Para spekulator turut mengambil kesempatan terhadap sentimen pasaran semasa untuk tidak melabur semula keuntungan yang diperolehi," kata beliau.&lt;br /&gt;&lt;br /&gt;Kaji selidik yang dijalankan ke atas para peserta hartanah utama mendedahkan yang tiada satupun yang memperlahankan rentak pembangunan projek mereka.&lt;br /&gt;&lt;br /&gt;Malah, ramai yang mengambil peluang terhadap taksiran murah pada masa ini untuk menambah lagi simpanan tanah mereka dan tidak menangguh sebarang pelancaran baharu.&lt;br /&gt;&lt;br /&gt;Penganalisis itu berkata peserta utama turut membayangkan kadar pengambilan hartanah kediaman kekal kukuh antara 80 peratus dan 90 peratus pada suku sebelumnya.&lt;br /&gt;&lt;br /&gt;"Oleh itu, kami yakin jualan hartanah kediaman akan kekal menggalakkan, sekurang-kurangnya dalam tempoh separuh pertama 2010. Kami menganggarkan sekurang-kurangnya 25,000 unit baru akan dilancarkan dalam tempoh suku akan datang," kata beliau.&lt;br /&gt;&lt;br /&gt;Mengenai kompleks runcit/beli-belah dan pejabat, beliau menjangkakan lebihan bekalan unit akan berterusan dan paling nyata di Lembah Klang kerana banyak yang masih dalam pembinaan sejak dua hingga tiga tahun.&lt;br /&gt;&lt;br /&gt;Banyak perbadanan dan perniagaan turut menangguh rancangan penempatan semula sehinggalah krisis kewangan berakhir.&lt;br /&gt;&lt;br /&gt;Sementara itu, isu yang mungkin menjejaskan pemulihan sektor termasuk pengenalan semula Cukai Keuntungan Pelupusan Hartanah (RPGT), kemungkinan berkurangnya permintaan ekoran kesukaran mendapatkan pinjaman, kenaikan yang tidak dijangka dalam harga bahan mentah, sekali gus meningkatkan harga purata jualan dan melambatkan pelancaran dan kelulusan.&lt;br /&gt;&lt;br /&gt;"Kami tidak menjangkakan sebarang kesan serta merta hasil daripada pengenalan semula RPGT dan ia terutamanya ialah untuk mengawal pasaran jualan sekunder. Sebaliknya pula, ia mungkin menjejaskan pelaburan asing dalam hartanah komersil," katanya.&lt;br /&gt;&lt;br /&gt;Beliau berkata yang cukai itu telah diperkenalkan terlalu awal memandangkan ekonomi masih dalam pemulihan tetapi maklum cukai itu perlu untuk mengekang satu lagi "gelembung aset".&lt;br /&gt;&lt;br /&gt;Menyentuh mengenai Amanah Pelaburan Hartanah (REIT), penganalisis itu tidak mengharapkannya menjadi "bintang menyerlah" pada 2010 tetapi menjangkakan beberapa minat akan muncul dalam segmen ini.&lt;br /&gt;&lt;br /&gt;Beliau berkata purata perolehan sewaan untuk pejabat dan hartanah komersil menunjukkan trend menurun pada 2009, dengan sewa untuk pejabat merosot 1.9 peratus, tahun atas tahun dan 1.35 peratus (tahun 2009 sehingga setakat ini), dalam lingkungan Lembah Klang.&lt;br /&gt;&lt;br /&gt;Bagaimanapun, pemulihan dalam pasaran hartanah diikuti dengan pengecualian daripada RPGT dan duti setem akan menyaksikan meningkatnya minat dalam REIT yang pada masa ini mencatatkan perolehan pulangan purata antara lapan dan sembilan peratus di Malaysia.&lt;br /&gt;&lt;br /&gt;Mengenai status pasaran hartanah Malaysia, penganalisis itu berkata beliau tidak menjangkakan sebarang "gelembung hartanah" dalam tempoh terdekat.