As a lifelong resident of Milwaukee, I have a long list I'd like to see. Paring down the list will be hard to do!

Five Loan Worries for Buyers

While 30% of buyers today are paying cash, 70% are using a mortgage to purchase their new home. Even with a good pre approval, buyers still worry about getting to the closing table.

Here are the top five worries buyers fret over:

Good Faith Estimate - This is the form given to a buyer when first meeting with a lender. It outlines the costs of obtaining the loan. Buyers worry if the numbers will hold true and if they do indeed have enough to bring to closing.Appraisals- two worries here. Will the value come in at the purchase price or above, and will the report come in on time. If the value is not as high as the purchase price, that could blow the deal. IF the seller is not willing to come down, the appraiser is unwilling to amend the report when give better comparable properties, that leaves the buyers with only 2 options. Pay the difference or walk away. If the report is not delivered on time, it could hold up the formal loan commitment. That may open a window for the seller to void the offer.Late Figures - It is not uncommon to get your final numbers within just 24 hours of the closing. That really stresses buyers, as they are still wondering "do I have enough?" It also can be an issue not allowing a buyer time to get to the bank or do online transactions to get the money needed at the closing table.Accurate Figures - Numbers come from several sources.
Buyers want to be sure they are correct. The sellers closing agent will prepare a closing statement as if the sale is a cash transaction. The lender then adds their costs of obtaining the loan (which should be pretty close to those on the GFE Good Faith Estimate) and then buyers are credited for costs paid up front. Those costs could include the earnest money deposit, appraisal fee or application fee.Money At The Table and Timely Closing - Many lenders still play the game of faxing at closing. Buyers and sellers sign all documents and then the giant pile is faxed to the main broker who is "funding" the loan. Once it is reviewed, they release the wire. Many times we sit at closing for an extra hour or two waiting for "the wire."

There are many ways to prevent or lessen these stresses during your home buying process. When I am first contacted by a potential buyer, I meet with them in person and do what is called a Buyer Counseling Session. In this session we not only discuss their wants, needs and dreams for their new home, but also the process we will be going through, what to expect and how to avoid some of the Five Loan Worries for Buyers. Milwaukee County Parks-What's New This Summer?

Milwaukee County Parks have always had lots to offer, and this year there is a refreshing addition at Estabrook Park near Shorewood. An old fashioned German Biergarten has opened, operated by Hans Wisgerber III, owner of the Old German Beer Hall downtown!

Beer Gardens were a popular community gathering space in Milwaukee parks in the days before prohibition. Being the home of so many Germans and breweries, it was only natural! Now, that tradition is coming back.

Located near the comfort station at the center of Estabrook Park, there are lots of picnic tables set under the shade of trees. Lighting has been strung along the area for evening enjoyment, typical for a biergarten. You can hear the rushing of the Milwaukee River down the bluff to the west.

Traditional Oktoberfest beer is being served, and soon brats, pretzels and hot dogs will be offered. Until then, patrons are encouraged to bring a picnic lunch.

In an effort to keep the park clean and reduce waste Weisgerber explained, "We intend to serve everything in glassware with deposits. We'd like the beer garden to be part of a green initiative for the park. That way there will be no waste, no litter."

Pubic reaction has been 99% positive, as seen in this recent TV report.

Old Falls Village Days & Flea Market 2012

Many people are inspired by days gone by, and enjoy learning how things were done before we became so dependent on technology. If you enjoy stepping back in time to a much simpler lifestyle, this weekend you can do just that at Old Falls Village Days. The theme for this year's event is "Remembering the Past -Harley Davidson," and there will be an antique motorcycle display - plus members of the Davidson family will be on site!

The fun will take place on Saturday, June 2nd, 8 a.m. to 4 p.m; and Sunday June 3rd, 10 a.m. to 4 p.m. at the Old Falls Village (on the corner of Pilgrim Road & Hwy Q). There will be activities & tours, live music, food, pedal tractors,a barrel train, bouncy house, and fish pond both days. Menomonee Falls River Clean-Up 2012

On Saturday April 21, 2012 the Village of Menomonee Falls will be hosting its annual River Clean-Up Event. Come to Rotary Park (off of Fond Du Lac Ave) at 8:15am to register and select one of 31 sites to clean. Everyone will receive gloves to wear and bags for the trash. At 9am the event is underway, and at noon everyone heads back to Rotary Park, Shelter #1 for food and refreshments. Don't forget to register the Strangest Item that you find - you could win a prize. Milwaukee Area St. Patrick's Day Events 2012

If you are looking for some St. Patrick's Day events, click here to see many in the Milwaukee Area!

A local classic is the Annual Parade in the Town of Erin, in the shadows of Holy Hill. Take Hwy 167 (Holy Hill Road) west to Hwy K, and go two miles north to find the fun. Known as much for the fun crowd as it is for the Parade, this event is wild! Come early, while the parade starts at 11a.m, the streets near by close by ten. Festivities at local bars start as early as 8 a.m. There's lots of people watching at this event, and of course green beer! If you can't make it, you can enjoy this youtube video from a past parade!

But with all that fun, festivities and green beer, be careful out there! Milwaukee County is stepping up the Drunk Driving Patrol according to Sheriff David Clark. Many bars and pubs have free cab rides home, as does the Milwaukee County Transit system.

The students of Menomonee Falls High School are celebrating diversity this Friday, March 16, 2012. The event is being called a Night Around The World, and admission is free.There will be food from different countries for you to try. Entertainment includes signing and dancing, performed by the students. If you enjoy shopping stop by the world bazaar, and purchase items from far and near. This event will include food, shopping, multi-cultural entertainment and henna tattoos, which means fun and learning for the whole family! The night of fun will begin at 6 p.m. and end at 10 p.m.

Should You Do A Short Sale in 2012?

Many homeowners are "under water," meaning they owe more on their mortgage than their house is currently valued at. Some homeowners are choosing to wait for property values to return to normal levels, but others cannot wait for that to happen. They need to move for various reasons, or they simply cannot afford their mortgage payments any longer. So what are their options? They could allow the bank to foreclose, do a Deed In Lieu Of Foreclosure or participate in a Short Sale. In the first two options the homeowner must walk away from the property, and the bank that holds the mortgage becomes the owner of the property. In a Short Sale, the homeowner markets the home for sale, and negotiates with the bank (usually with the help of a Realtor) asking them to settle for less money than is owed to them. The home is sold to a new Buyer, and the Seller is able to get on with their life.

So why is it so important to do a Short Sale this year? Simple: When you do a Short Sale, the amount of money you are forgiven is considered income. We must pay taxes on our income. In 2007, Congress passed the Mortgage Forgiveness Debt Act, which allows homeowners to participate in a Short Sale through the end of 2012, and not owe federal tax on the forgiven debt. There are certain situations where this does not apply. For example, the property must be a primary residence. You can learn more about qualifying on the IRS Website, or by talking with a foreclosure or real estate attorney.

Currently, we are in market where houses are talking longer to sell. Also, the Short Sale process takes longer than a traditional sale because the homeowner must submit documentation to the bank when they ask the bank to take a loss. Then the bank needs time to review the documents and decide if they are willing to allow the Short Sale. Don’t wait until it is too late to start the process. Sit down with a Realtor that has Short Sale experience, figure out if you will qualify for the tax break and then make an informed decision. Our 2012 Real Estate Prediction

Like many people, we each have a Facebook profile - a place where we keep friends up to date on the daily happenings in our lives. We also have a business page on Facebook - a place where we highlight our listings & sales, and keep followers up to date on Real Estate trends.

The other day, I posted this on my personal profile: "This new year is proving to be quite promising for real estate. :D". Of course there were a couple of comments, which in turn prompted me to write this blog.

As of January 3rd, 2012 our year in Real Estate is proving to be a great one. Let's look at why I feel this way. On January 2nd, 2012 Kelly & I received no less than 8 calls/emails from Buyers looking to view houses and make offers. Not every call/email will result in a family enjoying a new home, but I have met with 3 of these Buyers and hope to help them attain their goals of home ownership.

Why do these people want to buy now? Well, it is simple: mortgage interest rates are still below 4% AND prices are incredibly low as well! Why do we feel that this year in Real Estate is going to be so promising? Our phones haven't stopped ringing, our INBOX keeps filling up, and former clients are sending their friends & family our way. What makes us so special? You are not just another transaction to us. We know how important this move is to you, and we do everything in our power to ensure it goes smoothly. We listen to your wants and needs, and help turn them into a reality. Many times we share some laughs along the way, occasionally there are tears, but no matter what happens we are there, doing everything we can to help you reach your goal.

