<p>Huh?</p>
<p>Of course this sounds silly, and of course you know that this wouldn&#8217;t end up costing more in the end.  Yet, especially when buying in another country, it&#8217;s incredible how many people will forget the basics.</p>
<p><em>When you search for your </em><a href="http://www.topmexicorealestate.com/"><em>Mexico real estate</em></a><em>, don&#8217;t put too much importance on little things, or too little on big things.</em></p>
<p><strong>The Little Things</strong></p>
<p>Like in Canada or the U.S., there are many little items on a home that are easy, quick and inexpensive fixes, including:</p>
<ul>
<li>paint</li>
<li>flooring</li>
<li>decorations and furnishings (if they are included)</li>
<li>external fixtures (toilets, sinks)</li>
<li>counters and cabinets</li>
<li>landscaping</li>
</ul>
<p>In Mexico, this is even more true for the following reason: <img class="alignright" title="Ugly Home" src="http://i255.photobucket.com/albums/hh138/beatlo/Homes%20Restorer/UglyHome_zpsa4b423bf.jpg" alt="" width="240" /></p>
<p><em>Labor costs are very low in this country</em></p>
<p>For most of the items listed above, the most expensive part about it is the labor cost of installation.  Here, highly skilled workers will charge very reasonable daily rates, and, in many cases, the materials and fixtures also cost less.</p>
<p>It is also often surprising how quickly they can be fixed up completely.</p>
<p><strong>Why Do People Place Importance on These?</strong></p>
<p>These items can end up creeping upward on the priorities list because they often need immediate attention and/or they are very visually obvious.  Those who don&#8217;t want to tackle a renovation before moving in tend to avoid them.</p>
<p>However, it&#8217;s much better to take on one of these little projects than a major issue with your home …</p>
<p><strong>The Big Things</strong></p>
<p>We all know the big things:</p>
<ul>
<li>any structural issues (damaged roof or supporting walls, cracks, etc.)</li>
<li>incomplete structure (i.e. a house was finished only partially)</li>
<li>major projects (damaged pool, addition needed, etc.)</li>
<li>major plumbing or drainage issues</li>
</ul>
<p><strong><img class="alignnone" title="Home for Restorer" src="http://i255.photobucket.com/albums/hh138/beatlo/Homes%20Restorer/Casapararestauracion_zps8ea3d76b.jpg" alt="" width="240" /> </strong>Of course, structural issues must be avoided altogether, and are distinct from the other two issues which can be fixed up or finished.</p>
<p>However, even the other items listed here will cost you much more time and money than a paint job or even putting in new kitchen cupboards.</p>
<p><strong>Don&#8217;t Skip the Home Inspection</strong></p>
<p>Since some of the issues are not readily obvious, a home inspection is a key way to catch them.</p>
<p><strong>Playing Your Cards Right</strong></p>
<p>When comes down to the choice of the right <a href="http://www.topmexicorealestate.com/homes.php">Mexico home for sale</a>, home B may look perfect, but if there are major issues, you will probably do better with home A, even if the paint is ugly and cupboard hinges are broken.  Often, you can even get a better price since the problems are more obvious.</p>
<p>If you choose a new or very well maintained home or condo without any issues – minor or major – that&#8217;s excellent!  But, if you&#8217;re going to take on a project, you&#8217;ll generally do better to choose small fixes over major issues.</p>

			<content:encoded><![CDATA[<p></p><p>A few weeks ago, Doug posted an <a title="Hacida del Rio Update Construction Post" href="http://www.topmexicorealestate.com/blog/2013/04/22/new-colonial-style-homes-in-playa-del-carmen-almost-ready/">update on the construction progress</a> for <a title="Hacienda del Rio Website" href="http://www.topmexicorealestate.com/property/?n=hacienda-del-rio">Hacienda del Rio</a>, a colonial-style retirement community in Playa del Carmen.</p>
<p>Things have come along quite nicely since then, and I wanted to share some more <a title="Hacienda del Rio Model Homes" href="http://www.topmexicorealestate.com/property/?n=hacienda-del-rio">pictures of the model home</a> as it nears completion, as well as the development as a whole.</p>
<p>First, here are the interior designer and I taking a look inside the model home:</p>

<p>Notice the worker behind us, finishing the wall which features an elegant, colonial-inspired exposed stone and plaster combination:</p>

