also, even if the plan for the home in Santa Clara you are selling is to tear it down and build a new one, this process takes time, often a year or more. During that time period it is very common to have the home occupied, either by the person who purchased it, or by a renter. the more livable the home in Santa Clara you are selling the more it will be worth to a potential buyer.

Ikea sells counter tops that are laminate, but look very nice and are cheap. It is about $80 for and 8 foot counter.

The improvement in look is worth much more than the cost to do it.

Remember, when selling a house in Santa Clara the goal is to get as many people as possible interested in your home, no matter what the condition. My making some inexpensive cosmetic improvements you can appeal to end user buyers, people who want to remodel, and people who want to tear down.

There is nothing I enjoy more than helping a family sell a Sunnyvale home in Probate. I know, it doesn’t take much to make me happy, but I am who I am. Over the years I have developed a system to sell Sunnyvale homes in probate and it works really well!

1. Look at a home and see if there are valuables that are worth selling in the Sunnyvale Probate home. Many homes are left with enormous amounts of personal property, sometimes with value and sometimes not. For example crappy cars have value, but beautiful over stuffed furniture does not.

2. If there is something of value to sell in the Sunnyvale Probate home I usually recommend calling an auction house to come and take over the job of selling the personal property they believe will sell. I like DGW, but there are others. They sell the property at auction, deduct their percentage and fees, and send a check to the heirs.

3. The next step is to separate the recyclable items and find places to recycle. There are people who take metal, The Ecunemical Hunger Project will take clothes, and the County of Santa Clara will come to take the paint.

4. Next are items that can be donated. Organizations like Goodwill and Saint Vincent De Paul will take some furniture.

5. After everything that can be sold, donated, or recycled is gone then call the haulers. I like Junk King. Since it costs money to haul away trash I only do it after all other ways of disposing of unwanted property have been exhausted.

6. Once the Sunnvale Probate home is free of personal property and debris, the process of making it look as good as possible for sale can begin.

So, if you have a Probate home in Sunnyvale and it is filled with stuff, it may seem overwhelming. Many people who lived through the depression maintained the habit of never throwing anything out. If you are the personal representative for the estate of a home in Probate in Sunnyvale you may feel overwhelmed. But if you use a system (or hire me and let me organize the sale of your Sunnyvale home in Probate ), it becomes a much less daunting task.

Anyone trying to buy a condo in Moutain View right now knows that it is tough out there. There are many more buyers than sellers and many Mountain View condos sell with multiple offers way over list price. Some homes go as much as 30% over asking, but some do not. How does a buyer make the decision about how much to offer to have the winning bid in a Mountain View condo multiple offer situation and not overpay? The good news is that as you can see from the above chart prices are not going as far over list price as earlier in the year, but it is still a challenge.

The answer is not simple, and sometimes it is not a question of price, but terms, like contingencies, length of escrow, length of rent back, etc.

But for right now, let's just discuss price. Here are some things to keep in mind when you make an offer on a Mountain View condo in a multiple offer situation,

1. In my opinion the most important thing is, how much is this condo worth to you? In other words, what price would you offer so that if it sold for $1000 more you would not be sorry because you do not want to pay that much. It may be that you would pay more than your offer if you could, but you can't so you are just doing your best. But if that is not the case you need to decide how much the house is worth to you so that if you do not get it you will not have regrets.

2. How is the asking price of this condo compared to market value? If the condo is listed low it will get multiple offers and sell for much more. If it is listed at or above market value it will not. This is not rocket science. Figuring out market value can be a little tricky since there are many variable, and the market is a moving target, but a good Mountain View real estate agent should be able to help you analyze comps. Once you know the market value you will have to offer more in an appreciating market like we are in now. Sorry, but that is the truth.

3. What is the style of the listing agent? Does he or she like to list homes very low to get as many multiple offers as possible on their Mountain View listings? Does the agent over value a condo to try to get more money for their client, or just try to win out on a competitive listing? Does the agent like to work with multiple counter offers, or accept the the first best offer? Your agent should be able to give you insight into what other Mountain View real estate agents like to do.

In the end, the final offer price and terms will be your decision, but if you have a great Mountain View real estate agent he or she can help guide you through the murky waters of Mountain View condo multiple offers.

There Are Some Great Reasons to Buy a House In Half Moon Bay

If you have been looking for a home in the bay area you may find yourself frustrated with multiple offers and 10-20 other people all going after the same homes you are. Homes sell quickly and for huge amounts over asking in most cases. It is hard to know how much to offer, and what makes your offer stand out.

There is no easy solution, but the best advice I can give people is to expand their horizons. This can mean try to be more open minded about the style, price, or location of what you are willing to buy. The area where the buyer has the most discretion is location.

One excellent location to get away from the maddening crowd of buyers is to go to the coast, look into buying a home in Half Moon Bay.