&lt;br /&gt;&lt;br /&gt;"Peningkatan harga hartanah amat sederhana setakat ini kerana permintaan telah menunjukkan pemulihan secara perlahan dengan kembalinya keyakinan pelabur," tambah beliau.&lt;br /&gt;&lt;br /&gt;Harga hartanah seluruh negara, merosot 9.8 peratus (dari tahun ini hingga setakat ini) ekoran krisis ekonomi, tetapi meningkat 1.40 peratus tahun atas tahun berikutan minat yang diperbaharui semula yang muncul pada suku kedua 2009.&lt;br /&gt;&lt;br /&gt;"Bagaimanapun, dengan mengandaikan adanya pembiayaan murah, promosi yang menarik dan peraturan yang memuaskan berterusan ke tahun 2010, diikuti dengan pelancaran baharu dan penghantaran pada 2010, harga hartanah mungkin berhadapan dengan peningkatan," kata beliau.&lt;br /&gt;&lt;br /&gt;Dan, meskipun dengan krisis hutang Dubai, beliau berkata Malaysia masih lagi mampu menarik para pelabur Timur Tengah yang masih mengaut keuntungan lumayan hasil daripada pelaburan di dalam pasaran hartanah negara.&lt;br /&gt;&lt;br /&gt;Cabaran utama dalam pasaran hartanah ialah asas permintaan, sama ada ia boleh dikekalkan, dan daripada satu sudut pendapat, apa lagi yang boleh ditawarkan oleh kedua-dua peserta hartanah dan institusi kewangan untuk menyokong permintaan yang meningkat.&lt;br /&gt;&lt;br /&gt;"Satu ialah kos dana yang murah (pinjaman). Dengan mengandaikan kadar dasar semalaman dinaikkan semula ke hari-hari pra-2006 iaitu 3.50 peratus, bolehkah permintaan ini dikekalkan? float: right; cursor: pointer; width: 200px; height: 200px;" src="http://4.bp.blogspot.com/_U35fuVf-Aj0/Szj2_C29WlI/AAAAAAAABJc/-2O4kDvo9mw/s200/house-loan-2.jpg" alt="" id="BLOGGER_PHOTO_ID_5420353714499967570" border="0" /&gt;&lt;/a&gt;“Fixed-rate mortgage can reduce uncertainty and lock in (one’s) borrowing cost.&lt;br /&gt;&lt;br /&gt;“ING Insurance is offering a fixed rate of 4.85% per annum on home loans locked in for 30 years, which is probably one of the most competitive rates for mortgages in the market today and our lowest fixed rate (on mortgages) in over two decades,” he said yesterday.&lt;br /&gt;&lt;br /&gt;Wang was speaking at a session on Smart Financing For Property Investment at a media luncheon talk hosted by ING Insurance.&lt;br /&gt;&lt;br /&gt;On the benefits of fixed-rate mortgages over floating rates, Wang said it was generally better for homeowners to stick to a fixed-rate mortgage.&lt;br /&gt;&lt;br /&gt;“But if an investor had the expertise and was managing a porfolio of properties, then perhaps a floating rate could be advantageous,” he said.&lt;br /&gt;&lt;br /&gt;He added that it was also important to take into consideration the floating rate when buying a property.&lt;br /&gt;&lt;br /&gt;Wang said with fixed-rate mortgages currently at an all-time low, it might be worthwhile for property investors or homeowners on high floating rates to refinance their properties at a lower fixed rate.&lt;br /&gt;&lt;br /&gt;On ING Insurance’s fixed-rate mortgage, he said it currently represented less that 10% of ING’s business.&lt;br /&gt;&lt;br /&gt;“We see our fixed-rate mortgage as a value-added offering to our existing clients with insurance coverage, but it is also now extended to the public,” he said.