			<content:encoded><![CDATA[<p></p><p><img class="alignleft" title="Bike Trails in Playacar" src="http://i255.photobucket.com/albums/hh138/beatlo/Bike%20Trails/DSC_1329.jpg" alt="" width="240" />When we talk about Playacar, Playa del Carmen&#8217;s most upscale gated community, we tend to lump it together as one.  Or, when we do separate it, we make the natural divisions of Phase I (along the beachfront) and Phase II (around the golf course.)  This is precisely what we&#8217;ve done on this blog when we have our community spotlight on Playacar.</p>
<p>Yet, everyone who knows the community will also know that there&#8217;s a distinction within Phase II, which is defined by one single main road looping around the golf course.  There is:</p>
<ol>
<li>the east stretch which is within a comfortable walk of the beach (just through Phase I)</li>
<li>the north stretch which is within walking distance of downtown and all its shops, and also very close to the beach</li>
<li>the &#8220;back&#8221; part along the highway, not really a walk away from either downtown or the beach <strong>(highlighted in translucent red on the map below)</strong></li>
</ol>
<p>The back part &#8211; I can just hear people scoffing; &#8220;Oh, that&#8217;s great you&#8217;re in Playacar, but you&#8217;re so far away from everything.&#8221;</p>
<p>But I say, &#8220;Hold the boat!  There&#8217;s more to this part of Playacar than you first imagine!&#8221;</p>

<p><strong>Distinct Location Advantages</strong></p>
<p>While it&#8217;s not within walking distance of either the beach or downtown, it still has these huge location factors in its favour:</p>
<ul>
<li>A nice, large mall around the corner,<strong> (marked in red on the map)</strong></li>
<li><strong></strong>A movie theater, bowling alley and supermarket at the mall</li>
<li>A Sam&#8217;s Club and several inexpensive but nice Mexican-style restaurants likewise around the corner</li>
<li>State-of-the-art private hospital around the corner</li>
<li>A highway-side bike trail with a designated lane</li>
<li>Direct access from the Cancun-Tulum highway for easy arrival</li>
</ul>
<p>The mall, stores and restaurants are within a short walk.</p>
<p>With the <a href="http://topmexicorealestate.com/lets-retire-in-mexico/tag/bike-trails" target="_blank"><em><strong>designated-lane bike trails</strong></em></a> running throughout Playacar, it is also fast, easy and very safe to head down to the beach or downtown on your bike, within about 10 minutes.  The trails are shaded with tall trees to make riding comfortable even on hot days.</p>
<p><strong>Most Advantages of Playacar</strong></p>

<li>nice, well designed homes and properties</li>
<li>tree-lined streets</li>
<li>security</li>
<li>excellent property value</li>
</ul>
<p><strong>And the Price Factor &#8230;</strong></p>
<p>Now, here&#8217;s the clincher; because these properties are just a little further from the beach and downtown (still only a short bike ride, as I said above) the prices tend to be noticeably lower.</p>
<p>For example, at the lower end of the spectrum, we find this <a href="http://www.topmexicorealestate.com/b-property-detail.php?propId=1084" target="_blank">beautiful, 2-bedroom condo in a nice complex for only $130,000 USD</a>.  Or a <a href="http://www.topmexicorealestate.com/b-property-detail.php?propId=4468" target="_blank">large 3-bedroom unit for $265,000</a>.</p>
<p>Sure, there are more expensive properties available, but in most cases you simply get more for your money than other parts of the same neighborhood, and the properties even compare well to downtown.</p>
<p><strong>So &#8230;</strong></p>
<p>If it&#8217;s important for you to be a 10 minute walk from the beach rather than a 10 minute bike ride, I&#8217;d say sure go for the pricier part of the neighborhood.  But if being right next to an important shopping and commercial center sounds nice, and you&#8217;d like to save a little more on that dream home, consider looking in Playacar&#8217;s &#8220;back yard.&#8221;</p>