There are some great reasons to think about buying a home in Half Moon Bay, a fantastic coastal town just 6 miles off of 280 and 92.

1. There is more inventory.

This chart shows months of inventory in Half Moon Bay. Months of inventory is the number of months it would take to sell all of the current homes on the market based on the current rate of sale. It is one of the major ways economist use to determine how good or bad the housing market is. 6 months or less is generally considered a healthy market. More than 6 months is a slow market. In 2013 Palo Alto was always around 3 weeks so as you can see buying a home in Half Moon Bay means the buyer has more choices and more control over the situation.

2. There are fewer Multiple Offers

While most cities in the bay area are seeing crazy spikes over asking prices, Half Moon Bay home prices have hovered around asking for most of the year. If you offer on a home in Half Moon Bay you will not have to guess at how much over asking to pay, 10%? 20%? Figure out the market value, what the home is worth to you, and use the lost art of negotiation.

3. Traffic, it is no worse than most freeways. While driving on 92 to get to 280 or home at night can be slow it is not much worse than other major transportation routes. It is just as hard to deal with 85 and 101.

4. Half Moon Bay is a great place to live!

From the fantastic beaches, including the dog beach at the Harbor, or the famous Maverick's for surfing, fantastic restaurants, cute shopping areas, great golf courses, and of course the famous Pumpkin Festival Half Moon Bay offers plenty of activities to keep most people occupied, happy, and relaxed in their spare time.

So if the rat race of Silicon Valley real estate is getting you down, maybe you should think about buying a home in Half Moon Bay.

The market is hot in Mountain View, inventory is down to almost nothing, homes get multiple offers, and Mountain View home sellers are in the driver's seat. So Does this mean it is ok to just put a home on the market in any condition and you will get offers 20-30% over list price? Unfortunately not always.

While it is true that there is a lot of cash out in the world, assuming that you will have multiple excellent cash offers to chose from when selling your Mountain View home is not always the case. I recently listed a home that had 12 offers, and not one was all cash.

Very often cash offers are not the best offers. Many investors as well as end users feel if they are going to pay cash they want something back, that is a lower price.

A financed offer may be the best or sometimes only offer you get when selling your home in Mountain View, so your home needs to get through the appraisal process as well as underwriting. This means more than just being worth what the buyer offers. It also means that there can not be obvious health and safety issues.

So while an appraiser will not know if your bathroom shower pan is leaking, they do look at and take pictures of the house. If the roof on the Mountain View home you are selling looks like this, a buyer will not get a loan. I once had a client who was buying a Bank of America foreclosure using Bank of America for their lender. The appraisal came back saying that Bank of America would not lend on the home that Bank of America owned because the roof needed replacing. We managed to get Bank of America to put a new roof on. If that can happen on a foreclosed home, if should happen on the Mountain View home you are selling.

The basic concept here that unless the home you are selling in Mountain View is really not livable it is best to appeal to as wide a group of people as possible. This means that the home must have a roof that looks like it will make it through a rain storm and not collapse in a little wind. It does not have to be new, but if it is obviously failing then it should be replaced before going on the market.

As a Palo Alto real estate agent I am often asked by potential sellers about my marketing plan. While it is true that it is probably easier to sell a home in Palo Alto than most other places, marketing is very important. However, the type of marketing that works in today's market is not the same as the type that worked 20 years ago, and this change should be reflected in your Palo Alto agent's marketing plan.

While over 80% of buyers start their home search on the internet, 40% actually find their home on the net. This is critical! Almost half of all buyers find their home in the internet and then go to see it. So how and where your home is on the internet is the most important thing you can do to get your Palo Alto home sold for the best price price and term. Since these numbers are national, I suspect that in this tech savvy area the figures are even higher.

Not all Palo Alto agents are equal when it comes to internet marketing. Just putting a Palo Alto home for sale on the MLS and letting it get picked up by other sites does not cut it in the wild west of the internet. Your Palo Alto real estate agent should put your home and as many pictures as possible on as many sites as possible. There is a service I use called List Hub that syndicates to 900 real estate sites. It is also important to add as many pictures as possible to the internet because some sites rank the order of the home by the number of pictures. Even sites like Trulia and Zillow needed to be massaged by your Palo Alto real estate agent in order to make sure there are as many pictures as possible, that the open house days and times are listed, and that as much detail on the information about the home is included.

Marketing a home you are selling in Palo Alto should revolve around the internet, but I will talk about other paths tomorrow.

Yesterday I spoke about the internet being the major source of buyers when selling a house in Palo Alto. Today I want to discuss real estate agents.

Palo Alto real estate agents are the second largest source of providing a buyer for the home you are selling in Palo Alto. When I first became a Palo Alto real estate agent 19 years ago agents were the number one source. While Palo Alto agents are no longer the keeper of all information, they are still an important resource when you sell your Palo Alto home.