Now back to my prediction about 2012 Real Estate. I know that we will be able to help more individuals and families attain their real estate goals this year than we have before. Free Christmas Exhibit!

For the past 39 years, the downtown M&I Bank has had a great Christmas display which attracts both young and old. Each year, there is a new theme, but the main characters stay the same. The characters are the centerpiece of the display, and they are life-size stuffed animals, made by the world famous Steiff Company in Germany. The brand trademark is the button in the ear of each animal.

The display originally started when the marketing director for the bank went to New York City. He visited FAO Schwartz and bought a few animals for a holiday display at the bank, and it grew from there. Today there are almost 50 animals that get new clothes and new looks each year.

This year's "It's Toy Time," brings a life-size workshop to the bank lobby, with animals carving nutcrackers, stuffing teddy bears and making all kinds of toys.

In February each year, the bank president chooses the theme and the staff get to work designing the set, the costumes and carrying out the plan. The weekend of Thanksgiving, 50 or so employees work the entire weekend setting up the display.

This display has become a tradition for many. Grandparents and grandkids, teachers and students come to look, then years later come back with the next generation! Many families take their holiday photo here, or stop before a performance of the Nutcracker or Christmas Carol

When I heard that M&I Bank was bought by BMO Harris, I couldn't help but wonder what would happen to this display. So happy to hear that BMO Harris embraced the tradition and even sweetened the attraction by donating $5 for each visitor who strolls the lobby to view the animal fun. The Hunger Task Force will certainly welcome that donation this year! Will you have a chance to visit the bank and enjoy this holiday treat? I will be taking my grandkids on Christmas Eve! They have great holiday hours! December 1st through January 5th recurring daily. Hours: 9 a.m. to 8 p.m. weekdays and from 9 a.m. to 4 p.m. weekends, Christmas, and New Year's Day. The display will be closed after 1 p.m. on Saturday, December 17th and Saturday, December 24th; and at 5 p.m. on Thursday, January 5th.

Walmart Neighborhood Market - Menomonee Falls

You may have noticed the construction on the southeast corner of Pilgrim Road and Main Street. Menomonee Falls is getting ready for the new Walmart Neighborhood Market. Right now work is being done on the water main and as well as demolishing the former Piggly Wiggly supermarket and other vacant space at Pilgrim Village shopping center. The former BP gas station and the movie theater will be razed as well. Minuteman Press has moved to the Falls Plaza II shopping center on Appleton Avenue. Sounds Audio has moved into the Neu’s building on Ridgeway. Both were tenants in the building being razed. The portions of the shopping center leased to Friends of Nature pet supply store and Otto's Wine and Spirits will stay.

The new Walmart Neighborhood Market claims to offer a quick and convenient shopping experience for customers who need groceries, pharmaceuticals and general merchandise. The items they will carry include:

Along with the new Walmart Neighborhood Market, we will also see remodeling at the existing Schlotzky's Deli. Both Friends of Nature and Otto’s Beverage Center will have their storefronts revamped. The Walmart Neighborhood Market will bring life to a section of the Village that has needed attention for quite some time. Luminary Night: Windsong in Germantown Sunday, December 4, 2011, 5:30 p.m. to 8:00 p.m.

I remember when I was little, our parents would bundle us up and go "for a ride" and look at Christmas lights. Certain neighborhoods would go all out and have some fantastic displays.

In Germantown's Windsong subdivision, and annual event coming up this Sunday evening is the Luminary Night. A good majority of neighbors participate with thousands of beautiful luminaries lining the streets, drives and sidewalks. Many also have elaborate lighting displays. The subdivision organizes it, and the neighbors all help help, including the scouts who along with Santa will collect food and cash donations for the local food pantries. This year those who come by will have a chance to vote on their favorites!

Windsong Subdivision is located 1/4 mile east of Pilgrim Road on Donges Bay Road; or 1/4 mile west of Fond du Lac Avenue on Donges Bay Road, in Germantown.

December Lights

Take a bit of time to enjoy the many lights and Christmas Trees in Milwaukee. A few favorites of mine are Cathedral Square Park (shown in photo). With Christmas carols playing in the air, you can view not only the large tree of lights, but lovely trees decorated with ornaments made by students of various schools throughout the area. If you're hungry, step across the street to Elsa's and enjoy a lovely park view while having one of their delicious pork chop sandwiches!

The venerable Pfister hotel will have a beautiful tree in the lobby, in view of the quaint lobby bar which serves hot cider. Enjoy a cup while the piano player rings out festive Christmas tunes!

And of course, across from Red Arrow Park on Water Street, you'll find the magnificent City of Milwaukee Christmas tree, donated each year by a family in the city--just gorgeous! You can ice skate outside in front of the Starbuck's or check out the newly opened Bartolotta's Gastropub.

Shop Local Saturday in the Suburbs of Greater Milwaukee

There are some new shopping trends developing this year when it comes to the holiday season. Sadly, major retailers are opening earlier and earlier for Black Friday sales, and now are pushing those opening times into Thanksgiving Day. Is nothing sacred anymore? It even has an official name “Christmas Creep.” But, it will only work, if people show up. It's probably too much to think that a revolt would happen, no shoppers come, and it is ruled out as a bad idea, and never repeated....we can only hope!

A nicer trend is the Shop Local Saturday, developed last year by American Express to help the local merchants compete against the big box stores. It is like David verses Goliath in the holiday shopping world. So between Black Friday and Cyber Monday, get out to some local merchants and enjoy some shopping in quaint and friendly local shops. Some immediately come to my mind, and I thought I’d share them with you.

Whitefish Bay Holiday Stroll is the Friday after Thanksgiving. So when you are tired of the pushing and shoving at the mall, take a stroll around the shops on East Silver Spring Drive in Whitefish Bay. The parade starts at 6pm, including a Husky club pulling sleds, Girl Scouts, school kids, Dancing Grannies, and of course Santa Claus! The highlight of the street, at least in my opinion is Winkies. The store that seems to have everything. From candy by the pounds, gifts, cards, games and toys, it is a great place to stock up for St Nicks. Other highlights include:

-Parade - 6pm
-Free Pony & Train rides
-Food & Entertainment
-Strolling musicians
-Tree lighting ceremony
-Santa

Another great place to stroll and shop locally is Cedarburg, just north of Milwaukee. Miracle on Washington Ave. offers opportunity for a small town Christmas set among unique shops that line blocks of the downtown area. It is such a scene from “Americana,” it’s the place that John McCain and Sarah Palin made their first appearance together as running mates, and the place that Toby Keith filmed his latest music video “Made in America.” Idyllic, picturesque Main Street, garland swagged over busy streets, while shoppers make their way from store to store, all lit with twinkling white lights. Stop at Cedar Creek Winery to pick up some of the special Christmas wines, pick up specialty gifts, cards and invitations at the paper store, and end with a Mexican Hot Chocolate or festive steamer at the coffee shop. Wishing for some down time to relax? Saturday, Nov 26th, is your chance to see Miracle on 34th St on the big screen at the Rivoli Theatre, 12:30 and only $2 or $1 with a food donation.

In my hometown of Germantown, I’d suggest Sinter Klausen, a great holiday shop stuffed with glass ornaments, nativity sets in the style of a German Christkindlmarkt!

Another great small town shopping experience is “Downtown” Greendale. I have heard so much about it, I will be checking it out this year. Shopping, restaurants and the home of Reiman Publications-home of hundreds of recipe books. Let me know what your favorite Shop Local Saturday destination is! Menomonee Falls - Christmas Downtown 2011

Thanksgiving is not even here yet, but for many of us, we cannot help but look forward to Christmas. The Village of Menomonee Falls is the same way. This year, Christmas Downtown will be held on Sunday, November 27, 2011. From noon to 4 p.m., participating businesses will have open houses; there will be entertainment groups, carolers and $2 horse & wagon rides next to Associated Bank. Santa will be giving out goodies to boys and girls from 11:30 a.m. until 2:30 p.m. - compliments of the Mason Lodge 183. At 4 p.m. in Centennial Park, the four corners of Appleton & main, The Christmas Tree Lighting will take place.

After all of the fun and festivities downtown, you can line up on Main Street or Appleton Avenue for the Annual Christmas Parade at 4:30 p.m. Be sure to bring a donation (non-perishable food or money) for the Menomonee Falls Food Pantry - volunteers will be walking along the Malkins Carpets truck to collect your gifts. The treetops glisten, and children listen to hear sleigh bells in the snow, because Santa will be at the end of the Parade, ready to welcome the Christmas Season!

What about the Wallpaper?

