Maryland, DC &amp;amp; VA Real Estate Investors Needs Some Help!
"I Have A Real Estate Lead Now What Do I Do?" Part 1
Real Estate Agents and Investors are saturated with "Marketing for Real Estate", "Internet Marketing for Real Estate Investors", "Marketing 101 for Real Estate Agents", etc. While marketing is extremely important, if you master the marketing and don't know what to do with the lead...You don't make any money! Many of you go from tape to class, from class to seminar, from seminar to bootcamp, from bootcamp to webinar, from webinar to blog... When are you gonna go to the bank?
Do you know why most of you have not done a deal or enough deals? You are afraid of this step right here! The rest of you are not afraid but you don't know what to do next or haven't been taught properly. So let's talk about what to do when you get a lead.
Many of you get to this step and lose the deal. What is your closing ratio? Do you know? Do you document when leads call in, where they call from and how many calls end with a deal? This step is not fun but it is very important. Again, I want to move past this step as well.
THE LEAD IS ON THE PHONE!
Let me get some very basic marketing key points out of the way.
You want your leads to find you. It is much easier to get a deal when your client has raised their hand and said "Please help me". Just imagine...when you are at your house and you hear a knock on the door. If you are not expecting company....you may be asleep, you may be afraid...most of us peek first or if you are like me I just don't answer the door; however, if you have invited someone over...you are dressed, the house is nice and you are happy and ready for their arrival. This is the same for your leads when you call them. Find a way for them to call you. I will give you ideas in a future note.
Ok, so you got the lead to call you. What do you want from this call?
The first step is to prescreen the lead:
Your reasons for prescreening are:
1. Ask the RIGHT questions
2. Get basic info regarding the property
3. Determine their true motivation
4. Determine your next step
Confidence is the most important characteristic to exhibit over the telephone. Confidence not cockiness. Many of the people who are calling you are ready to do something now. If they don't choose to work with you, it's because of one of two reasons:
1. they didn't like you
2. they didn't trust you
So how can you show confidence if you don't have it? Or maybe you do have it but you aren't organized so something just doesn't sound quite right to the client.
You need a basic property information sheet. Don't try to remember all the questions. It doesn't work. Veteran investors often get tired of this step but inevitably you forget to ask something. The property information sheet will keep you on track and in control of the conversation. If you don't have a property information sheet, call me and I will send one to you.
Now you may have to take a moment to build a little rapport with the lead before you dive to deep in the questions. Feel your client out. If they are more of a slow paced person, then take it down a notch. If they are spitting the information out to you, then write it down and then just go back and fill in the blanks. Remember in real estate you are in sales. You are selling yourself to sellers and hopefully as time goes on you will be selling the idea of creative financing, owner financing, taking a price less than they expect, etc...so this first contact is crucial to closing the deal.
The main thing that helps is to always put their needs first. "How can you solve their problem?"
This is why you must find their true motivation!
Is it debt relief?
Is it peace of mind?
Everyone is not selling their home because they need money right away. If you are suggesting solutions to the wrong problem, then you will lose the deal.

Hello DC MD and VA Real Estate Agents,
Fous on what is the questions.
I received an email from one of my students today. She was talking about how she was depressed and felt as if this wasn't going right and that wasn't going right and she just doesn't have all the things that she thought that she would have at this point in her life.
Well, how many of us have had at least one of these thoughts at some point in our lives.  The fact is that sometimes lifes seems to get in the way and doesn't seem to cooperate with what we have in mind.  We all have daily challenges some larger than others.  So, what do you do when you are feeling this way.
This is when you have to have control over your mind.  Any and everything that you focus on WILL increase!  So what have you been focusing on?  If you want more stress and aggrevation, then continue to focus on the unpaid bill, the failed relationship, the car accident, the burnt dinner, the pimple on your nose (lol)...you get the point.
I know this is so much easier said than done but you must master this skill in order to not only make wise desicions but follow thru with completing them.
When you feel yourself focusing on situations, people or anything that will not cause a positive outcome or stress free feeling, stop and intentionally focus on what will make you happy and direct you towards your goal.
Am I saying to forget about your responsiblites and just do what makes you feel good...of course not!  What I am saying is that if you open your mind to positive thoughts and images, you will find solutions to things that you thought were once impossible to conquer.

DC Maryland and VA Real Estate Investors had and Awesome Time at DMV REIA!