<p>&#8220;It isn&#8217;t as easy as it looks,&#8221; is the first tip given.</p>
<p>Have I missed something, or is it actually easier to buy an eco-friendly home down here in the Riviera Maya in Mexico?  Down here, it is pretty easy.</p>
<p>Let&#8217;s look at their points one by one:</p>
<blockquote><p><em><strong>Be ready to look (and look, and look).</strong> <img class="alignright" title="Eco yard in Los Arboles, Tulum" src="http://www.lloyd-team.com/0-gallery/webgallery/photos/23/371.jpg" alt="Tulum real estate ecological" width="240" />Environmentally friendly houses and even neighborhoods that are sensitive to the environment are out there, but they are not as plentiful as you might think. Your search will require some patience.</em></p></blockquote>
<p>Well within the Playa del Carmen &#8211; Tulum area alone, off the top of my head, I could list a handful of very nice eco developments (such as<em></em> <a href="www.topmexicorealestate.com/property/?n=holistika-tulum‎" target="_blank">Holistika, Tulum</a>, <a href="www.youtube.com/watch?v=R_XN-9nVjb0‎" target="_blank">Sacbe Village</a> and <a href="www.topmexicorealestate.com/tulum-real-estate/lots-for-sale/‎" target="_blank">Los Arboles</a>); I&#8217;m sure that one of them would suit the tastes of most eco-friendly buyers.  It wouldn&#8217;t be so drawn out or complicated.</p>
<blockquote><p><em><strong id="yui_3_8_1_1_1368816368961_992">Be ready to spend. </strong>That is a big reason the 21st century isn&#8217;t yet full of solar-paneled houses built out of recycled steel and walls that are insulated with old denim jeans. These homes are expensive.</em></p></blockquote>
<p><img class="alignleft" title="Eco home in Los Arboles, Tulum" src="http://www.lloyd-team.com/0-gallery/webgallery/photos/92/1582.jpg" alt="Tulum real estate ecological" width="240" />Well, I&#8217;ll admit that these homes are a little more expensive than similar non-eco homes in the area, but it&#8217;s a minimal difference.  And, the homes are much nicer than what you&#8217;d get for the same price back in the U.S. or Canada (especially if compared to eco-homes there, apparently.)  I&#8217;d say a very nice eco-home could be obtained for around $250,000 USD.</p>
<blockquote><p><em><strong>Be ready to build.</strong> Because eco-friendly homes aren&#8217;t part of the mainstream yet, you will probably have to hire a builder if you want a house that doesn&#8217;t rob resources</em></p></blockquote>
<p>Building is certainly an option! However it&#8217;s by no means mandatory here. As I&#8217;ve said, there are eco-homes sold completed here.</p>
<p><img class="alignright" title="Eco home in Sacbe Village" src="http://www.govacationmaya.com/_files/sales/medium/106_1510_21.jpg" alt="Tulum real estate ecological" width="240" />If you do choose to buy a lot and build (in <a href="www.youtube.com/watch?v=R_XN-9nVjb0‎" target="_blank">Sacbe Village</a> or <a href="www.topmexicorealestate.com/tulum-real-estate/lots-for-sale/‎" target="_blank">Los Arboles</a>, for example,) there are excellent options for builders who make the process easy, overseeing the process from drafting and planning to hanging the curtains.  They also have online systems set up to make it very easy to monitor the progress and expenses.</p>
<p>The writer of that article is surprisingly pessimistic &#8211; and, maybe, up there it simply is that complicated.</p>
<p>But it&#8217;s encouraging that in Playa del Carmen real estate, and I&#8217;m sure many other markets around the country, it&#8217;s already quite easy, and becoming easier.</p>

			<content:encoded><![CDATA[<p></p><p><img class="alignleft" title="David Beckham, about to retire in luxury - so why don't you?" src="http://i255.photobucket.com/albums/hh138/beatlo/Celebrities/DavidBeckham_zps1dd1fc96.jpg" alt="Real Estate in Mexico for Canadians" width="240" />So, in Canada,  it seems that a booming real estate market has probably hit a &#8220;soft landing.&#8221; Basically, that means real estate prices are high, and are just staying high, or at least going down very gently and slowly, as Canada&#8217;s <a href="http://crea.ca/content/national-average-price-map" target="_blank">National Post</a> and the <a href="http://www.huffingtonpost.ca/2013/03/14/new-house-prices-canada-january-2013_n_2875098.html" target="_blank">Huffington Post</a> have told us.</p>
<p>How boring!  No boom, no bust, no doomsday or recession, no foreclosures or political anger. Instead we get responsible politics, shrewd finances and economic stability.</p>
<p><em>Why do Canadians have to be so overwhelmingly responsible, straight-laced and uninteresting?</em></p>
<p>That is, unless we think about David Beckham.</p>
<p><strong>What does this Mean for Canadians?</strong></p>
<p>I&#8217;ll come back to David Beckham in a minute.  The &#8220;soft landing&#8221; means that the bust that usually follows a boom was avoided by good planning.  Instead of plummeting prices, bankruptcies and economic hard times, everything just stays the same.</p>
<p><img class="alignright" title="Calgary - one Canada's strongest housing markets" src="http://i255.photobucket.com/albums/hh138/beatlo/Canada%20and%20the%20North/Calgary_zps1b06c2d1.jpg" alt="Real Estate in Mexico for Canadians" width="240" />It means you won&#8217;t be running off to the bank to get a new loan and get your foot in the door of the opportunities brought by booming growth &#8211; that part has come to an end.  It also means you won&#8217;t be scrambling for finances when an erratic market makes your home equity disappear overnight &#8211; some smart people in Ottawa and Toronto avoided that.</p>
<p>Basically, you can just sit down with the newspaper in your comfortable living room &#8211; in an average house that&#8217;s <a href="http://crea.ca/content/national-average-price-map" target="_blank">worth $400,000</a>, and will continue to be worth that much or very close to it.</p>
<p><img class="alignleft" title="Housing prices in Canada" src="http://i255.photobucket.com/albums/hh138/beatlo/Canada%20and%20the%20North/Canadahousingpriceaverage_zpscf8a305e.png" alt="Real Estate in Mexico for Canadians" width="240" /><strong>And what does David Beckham have to do with all this?</strong></p>
<p>You&#8217;ve probably read that besides <a href="http://www.dailymail.co.uk/tvshowbiz/article-2301669/Beckingham-Palace-goes-sale-David-Victoria-eye-London-life--wont-allow-developers-buy-it.html" target="_blank">selling his mansion for $15 million</a>, he&#8217;s <a href="http://www.nytimes.com/2013/05/17/sports/soccer/david-beckham-announces-retirement-from-soccer.html" target="_blank">also retiring</a>.  I&#8217;m sure he&#8217;ll be retiring in comfort.</p>
<p>Well, maybe you could sell that Canadian house of yours and put a down payment on his &#8230; oh, wait Canadian prices are high, but not that high.</p>
<p>I would say just forget about that David Beckham stuff, but &#8230;</p>
<p><strong>Here&#8217;s a much better idea!</strong></p>
<p>Why don&#8217;t you use the value of that Canadian house you&#8217;re sitting on to go live like a king &#8211; or a filthy rich soccer player &#8211; somewhere where that money is worth a good deal more, like Mexico?</p>

