Why Haven't I Heard of It Before?</strong></span><br /><span style="font-family:arial;color:#660000;">No, this is not a new concept. IRAs have been able to own a wide variety of investments since their inception. Most IRA custodians are not equipped to handle "alternative investments" such as real estate. They prefer to deal in assets such as money markets, CDs, bonds, stocks, mutual funds, because they are easier and generate revenue for the firm.</span><br /><span style="font-family:arial;color:#660000;"><strong></strong></span><br /><span style="font-family:arial;color:#660000;"><strong>What About Getting A Mortgage?</strong> </span><br /><span style="font-family:arial;color:#660000;">An IRA can buy property using debt financing under certain circumstances. </span><br /><span style="font-family:arial;color:#660000;">For example: </span><br /><span style="font-family:arial;color:#660000;">• Seller fianancing or Carry-back</span><br /><span style="font-family:arial;color:#660000;">• Bank/Lender Non-Recourse Loans</span><br /><span style="font-family:arial;color:#660000;">• As Part of a Larger Group of Investors (e.g. LLC)</span><br /><span style="font-family:arial;color:#660000;"></span><br /><span style="font-family:arial;color:#660000;"><strong>Making Loans and Buying Notes</strong></span><br /><span style="font-family:arial;color:#660000;">An IRA can make loans to anyone (other than disqualified persons) for any reason. For example, your IRA can loan to a third party to buy a boat, car, house, an investment property or even an airplane!