&lt;br /&gt;&lt;br /&gt;ING Insurance chief operating officer Isold Heemstra touched on the importance of structuring one’s financial needs according to the different stages of one’s life.&lt;br /&gt;&lt;br /&gt;“Only about 5% of the working population do their own financial planning. float: left; cursor: pointer; width: 180px; height: 65px;" src="http://www.prasarana.com.my/about/images/logo.jpg" alt="" border="0" /&gt;&lt;/a&gt;KUALA LUMPUR, 14 Sept (Bernama) -- Syarikat Prasarana Negara Bhd (Prasarana) mencadangkan sambungan baharu bagi dua jajaran Transit Aliran Ringan (LRT) bagi jajaran Kelana Jaya dan Ampang yang dianggarkan bernilai RM7 bilion.&lt;br /&gt;&lt;br /&gt;Pengarah Urusannya, Datuk Idrose Mohamed berkata cadangan sambungan LRT Ampang Line akan bermula dari stesen Sri Petaling, melalui kawasan Kinrara dan Puchong sebelum berakhir di Putra Heights, yang meliputi jarak 17.7 km dan 13 stesen baharu.&lt;br /&gt;&lt;br /&gt;Sementara sambungan Kelana Jaya bermula dari stesen Kelana Jaya, melalui kawasan Subang Jaya dan USJ sebelum berakhir di Putra Heights, yang meliputi jarak 17 km dan 13 stesen baharu.&lt;br /&gt;&lt;br /&gt;Idrose berkata Prasarana akan mengumpulkan RM4 bilion dalam bentuk bon untuk membiayai sebahagian projek itu yang dijangka siap menjelang akhir 2012.&lt;br /&gt;&lt;br /&gt;Kesemua stesen akan mempunyai kemudahan seperti lif, eskalator, surau, telefon awam dan tandas.&lt;br /&gt;&lt;br /&gt;Stesen juga akan dilengkapi dengan kemudahan bagi orang kurang upaya seperti lif, kaunter tiket yang rendah dan tandas.&lt;br /&gt;&lt;br /&gt;Cadangan jajaran baharu itu akan dipamerkan selama tiga bulan mulai esok untuk membolehkan orang ramai memberikan maklum balas dengan melawat ke lokasi yang telah ditetapkan atau ke laman web yang khusus diwujudkan bagi tujuan itu, katanya kepada taklimat media.&lt;br /&gt;&lt;br /&gt;Prasarana berkata kelulusan bersyarat telah diperolehi pada 25 Ogos manakala kelulusan muktamad dijangka diterima selepas pameran awam.&lt;br /&gt;&lt;br /&gt;Kelima-lima tempat pameran jajaran baharu itu ialah Jabatan Kereta Api, Jalan Sultan Hishamuddin, Bangunan Dewan Bandaraya Kuala Lumpur di Jalan Raja Laut, Majlis Bandaraya Petaling Jaya City di Jalan Tengah, Majlis Perbandaran Subang Jaya di Persiaran Perpaduan USJ5,Subang Jaya; dan Majlis Perbandaran Shah Alam di Persiaran Perbandaran di Shah Alam.&lt;br /&gt;&lt;br /&gt;Pameran dibuka dari jam 9.00 pagi hingga 5.00 petang dari Isnin hingga Jumaat. border="0" /&gt;&lt;/a&gt;KUALA LUMPUR, 21 Sept (Bernama) -- Dua pakej rangsangan ekonomi yang diumumkan oleh kerajaan sebelum ini berada pada landasan yang betul dan mula memberi kesan positif terhadap pemulihan ekonomi negara, kata Perdana Menteri Datuk Seri Najib Tun Razak.&lt;br /&gt;Pakej rangsangan tersebut berjumlah RM67 bilion itu telah menjana peluang pekerjaan dan pendapatan kepada kontraktor kecil termasuk mereka di kawasan pedalaman," katanya dalam kenyataan di sini pada hari Isnin.&lt;br /&gt;&lt;br /&gt;Kerajaan mengumumkan pakej rangsangan ekonomi pertama berjumlah RM6.07 bilion pada November tahun lalu manakala pakej kedua bernilai RM60.93 bilion pada Mac tahun ini.