<p style="padding-left: 30px;"><strong>1. Sell your home in Canada and buy one in Mexico. </strong>I can guarantee you that you can buy <a href="http://goo.gl/wXZcs" target="_blank">a very nice home in Mexico for less than $400 K</a> that will offer you a more comfortable lifestyle.  (If you have some savings, they will go much further here.)</p>
<p style="padding-left: 30px;"><strong>2. Buy two very nice condos in Mexico.</strong>  With that $400K you could easily find two <a href="http://goo.gl/NPWly" target="_blank">nice condos for sale for under $200K</a> each.  Live in one and rent the other out to supplement your savings.</p>
<p style="padding-left: 30px;"><strong>3. Buy a property and open a business.</strong>  Buy <a href="http://goo.gl/pEL06" target="_blank">a comfortable property for around the 100-200K</a> mark, and invest the rest into opening you&#8217;re dream business.</p>

Use your equity to buy a vacation property in Mexico.</strong> The economy is good, housing prices are stable and interest rates are low.  Take a relatively small loan against that high-valued house you have and buy a comfortable vacation property in Mexico.  This way you get the best of both worlds &#8211; your living room, arm chair and newspaper in Canada, and the beach, sunshine and swimming pool in Mexico. (Not to mention two nice properties with stable value.)</p>
<p>OK, so I have to admit, for # 3 &amp; 4 you won&#8217;t quite get the David Beckham retirement &#8211; you&#8217;ll have to keep working, which I&#8217;m sure he won&#8217;t.</p>
<p>But in any case, it means that Canada&#8217;s straight-laced, tight-budgeted fiscal responsibility will allow you life in a sunny paradise in Mexico.  Can&#8217;t complain about that.</p>

			<content:encoded><![CDATA[<p></p><p>I read a good piece in Yahoo News today, outlining 6 renovations which people think will add value to their property, but don&#8217;t.  5 of the 6 apply to <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/" target="_blank">Playa del Carmen real estate</a>, or even <a href="http://www.topmexicorealestate.com/" target="_blank">Mexico real estate</a> in general, as much as they do to Canada.</p>
<p>Before you read, it&#8217;s important to keep in mind that there&#8217;s a difference between renovations that you do for your personal pleasure or needs and those that you do to add value.  <img class=" alignright" title="Landscaping for your home in Playa del Carmen" src="http://i255.photobucket.com/albums/hh138/beatlo/Home%20Style%20and%20Design/Landcaping_zpsf30e86c8.jpg" alt="Playa del Carmen homes for sale" width="240" height="160" /> This article simply states that these renovations won&#8217;t add value, but that doesn&#8217;t mean you can&#8217;t do them just for yourself, so long as you&#8217;re aware that you won&#8217;t &#8220;get your money back out of it&#8221; when you sell.</p>
<p>It&#8217;s also important to note that in Playa, all of these items will <em><strong>cost you significantly less</strong></em> than in Canada or the U.S. and you can feel more comfortable having them done since the investment is much lower.</p>
<p>The following are excerpts from the main points, with my comments in <span style="color: #ff0000;"><em>red italics</em><strong><em>:</em></strong></span></p>
<blockquote><p><strong>1. Swimming Pools</strong><br />
Swimming pools are one of those things that may be nice to enjoy at your friend&#8217;s or neighbor&#8217;s house, but that can be a hassle to have at your own home&#8230;. <span style="color: #ff0000;"><em>In Playa, it&#8217;s much cheaper to install and maintain a pool.  Many complexes include pools already.  However, the point remains; if you have a pool installed on your own, don&#8217;t expect to get the money back when you sell.</em></span></p>
<p><strong>2. Overbuilding for the Neighborhood</strong><br />
Homeowners may, in an attempt to increase the value of a home, make improvements to the property that unintentionally make the home fall outside of the norm for the neighborhood. &#8230; In general, homebuyers do not want to pay $250,000 for a house that sits in a neighborhood with an average sales price of $150,000 &#8230; <span style="color: #ff0000;"><em>Common mistake.  If you&#8217;re renovating in Playacar or Puerto Aventuras, you won&#8217;t have to worry much.  But in most neighborhoods, be aware of going prices and don&#8217;t expect that outshining your neighbours will allow you to sell at double the price.</em></span></p>