We see houses with wallpaper every day. Sometimes it is as simple as a border in a room, and other times it is the whole house. Does having wallpaper hurt your chances of receiving an offer? Couldn't the Buyer just write a contingency into their offer asking the Seller to remove it? Or better yet, won't most Buyers love the wallpaper just as much as the Seller?

Most Sellers love the wallpaper on their walls, and do not want to have it removed. Why should they remove something that has brought them so much joy? Their house won't be as attractive without the wallpaper. What if they don't receive any offers? They will have taken down the wallpaper for no reason. Their thought process tells them that the new owners can simply remove it after the closing.

The Buyers think differently. Why should they bother asking the Seller to remove the wallpaper when there are a 100 other houses out there to chose from? What if the Seller will not take the wallpaper down, how many layers of the stuff are underneath? What if they buy this house and start taking off the wallpaper & discover it wasn't applied correctly, or it is very old and comes off in tiny little pieces? They see the wallpaper and cross that house off of their list.

Here is our suggestion: Take the wallpaper down! If you do not want to do it yourself, there are professionals that will do it for you. One of our Sellers recently had her friends come and help remove wallpaper from the dining room & kitchen - it took less than 24 hours to remove the wallpaper and paint the space. Another Seller hired a man to remove six rooms of wallpaper and paint afterward. The project took four days and the walls look great! If you still aren't sure about taking it down, ask your Realtor to be honest and not worry about your feelings. Most of us would agree that the wallpaper has to go.

Lost Turkey!

The Village of Sussex needs your help to solve a mystery - they lost their turkey! Actually, it is a laminated picture of a turkey, and the fun will run from November 8-22, 2011. Sharpen your detective skills and get ready to hear clues on the parks recorded line at 414-297-9090. Clues will be updated on Tuesdays and Thursdays after 4 p.m., but be careful not to miss a clue because they will not be repeated! One lucky winner will receive a gift basket filled with goodies. The parks line will let participants know when the turkey has been found.

Credit Checks Can Harm Your Score

Every single number counts when it comes to your credit score. Picture this: you've spent countless hours searching for the perfect house. You searched online, attended countless open houses, got pre-qualified for a mortgage and hired an agent to show you houses and then represent and guide you through the process of buying a home. After viewing over two dozen properties, you wrote an offer and came to terms with the seller. You paid your earnest money, met your inspection and testing contingencies and even had your appraisal come back just above the purchase price. You have been paying your bills on time to keep your credit from heading south. Your closing is scheduled, and you think everything is smooth sailing from here on out. Today is the day before closing and you receive a phone call from your lender - it's the worst news possible - you no longer qualify for the mortgage. The house that you've spent countless hours preparing for will not be yours tomorrow. "What happened, why don’t I qualify?" you ask in disbelief. The response is simple. Your credit score dropped.

When your mortgage lender issues you a pre-qualification, one of the determining factors is your credit score. With the tighter lending regulations, your credit score needs to be a minimum 640 to qualify. Many times, buyers are pre-qualified, but are within two or three points of not qualifying. An easy way for your score to drop would be opening a line of credit at an appliance or furniture store. Another thing to remember is getting a new credit card can also lower your score. Next time you are checking out, and the clerk asks if you would like to save money be opening a store credit card, your answer should be, "No thank you." Both of these occurrences will require a credit check, and a credit check will lower your credit score. Buying furniture or appliances before you close on your new house might make sense, but it will lower your score and could affect your debt to income ratio.

So remember, if you want to make it to the closing table, pay your bills on time, don't get any new credit cards and definitely wait until after your closing to buy new furniture or appliances on credit! Menomonee Falls Halloween Events 2011

The Village of Menomonee Falls always has something fun to do for the whole family, and Halloween is no exception! This year, the annual Halloween Downtown will be held on Thursday, October 27th, from 4 p.m. to 7 p.m. Children will be able to Trick or Treat at the participating stores in the Village Centre. While children (under 12) are Trick or Treating, they can also participate in a fun Scavenger Hunt put on by the downtown businesses.

The fun does not stop there! The Spooky Walk Through Lime Kiln Park is a great way to finish the evening. The Spooky Walk will take place from 7 p.m. to 8:30 p.m. on October 27th. Accompany of Kids has set the theme for this year's spooky walk. The spirited adventure begins behind A.J. O'Brady's, in the municipal parking lot. When our daughter turned 11, we took her and her friends on the walk as part of her birthday party - we still talk about all of the fun we had!

On Halloween, October 31st, the Village-wide Trick Or Treat will run from 5:30 p.m. to 7:30 p.m. Remember to put safety first when using candles to light your pumpkins, and never light them near dried flowers, leaves, corn stalks or crepe paper. Also, make sure you are visible in the dark, use reflectors, flashlights & glow sticks to make you and your children more visible. Some of our local roads and sidewalks are under construction so be careful, but most of all - have a safe and happy Halloween!

Milwaukee Brewers NLC Champs!

The Brewers clinched the National League Central Division this year, and will be starting on the road to the World Series this Saturday at Miller Park.

Milwaukees hometown Major League Baseball team has a long history, with only a few appearances in the month of Ocotber. This year, in what appears to be Prince Fielders last year in Milwaukee, the Brewers have some great players in the line up besides the Prince of Power. Ryan Braun is in contention for the League MVP, and Rickie Weeks just back from a few months off for an injury, is strong as ever. Some great pitching from Zack Greinke and Yovanni Guillardo will hopefully get the Brewers all the way to the finals.

Milwaukee has had a Major League baseball team going back decades. The Braves were originally located in Milwaukee before moving to Atlanta in the 1960's. In 1969, Bud Selig bought the Seattle Pilots who were bankrupt, and brought the team to Milwaukee. 1982 brought the first League Pennant, winning the American League East Division and earning their only World Series appearance to date. Down four games to three,they lost to the St Louis Cardinals.

In 2008, the Brewers achieved their first postseason berth in the 26 years since their World Series appearance as the wildcard team in the National League. They were eliminated in the NLDS by the eventual World Series champion Philadelphia Phillies.

In 1997, the team moved from the American League to the National League.

Named for the citys long history of beer brewing, the Milwaukee Brewers have had some very exciting players and seasons over the years, but perhaps none as exciting as this year. Past players include Robin Yount, Paul Molitor, Cecil Cooper, and even Cecil Fielder father of Prince.

Miller Park is the home of the Brewers and features North America's only fan-shaped convertible roof, which can open and close in less than 10 minutes. Miller Park hosted the MLB All Star Game in 2001, where President George W Bush threw out the first ball. One of the most famous events held in Miller Park is the Klements Sausage Race held in the middle of the 6th inning.

Menomonee Falls Food Panty - New Location!

The Menomonee Falls Food Pantry has moved to a new location. They are now located at N85 W15382 Menomonee River Parkway, Menomonee Falls, Wisconsin 53051. They are still open for business on Tuesdays and Thursdays from 12:30pm-2pm, and 5:30pm-7pm. The food pantry serves families in Colgate, Germantown, Lannon, Menomonee Falls and Richfield. If you are in need of assistance, bring 2 forms of ID to the food pantry during distribution hours. The ID's should both have your current address, and the address on both should be the same. Com’ on guys, the market isn’t that bad!

NAR says that 13,780 houses sold yesterday and 13,780 houses will sell today (based on 2011 sales figures). So….houses are selling.

Interest rates are around 4%, meaning that borrowing $100,000 for a 30 year mortgage results in a monthly payment of roughly $478/month!

We know already that it’s a “no brainer” for a renter to check into home ownership. Of course, why pay your landlord to build equity when you can build your own (and still have a place to live)?

What about the so-called “move-up” buyer? Those hard working families with young children who bought their first house back about 5-7 years ago, with 20% down? Their families have grown in these years and they really need a larger house-now!

However, if they sell their house, they will only walk away with a few thousand dollars, at best, or perhaps have to pay a few thousand dollars because so much of their equity has eroded in this market. Where will the new 20% down payment come from?

Do not rule out a move! Speak to a lender right away. Loans are still being made with 3% and 5% down payments. See if that is possible. See if family members can contribute. Why? How about if you just wait for the market to get better?

There are a number of reasons why moving now is worthwhile. In the interest of keeping this blog short, I only want to mention cost. Your cost of a new home is the interest rate. They are the lowest they’ve been over the last 70 years or so.

Your realtor can show you examples of this and also give you other reasons why an attempt at a move today is a good idea.

