Waukesha County Food Pantry. More than ever you can make a difference

There are many reasons why I could tell you why you should be happy in the Waukesha county Real estate market; some of them that come to my mind right away are we are alive, we are healthy, we have a roof over our head, we are eating, and our kids are safe and healthy. The good thing is we can all make a difference no matter where we live and no matter what our budget may be. If it means grabbing a can of food out of our pantry to put in a basket we have then just helped immensely. The Food Pantry of Waukesha County is going to one of my main concentrations this year. I love seeing all those smiles back at me when I am out looking at homes for sale in Waukesha County. I have a hard time thinking about those that have to go hungry and I know I can make a difference. There are many kind and good residents and businesses in Waukesha County that do now.

It is coming; Spring will be here soon! There is something special about Springtime in Waukesha County and the Waukesha County Real estate market. From real estate and homes for sale in Oconomowoc Wisconsin to real estate and homes for sale in Waukesha Wisconsin and everywhere in between, you notice little things happening and they get more exponential everyday. All the Waukesha County Lakes come alive, the docks are in, the plants and flowers that surround the lakes in Waukesha County come to life and the Waukesha County lake homes for sale never look better. Add the smell of a barbecue and one just does not want to leave. You can be driving along the road and you see acres and acres of corn plants assembling in rows and they blanket the countryside as they begin their mission of reaching for the sky. People are eager to get their plants, gardens, and flowers in, and the trees and flora you see in every glimpse just is breath taking.

Drive through towns, villages, and cities with your window down and admire all the clean glass, sidewalk sales, friendly people everywhere, and of course the smell of fresh bakery and coffee. I see people that are relocating to the Lake Country and Oconomowoc Wisconsin, relocating to Delafield Wisconsin, and relocating to Pewaukee Wisconsin that wonder why they didn't move earlier. There is something very special about where I call home, and I would think Lars would agree that it's not just the beauty in the landscape but more importantly the beauty in the people. Every year I believe people set out with the right ideas and enthusiasm but somewhere along the way procrastination or obstacles and daily events hinder the true goals they st out to accomplish. There is some merit in that old saying "The road to hell is paved with good intentions"It does take a daily game plan, a true vision of what one wants, and a keen desire to make it all happen.

No different in real estate in Waukesha County Wisconsin. I cant tell you how many times I see wonderful people and couples telling me they are going to make sure to get qualified and buy a home, make sure to right down exactly what type of home they want and pursue it, and to make sure to buy a home while the rates, the selection, and the prices are to their benefit.

Inquiring Minds Want to Know How Those Stupid Little Inquiries Effect Your Credit

Larry Bettag makes a lot of sense in plain English about help with your credit. This is a wealth of knowledge for people just trying to keep their credit in tune.

Recently I wrote a post about credit scoring entitled What You Need to Know About Credit Scoring. There were 5 variables that affect the credit score of the borrower. Needless to say, I really think that while credit inquiries have the lest amount of weight towards your credit, it also happens to be the most misunderstood category.

The 5 Categories that Specifically Impact your Credit are:

Payment History

Outstanding Credit Balances

Credit History

Type of Credit; and

Inquiries

Like I said, Credit Inquries are the least impactful, but probably the most frequently misunderstood. So... what's the 101 on credit inquries?

What's an inquiry?

Basically, it's when you specifically authorize lenders to look into your credit, specifically from a credit bureau. IF THE CREDIT INQUIRY WASN'T AUTHORIZED BY YOU, THEN IT'S NOT A HIT AGAINST YOUR SCORE!!! Know that so that you don't freak out!

Does applying for new credit affect my credit scores?

The short answer is probably. The reality is the more you apply for NEW CREDIT, the more likely it is that you need credit to live. In other words, you're having a hard time making ends meet and, therefore, are applying for new credit to shoulder some of they debts. If you need credit to live....in general, that ain't a good thing! Looking for credit too much means that your score is probably gonna drop!

How much will credit inquiries affect my score?

Bottom line...it depends. So abstract. So cliche. Really it will affect each person differently based upon their own credit history. For example, don't use credit often and have an inquiry....then don't worry about it. But if you need a briefcase to hold all of your credit cards together, then this inquiry is more apt to hurt a bit....at least a lot more than for the dude who has perfect or a stellar use of credit. Here's a good stat for you....Statistically, people with six inquiries or more on their credit reports can be up to eight times more likely to declare bankruptcy than people with no inquiries on their reports. I don't know the science of credit scoring, but I do know that there's a reason for everything.