<p><strong>3. Extensive Landscaping</strong><br />
Homebuyers may appreciate well-maintained or mature landscaping, but don&#8217;t expect the home&#8217;s value to increase because of it. A beautiful yard may encourage potential buyers to take a closer look at the property, but will probably not add to the selling price. &#8230; <span style="color: #ff0000;"><em>Note that last part: it could make a sale easier or faster, but not necessarily increase the value.  Just as true here. It&#8217;s also worth noting that landscaping labour, just like renovation labour, costs MUCH LESS in Playa del Carmen than what you&#8217;re used to.  So you can feel more comfortable &#8220;splurging&#8221; on these things just for your personal enjoyment.</em></span></p>
<p><strong>4. High-End Upgrades</strong><br />
Putting stainless steel appliances in your kitchen or imported tiles in your entryway may do little to increase the value of your home if the bathrooms are still vinyl-floored and the shag carpeting in the bedrooms is leftover from the &#8217;60s. &#8230; <span style="color: #ff0000;"><em>If you do a renovation, it&#8217;s best to do the complete home before selling.  This is related to the neighbourhood point above.  A high-end upgrade will only increase the value if: 1) it is consistent with other finishes 2) it is consistent with the style of the home 3) it is consistent with the neighborhood.</em></span></p>
<p><strong>5. Wall-to-Wall Carpeting</strong><br />
While real estate listings may still boast &#8220;new carpeting throughout&#8221; as a selling point, potential homebuyers today may cringe at the idea of having wall-to-wall carpeting. &#8230; <span style="color: #ff0000;"><em>Carpeting is simply not done in Mexico.  Especially in Playa, where it&#8217;s sandals for the beach all year round, inside and outside, it&#8217;s not convenient to get sand in the carpet.  Ceramic floors are the norm &#8211; and work very well with hot climate, since they keep things cool!</em></span></p>

Invisible improvements are those costly projects that you know make your house a better place to live in, but that nobody else would notice &#8211; or likely care about. A new plumbing system or HVAC unit (heating, venting and air conditioning) might be necessary, but don&#8217;t expect it to recover these costs when it comes time to sell. &#8230; <span style="color: #ff0000;"><em>Buyers will simply take for granted that these things SHOULD be in place.  It&#8217;s like expecting someone to pay more for a car because the speedometer works.</em></span></p></blockquote>
<p>Of course, any of these &#8211; except the carpet &#8211; you can feel free to do for your own comfort, and some items that don&#8217;t pay off are simply a part of regular and necessary maintenance.  However, the point is the same; don&#8217;t create your personal dream home with an investment of  tens of thousands of dollars and expect that someone else should be willing to pay that much more.  If you&#8217;re looking at your renovation as an investment, be sure to consider your community and to research what buyers are looking for.</p>
<p>On the other hand, if you&#8217;re doing the renovation just for personal comfort, go for it!  After all, as I pointed out, it is <em><strong>much cheaper</strong> </em>to renovate and improve in Mexico!</p>

<li>upscale hotels</li>

<p><strong>Prices in Puerto Aventuras</strong></p>
<p>In this community, the inexpensive properties start around $150,000 USD. Of course, these are very comfortable properties ideal for Americans and Canadians looking to retire or vacation in Mexico; nice properties is all you get in Puerto Aventuras, which is a big part of the lure.</p>
<p>Currently, there are a couple of super deals for around $100,000, which is excellent for a community as nice as this one.</p>
<p><strong>But $53,000???</strong></p>
<p>How is it then that a home is for sale for a bit more than a third of the regular starting prices?</p>

<p>&#8220;But I&#8217;m only 57,&#8221; you&#8217;re thinking, &#8220;I don&#8217;t need a home with special access.&#8221;</p>
<p>The truth is that those days are still a ways off, but once you start life on Mexico&#8217;s beaches or quaint colonial towns, it&#8217;s likely you&#8217;ll be around for a while, especially once you hit full time retirement.  Creating a design that is comfortable now and will be easily accessible in the future &#8211; even if it is the distant future &#8211; will make things much easier as time goes on.</p>
<p>Recently, I was reading an <a href="http://blog.aarp.org/2013/05/08/universal-design-home-audits-aging-in-place/" target="_blank">article about &#8220;Universal Design&#8221;</a>, which basically means you make a design which is comfortable and practical for all stages of life, from young mothers with toddlers to the elderly with special access needs.  The design applies to homes and communities alike.</p>
<p>While you probably don&#8217;t need to think about the young mothers part too much, maybe the kids will be visiting with the grandkids &#8230;</p>
<p>It may also turn out that you sell your property before reaching the need for special design, but even in that case, a good retirement-friendly design will hold more appeal for a growing number of retiring Baby Boomers moving to Mexico.</p>