The wild card in this market is the empty-nester. We realtors have many customers in this boat. They own large houses in the suburbs; they have lots of equity in those houses; perhaps even no mortgage. Most of the homes were built in the 80’s and 90’s during the “suburban sprawl era”. (Many of these houses have more oak wood on the inside than oak trees in the yard, much to the dismay of potential buyers)

They want to move into the city, into a condo, and enjoy all that the city has to offer. What a wonderful idea! They don’t care about interest rates at all because they will pay cash for their new condo. They don’t care if loan parameters change and 20% down is required on every house purchase; in fact, they like that idea a lot. We hear their song every day, “I will not give my house away…..”

So, okay, they’re waiting for the market to get better, too. Sometimes, we forget the most simple of concepts. If I, as a realtor, know a least 5 empty-nester customers who are waiting for the market to get better in order to sell, I can promise you that the other couple of thousand realtors in the state know 5 or more as well.

When the market improves, it will be flooded with these homes. So supply goes up; home prices come down.

And these empty nesters don’t care about interest rates or down payment requirements because they will pay cash. However, will the buyer of their house pay cash? Most likely no. Not only will that buyer in a number of years be paying a higher interest rate, but also the entire lending industry is undergoing change. Ask your realtor about QRM. Ask your realtor what the current ideas are about changes to Fannie Mae, Freddie Mac and FHA loans. In a nutshell, loans will be more difficult to come by in the future. So now we have more big, empty-nester houses on the market (supply) and we have fewer buyers who can actually afford to buy these homes (demand). Sometimes the most simple of concepts is the most important concept.

So…..”play the tape forward.” You may end up selling your house in a few years, in a better market just as you are hoping for, but for about the same price as today because other changes are coming down the pike. You may end up saying, “Gee, had we known that the market was going to get better, but that we couldn’t sell our house for more than we could back then, we would have moved sooner to enjoy our lives more.” It’s that old hind sight vision rule….

Whether its Laverne & Shirley working at the brewery, the Hamms bear at the land of sky blue waters, or the argument of "tastes great - less filling," beer definitely has a deep rooted history in Milwaukee! This weekend, Oktoberfests in Milwaukee won't be too hard to find or celebrate!

There are several different Oktoberfest in Milwaukee opportunities from historical to fun. And if you are wondering why its called Oktoberfest, but falls in September, you will have to check in on Monday's blog for the explanation!

An educational look at beer can be found in the Legacies of Milwaukee Northside Brewing History Tour, which includes:

Visit several historically significant brewery sites, tide houses, cooperages, etc. in Schiltz Park, Brewers Hill, Riverwest neighborhoods, and beyond. Special tour and lunch at Stonefly Brewery in Riverwest. Featuring an inside tour of Sprecher Brewing Co. in Glendale and Big Bay Brewing Co. in Shorewood.

If you are more athletic, try the Oktoberfest downtown at Pere Marquette Park and compete in the beer run. Balancing a brat in one hand and beer (or root beer) in the other, runners will cover a 1.5 block area and see who will win the Brat Trot! This family and pet friendly event offers food, beer and fun!

And for the true Germans looking for their fill of Spanferkl, rollbraten, kraut and beer in very large (mass) glass steins, Bavarian Inn (Glendale) hosts an annual Oktoberfest that can't be beat! The outdoor park with covered beer hall hosts hundreds of diners, drinkers and dancers. The roasting barn will see pigs, chickens and brats roasting on fiery hot coals. Desserts feature Black Forest Torte and Bienenstich a delicious honey and almond covered cake. Saturday the popular Alte Kamaraden Band from Freistadt will be performing. Bring your tablecloths, steins and pitchers and plant your family for the evening and enjoy! We've gone to this since our son was five days old, so to say it is a family tradition for us might be an understatement! Look for me, and say hi if you go!

Shorewest Supports Stars & Stripes Honor Flight

Each month, our company, Shorewest Realtors sponsors a "Casual Day". In order to participate and wear business casual, agents and employees make a donation to the cause of the month. Shorewest matches, up to $1,000.

Casual Day recipients are chosen by an office, and often reflect a current need: a customer who had bad luck like a devasting fire, a child with an incurable disease and mounting medical bills or a popular charity.

In June, my office got to pick a worthy cause and we chose The Honor Flight, and raised almost $2,000 for the cause. Once or twice a year the Stars & Stripes Honor Flight flies 1 or 2 757's to Washington DC, loaded with members of "the Greatest Generation" and guardians. They arrive and tour the WWII Memorial, Iwo Jima, and ARlington National Cemetery. On the return flight these veterans participate in MAIL CALL. Students, family and community members write letters of appreciation and thanks for their service, which went unsaid for decades.

This Friday, the recipient is the Susan G Komen Race for the Cure which is one of the largest fund raisers for Breast Cancer research and cure. Along with making donations, may agents and employees are racing for the cure.

I am proud to work for a generous company that gives back to our community! The Board of Directors for the Honor Flight was happy to accept our donation supporting its worthy cause!

Octoberfest Weekend - Germantown Wisconsin

Germantown, Wisconsin is the place to be this upcoming fall weekend! September 24 and 25, 2011 will be the annual Germantown Hunsrucker Octoberfest event, held at Dheinsville Historic Park at the intersections of Holy Hill Rd, Hwy 145 and Maple Ave. Come partake in this free festival event with tons of activities for all to enjoy. Saturday afternoon enjoy Radio Disney 1-2:30 p.m. and the Dheinsville Dachshund Dash at 3 p.m. Stay around for some authentic German Bier and foods featuring pork, brats, potato pancakes, custard, roasted nuts and more. Sunday at noon enjoy the bake sale and the classic car show noon to 3 p.m.

Other attractions are the 5th annual Bier races and the Wisconsin Power Reunion Exhibit, plus kids activities like pumpkin painting and bounce haus too! Take a tour of the Bast Bell Museum and view 5,000 bells! Bring a non perishable food donation for ½ off admission to the museum, something you don’t want to miss.

The history of Dheinsville, a historic settlement, all began in 1842. The walking tour that is available will educate you on Germantown’s Oldest Settlement.

I’ll be there on Saturday enjoying the afternoon events with my family and then helping to serve some of our great German food from 4 to 9 p.m. Stop by and enjoy a German Bier or wine and say hello. Prost!

Think Pink Milwaukee, It's Komen Week!

Pink is the color this week as Milwaukee preps for its 13th annual Susan G. Komen Race for the Cure on Sunday September 25th.

This national fund raiser event expects more than 16,000 people to walk and run for a cure for breast cancer. You couldn't find a more beautiful spot to hold an event like this. The azure blues of our Lakefront will be accented with all shades of pink this week in honor of the event.

The Calatrava addition to the Milwaukee Art Museum will be lit in pink. Lincoln Memorial Drive will sport giant pink ribbons on lamp posts compliments of Komen sponsor Kohls Department Stores. All this leads to the big event on Sunday morning. If you haven't registered yet, there are a few chances for in person registration this week. September 23rd & 24th at the Petit National Ice Center and at the lakefront on race morning.

On race day, be sure to plan time to visit exhibits on the grounds of the art museum. Lots of free giveaways, healthy snacks and info on breast cancer.

One of my favorite parts of this race would be the high school cheerleaders along the 5k route cheering support for the participants. Another is the opportunities to remember loved ones who are fighting the disease and those who have sadly lost the battle. This memorial last year brought tears to my eyes. But nothing beats the finish line. Watching the healthy cross hand in hand with a survivor. Watching doctors and nurses cheer patients on to the finish. All survivors crossing the finish receive pink roses!

A Lunch to Remember

Normally, I write about housing topics. However, I would like to tell a story about service since it's what a seller pays for when selling real estate and a buyer receives when purchasing a home.

While in Chicago the other day, I had to make a decision as to where to go for lunch. I thought I would make lunch my main meal of the day and go somewhere a bit special.

I chose on my day to enjoy the beautiful outdoor patio of the Peninsula Hotel. Now, real estate-wise, it is a beautiful piece of property-striking golden marble floors in lobby, thick oriental carpets, large outdoor patio with plush, comfortable, peaceful seating.

When I was to be seated, the host asked my name for reference. Shortly after being seated, the bus boy addressed me as Ms. Rossetto and would I like bottled water or tap?

Then, the waiter came to take my order and again addressed me by name, welcomed me and proceeded to treat me as though I was a guest at his home. I ordered my drink and entree and remarked to myself that the tab was going to be similar to a bill from a number of chain restaurants where I have also dined.

Yet at a loud noisy chain, not only does no one ask for my name or call me by my name, the servers don't even introduce themselves to me! The service is rushed and the servers ask questions in a robotic way, rather than in a genuine, caring way.

Think about where you spend your money. Yes, often times we are buying a product, however, part of the product should include the service and the experience. Go get the most for your money when listing your home or when purchasing one. After all, you've worked hard for it!