&lt;br /&gt;&lt;br /&gt;Sektor pembinaan menyaksikan pertumbuhan 2.8 peratus pada suku akhir kedua berbanding 1.1 peratus yang dicatatkan pada suku akhir pertama tahun ini, kata Najib semasa menghuraikan perkembangan terbaru hasil pakej rangsangan itu.&lt;br /&gt;&lt;br /&gt;Najib juga mengarahkan semua kementerian dan agensi kerajaan supaya melaksanakan dan menyiapkan semua projek yang dikenalpasti di bawah pakej pertama tahun ini.&lt;br /&gt;&lt;br /&gt;"Setakat ini, sejumlah 83,939 telah ditawarkan di mana 53,076 projek bernilai RM6.07 bilion di bawah pakej pertama dan bakinya di bawah pakej kedua yang dirangka meliputi tempoh masa dua tahun," katanya.&lt;br /&gt;&lt;br /&gt;"Ini bermakna dalam masa 10 bulan selepas pengumuman pakej pertama, 90 peratus projek yang dikenalpasti telah ditawarkan dan sedang dalam pelbagai peringkat pelaksanaan," katanya.&lt;br /&gt;&lt;br /&gt;Sektor pembinaan adalah antara penerima faedah terbesar di kalangan beberapa sektor yang diberi suntikan dana kerana sektor itu membawa kesan besar kepada pertumbuhan ekonomi negara.&lt;br /&gt;&lt;br /&gt;Najib berkata sejumlah RM7.92 bilion telah dibayar kepada kontraktor bagi penyiapan 41,176 projek di bawah pakej pertama dan kedua rangsangan ekonomi yang dilancarkan bagi menangani kelembapan ekonomi global ekoran krisis kewangan antarabangsa yang menjejaskan teruk pasaran eksport.&lt;br /&gt;&lt;br /&gt;Projek yang disiapkan termasuk pembinaan rumah kos rendah, infrastruktur, sekolah, balai polis dan kuarters pelbagai kelas untuk Angkatan Tentera Malaysia (ATM).&lt;br /&gt;&lt;br /&gt;Najib berkata selaras dengan strategi kerajaan "rakyat didahulukan", sejumlah 1,126 projek perumahan dibina untuk 5,630 keluarga di seluruh negara.&lt;br /&gt;&lt;br /&gt;Perdana Menteri itu secara peribadi memantau secara dekat pelaksanaan semua aspek pakej secara mingguan.&lt;br /&gt;&lt;br /&gt;"Pendekatan secara dekat itu bagi memastikan sasaran yang ditetapkan di bawah dua pakej itu dapat dicapai," katanya.&lt;br /&gt;&lt;br /&gt;Kerajaan juga memperuntukan RM1 bilion bagi pembangunan modal insan bagi mengekalkan kompetitif negara serta meningkatkan kecekapan pasaran tenaga kerja," jelasnya.&lt;br /&gt;&lt;br /&gt;Pelaksanaan pakej rangsangan itu dikawal selia oleh beberapa agensi dengan dipimpin oleh Ketua Pegawai Operasi Unit Pengurusan Projek (PMU) Datuk Mohamad Othman Zainal Azim yang melaporkan secara terus kepada Perdana Menteri.&lt;br /&gt;&lt;br /&gt;Sebuah jawatankuasa teknikal yang dipengerusikan oleh Ketua Setiausaha Perbendaharaan juga melaporkan segala kemajuan pakej itu kepada jawatankuasa pemandu yang dipengerusikan oleh Najib.&lt;br sebanyak 0.5 peratus yang dikenakan ke atas kontrak perkhidmatan.&lt;br /&gt;&lt;br /&gt;Dalam satu kenyataan di sini Selasa, presidennya, Datuk Ng Seing Liong, berkata persatuan itu membantah duti tersebut terutamanya dalam tempoh yang mencabar sekarang ini kerana ini akan memberikan kesan yang serius ke atas industri.&lt;br /&gt;&lt;br /&gt;Baru-baru ini Kementerian Kewangan bersetuju menyemak semula duti setem kepada 0.5 peratus yang dikenakan hanya ke atas perjanjian pembinaan utama, dan RM50 ke atas perjanjian kecil dengan subkontraktor.