<p>There is the possibility that you will find a Mexico home for sale or condo already designed for retirees.  However, this is not yet very common here, not even in key expat destinations.</p>
<p>What&#8217;s far more common is that you can participate in the design of your<a href="http://www.topmexicorealestate.com/preconstruction.php"> Mexico condos</a>.</p>
<p>&#8220;But don&#8217;t they just come they way they design them ahead of time?&#8221;</p>
<p>Yes and no.  If you buy a completed property, then modifications will be your responsibility, they will be more work and perhaps even limited in the extent in which they can be carried out.</p>
<p>However, if you buy pre-construction, you can approach your developer and negotiate modifications.  The earlier you buy, the more flexibility you will have, sometimes even having influence over common area design.</p>
<p>Some developments actually have this built into their sales approach.</p>
<p>For example, <a href="http://www.topmexicorealestate.com/property/?n=hacienda-del-rio">Hacienda del Rio</a> in Playa del Carmen is already designed to be retirement friendly with wide doors and a very spacious bathroom with a bench in the shower.</p>

<p><strong>Talk to Your Agent</strong></p>
<p>Like always, my final point is just this; if you are buying for long-term retirement, even  you are still only in your 50s or 60s, be sure to tell your agent and find a development that has retirement friendly features and where you can participate in adding more to the design.</p>

<p>Today I had the pleasure of spending the day with <a href="http://www.topmexicorealestate.com/brokers/2013/01/mexico-real-estates-international-key-players-in-cuernavaca-1-linda-neil/" target="_blank">Linda Neil</a>, an old friend of mine, and one of Mexico’s leading pioneering brokers – especially in the areas of professionalism and international connections.</p>
<p>In the morning we had a phone interview with <a href="http://www.mcclatchydc.com/163" target="_blank">Tim Johnson</a> of McClatchy newspapers, who formerly covered U.S. policy toward Latin America for the Miami Herald (14 years.) Here we are looking at our notes and chatting with Tim:</p>

<p>We talked about the <a href="http://www.topmexicorealestate.com/blog/2013/04/26/new-bank-trust-law-how-long-will-it-take-how-promising/" target="_blank">new bill that may allow for direct ownership</a>.  I’m looking forward to seeing Tim’s take on this topic!</p>
<p>Linda and I also went to a meeting at <a href="http://www.topmexicorealestate.com/tulum-real-estate/aldea-zama/" target="_blank">Aldea Zama</a>´s offices and then to <a href="http://www.topmexicorealestate.com/property/?n=hacienda-del-rio" target="_blank">Hacienda del Rio</a>, which is really looking great!  Shortly, I’ll share an interview with Linda’s invaluable opinion on this project.</p>

<p style="text-align: left;">There&#8217;s an important part of this that I&#8217;m even more excited about, but first take a look at the preview given to us by House Hunters International:</p>
<blockquote><p>Bob and his wife Monique have grown weary of cold winters in Frederick, Maryland and have set their sights south to Playa del Carmen, Mexico, one of their favorite vacation spots. They&#8217;re not only considering buying a second home there, but they&#8217;d also like to expand their home restoration business to an international level. Finding the perfect second home won&#8217;t be a walk on the beach as husband and wife have conflicting priorities. <p>When buyers hear a tip like this, they have two choices:</p>
<ol>
<li>Listen to their agent and consider <a href="http://www.topmexicorealestate.com/" target="_blank">Mexico real estate</a> the community being suggested</li>
<li>Ignore the suggestion and only consider a more limited choice of properties</li>
</ol>
<p>When presented like this, it&#8217;s probably obvious which choice is the better one, yet when it comes right down to it, it&#8217;s surprising how many buyers will refuse to consider good suggestions equally.</p>
<p><strong>Your agent knows best</strong></p>
<p>Besides the example given above, your agent will be able to offer useful suggestions on complexes, specific locations, units, pricing and much more.  Remember that they&#8217;ve helped dozens of property owners find the <a href="http://www.topmexicorealestate.com/homes.php" target="_blank">Mexico home for sale</a> of their drams, and they&#8217;ve seen what people were happy with in the end.</p>
<p>This is especially true when buying in Mexico since there are factors you have never considered before and may not be familiar with.</p>