Menomonee Falls Safety Fair 2011

Saturday, September 10, 2011 The Village of Menomonee Falls will hold its Annual Falls Safety Fair from 10 a.m. to 4 p.m. The Safety Fair will take place at the Menomonee Falls High School, located at W142N8101 Merrimac Drive in Menomonee Falls. The Fair will include Fire Apparatus displays, Police displays, games, Sesame Street Puppet Show, Silent Auction, 911 simulators, Survive Alive Trailer, Flight for Life and many more displays. There will also be a commemoration in honor of the 10 year anniversary of the attack on our country on September 11, 2001. Please consider attending this special ceremony at 9:30am in the High School auditorium.

This year, the fair will also feature a “D.A.R.E. to CARE” Walk. The Walk will help raise funds to assist in keeping the D.A.R.E. Program in our schools for future years. The Walk will be held at the Fair starting at 8:30 a.m. Registration for the Walk will begin at 7:45 a.m. Walkers are asked to make a $10 donation, and will receive a “D.A.R.E. to CARE” t-shirt for their participation. Another fun event at the High School, will be the Menomonee Falls Neighborhood Watch "Silent Auction." This is your chance to bid on a wide variety of items, as well as, gift certificates and services donated by businesses in the Milwaukee area. Auction items will be on display in the gymnasium from 10 a.m. to 4 p.m. The winning bidders will be contacted after the event to make arrangements for pick-up/delivery and payment. The items may be purchased by cash or check, but no credit or debit cards will be accepted.

Be sure to mark this day on your calendar, it is sure to be fun for the whole family!

Summers Last Hurrah....spend it at the beach!

Living in Milwaukee has many special benefits, one of them is our Lakefront and all it has to offer. From Grant Park in Cudahy to Doctors Park in Fox Point, and a ton of places in between, our Lakefront is a treasure. So for the last hurrah of summer, why not visit the Lakefront and enjoy one of those places!

Bradford Beach has some new features the past year or two. On a recent visit with a friend, we enjoyed comfy chaise lounges with thick cushions and an umbrella. There are small cabanas, paddle boards and kayaks also for rent. During full season there is wait staff available! In the same location are quite a few beach volleyball nets for the active set. The old beach house has a grill and fountain, and there is a tiki bar right on the beach for some serious heat relief.

McKinley Marina is just packed with beautiful boats this time of year. The Milwaukee Sailing Center has some events for those interested in trying to sail. Bartolottas has a custard and hamburger stand right at the bottom of St Marys hill, and their new Harbor House is a great restaurant for that special occasion.

No one can miss the Calatrava, an addition to the Milwaukee Art Museum 10 years ago, this Santiago Calatrava design is unique to say the least. The Brise Soleil, is the wing like structure that opens and closes several times a day. Go hang out on a Saturday and you will see one wedding party after another show up for their photo shoots! The art museum is frequent host to large special exhibits, many which make only 1 or 2 other stops in the US.

Pier Wisconsin offers a Great Lakes Aquarium, and a great walking path. On the south side of Pier Wisconsin, you might find the Dennis Sullivan sailing ship docked. For a fee, you can go for a sail.

Now you are as far south as Henry Maier Festival Park, home of Summerfest, the world's largest music festival, and ethnic festival most summer weekends. Germanfest is a family favorite!

Take some time and check out our beautiful Lakefront this weekend. There truly is something for everyone. Park and walk around, or bring your bikes. The Good News And Bad News In Real Estate Sales

If you listen to the news or read the paper, you have been seeing some encouraging news of late.

GOOD NEWS: End of July numbers indicate that home sales in Wisconsin are up 34.4% over last year! If you think back, you will remember that the first half of 2010 included a hefty $8,000 tax credit for first time buyers who closed by June 30th, IF they had an accepted offer by April 30th. Last year May and June numbers for accepted offers were dismal to say the least, making the numbers this year not that hard to show improvement.

BAD NEWS: While the number of home sales are now on an upward swing, prices are not. In fact, the median home price dropped 5.9% this year to $139,000 (state wide).

What is happening? It's like a clearance sale. In order to clear large amounts of inventory, prices come down. With more foreclosures now approved by banks to hit the market, it appears that inventory will stay high through year end, keeping prices down. Only when inventory is at lower amounts, would prices stabilize and eventually head back up. So we have some time to wait on that, but homes are successfully selling. And, if you are moving UP to a higher price range, that will make for a sweet deal on the buy side. You can get a bigger home for the same price as 5 years ago.

Many of our mid priced homes are moving well with first time buyers entering the market. Rates are historically low, and 20 years from now, those buyers will be bragging about the deal they got with a 4% interest rate!

Menomonee Falls & Sussex Food Pantries

We all know that the present economy is in a poor state, and there are people in need. Sometimes, we need to be reminded that people in our own communities are in need, too. I recently helped a friend by bringing her to the Sussex Food Pantry. Just walking in the door helped put things into perspective for me. I saw families and individuals getting food, clothing and household items that they could not afford to buy. One woman asked when the school supplies would be coming so she could send her children to school with some basic necessities.

The Sussex Food Pantry is located at N63W23626 Silver Spring Drive, Sussex. Donations may be dropped off at the Food Pantry from 8:30 a.m. to 12:00 a.mm Monday through Friday. Pantry distribution hours are Mondays 5:30 p.m. to 7 p.m., Wednesdays 1:00 p.m. to 2:30 p.m. and Saturdays 10:00 a.m. to 12:00 p.m. They take food, clothing, personal hygiene items, pet supplies and basic housewares. For more information, you can call 262-246-9860. The Menomonee Falls Food Pantry is located inside the SDMF District Office at N84W16579 Menomonee Ave, Menomonee Falls. The Pantry is open to residents of Menomonee Falls, Germantown, Colgate, Lannon and Richfield Tuesday & Thursday 12:30-2:00 p.m. and 6:00-7:00 p.m. They take food and personal hygiene items. If you would like to donate clothing or children's items in the Menomonee Falls area, you can bring it to Holy Cross Lutheran Church located at W156 N8131 Pilgrim Road, Menomonee Falls. There is a department called the Northwest Trading Post, which offers gently used clothing in infant sizes through size 14-16. They also offer toys, high chairs, baby seats, strollers, play pens, buggies, car seats, diapers, formula, etc.when available. If you are in need of assistance, you are asked to bring one or two cans of food for the local food pantry in exchange for the clothing. For more information, call Northwest Trading Post at 262-251-2963. They take donations Monday, Tuesday and Wednesday from 9 a.m.-7 p.m., and are open weekdays 1:00 to 2:30 in the afternoon or from 6:00 to 7:30 in the evening. If you are unable to come during the scheduled times, please call for other arrangements.

Donating items you no longer need or use is a great way to help someone in need. If you know of other places near you that take similar donations, be sure to support them!

Negative Effects Of A Foreclosure or Short Sale-Besides Credit Scores

When considering a Short Sale or Foreclosure, there are more consequences to consider than just the effect on your credit! For example if you hold a government security clearance for a military, CIA or police position, that clearance will be revoked.

Current and future employers monitor your credit scores, and a short sale can cause a reassignment or termination.

A deficiency judgement can be placed against you for the amount of the shortage, or deficiency after a foreclosure, leaving you on the hook for that amount in the future.

Congratulations to Whitefish Bay, Franklin and Germantown for making Money Magazines "100 Best Places To Live In America!" Just announced, these three communities made the top 100, based on towns 50,000 and under and data including crime, schools, health care, job markets, cultural and outdoor activities.

Money Magazine has several lists of "best places to live" including best for "rich and single," job growth, and best deals on home prices.

Cream Puff Drive Through?

If you love the cream puffs at the Wisconsin State Fair but don't have a chance to visit for a day, there is a drive-through option!

Call the Dairy Bakery phone line (414-266-7111) the day prior, order your puffs, and then next morning between 6 a.m. and 8 a.m, drive through, pay and pick up! It's as easy as McDonalds. Such a sweet treat to pick up on your way to work.

For the past several years, Cream Puffs have been available in this drive-through method. Once a carry box was designed, it made the sweet treat easier to transport, and the drive-through makes them available to anyone with a car. (Note, this year, there is a new pick up location, Gate 6 near the Petit Center or Gate 8 on 76th Street. Aso note, you must be northbound to make a right turn into fair park) Same price, same great taste. I've ordered mine, maybe I will see you at the drive-through!

Germantown Parks Offer Something For Everyone!

Germantown offers many benefits to residents and visitors. One of them is the Park System. With 295 acres of parks from one end of town to the other, many are within walking distance of your home!