&lt;br /&gt;&lt;br /&gt;"Rehda masih tidak berpuas hati dengan keputusan kerajaan mengekalkan duti itu pada 0.5 peratus," katanya.&lt;br /&gt;&lt;br /&gt;Ng berkata duti setem tambahan yang dikenakan ke atas kontrak pembinaan itu membantutkan produktiviti dan tidak konsisten dengan dasar dan objektif yang dinyatakan dalam pakej rangsangan bagi membawa keluar ekonomi dari krisis kewangan dengan menjana kegiatan ekonomi dalam industri pembinaan.&lt;br /&gt;&lt;br /&gt;Beliau berkata Rehda mahu kerajaan mengecualikan kadar duti setem yang dikenakan ke atas semua perjanjian perkhidmatan tanpa cagaran, termasuk kontrak perundingan, operasi dan penyenggaraan.&lt;br /&gt;&lt;br /&gt;"Dengan duti setem sebanyak 0.5 peratus itu, kontrak pembinaan bernilai RM10 juta, misalnya, dikenakan cukai sebanyak RM50,000 manakala sebelum ini duti sebanyak hanya RM10 dikenakan ke atas setiap dokumen tanpa mengira jumlah nilai kontrak.&lt;br /&gt;&lt;br /&gt;"Ini pastinya mendorong peningkatan kos pembinaan," katanya.&lt;br /&gt;&lt;br /&gt;Sementara itu, Persatuan Pemborong Binaan Malaysia (MBAM), dalam satu kenyataan hari ini, mahu kerajaan kembali mengenakan fi kadar rata RM10 ke atas perjanjian perkhidmatan pembinaan.&lt;br /&gt;&lt;br /&gt;Ia berkata meskipun kerajaan telah mempertimbang rayuan peserta industri, namun hakikatnya ialah kontrak utama masih diperlukan membayar duti setem sebanyak 0.5 peratus.&lt;br /&gt;&lt;br /&gt;"Ini akan menambah kos dan kerumitan kepada industri pembinaan.&lt;br /&gt;&lt;br /&gt;"Ini akan menyebabkan industri menanggung kos RM300 juta setahun, yang lebih kurang empat kali levi Lembaga Pembangunan Industri Pembinaan," katanya.&lt;br /&gt;&lt;br /&gt;MBAM berkata duti setem itu akan juga menyulitkan urusan berkaitan operasi pembinaan seperti kemudahan kewangan dan Saya ingin berkongsi apa yang saya dapati dari laman web &lt;a href="http://www.kwsp.gov.my/"&gt;KWSP&lt;/a&gt; sendiri.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Jumlah Yang Layak Dikeluarkan&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Pengeluaran yang berkaitan dengan perumahan disediakan untuk ahli-ahli Warganegara Malaysia atau pemegang status Penduduk Tetap Malaysia. Ahli Ekspatriat yang menjadi ahli KWSP sebelum 1 Ogos 1998 juga layak untuk memohon membuat pengeluaran perumahan.&lt;br /&gt;&lt;br /&gt;Warganegara Malaysia yang telah membuat pengeluaran di bawah Pengeluaran Meninggalkan Negara sebelum 1 Ogos 1995 tetapi kemudian kembali dan mencarum semula kepada KWSP juga layak memohon.&lt;br /&gt;&lt;br /&gt;Untuk layak membuat permohonan, anda perlu mempunyai baki simpanan di dalam Akaun II dan juga berumur kurang dari 55 tahun pada tarikh permohonan diterima oleh KWSP.&lt;br /&gt;&lt;br /&gt;Bagi pengeluaran untuk mengurangkan pinjaman perumahan, anda perlu mempunyai baki sekurang-kurangnya RM500 di dalam Akaun II.&lt;br /&gt;&lt;br /&gt;Bagi pengeluaran membeli atau membina rumah, terdapat syarat-syarat yang lain yang perlu dipatuhi sebelum anda layak membuat permohonan. Bagi bakal pemilik rumah atau mereka yang ingin membuat pembiayaan semula, tentu perkara ini bermain dikotak pemikiran mereka. &lt;span style="font-weight: bold;"&gt;Apakah bank yang terbaik untuk hartanah saya? Saya tidak mahu mengalami kerugian jangkamasa panjang. Saya ingin mendapatkan pinjaman seperti itu dan ini.