Buyers look to their agents for advice and to keep up with what is going on in the market. Palo Alto buyers with specific requirements will often ask their agent to preview a home first and let them know if it meets their needs.

The Palo Alto real estate agent you choose to help you sell your home in Palo Alto should have a marketing plan for agents as well as for buyers. This can include a variety of methods:

1. MLS listings with private remarks for agents. These remarks should highlight some features that may not be allowed on the public remark section like showing instructions, where the lock box is located, if there is a trick to opening the door. This seems minor but if an agent can not get in your home will not be shown.

2. Broker open house tour with a giveaway or food: You want as many agents as possible to see your home for sale, even if they do not think they have a client for it. If you entice an Palo Alto real estate agent to see your home they may find it actually works for one of their clients, even if they did not think it would.

3. Email blasts: Even though the home you are selling in Palo Alto is on MLS having your agent send email blasts to other agents may help get someone's attention who has a client that may want your home.

The most important thing a Palo Alto real estate agent can do to help you sell your home is be nice to other agents. You want an agent with a reputation of being fair and honest with other agents. There are some real estate agents who are known to cross ethical boundaries that other agents do not like to work with. In this competitive market buyers do not want to waste their time making offers on homes where their offer will not get a fair shot, so the agents are reluctant to present an offer. Things like the listing agent representing a buyer or even multiple buyers or the listing agent's buyer assistant consistently winning in multiple offers will turn other agents away from presenting offers and you may lose out on the best offer.

So while the internet is a vital tool in selling your home in Palo Alto, real estate agents have not gone the way of the Dodo bird and are invaluable in this endeavor.

That means that on a national basis 75% of buyers come from the internet or agents and 25% come from other sources. This blog will talk about those other sources.

On a National basis 11% of buyers will come from a yard sign. There are still people who want to buy in Palo Alto who will drive through neighborhoods looking for open houses and for sale signs. When you are selling your home in Palo Alto it really is a good idea to have a for sale sign in your yard. It is not that important what the color, height, or sign post looks like. Just make sure that the Palo Alto agent you chose to sell your home in Palo Alto has a sign with a large phone number on it so that if someone drives by it is easy to see the phone number they need to call to get the info on the home you are selling in Palo Alto.

Nationally about 6% of all buyers of homes are friends of the seller and that is how they find their home. Given that it is not a bad idea to post the fact you are selling your Palo Alto home on Facebook, take fliers of your home to work, and talk it up with your friends.

5% of homes are sold by builders so this does not apply to you if you are selling your home in Palo Alto.

2% of all homes nationally are sold because of a newspaper ad. Everyone knows that newspaper ads sell real estate agents, not real estate. So if a Palo Alto real estate agent tells you they are better at marketing because of all their beautiful newspaper ads ask to see their internet ads and put that in the mix.

2% of all homes are sold by owner. The numbers are not in your favor to try it that way.

Less than 1% of homes find their buyer in magazines.

So if you are selling a home in Palo Alto it is a great idea to keep these figures in your head when you are interviewing Palo Alto real estate agents. this will help you make a more objective decision.

I Love Living In Palo Alto

A cold snap is covering most of the country. I just got a message from a friend in Maryland saying it is 7 degrees this morning so he is going to the gym instead of out running. This is after a big snow storm blanketed the mid west and east coast. I love living in Palo Alto.

Today is supposed to be 73 in Palo Alto. I have to decide between going for a run/walk on the Dish at Stanford (walk the steep uphill and run the flat and downhill parts) or taking my dog to the beach at Half Moon Bay. Did I mention I love living in Palo Alto?

Maybe I will do both, although I do have a lot of work to do today.

It is wonderful to living in Palo Alto, but there are challenges.

Homes are expensive, and there is a lot of competition for them. If you want to buy a home in Palo Alto be prepared to pay a lot of money and have a lot of competition. Most homes sell for over list price and have multiple offers as the inventory of homes for sale has been very low for a long time.

In 2013 there were 407 single family homes sold. only 5 sold under a million dollars. The average 3 bedroom 2 bath house sold for $1,923,541, was 1661 square feet with a 7,000 square foot lot, and was on the market 14 days.

But a smaller house than you find in other neighborhoods for me is a small price to pay for the benefits of living in Palo Alto. I think we have the best schools, parks, restaurants, stores, and people in the world. And who can complain about our wonderful weather?

Palo Alto also has great diversity in the neighborhoods. There is the vibrant downtown area with condos, apartments, and cute older homes. Then Professorville with gorgeous historic homes from the turn of the century. Old Palo Alto has both stately homes form the 20's and 30's as well as large newer homes and many larger lots. Crossing Oregon you get to Midtown where older cottages and ranch homes are mixed with many new builds. Then South Palo Alto is the mid century modern lover's dream with street after street of Eichlers.