Hello Everyone!
I am still so pumped about yesterday's grand opening. It was absolutely amazing! I want to thank all of you who came out and made this such a wonderful event.
We had over 125 real estate professionals show up and everyone who was there was ready to network, share and learn. From day one, all of you fully accepted the motto"Where Real Estate Investors Work Together For The Success of Us ALL!" People were sharing marketing ideas, rehabbing ideas, exchanging contact information, etc. It was as if, this was what we were all waiting for...an open forum to network, share and grow where everyone is welcome!
Dante and I may not have said it yesterday but we consider this REIA to be all of ours. We may organize it but everyone who was there made it the great event that it was. We want your suggestions, we want you to participate and share your deals, we want you to work with the DMV REIA investor agents. We want everyone to come to the meeting ready to support their fellow real estate professionals. If we all have this goal, the growth in our businesses and OUR REIA will be phenomenal!
If you were not there, you truly missed something special.....but don't worry....EVERY DMV REIA meeting is going to have this spark and energy.

      <description>Are you a leader in the Real Estate Industry?Are you a leader at anything?I know you are asking "What does that have to do with excelling in the Real Estate Industry?" Actually, this has everything to do with excelling in life.Your ability to lead will determine how far you go in life."Well, I never really thought about being a leader...I just want to make alot of money in real estate"...Is this what you are saying?First, ask yourself..."What is a leader?"- someone who tells everybody else what to do...lol- someone who leads by example...(we've all heard that before)- someone with a good heart...You can have all these qualities and not be a leader. Some of you are greater leaders than you realize and others of you who think you are leaders are not.A leader is simply someone who can get others to follow. That's it, nothing more nothing less.In order to be successful in real estate or any other industry, you must have people who are willing to follow you and be influenced by you. Don't let this statement be something that makes you nervous or discourages you. Anyone can become a good leader if they have a genuine desire to do so (some easier than others...no, just kidding). We all can be great leaders and influencers.Now in the definition that I provided, you can be a leader that has influence in a negative or positive manner. This is where your character and moral fiber will determine the route you take. Just remember you are always influencing someone and someone is always influencing you.There are two main things needed to be a great leader (the positive leader).1. true concern for others2. knowledge to shareTrue Concern For OthersYou can kick, scream, holler and do back flips but if someone doesn't want to follow you or recognize your leadership they won't. Leadership has nothing to do with position or ranking to have true followers. "People don't care how much you know until they know how much you care!" If you are only involved with people to make money or use them in some other way, it will eventually show. You will lose your support. We all need and want more clients, but try to change your focus. It's so easy to pull out the calculator and say if I had more clients I would make this much and that much. Yes, that is exciting; however, if you pull out your calculator and ask what can I make FOR my client you will never have a shortage.Knowledge to ShareNow we said..."People don't care how much you know until they know how much you care." This leads to the second important factor. What do you really know? What can you offer that they can't get from any other real estate professional. You will get people to follow you for a while just because you care but if you can't solve their problem or teach them something...again you will lose your support. You have to be willing to get a mentor, read, and study. You must become an expert in the Real Estate Industry. There is a second part to this. Once you have specialized knowledge, you can't just use it to benefit yourself. You have to be willing to share it with others for their success. Some of you want no risk. If this is what you want, you don't want to make any money anywhere. Just put your money in your ceramic pink piggy bank but watch out for Mr. Inflation because he'll eat away at that with out a sound. If you follow the advice that I gave you before about investing in Metropolitan areas, good rental market areas, stable market areas and low median areas, you are already reducing your investment risk. You also want to invest in fairly good neighborhoods. Pay attention to safety, schools, shopping etc. In decent neighborhoods, your tenants tend to stay longer, pay on time and take better care of the property.Afraid of Maintenance and RepairsJust because you own the property doesn't make you and automatic handy man. Hire a property management company. Your time is more valuable than touch up paint, plumbing and carpeting. We hire professionals for everything else. It's worth it!Afraid of VacanciesIf you take my advice and invest in a good neighborhood in a good market, vacancies are very unlikely. Normally, if your house is not renting the problem is the owner. It's not that there isn't anyone to rent to...you are asking to much. Think long term. It better to occupy your property for a little less than to pay a mortgage on a vacant property. You can always gradually raise the price of your rent and end up getting what you want. Even if you have a negative cash flow at first, the tax benefits will offset this.Hopefully, this has helped ease some of your fears regarding investing. Larger areas also