&lt;/span&gt; Tidak semua yang kita hajati dapat dipenuhi. Ianya bergantung kepada anda sendiri.&lt;br /&gt;&lt;br /&gt;Tindakan yang terburu-buru dalam memilih institusi kewangan bagi pinjaman perumahan anda boleh menyebabkan anda mengalami kerugian dalam jangkamasa panjang. Setidak-tidaknya 5 tahun bagi sesetengah pihak yang mempunyai ikatan kontrak 'lock in period'.&lt;br /&gt;&lt;br /&gt;Sebagai perunding pinjaman perumahan, soalan ini juga sering ditanya kepada kami samada secara online, panggilan telefon mahupun secara empat mata. Jawapannya mudah. &lt;span style="font-weight: bold;"&gt;IA BERGANTUNG KEPADA ANDA SENDIRI!&lt;/span&gt; Apakah keperluan anda? Adakah anda mahukan kadar terendah? Adakah anda mahukan pinjaman untuk jangkamasa panjang? Adakah anda mahukan pinjaman untuk pelaburan? dan banyak lagi. Lain orang lain kehendaknya.&lt;br /&gt;&lt;br /&gt;Kami akan bertanya beberapa perkara sebelum kami dapat memberi anda 'bank terbaik', secara asasnya terdapat empat (4) perkara utama yang perlu kami tahu, iaitu:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;1. Pendapatan&lt;/span&gt;&lt;br /&gt;Bagi mereka yang bekerja, gaji pokok dan elaun tetap akan diambil kira 100%. Jika anda seorang yang rajin membuat kerja lebih masa (&lt;span style="font-style: italic;"&gt;OT&lt;/span&gt;), ataupun terdapat '&lt;span style="font-style: italic;"&gt;mileage claim&lt;/span&gt;' yang tidak menentu setiap bulan juga diambil kira, akan tetapi tidak lah 100%. Secara purata selama 3-6 bulan, sebanyak 10% -60% sahaja akan diambil kira (bergantung kepada institusi kewangan).&lt;br /&gt;&lt;br /&gt;Bagi mereka yang bekerja sendiri pula, pendapatan akan dikira dari akaun syarikat secara purata selama 6-12 bulan. Daripada jumlah purata tersebut, hanya 10%-80% sahaja akan diambil kira (bergantung kepada institusi kewangan). Faktor pegangan saham dalam syarikat juga diambil kira. Jika anda menerima yuran pengarah (&lt;span style="font-style: italic;"&gt;director fees&lt;/span&gt;), ianya juga dikira sebagai pendapatan anda.&lt;br /&gt;&lt;br /&gt;Jika anda seorang pelabur hartanah, dan anda mempunyai rumah sewa. Wang dari sewaan rumah anda juga boleh dikira sebagai pendapatan.&lt;br /&gt;&lt;br /&gt;* segala pendapatan yang saya sebutkan seperti di atas hendaklah disertakan dengan slip, voucher, surat (yuran pengarah), perjanjian (rumah sewa) dan penyata bank (3-6 bulan) sebagai bukti.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;2. Komitmen&lt;/span&gt;&lt;br /&gt;Komitmen anda dengan institusi kewangan lain. Seperti bayaran bulanan pinjaman peribadi, kereta, rumah, dan kad kredit.&lt;br /&gt;&lt;br /&gt;Untuk pinjaman seperti PTPTN, MARA, JPA, TEKUN dan sebagainya tidak diambil kira.&lt;br /&gt;&lt;br /&gt;* maklumat komitmen dan pendapatan akan digunakan untuk mengira tahap DSR (Debt Service Ratio) anda. Lokasi / Pemaju Perumahan&lt;/span&gt;&lt;br /&gt;Lokasi perumahan anda juga sangat penting. Tidak semua institusi kewangan boleh memberi pinjaman kepada lokasi perumahan anda. Begitu juga dengan pemaju perumahan (&lt;span style="font-style: italic;"&gt;developer&lt;/span&gt;), setiap bank mempunyai senarai pemaju perumahan dan lokasi pilihan mereka sendiri.