While the Silicon Valley is known for many things, high tech, great schools, and expensive housing, it is also actually a wonderful place for retirement. The options available for independent adult living, assisted care, nursing homes, continuing care, as well as home health care are abundant.

This is the first blog in a series about what some of the many options you have for your retirement in the Silicon Valley. Today I will talk about independent living for active senior adults.

Independent living in a retirement community means that you would have your own home, condo, or apartment, but the other people in the community would all be seniors. The age cut off depends on the number of units in the community. The smaller communities may have older age requirements, ie 62 years old vs 55 years old.

In an independent Silicon Valley active retirement community there are generally some services provided but not true assisted living. Meals may be available or there may be restaurants on the premises. There may be shuttle services to take residents shopping or to doctors appointments. There are frequently recreational activities such as pools, golf, hiking trails, gyms, art classes, excursions to theatres and concerts, and organized card games.

Some of these independent retirement communities offer additional services for their residents, like maid services or in room meals.

Purchasing a home or condo in an independent Silicon Valley retirement community is generally less expensive than an equivalent home in a non age restricted community. For example Los Gatos Commons has a two bedroom condo listed for $320,000 when no non age restricted condo in Los Gatos sold for less than $500,000 in 2013. The cost of independent living monthly fees can be steep depending on what is included. It is not unusual to pay $1000 to $5000 a month for dues if meals are included or if there are a lot of recreational facilities offered.

The Hamilton in Palo Alto is a 36 unit condominium at the corner of Hamilton and Byron/Middlefield in Palo Alto that is the epitome of luxury in Palo Alto retirement living. Built in 1997 it was designed to meet the needs of adults over 55 who want to stay in Palo Alto and live in downtown, but want the security and convenience of condo living.

Unlike some other Palo Alto retirement communities The Hamilton does not offer assisted living or skilled nursing care. What it does offer, beside gorgeous, spacious condos, is 24 hour security 7 days a week. a car service to drive you to appointments within 10 miles of the Hamilton, pool, fitness room, common living room, common library, courtyard, coffee, tea and bisccotti in the morning, and a gourmet restaurant for dinners 5 nights a week. The meals are $10.50 a person to cover the cost of the food, and additional charges if you would like wine. There is maid service and on site handymen, but these are also charged additionally, although at very reasonable rates.

The residence age requirements are one occupant must be at least 55 years old. The second occupant must be at least 45 years old. The only exceptions to this would be if an occupant over 55 has full time help, or a disabled child living with him or her. In these cases the minimum age requirement is waived.

The monthly dues are hefty, ranging from around $4000 a month to $4400 a month for one person, and $5000 a month to $5300 a month for two people. All utilities except electricity are included in the dues. The reason for the high cost in this Palo Alto retirement residence is that this is a large building with only 36 owners and a huge staff. There are not a lot of owners to split the costs.

The condos are large and beautiful, ranging from about 1400 sq feet to 2000 square feet which is very large for retirement homes in the Silicon Valley.

Prices are going up. Last year the average price per square foot was $635 but my recent listing just sold for $793 a square foot. This is a huge jump, but still not at the level of $1000 a sq foot which is common in downtown Palo Alto.

The San Jose real estate market is booming. Inventory has never been lower. Everything is getting multiple offers. Buyers are out in droves. But for some types of properties there is still the fear on the part of the sellers that they will have trouble selling.

Studio condos are in that class of traditionally hard to sell homes. If you own a studio condo in San Joseand are thinking of selling, do not hesitate.

Small is in. The size of your home is now not as important as it was in the past. This trend is already very popular in San Francisco so San Jose is never far behind.

The potential occupant of a studio condo in San Jose would be a young busy tech professional, city or county worker on a budget, or even a young doctor or post doc student. The buyer of a San Jose studio condo could be any of the above, parent of any of the above, or investor looking for a rental property.

Young professional buyers and renters are very busy. They spend so little time at home there is not a need for a huge living space. Tech companies often provide meals on site and many young foodies love to buy from food trucks or local restaurants. Huge kitchens are not a necessity for them. Easy access to transportation, entertainment, and coffee shops is.

As buying a home becomes more and more expensive buying a small San Joae studio condo is a more reasonable option than a larger 1 or 2 bedroom condo.

So if you have a San Jose studio condo you would like to sell, now is the time. When I list San Jose studio condos for sale I like to have the home cleared out. Then I stage it with Ikea furniture designed specifically for one room spaces. The bed should wither be elevated, or be able to convert to a sofa. Tables should fold, and there should be plenty of shelving on the wall. The San Jose studio condo should be staged to be move in ready, and then the whole set up can be sold to the new buyer if they want. If not, I pack it up and stage my next San Jose studio condo with it.
