<p><strong>There has been an increase lately in the number of homes for sale in Deer Ridge in Brentwood. </strong>There are currently 12 homes for sale in the neighborhood, with an average list price of about $421,000. The highest list price among active listings is $575,800 for a bank owned property on Spanish Bay Drive with over 4,800 square feet of living space. The lowest priced listing in Deer Ridge is at $325,000. Seven of the 12 properties offered are potential short sales, two are REO (Bank Owned). There are four bank-owned homes pending and 28 transactions are potential short sales. The other couple of pending sales are traditional sales or investor flips.</p>

<p>The summer series will  also stage Phillip Canville’s “Auction Gallery” and Andrew Lloyd  Webber’s “Joseph and the Amazing Technicolor Dreamcoat.” All three shows  are directed by Steve Kinsella of the Brentwood Playhouse and the  Kinsella Theater Group and are sponsored by the Brentwood Art Society  and The Streets of Brentwood.</p>
<p>“Guys and Dolls” runs through Aug. 1 and is followed by “Auction  Gallery” (Aug. 13-29) and “Joseph and the Amazing Technicolor Dreamcoat”  (Sept. 10-26). The Brentwood Playhouse troupe performs at 8 p.m. on  Fridays, Saturdays and Sundays for the duration of each show. <strong>Tickets  are $17 for general admission; $15 for seniors and students. Call  925-516-8500, ext. 203 to reserve tickets for upcoming performances.</strong></p>

			<content:encoded><![CDATA[<p><strong><a href="http://www.tomschieber.com/wp-content/uploads/2010/07/Brentwood-June-2010-image.png" rel="lightbox[1362]" title="Brentwood, CA June 2010 Real Estate Market Stats"><img class="alignleft size-thumbnail wp-image-1364" title="Brentwood, CA June 2010 Real Estate Market Stats" src="http://www.tomschieber.com/wp-content/uploads/2010/07/Brentwood-June-2010-image-150x150.png" alt="" width="150" height="150" /></a>The number of homes for sale in Brentwood is on the rise again, as overall activity slows in a market still dominated by short sales and foreclosures. </strong>There were 84 closed sales of single family homes in  Bretnwood in June, down from 91 in May, and even below the 93 sales in the same month last  year. <strong>The  average sales price for  homes in Brentwood </strong>was  $326,000 in June, right in the middle of the range between $296,000 and $333,000 where it has been for the past year. The average price per  square foot in Brentwood was $130 in June down from the March high of $140.</p>
<p>The <strong>average days on market for homes for sale in Brentwood was 38 days </strong>inJune , in line with the 37 days for May sales, but significantly   less  than the 57 days for closed sales a year ago. On average, <strong>Brentwood    homes sold for 99% of their asking price in June</strong>, the same   as last month, up from 97% of asking prices in June 2009.</p>
<p><strong>Inventory of Brentwood Real Estate for sale is still very low,</strong> but has climbed to 201 homes on the market in June, compared to 167 homes on the  market back in April, and in-line with the 199 houses for sale in Brentwood last year in  June.</p>

			<content:encoded><![CDATA[<p><strong>Shadow Lakes in Brentwood continues to be a desirable  neighborhood for home buyers, </strong>with large homes, golf course  views and some of the areas most popular Brentwood schools drawing  families to the West side of town.</p>
<p><strong>Inventory is still limited in the neighborhood, </strong>there are currently 9 homes for sale in Shadow Lakes in Brentwood, with an  average list price of about $355,000. The highest list price among active listings is $419,000. The lowest is at  $285,000. Six of the nine properties offered are potential short  sales, one is REO (Bank Owned). <p><strong>There are 32 Pending Sales in Shadow Lakes,</strong> with an  average asking  price of $346,000. The highest list price among pending  sales is  $489,000 for a property on E. Country Club Drive with a pool and Golf Course views. The lowest pending sale is at $200,000. There are three bank-owned  homes pending and 23 transactions  are potential short sales. The other half dozen pending sales are traditional sales or investor flips.</p>
<p><strong>There were only 3 Closed Sales in Shadow Lakes in June 2010. </strong>699 Canmore Court sold for $310,000 and 755 Altessa Drive sold for $320,000. <p><strong>Foreclosure activity was mixed in June</strong> after being down across the board in May. Filing of new foreclosure notices rose, while foreclosure sales dropped. <strong>The number of foreclosure sales that were cancelled hit an all time record in June,</strong> but the increase was primarily driven by just one lender JP Morgan Chase, and it&#8217;s acquisitions including Washington Mutual. Although the number of properties purchased by 3rd parties at auction dropped significantly, they purchased nearly the same percentage of the total properties sold, and at a better discount to market value then we&#8217;ve seen in months.</p>

			<content:encoded><![CDATA[<p>I wrote a couple of weeks ago that <a href="http://www.tomschieber.com/blog/featured-posts/strategic-default-could-cost-you-eight-years/">stiffer penalties were coming</a> for borrowers who participated in a &#8220;strategic default&#8221; &#8211; now FNMA has made it official.</p>
<p>Fannie Mae recently announced policy changes designed to <strong>encourage borrowers to work with their loan servicers and pursue alternatives to foreclosure</strong>.  Under the new policies, borrowers who strategically default on their home loan despite having the capacity to pay and those who do not complete a workout alternative in good faith will be <strong>ineligible for a new Fannie Mae-backed mortgage loan for a period of seven years</strong> from the date of foreclosure. Borrowers who have extenuating circumstances may be eligible for new loan in a shorter timeframe.</p>
<p><strong>Fannie Mae also will take legal action to recoup the outstanding mortgage debt from borrowers who strategically default on their loans</strong> in jurisdictions that allow for deficiency judgments. In an announcement next month, Fannie Mae will instruct its servicers to monitor delinquent loans facing foreclosure and put forth recommendations for cases that warrant the pursuit of deficiency judgments.</p>
<p><strong>Troubled borrowers who work with their servicers, and provide information to help the servicer assess their situation, can be considered for foreclosure alternatives, such as a loan modification, a short sale, or a deed-in-lieu of foreclosure</strong>. A borrower with extenuating circumstances who works out one of these options with their servicer could be eligible for a new mortgage loan in three years or in as little as two years depending on the circumstances.</p>

			<content:encoded><![CDATA[<p><strong>Foreclosure activity seems to have slowed in Brentwood and East Contra Costa County, but I don&#8217;t believe that it&#8217;s an indication of a real change in the market.</strong></p>
<p>Notice of Default filings are down compared to last month and this time last year, as banks slow the pace of processing the foreclosures. It&#8217;s most likely that the slowdown in filings is due to <strong>the banks&#8217; efforts to work homeowners into loan modifications and short sales, which are more favorable</strong> foreclosure alternatives for all involved.</p>
<p>The success rates of these modification and short sale programs have been low due to inconsistent guidelines and ramp-up processes. However, <strong>I do expect to see more of these alternatives to foreclosures in the months to come. </strong>Meanwhile, distressed properties in Brentwood continue to dominate the real estate market, making-up the  significant portion of homes for sale on the market.</p>
<p><strong>There are currently over 417 homes in Brentwood that are in  “auction” status, </strong>or the final stages of the foreclosure  process. You can <strong>download the list of these properties for free</strong> by clicking on the link below.</p>
<p>Additionally, <strong>there are at least 313 properties in a  pre-foreclosure state in Brentwood, </strong>most of which will be  coming to market either as short sale or bank-owned listings within the  next six months. In the past 30 days, there have been 47 properties that  have either gone back to the bank (will come to market as REO listings)  or sold to 3rd party investors (many of which will also come back on  the market).</p>