<p>By suggesting this I am by no means implying that you should forget about your own preferences and buy what you are told to.  Quite the contrary, in the end you will have to make the choice of what&#8217;s best for you.</p>
<p>However, some buyers will not even consider good suggestions, or go look at them, but with their minds already closed.</p>
<p>If your agent suggests a location or property that does not exactly match your original idea, satisfaction from other owners of the same or similar properties has probably lead them to do so.</p>
<ul>
<li>go to see the suggested properties with an open mind</li>
<li>make a list of pros and cons</li>
<li>compare it to the property/location that you were originally considering</li>
</ul>
<p><strong>Make up your own mind</strong></p>
<p>Going back to the example above, you may go look at the properties in a gated community, make the list, see that there are real advantages and buy a property there.  On the other hand, you may decide that being able to walk to the grocery store downtown and the shops and services nearby is worth more than the advantages of the gated community.</p>
<p>You may not decide to go for the suggestion in the end, but at least you will know that you gave it a fair consideration and you didn&#8217;t miss out on something that was better.</p>

<p>In most places, a buyer looking for a condo like this would simply be out of luck &#8211; it would usually be an impossible combination.</p>
<p><strong>You Can Have it All in Condos on 1st</strong></p>
<p>However, as I pointed out in <a href="http://www.topmexicorealestate.com/blog/2013/05/02/1st-ave-is-a-quiet-secret-right-in-bustling-heart-of-playa-del-carmen/" target="_blank">yesterday&#8217;s post</a>, Playa del Carmen has a street which matches this descrption &#8211; 1st Avenue &#8211; and, there are plenty of excellent <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/preconstruction-playadelcarmen.php">Playa del Carmen condos for sale</a>, in complexes of both of the small and quaint sort and the large resort/condo-hotel sort.</p>
<p>Many condos that have access from 1st Ave also have access to the beach on the other side.</p>
<p><strong>Examples of Condos for Sale</strong></p>
<p>Considering the excellent location, prices are very good, as is the case in general is Playa del Carmen.  While some units can be found for lower prices, I&#8217;ll start with some examples around the $200 K mark and go up from there.</p>

<p>In the case of Playa del Carmen, this place is an entire street &#8211; 1st Ave.  This quiet street which starts and stops again a couple of times, runs parallel to <a href="http://www.topmexicorealestate.com/lets-retire-in-mexico/2012/10/out-and-about-in-playa-fifth-avenue-new-video-tour-of-dining-and-nightlife/?lang=en" target="_blank">Fifth Avenue</a> between that bustling, trendy street with all its shops and restaurants and the beach.</p>
<p><img class="alignleft" title="Gran Porto Real Hotel entrance on First Avenue" src="http://i255.photobucket.com/albums/hh138/beatlo/Playa%20del%20Carmen%20photos/First%20Ave/FirstAve-GranPortoReal_zps1f3c373f.jpg" alt="Playa del Carmen Real Estate" width="232" />In a way, it&#8217;s not surprising that this street remains quiet and unknown.  Its basically serves as back access to the restaurants and hotels of Fifth Ave. on one side, and those on the beachfront on the other.  If you walk by and look down, there are a couple of shops and a bar or two, as well as a few nice little hotels, but generally speaking there&#8217;s not much of interest.</p>
<p><strong>The Best of Both (or All?) Worlds</strong></p>
<p>Yet, when it comes to the question of finding a <a href="Playa del Carmen condos for sale" target="_blank">Playa del Carmen condo for sale</a>, it doesn&#8217;t get much better than 1st Ave.:</p>

<li>It&#8217;s a quiet access street to get to your condo; you can walk out your front door without landing in a crowd (yet, all the action is just around the corner!)</li>
<li>The street offers driving access (Fifth Avenue does not.)</li>
</ul>
<p><strong>Best Communities Downtown</strong></p>
<p>1st Ave. couldn&#8217;t reasonably be considered a &#8220;community&#8221; but it runs through many of the best communities downtown.</p>

<p>It starts of right in the heart of it all, in the old downtown, and has a little jog running down towards the beach called &#8220;1st St.&#8221;  It then runs a few blocks north into <a href="http://www.topmexicorealestate.com/blog/2013/01/14/playa-del-carmen-community-highlight-little-italy/" target="_blank">Little Italy</a> and finally through the Mamitas Beach community.</p>
<p>At this point the street ends and starts up again in the <a href="http://www.topmexicorealestate.com/top-beaches-mexico/top-beaches-riviera-maya/beach.php?name=Coco_Beach" target="_blank">Coco Beach</a> community (<a href="http://www.topmexicorealestate.com/blog/2012/05/18/playa-del-carmen-real-estate-%e2%80%93-video-tour-of-coco-beach-community-downtown%e2%80%99s-trendiest-neighborhood/" target="_blank">see a nice video of the community here</a>) although at this point the character of the street is quite different and there are several smaller streets running between Fifth and the beach.</p>