Many of the parks have a German name, and here are the translations:

Along with these parks are Fireman’s Park, Wilderness Park, which is an undeveloped natural conservancy, and County Park.

One of the most used parks is Kinderberg Park. It is right off Donges Bay Road, and close to Heritage Hills, Windsong, Sunberry Downs & The Preserve subdivisions. Another reason it is so popular is the super sledding hill and ice skating for winter fun, and the sprayground in summer. A kid friendly splash pad is refreshing in summer’s heat. There is also a playground, tennis courts, baseball diamond, and walking paths.

Kinderberg Park has a shelter which is available for public rental (262-250-4710), and it is the only enclosed shelter. The other parks have open shelters, also available for rentals.

The historic building on the corner of Jefferson and Mason that is Watt's will soon be the new location for Zita's.

Zita's bridal and couture women's clothing store will relocate from Whitefish Bay to the first floor of Watt's. Watt's will move their beautiful china, glasses, silverware, etc. upstairs and retain the Watt's Tea Room. Splendid!

Do Cash Buyers Get Better Deals?

Believe it or not, there are more cash buyers out there than you would think. First lets define a "Cash Buyer". A Cash Buyer would be a buyer for a property that has enough money to write a check for the total due at closing. Many times, that means investors, but more than ever we are seeing Cash Buyers across the entire market and all price ranges.

Last month, 20% of closings in our Metro MLS were "Cash Buyers," meaning NO FINANCING was involved. The interesting thing about the monthly stats was that the Cash Closings had sale prices of 91% of the asking price, while the financed sales were sold at 95% of the asking price. So you can see that money talks.

Why would there be such a big discount for Cash sales? It makes for a much easier and faster closing in most cases. You don't have to wait for the mortgage company to collect buyer documents and approve the loan. There typically is no appraisal done, saving more time, and possibly a dispute on value. With less red tape and much less time, a Cash Buyer can close within 7-10 days of an accepted offer!

Sell Now, Or Forever Hold Your Keys?

While our local Real Estate Market may not be that bad, to some sellers it is beginning to feel that way. Looking at days on market for listings in our area, it is not uncommon to see that number over 180 days. On the bright side, houses are still selling. But which houses are selling? The houses that are marketed at an inspiring price are receiving offers.

Is price really that important? As Realtors, we talk quite a bit about price. We counsel our buyers and we counsel our sellers. We know from experience that most buyers cannot be persuaded to submit an offer, no matter how perfect your house is, if it is overpriced by even $5,000. We know that you are probably tired of hearing about price, but if you aren't priced correctly you will miss a great opportunity to sell your property for top dollar.

Here's why: The 'ROBO-SIGING' mess has been cleaned up, and many banks are now ready to begin liquidating the properties that have been foreclosed. Over the next 90 days there will be an increase in foreclosures coming to market. While there may not be a large number of homes just like yours in the mix, they will affect home values and the bank appraisal, once an offer is received. Currently the law states, if 20% of area sales are foreclosures or short sales, they must be used as comparables in an appraisal. So, if 10 houses sold in your market area, and 2 of those properties were either a short sale or foreclosure (distressed sale), then when you get an accepted offer the bank appraiser will be required to use distressed sales to determine the value of your property.

A non-distressed property will sell for 100% of its value, short sales are selling for about 90%, and foreclosures typically sell for 64.9% of their value. This is important to know because these reduced values could be used to determine the value of your home in the coming months.

Our advice to you - if you want to sell, sell now! Make sure your house is in tip-top shape and look at your price with a stern eye. If an adjustment is needed - make it now! That way you will have a better chance of reaching your goal, and moving on to the next stage of your life. If you are not sure where to start, call us, we are here to help!

Menomonee Falls Independence Day Events 2011

The Village of Menomonee Falls will be celebrating Independence Day with a parade and fireworks on July 3, 2011. The parade will begin at 7 p.m. at the intersections of Elm Lane and Appleton Avenue. Parade participants will head east down Appleton Avenue to Woosencraft Drive. The parade is a pretty big event in Menomonee Falls. So big that spectators set up the day ahead to lay claim to the perfect spot! If you want to stake a claim, the Menomonee Falls Police Department will close Appleton Avenue between Elm Lane and Woosencraft Drive from 7:00 p.m. to 7:30 p.m. on July 2, 2011.

After the parade, head on over to the Menomonee Falls High School for some fantastic fireworks! The fireworks begin at dusk - approximately 9:30 p.m. Weather in Wisconsin is unpredictable, so if it rains we will watch the fireworks at dusk on July 5th instead. Now Is The Time To Buy!

Have you been wondering, when would it be a good time to buy a new home? Well, how about now?! The Wall Street Journal thinks this is the perfect time to buy. Among the reasons are Affordability and Employment. The cost of buying a home is down, interest rates are at 4.5% or below, and prices are low! Employment is up, Wisconsin's unemployment rate is at 7.4% - that's below the National Average of 9.1%.

Now is the time to buy, but don't take my word for it. Forbes Magazine told it's readers on 6/3/11 that this opportunity won't last forever. If you want to save money, now is the time!

National Public Radio (NPR) feels the same way! They announced that anyone planning on settling in for five years should get out and buy a house. NPR has nothing to gain by in their testimony, the are just pointing out the obvious - in case you missed it!

Now is the time to buy, but that isn't coming from a Realtor. CBS Money Watch told it's followers that this is a once in a lifetime chance to buy a house in these conditions. What conditions? Well, prices are historically low, and mortgage interest rates are too!

Kids from Wisconsin perform in Menomonee Falls!

The Kids From Wisconsin have performed around the state for years, entertaining and bringing smiles to those in the audience. On Friday, July 8th, at North Middle School in Menomonee Falls, you can check them out and see local MFHS grad Mackenzie Curran, who is touring with the show choir for her second year. Mackenzie was interviewed by Channel 12 during rehearsals this week.

The Kids from Wisconsin are a 40+ years old tradition, and their producer was a "kid" himself decades ago. You may have seen the Kids at the Wisconsin State Fair, where they perform two shows a day.

A group of 33 Wisconsin kids that auditioned and earned a spot in the troupe, spends 17 days at the State Fair dorms, practicing 12 hours a day in preparation for their summer tour. Their appearances number over 65 in 40 different venues around the state.

Breast Cancer Show House Shows Off Trends And Raises Money For A Cure!

Since 1998, The Wisconsin Breast Cancer Showhouse has treated visitors to not only a tour of a grand home, but the latest styles in decorating, while raising money to support breast cancer research. Over the past 13 years, $4.1 million has been raised and used by researchers at the Medical College of Wisconsin, right in our back yard.

Every year a new home is found and planning starts. Designers submit designs and bids for a room they favor. A board of review makes the selections and works with the current homeowner.

This years home at 3026 North Marietta Avenue is a center entrance colonial of natural cream colored stone. Corinithian columns, ornamental leaded glass, tiger oak flooring,and a carrera marble fireplace are just a few of the special features. Iron work by world renowned Cyril Colnik and Orlandini plaster work are found through the home. The coffered plaster ceiling in the dining room is a work of art with a plaster rosette in the center of each square. One of my favorite rooms was the butlers pantry with a double sink of German silver, and great display of treats, as if the home is ready for a party.

The 6,500+ square foot home was built by Christian Kurth of the Kurth Brewing Co, in 1917 for $42,000.

The Show House is open through June 19th, so you still have a chance to enjoy the home tour, get decorating ideas, imagine the life of beer barons from years gone by AND shop in the boutique. Show home hours vary by day, and advance tickets are available at many outlets, including all Shorewest offices.

Milwaukee Area Memorial Day Events

Memorial Day is that special day to remember our Armed Forces, particularly the fallen. This Memorial Day Weekend, at Wood National Cemetery, Michelle Witmer will be honored. Michelle, who grew up in New Berlin, was killed in Iraq in the line of duty and will be remembered in a special way this weekend.

Here is a list of other Memorial Day observances around the city and suburbs of Greater Milwaukee this weekend.

Another special event at Wood National Cemetery will happen June 4th and 5th. RECLAIMING OUR HERITAGE days focuses on veteran contributions over the years. A living history exhibit this event is great for the entire family. With reenactors portraying veterans from all U.S. conflicts, it is a memorable way for kids to learn about veterans and their way of life in the line of duty.

So along with Brewer games, barbeques, and yard work, be sure to remember our devoted veterans who gave everything for our freedom. Attend a Memorial Day event in your hometown!

It will be a busy weekend in the Village of Menomonee Falls!