&lt;br /&gt;&lt;br /&gt;Mengapa perkara ini berlaku? Pada pendapat saya, sebagai pihak bank sudah tentu mereka tidak mahu mengambil risiko yang tinggi. Setiap institusi kewangan mempunyai tahap risiko masing-masing.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;4. Tujuan/objektif anda ingin membuat pinjaman.&lt;/span&gt;&lt;br /&gt;Jika anda seorang pelabur hartanah, keperluan anda sudah tentu berlainan dari mereka yang mempunyai tujuan untuk menetap, terutamanya pembeli rumah lelong, sudah tentu anda mahukan pinjaman yang mudah, tanpa 'lock in period', bayaran bulanan yang murah, dan sebagainya. Jika anda ingin menduduki rumah tersebut, keperluan golongan ini juga berbeza, begitu juga bagi yang ingin membuat pembiayaan semula hartanah mereka.&lt;br /&gt;&lt;br /&gt;Daripada maklumat-maklumat yang kami perolehi dari perkara di atas, barulah kami dapat membuat rumusan apakah bank yang terbaik untuk anda. FMC / NFMC&lt;/span&gt;. Jadi pada kali ini, saya ingin menulis dan berkongsi dengan anda semua di luar sana apa maksud sebenar dan terma tersebut.&lt;br /&gt;&lt;br /&gt;Seringkali kita melihat pakej-pakej pinjaman perumahan yang ditawarkan oleh setiap bank di negara ini mempunyai terma seperti tajuk di atas. Terma tersebut merupakan kata lain bagi kos-kos sampingan yang perlu di tanggung untuk setiap permohonan pinjaman perumahan.&lt;br /&gt;&lt;br /&gt;Secara amnya untuk setiap pinjaman perumahan, terdapat beberapa &lt;span style="font-weight: bold;"&gt;kos sampingan&lt;/span&gt; seperti:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;1) Yuran guaman&lt;/span&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;2) Duti Stamp&lt;/span&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;3) Yuran penilaian (valuation)&lt;/span&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;4) lain-lain&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Kesemua kos-kos tersebut perlu ada untuk menjadikan pinjaman itu sah di sisi undang-undang dan ianya hendaklah di jelaskan oleh bakal peminjam atau ditanggung oleh pihak bank sendiri. Kadar interest bagi setiap pakej pinjaman juga akan dipengaruhi oleh kos-kos sampingan tersebut. Saya huraikan satu persatu:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;ZEC (Zero Entry Cost) atau FMC (Free Moving Cost)&lt;/span&gt;&lt;br /&gt;Jika anda terlihat pakej pinjaman perumahan yang ada menggunakan perkataan seperti di atas, ini membawa maksud bahawa &lt;span style="font-weight: bold;"&gt;setiap kos sampingan akan di tanggung oleh pihak bank&lt;/span&gt;. Pakej sebegini sangat sesuai bagi mereka yang tidak mahu memikirkan atau tidak mempunyai dana yang mencukupi untuk membuat permohonan pinjaman. Akan tetapi kadar interest yang dikenakan oleh pihak bank selalunya agak tinggi berbanding NZEC atau NFMC&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;NZEC (Non Zero Entry Cost) atau NFMC (Non Free Moving Cost)&lt;/span&gt;&lt;br /&gt;Terma di atas pula merujuk kepada &lt;span style="font-weight: bold;"&gt;setiap kos sampingan akan ditanggung oleh bakal