offer a great selection of property management companies so if you are to busy to play landlord you have options.Good Rental MarketA good rental market has single family homes that keep up with or surpass the amount of the mortgage payment. This does not mean that a property with a temporary negative cash flow doesn't still make a good investment in the long run.Low Median PriceYou want to purchase most of your investment properties in the median range. This should keep you mortgage payment below what you can reasonably ask for in rent. You also want to avoid jumbo loans. Jumbo loans ask investors to put down 25% on non-owner occupied homes. This can tie up to much of your cash that you could be using for another investment.Stable MarketBelieve it or not you don't want to invest in a booming market. During a booming market, there are many offers being made on one property. You have to compete with to many buyers. This drives up the prices for the houses and you don't get the best deals. You want to buy in an area that simply has a steady rise in market prices. Over the past years the stock market does appear to have kept up with the rate of inflation; however, investment in real estate is a far more stable investment. The stock market has made many people wealthy. The problem with the stock market is that profits can be wiped away in the blink of an eyes. An unexpected drop in the stock market can destroy an investors portfolio. If you have a large percentage of your investments in the stock market you must move a large portion of your investments into a more stable real estate investment. One of the greatest benefits of investing in the real estate market is the leveraging opportunity. With real estate investing, you can leverage your investment 10 to 1. With stock market investments, you can only leverage your money 2 to 1. What does leveraging your money mean? When you leverage money, it means that you can use the money of someone else to raise money. Just like a lever raises something up, in real estate, you can leverage money 10 to 1. If you have $10,000, you can use this to get (or raise) a loan of $90,000 for a total of $100,000 towards a real estate investment. With stock investments, $10,000 would only get you $20,000 for stock investments. This is called buying on margin in the stock market (very risky). Now of course, no investment is perfect. If property values fall, this leverage can work against you. The solution to this is to hold on to your real estate investments for the long term. This will begin to secure your financial future. There are so many methods of investing. You must first decide on what your ending financial goal is in order to figure out which real estate investing path you need to take. Secondly, you must sit down and figure out how much money you have to invest in real estate while maintaining your daily living.The final and most important concept that we must understand is that a salary and a 401K will never create the wealth that most of us are aiming for in our future. If this was enough, we would not have so many grandmothers and grandfathers handing out smiley face stickers at Walmart. No one PLANS to to be a professional elderly sticker passer outer. On the other hand, no one becomes rich who doesn't make a financial plan unless they are born with that shiny silver spoon. We all know that there are certain things in life that you just don't want to do...balancing your checkbook and financial planning are right up there with going to the dentist. But the end results of neglecting any of these, is not very favorable. So suck it up and dig in. The retirement plan of the past:Work at one job for thirty years, work your way up the corporate ladder, get the gold watch, live off of your pension plan and social security. Pretty straight forward and simple. This retirement plan presents quite a few problems for the present and future retiree. Problems with the retirement plan of the past:1. You can no longer depend on your employer to provide for you after you stop working.First of all...most of us never stay at a job long enough anymore to build up a decent pension. So if we are lucky, we depend on the faithful 401K. The problem with this is that you have to make half of the contributions yourself and if you are a contractor or an entrepreneur you don't even have this luxury! Even if you were responsible enough to start your 401K in your twenties, (which most did not) the rate of inflation will eat away at your saving like rabid dog.2. You can no longer depend on the government to provide for you after you stop working. How wonderful are your golden years going to be with $14,000 a year from social security? (Oh, that's only if you contributed the maximum over your life time). Well, I won't speak for everyone but I don't want my big bingo day to be interrupted with clipping coupons and buying groceries with food stamps; however, this is what you have to look forward to if you depend on the government.Not to mention...when the government set up social security, they only thought that we would live to be 60 to 65 years old. So there may not even be any money left when you need it.So what do you do? The present and future retirement plan:You have to invest your money in an inflation proof entity that will provide for you despite your age. Real Estate is the only investment that is not negatively effected by inflation. It will also continue to grow for you no matter what your age. I attended my best friend's grandmother's funeral today. She lived to be 104 years old. She had the foresight eighty years ago to invest in real estate. She owned several properties in Washington DC. The investments provided for her for her entire life including her elderly care. These investments continue to provide for her children, grandchildren and great grandchildren even after her death.