On Saturday, May 28th, the Knights of Columbus will be hosting their 4th annual, Lucky Duck Derby. The Derby will be held at Mill Pond Park. Stop by and watch thousands of little yellow duckies 'race' to the finish line - just before the dam. Tickets to sponsor the ducks are available for purchase at the Knights of Columbus Clubhouse on Water Street, or the Village Centre Office. Sponsor a ducky and you could be a winner! Food and beverages will be available at the Mill Pond Park pavilion beginning at noon. Food, beverage, music and games for the kids will be available from 3 p.m. to 7 p.m. at the Knights of Columbus Clubhouse on Water Street. Call 262-255-2241 with questions, or to sponsor a ducky.

Also on Saturday, May 28th there will be a Sidewalk Market full of bargains, overstock and discounted items from local vendors. On Monday, May 30th, the Annual Memorial Day Parade is sure to have something for the whole family. The parade starts at Harrison and Main Streets, and heads west on Main Street to Grand Avenue then north on Grand Ave to Neu''s. The parade kicks off at 10 a.m. so get there early to get a great seat.

Memorial Day represents one day of national awareness and reverence, honoring those Americans who died while defending our Nation and its values. Whatever you chose to do this weekend, please take a moment to remember!

Quick decorations under 10 minutes to stage your house

Clear jars: Gather up several clear jars, different shapes, lids or no lids and fill them with various items to match a room. Create a vignet of three of them on a table, dresser, shelf, or mantle. What to put in the jar? Think simple--different kinds of colorful candy; rocks or seashells; different types of branches; different types of nuts in their shell; Christmas ornaments; spools of colorful thread; buttons; crayons; soaps; soaps in fancy wrappers.

Textiles: The most obvious is a throw or afghan over a sofa or chair, but what about draping a nice afghan over a stair balcony? Take old decorative pillows and tie scarves around them for a new look. Something crafty for winter? Hang hand knit mittens or hats from a cord in front of the fireplace. In the bathroom? Layer small, decorative hand towels on the towel bar. Fashion a new, decorative shower curtain from a quilt or decorative sheet.

Walls: Feel like painting? Purchase blank canvas from an art store, some paints to match a room and paint abstract shapes and hang. Cluster small items on a wall to take up large space--12 plates hung three across and in four rows. Like that old calendar? Cut the 12 photos and frame them with matting to create an inexpensive wall grouping. In the bedroom, hang a grouping of lovely evening bags or scarves.

Bookshelves and bookcases: Arrange and pile books based on color of the binding. Mix in colorful vases and candles in between groups of books. Hang pictures from shelves in front of bookcases to obscure some of the books and create interest.

Mother's Day Ideas 2011

Mother's Day is one of those days a family might look for something special to do with their mom. One of our family favorites for this holiday was visiting The Domes.

The official name is Mitchell Park Horticultural Conservatory, but most Milwaukeeans know it as "the domes." Located just off I-94 and S 27th Street, you can see the three giant and glass domes from quite a distance.

There are three large domes, each are 85 feet high, and 140 feet in diameter. The "show dome" has a new exhibit several times a year with a seasonal theme, say Easter/spring, Christmas, Trains to name a few. This Mother's Day the show dome features a "Rocky Mountain Spring" theme. It is a perfect place to take family photos, while a pianist plays tunes.

The Arid Dome is an oasis in the desert with thousands of cacti and other plants found in arid locations.

The Tropical Dome features a jungle setting, humid and warm with the sounds of the waterfall and smell of orchids. This is a very welcome feel in the dead of winter!

The Domes were constructed between 1959 and 1967, with the Show dome opening first in 1964. A little known fact is that there is a 4th and smaller dome towards the back that is where the county stores the orchids and other replacement plants. The five acre parcel was donated by Alexander Mitchell, grandson of General Billy Mitchell.

This fantastic Milwaukee County Park is one of the jewels of our park system. That system was originally designed by Frederick Law Olmstead, also known for his designs at the Chicago World's Fair and New York's Central Park.

Check out a new restaurant in the 3rd ward: Sail Loft. It is at 649 E. Erie. In the former Riptide space, they have added booths inside, and 180 outdoor dining spaces overlook the river so you can watch all the boating activity. I met Chef Shawn, and organics abound. They grind their own beef for burgers and serve organic fish, some coming from our own Sweet Water Organics. Great!

The Latest in Home Luxury Items- a $6,000 Toilet?

Kohler Company of Kohler Wisconsin will start taking orders next week for their newest design in toilets, one that does more than you can imagine and costs a hefty $6,000!

Kohler Company, founded in 1873 by John Michael Kohler, and Austrian immigrant, is well known for its plumbing fixtures-toilets, sinks and tubs. They also produce engines and generators. Today the company is run by grandson Herb Kohler. Located just west of Sheboygan, just an hour drive from Milwaukee will get you on their doorstep.

Take a look at their latest and greatest invention in this video clip! A toilet that senses one is near, and the lid lifts. The seat is heated, it has a connection for a radio or ipod for mood music, and has a built in sprayer, dryer and deodorizer! WOW...what is left? Hmmm, well depending on how long it is in use, it will determine how much water is needed to properly flush, which saves water on shorter "visits."

Kohler Co will start taking orders for this wonder next week. Not sure I know many who will be ordering, but I know many, many people who have Kohler fixtures in their home. As a REALTOR®, I've heard it said with such pride- "we have KOHLER fixtures!"

When buying a new home, a WALK SCORE can help you find a community that is easily accessible by foot. Environmental, Health, Financial and Community benefits are improved the higher the walk score. **Environmental benefits are due to less miles driven, less fumes and smog, along with less gas used from reserves. **Walking is a health benefit to individuals, while communities benefit from closer knit neighborhoods where neighbors walk to eat out, grab a coffee and shop. **Financial benefits include personal savings with less fill ups over time, and property values are reportedly higher in more walkable neighborhoods.

Village of Brown Deer Home Buyers Tour

The Village of Brown Deer and Positively Brown Deer are teaming up with area Realtors, Home Inspectors and Lenders on May 7, 2011 for a home buying expo. What is a Short Sale?

By now, you may have heard the term Short Sale. It is a term used in the news and real estate quite often. But what does it mean? Simply put, a Short Sale is a real estate transaction where the home owner owes their lender more money than they will net on the sale of their property. They will be short of funds to satisfy their mortgage. Because you cannot transfer the property to a new owner without paying the current mortgage, the lender must agree to take less money than they are owed. The seller is short in paying their mortgage, and that is where the term Short Sale comes from.

Short Sales can be a great way for a buyer to get a home for a lower price. The main problem regarding a property that is in a Short Sale position is time. There are quite a few items that the seller's lender will require before they agree to take the loss. Once all of the items are in the lender's possession, the file is sent through a review process. This process can take 30-45 days, or more. If a buyer is not pressed to make a quick move, a Short Sale can be worth their time.

Hopping down the bunny trail! This Saturday April 16, at noon, the Park and Recreation Department will hold the annual Germantown Egg Hunt at Firemans Park. Weather permitting, the hunt will occur at the park, if forced inside, it will take place at Kennedy Middle School. Details will be announced on the Park & Recs' Facebook page.

Menomonee Falls River Clean-Up

The Village of Menomonee Falls is having a Spring around Earth Day on April 16, 2011 to clean up the Parks and Rivers of Menomonee Falls. The event is sponsored by the Milwaukee Riverkeepers who has been organizing River cleanups for years. Everyone willing to join in should meet at Rotary Park off Fond du Lac Ave, just northwest of Lilly Road, for registration at 8:15 a.m. and the clean-up occurs from 9:00 a.m. until noon. Many locations of the River are available to clean up. Gloves and bags will be supplied. Return to Rotary Park at noon for drawing prizes and food. Find the weirdest item and win a prize!

Take Me Out To The Ball Park! Miller Park That Is!

Spring is officially here with the Brewers home opener, Monday April 4th, 2011. This is one of two days in Wisconsin that I consider an "unofficial" holiday! The other is Opening Weekend of deer hunting.

On those two unofficial holidays, there is a special excitement in the air all around town. Whether or not you are attending, the buzz takes over...conversations at the workplace focus on how the team will do, how the new guy will do, if the new coach will last. People are busy shopping for tail gate supplies, food and beverages. This year, the buzz is all about the new scoreboard that cost TEN MILLION BUCKS! According to the Milwaukee Brewers "The new scoreboard will differ from the current scoreboard in two major ways. It will be bigger, much bigger. And it will be a single screen, high-definition display.

The new video board will be 5,940 square feet, and will be the third largest scoreboard in major league baseball. The only larger boards in baseball are in Kansas City and Phoenix."

Did you know when it comes to fantasy league play, Milwaukee is #3 in the country?