Are all Credit Inquiries treated Equally?

Nope, nada, fogettaboutit! Credit inquiries that go to rate shopping are treated with less scrutiny than those inquiries used to obtaining new credit. You have a 14 day shopping range to look into credit for a mortgage, or getting a better rate. CAPECHE? Bottom line is that for multiple inquries for rate shopping, the scoring ignores mortgage, auto, and student loan inquiries made in the 30 days prior to scoring.

When I got into Waukesha County Real Estate things were pretty simple. You ripped up your MLS books and gave them to your serious buyers and you cold called. You found more leads and you called some more. You even cold called even more depending on how much debt you had in that month or how bad you wanted something. I have to laugh at times when I compare life to real estate. People will avoid the truth and think things just go away when there is no way it will go away. Sooner or later someone or something is going to get right in your face and confront you face to face about what you are avoiding. I live for that and I always will make a point of getting that moment. When you think of real estate in Waukesha County it is no different. We will not look at the big picture of why our house is not selling. We will come up with every excuse or reason in the book but we fail to step out of the box and grasp what really is going on.

Sooner or later if you want your home sold it is going to be right in front of you and you better be prepared for it because it comes at a time when you least expect it. I have seen sellers be on their 3rd, 4th broker before they realize that it is the price, the condition, or the fact that they just need to step out of the picture and let their agent do their job. I am not like others. I don't want people doing what I do or following everything I do. If they do I would have a lot more competition. Sometimes it really does take that moment of truth and if you want a home sold and you hire me to sell it I for one am going to make sure I accomplish just that. There will be times you may not like me at the moment but all things aside I will get the job done. Even if it involves me walking with a sandwich board with Christmas tree lights on it. The time to be thinking about buying a home in Waukesha County Real Estate would be right about now

I keep track of all my expireds that were going to relist right after the holidays, I keep track of all the buyers I have groomed over the last year that told me they would be ready to buy that home this year, and my clients that told me in fall that they would be ready to purchase that special home in the beginning of the new year are doing just that. I see many are going back to my MLS search icon and reviewing and seeing what is on the market and saving their list. I see an increase in people entering the LCM gateway and filling out the dream home finder form. I think the interest rates being very low, a really good selection of properties to choose from, and the prices being very attractive to any ones budget is probably the reason that so much activity is taking place. The procrastination is going away and everyone is getting very pro active and making it happen!

I see many buyers, seasoned and first time buyers starting to pursue their dream of getting a new home this year. Many sellers are taking advantage of my on-line markets and getting thier home on the market now so they can get their home sold and closed and be in their new home right in time for all the wonderful summer activities that makes Waukesha County Wisconsin so famous. They say if you dont like the temperature in Wisconsin all you have to do is wait a bit and it will change. I hear today it will have a wind chill of under 20 below zero. It's cold out

It will not be too long and I will be heading back for warmer weather but if I ever needed a tune up of what cold weather is like I will get one today. For those that don't know what it is like you really have to experience it to have a clue. 20 degrees below zero is like nothing you could ever endure. I would think many would concur and remember this and just turn their head thinking of the poor souls enduring it. I can actually remember times of it being a wind chill of 55 degrees below zero.

While the snow is pretty, and there is enough ice on the lake for ice fishing, somehow the cold weather has dissolved out of my genes and has been replaced with warm weather ones. Wisconsin is beautiful, and snowmobiles are fun, but one can never say that there is not change in Wisconsin. Change is truly the only constant that is regular in Wisconsin weather. I am not and will never be a drinker, but if I was I am sure traditional cures for cold weather would be schnapps, Tom and Jerry's, and spiced rum or hot chocolate. I used to love that commercial; the poor guy tired as could be walking down the street and sidewalk early in the morning on the way to open his Dunkin donuts shop, muttering "time to make the donuts, time to make the donuts" The end of the commercial shows him smiling away with all his claim to fame behind him.

I get up early myself, but don't go for the donuts, just a vat of coffee. Now don't get me wrong, I like donuts, I just don't want to crank out another 100 sit ups and leg raisers more than I have to. It's all in a days work to do my best for my clients and customers.