peminjam&lt;/span&gt;. Pakej sebegini amat sesuai bagi mereka yang mempunyai dana yang berlebihan. Secara tidak langsung kelebihan bagi golongan yang memilih pakej sebegini adalah, kadar interest selalunya agak rendah, dan untuk jangkamasa panjang ia akan menguntungkan dari segi interest berbayar. Selalunya, kos sampingan akan dikira lebih kurang 3% daripada jumlah pinjaman&lt;br /&gt;&lt;br /&gt;Saya beri contoh untuk membezakan kadar interest yang dikenakan oleh pihak institusi kewangan di dalam pakej pinjaman perumahan mereka:&lt;br /&gt;&lt;br /&gt;Saya ambil contoh pakej pinjaman dari ING Insurance:&lt;br /&gt;&lt;br /&gt;Jumlah Pinjaman: RM250,000&lt;br /&gt;Pakej:&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;ZEC: 5.25% kadar tetap (sepanjang tempoh)&lt;/span&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;NZEC: 4.85% kadar tetap (sepanjang tempoh)&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Untuk kiraan bayaran bulanan dan interest berbayar pada bagi kedua-dua pakej adalah seperti berikut:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;ZEC: 5.25% kadar tetap (sepanjang tempoh)&lt;/span&gt;&lt;br /&gt;&lt;span style="font-style: italic;"&gt;Kos Guaman = PERCUMA&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Jumlah Pinjaman: &lt;span style="font-weight: bold;"&gt;RM250K&lt;/span&gt;&lt;br /&gt;Tempoh Pinjaman: &lt;span style="font-weight: bold;"&gt;30 tahun&lt;/span&gt;&lt;br /&gt;Kadar Interest: &lt;span style="font-weight: bold; color: rgb(0, 102, 0);"&gt;5.25% tetap&lt;/span&gt;&lt;br /&gt;Bayaran Bulanan: &lt;span style="font-weight: bold; color: rgb(0, 0, 153);"&gt;RM1381.00&lt;/span&gt;&lt;br /&gt;Jumlah Interest: &lt;span style="font-weight: bold; color: rgb(255, 0, 0);"&gt;RM246,983&lt;/span&gt;&lt;br /&gt;Jumlah Keseluruhan: &lt;span style="font-weight: bold; color: rgb(255, 0, 0);"&gt;RM496,983&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;NZEC: 4.85% kadar tetap (sepanjang tempoh)&lt;/span&gt;&lt;br /&gt;&lt;span style="font-style: italic;"&gt;Kos Guaman = tidak lebih dari RM7500&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Jumlah Pinjaman: &lt;span style="font-weight: bold;"&gt;RM250K&lt;/span&gt;&lt;br /&gt;Tempoh Pinjaman: &lt;span style="font-weight: bold;"&gt;30 tahun&lt;/span&gt;&lt;br /&gt;Kadar Interest: &lt;span style="font-weight: bold; color: rgb(0, 102, 0);"&gt;4.85% tetap&lt;/span&gt;&lt;br /&gt;Bayaran Bulanan: &lt;span style="font-weight: bold; color: rgb(0, 0, 153);"&gt;RM1319.00&lt;/span&gt;&lt;br /&gt;Jumlah Interest: &lt;span style="font-weight: bold; color: rgb(255, 0, 0);"&gt;RM224,923&lt;/span&gt;&lt;br /&gt;Jumlah Keseluruhan: &lt;span style="font-weight: bold; color: rgb(255, 0, 0);"&gt;RM474,923&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Daripada kiraan saya di atas, dapat dilihat bahawa;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Kos Guaman&lt;/span&gt; = Berpihak kepada pakej ZEC kerana percuma, anda tidak perlu menanggung kos guaman&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Bayaran Bulanan&lt;/span&gt; = Berpihak kepada pakej NZEC kerana bayaran bulanan hanya RM1319.00&lt;span style="color: rgb(0, 0, 153);"&gt;&lt;/span&gt;
