Entry level jobs will vary depending on the type of construction site involved. A laborer may load or unload construction supplies and equipment. Over the years, literally thousands of books and articles have been written about organizations, associations and groups. Their role, effectiveness, structure and management have been the subject of scholarly articles, news flashes and popular self help guru's books and seminars. This article addresses a few more common types of groupings and their advantages and disadvantages.

The definition of an organization could be considered to be a collection of individuals, groups or sometimes associations into a formal structure. Groups often do not have a long term goal and seldom have a precise or well-defined structure. There may be a purpose, such as attending a demonstration. Associations typically define their mission statements. Missions, goals and a business plan also define the structure of a business organization.

One way in which these three units may be compared and contrasted is in the length of life span. Groups tend to be much more fluid and may form for a single event, such as a rally, protest or performance. Fans at a rock concert may be described as a group of people. Once the concert is completed, they are still fans, but do not usually hold on to an identity. One exception to this might be the Woodstock experience.

Associations are more formal groups. They tend to last longer. For example, the fans of amateur football or softball teams may organize formally and participate in some of the decisions. They may elect a board and may participate in fund drives to purchase uniforms, go on field trips to support the team or define the rules under which team members are selected. Parents who help out with Little League are sometimes part of an association within the community or region.

Business structures are the typical mental picture that arises when you think of an organization. The business is y structured around a particular product or service. The business will usually have one or more employees, either paid or volunteer. An organization can have a legal structure as a for-profit entity or a non-profit entity. Most successful businesses define their mission statement.

Keeping The Proper HVAC Tools On Hand

There are a few things to understand about HVAC tools in relation to properly maintaining a heating, ventilation and air conditioning (HVAC) system. For one, these systems can be a bit complex, though they keep homes and buildings cooled and heated wonderfully. However, not having the right set of tools to do maintenance or upkeep can lead to big problems with the HVAC system in the future.

For example, consider the heating elements within such a system. If they're not working properly or even if they're just inefficient at their heating assignment, small levels (or large levels, in extreme cases) of carbon monoxide (CO) can be put out by the system. The gas itself is odorless and colorless and can be harmful to people even in very small amounts. Therefore, having a CO gas detector and analyzer can be important.

These gas detectors and analyzers actually aren't very expensive, coming in at around $200 for a unit that can detect even extremely small amounts of the gas (as little as a single part-per-million, or PPM). Helping to keep this harmful-to-humans gas non-existent is highly recommended. As well, those watching over a large HVAC system can make good use of a good HVAC thermometer.

These thermometers come in handy in regulating how an HVAC system controls its heating or cooling levels. A poorly-designed and improperly-working system can burn off large amounts of energy in a very inefficient manner, which also leads to the waste of scarce monetary resources. Using the right infrared thermometer to make sure the system is balanced properly -- one costs about $100 -- can be smart.

Anyone who's concerned about making sure their HVAC system is up and running efficiently will need to have an HVAC multimeter. This tool is mainly used for troubleshooting electrical circuits and components in the system and can quickly determine where any electrical shorts or inefficiencies exist. It's sensitive enough to read down to a microamp, which can allow a maintenance professional to figure out which components aren't working correctly.

There are also a number of general HVAC tools that will serve a maintenance professional or DIY enthusiast well when it comes to keeping an HVAC system up-and-running. Keeping a refrigerant recovery device -- which will help recapture Freon gas -- is highly recommended. Professional Liability policies for Engineers and Architects are considered "indemnification policies" literally meaning that the insurance carrier agrees to "make whole" any party who suffers injury or loss as a result of your "negligent deliverance of professional services" up to the available limits of the professional liability policy. [Negligence, of course, is the "operative" word meaning that your standard of care is the "ordinary man" standard as opposed to perfection.]

Unfortunately, too few drafters of contracts used to engage the professional services of engineers and architects understand that, unlike a General Liability policy's "additional insured" provision which provides affirmative defense of a third party, a Professional Liability policy has no provision within the policy to provide "defense" to anyone other than the design professional him/herself.

Thus, the familiar contractual indemnity that goes something like "Engineer / Architect will defend and hold harmless owner from and against any costs, losses or other financial burdens incurred by owner as a result of any claim, lawsuits, .... based on the alleged errors of the Engineer / Architect " is often an overlooked provision that is generally "uninsurable" by the professional liability policy. Owners have not been well educated in the nuances that differentiate an engineers / architect's professional liability policy from a general contractor's general liability policy.

Perhaps you are wondering why this is not insurable. Professional liability is brought on by "actual or alleged negligence" and solely benefits the design professional. To grant affirmative defense to a third party due to alleged negligence is outside the policy's provisions. Professional liability policies will compensate an owner for costs accrued in their defense as long as the architect or engineer was actually negligent.

Additionally, ALL professional liability policies for engineers and architects contain a CONTRACTUAL LIABILITY exclusion that states that the only contractual coverage granted by the policy is "such liability that would have existed in the ABSENCE of a contact." [In short, this means that even without a contract the Design Professional is always held to the negligence standard of care.]

What should you do? Strike the word "defend" from the contract and make sure that the balance of the indemnity provision is based on your "negligence." "Piece of cake -- right?" Now, what do I REALLY do when the owner [or their attorney] balks at removal of the word "defend" from the contract?

If we wish to add a new wing to our existing house; or we wish to erect a structure on our properties; there are a couple of steps we need to do first to be able to start a building construction project.

The minute we decide we want to do major renovations to an existing building whereby we will be altering a few things in the style and form of said structure; we have to be prepared to take on the role of laborer; financier and head of the project.

APPLICATION TO BUILD AND DEVELOP PROPERTY

Prior to starting the building construction venture; we have to pass an application to our local government where we will state the kind of building project we will be undertaking.

In said application, we basically have to state the purpose of the construction, show our lay-out of the design; state all the materials that we will be using and ensure that the building process will be safe for all concerned; even the environment.

Depending on the location of the property; there might be zoning codes that the local government may impose.

Once we have received the endorsement for our application to build on and improve our property; we can now proceed to acquire a certification from the local government to start construction.

CERTIFICATE TO BUILD AND CONSTRUCT

This certificate will allow us to commence on the construction project. Again, we need to show the lay-out of the design which will be assessed by a professional surveyor who may be selected by the local government.

The surveyor's task is to see that building guidelines have been followed and that the minimum required criteria for the standard of the building were also followed.

We should familiarize ourselves with the different building codes as these may depend on the kind of edifice that we will be erecting or developing and renovating.

Once we have secured the certificate to construct; together with our approved application; this is the time that we can commence on our building project. We should bear in mind that any changes that we may want to add in after we have secured both the approval of our application and certification to build; we may have to undergo the same procedures again.

We should likewise be ready to furnish copies of the lay-out at the different phases of our project.