<p>Some of those houses have now been upgraded into comfortable homes with a quaint Mexican style. Others &#8211; the majority, it now seems -are being transformed into nice, new trendy <a href="http://www.topmexicorealestate.com/playadelcarmen-real-estate/preconstruction-playadelcarmen.php" target="_blank">Playa del Carmen condos for sale</a>.  Zazil Ha is currently the hub of the transformation of Playa del Carmen&#8217;s north end.</p>

<p>5 years ago, you could&#8217;ve hardly imagined anyone saying this about a property here.</p>
<p>Besides offering a lower price than a similar condo would only a few blocks south, it also offers the advantage of being on a small, quiet residential street.  The heart of all downtown&#8217;s tourism action is only a small walk or bike ride away, yet the area is much quieter and you wouldn&#8217;t imagine how close you are.</p>
<p>When transformation means gentrification, it brings very good things with it &#8211; investment opportunity, pleasant neighborhoods in excellent locations and new character for a growing community, to name just a few.</p>

After 14 years as an undocumented immigrant, however, Pedro, age 44, is heading home at the end of April, drawn by an <strong>economic resurgence south of the border</strong> &#8230;</p></blockquote>
<p><img class="alignleft" title="Mexicans crossing the border - to get back home?" src="http://i255.photobucket.com/albums/hh138/beatlo/Politics%20Mexico/Mexicanscrossingtheborderbackhome_zpsdc26045e.jpg" alt="Mexico real estate investment" width="232" />Thus begins a recent article from the Wall Street Journal  (<a href="http://online.wsj.com/article_email/SB10001424127887324474004578443272628571346-lMyQjAxMTAzMDIwODEyNDgyWj.html?mod=wsj_valettop_email&amp;goback=%2Egde_4832160_member_236614857" target="_blank">The Rise of the Aztec Tiger</a>.)  As the story goes on to say, Pedro&#8217;s story is becoming more and more common.  &#8221;According to the Mexican Migration Project,&#8221; the writer reports, &#8220;the rate of undocumented emigration to the U.S. is nearing zero.&#8221;  This means that as many Mexicans are leaving the U.S. as are arriving.</p>
<p><strong>The Times They Are a Changin&#8217;</strong></p>
<p>It then lists some of the reasons for this:</p>
<ul>
<li>economic growth of 4% in 2012</li>
<li>expectations to reach as much as 7% annually in the years ahead</li>
<li>foreign investments of $57 billion into Mexican stocks and bonds in 2012</li>
<li>*five times greater than Brazil!</li>
<li>expanded facilities from big manufacturers like Bombardier and General Electric</li>
<li>creation of high-wage jobs</li>
<li>&#8220;deep pool&#8221; of engineering and professional talent</li>
<li>manufacturing returning from China</li>
</ul>
<p>Hearing about economic growth in Mexico is one thing, but hearing that Mexicans are heading back south for <em><strong>better</strong></em> opportunities &#8230; this is unheard of!</p>
<p>Now wait for this; the article goes on to say that &#8220;more surprisingly, the growing sense of a Mexican turnaround is based not just on economic prospects but on greater confidence in the Mexican government, <em>especially at a time when elected leaders in more-developed countries seem to be at a loss in dealing with long-term problems</em>.&#8221;</p>
<p><strong>But Is it Only for Mexicans???</strong></p>
<p><img class="alignright" title="Many Americans open businesses - like yoga classes, or cafes" src="http://i255.photobucket.com/albums/hh138/beatlo/Spirituality%20and%20Inspiration/AmericanYogaPlayadelCarmen_zps52056130.jpg" alt="Mexico real estate investment" width="232" />So Mexicans are heading back south.  So what?  I guess this will make it easier for politicians trying to sort out the whole immigration thing.</p>
<p>But wait a minute &#8211; thriving economics, business and investment opportunities and politics that&#8217;s inspiring real change for the better, good economics and confidence in general.  When&#8217;s the last time you felt that way about your country?</p>
<p><strong>There&#8217;s Opportunity for You in Mexico</strong></p>
<p>Whether you like the politics of the U.S. (or Canada, or whichever country you&#8217;re from) or not, the point remains; Mexico has opportunities &#8211; perhaps better ones than those in the U.S.</p>
<p>Consider the case of the Mexicans going back home.  They are returning because they can <em><strong>get a good job</strong></em>.</p>
<p>Although wages are still lower in Mexico than in the U.S., people like Pedro are heading because they know they can live better on less.</p>
<p>This is also true for you.  The difference is that you have more resources to live on, and will be able to live that much better.</p>
<p>This is true for retirees.</p>
<p>It is also true for most Americans and Canadians, many of whom would be able to invest in <a href="http://www.topmexicorealestate.com/" target="_blank">Mexico real estate</a> or business, and live out their dream.</p>
<p>Perhaps this could work for you. Perhaps it&#8217;s time to start looking at why things are so attractive south of the border.</p>