But why bother with fantasy, when you can see Major League Baseball at Miller Park every week, now through October? With great promotions and giveaways like bobble heads, family priced special games, and great visiting teams, including big rivals like the Cubs, excitement is right off Hwy 41 & 45 in the heart of the metro area.

There is much excitement before the games, with the parking lots filled with tail-gaters, especially on Opening Day. Char grilling smoke hovers over the lots, while the smell of fresh cooked brats and burgers tells your senses, spring is certainly here!

A tip for home sellers:

So, your house is for sale, you just had a showing, and your Realtor contacted you afterwards. The feedback from the buyer sounds something like this:

"The bedrooms are too small" "The kitchen doesn't have enough cupboards" "We don't like the floor plan" "The house needs updating" "We don't care for the yard"

Sound familiar? What does this *really* mean?

Keep in mind that buyers have probably seen many, many houses that are similar in size and price to your house. They are comparing one house against the other--sometimes seeing many in one day or one weekend with their agent.

What they are really saying is..."this one has bedrooms that are too small *compared to other houses we have seen that are similar in price*"

It can only mean one thing, time to lower the list price, and spring is a great time to take action and get an offer so you can move onward!

Fresh Target - Menomonee Falls, WI

The Target in Menomonee Falls, located at N95W17707 Shady Lane, just got a facelift. In addition to the household, clothing, electronic, personal and pantry items they usually stock, they now carry fresh groceries. We stopped by this past Saturday to check it out, and found that the food was very fresh and priced competitively. We have a large family, so our bill is usually higher than most. We were pleasantly surprised when we were given our total. We found the experience to be quite pleasing because we were able to pick up a few clothing and personal items in addition to getting groceries.

The new fresh Target does not carry everything that you would find at a traditional grocery store, for example there is not a butcher, deli or bakery. The fresh meats and baked goods are pre-packaged, and the selection of fruits and vegetables is limited. However, we found the layout to be user friendly, and the quality and pricing to be pleasing. We will be shopping there again!

Milwaukee Wave Championship Celebration

The Milwaukee Wave is hosting a victory party to celebrate their 5th Championship, this Tuesday night at the US Cellular Arena in downtown Milwaukee.

The longest running professional soccer team in the US, the Wave ended its 26th season with a 16-7 win, and another Championship Trophy. Because that game was played in Baltimore, the Wave will celebrate the Championship with their loyal hometown fans Tuesday the 29th. Doors will open at 6:30 and the celebration begins at 7pm.

In the Championship game, the Wave scored first and continued on to win in front of more than 10,000 disappointed Baltimore fans. The Wave has provided affordable family entertainment in Milwaukee for more than a decade. Great Bike & Running Trail - THE OZAUKEE INTERURBAN TRAIL!

Many locals are familiar with the Ozaukee Interurban Trail, which runs from Ozaukee Counties southern line all the way to Sheboygan. The trail meanders through Mequon, Thiensville, Cedarburg, Grafton, and Port Washington and ends in Sheboygan.

A history of the trail recounts the original use as a railway corridor, and with the majority of the 30 miles being offroad, it makes for great family activities year round. Biking, running, inline skating, cross country skiing, provide 12 months of fun. I noticed in January with some sun, the asphalt causes a fast melt and bikers were out on a milder day!

Hop on at any point and enjoy smooth sailing on this asphalt paved trail perfect for bikes and runners. Many a marathoner-in-training can be found working up to their big event. From a family bike ride to a serious half day jaunt, the trail fits all cyclists. Some of my facebook friends recently commented about the Interuban Trail, when I posted a question on it:

From Ellen: "I love the Interurban! It's a great social ride. Stop in Cedarburg for a beverage or ice cream then enjoy a variety of neighborhoods. The view changes with the seasons and some critter always crosses your path. Love the new Grafton bridge too. I'm counting the days until my first ride of the season!"

From Dawn: "I really enjoy the trail. It's great for family rides or going at a bit of a faster clip with your social cycling friends. All-in-all a great trail."

And my neighbor in Germantown, Denise said "I love it for biking! Always bike to Cedarburg for coffee! We haven't gone on to Sheboygan yet."

While on the trail you can see everything from lovely homes in quiet subdivions, quaint communities and shopping districts to farm pastures. A recent addition of the bridge safely and easily gets you over I-43 near Port Washington.

FORECLOSURES-How Do They Affect My Value?

10 years ago, foreclosures were not that common. Unfortunately with the changes in the economy, they now exist in every community and price range. That's right, from the city to the suburbs of Greater Milwaukee, they are out there. From $10,000 to over a million dollars, from Milwaukee to River Hills. At Shorewest, our closing department reports that distressed sales (short sales and foreclosures) have creeped up to as much as 1/3 of our closings.

You may have noticed some in your own neighborhood, and wondered how they might affect your own values. At first, the effect was minimal. Now with record numbers of them, they definitely can, in two ways, PRICE & DEMAND. Steve Harney one of my favorite Real Estate experts nationally, explains this all so much better than I can in his recent post.

PRICE: Appraisers may consider them in valuing properties. They can definitely lower the values of homes which are not distressed sales. Note in Steve Harneys post, the comments from Chip Wagner, an appraiser, on this tough situation.

DEMAND: I have seen some neighborhoods that used to sell very well to first time buyers, and now draw very little if any interest from buyers. Many homes are foreclosures, and when Mrs Jones who lived in her house the past 40 years tries to sell, she gets no showings. The foreclosures bring down the appearance of the area as well as price. It is sad to see.

While the forclosure numbers are starting to slow, the banks still have a lot of inventory to release onto the market. It will take some time to get foreclosures back to "normal" numbers and marketing time.

The Home Buying Process

Congratulations! You have found a home to call your own, and are ready to draft an offer. Along with that decision, many times, you have the fear of the unknown. Relax, take a deep breath, and read on. If you understand the steps involved, buying a home will not feel so overwhelming.

Step 1: Research and planning
Many times, the home you have selected is a favorite of other buyers as well. That is why you need to have an Accredited Buyer's Representative on your side. As ABR agents, Kelly and I assist our buyers by counseling our clients on market conditions, price ranges, comparable properties and appropriate negotiating strategies.

Step 2: Submit an offer
Real estate transactions require a written contract, also known as an Offer to Purchase. In your offer, you will specify price and all of the terms and conditions you want to negotiate for. As ABR agents, we sit down with you and draft the strongest possible offer with your best interests in mind.

Step 3: The seller's response
When the seller receives your offer, their options are: ACCEPT or REJECT. If the Seller reviews your offer, and decides that the terms of the offer are acceptable, they will sign in acceptance. Once the signed offer is delivered back, you will have an binding contract. If the seller rejects your offer, it becomes null and void. The seller cannot change their mind at a later time. A new offer would need to be drafted.

COUNTEROFFER. Many times the seller is pleased with many aspects of your offer, but would like to negotiate on a specific term, such as price or closing date. At this time, they would submit a counteroffer to request the change. Both parties are able to submit counteroffers back and forth until both parties have agreed, and signed the most recent counteroffer. Once the counteroffer is signed by all parties, and delivered back, you have a binding contract.

Housing....The Next Generation

You’ve heard of all the generations, from the Greatest Generation, to the Boomers, and all the way through Gen X, Y and the Millenials. Each generation has its own characteristics, even when it comes to their views on homeownership.

It is interesting to see with this chart, those differences, and how the Greatest Generation seemed to have lower expectations than current generations. I see that in showing homes today. I sold a home for a family that raised 6 kids during the 1960’s. Their home had 3 bedrooms and ONE closet on the upper level . Yes, I said one closet! They made it work. Todays buyers could not even imagine living with one closet. To the buyers today, the bigger the better when it comes to closets!

Many of the early generations, have their fortunes in their homes, and have them paid off by retirement-a golden egg to pass on to their kids. Many in the middle generations and younger have borrowed so much against their homes to pay for kids college educations, remodeling projects or debt consolidations.

When it comes to housing, the youngest of buyers put much value into a good place to raise a family and good schools, your own space to do with as you please. An Investment is not their top reason to buy a home, but a part of the reason.

What Is The Difference Between A Short Sale And A Foreclosure?

2010 is a year that will have a lot of highlights, in real estate it was the year that Short Sales and Foreclosures were as much as 30% of our market. Those two terms are very popular, but sometimes misunderstood. Once I had a buyer ask why they call them "short" sales, when it takes so LONG to get to closing!

Many are still not exactly sure what is the difference between a short sale and a foreclosure. Both are challenging transactions both for buyers and sellers, and no question, both take a lot of patience to get to closing.
The main difference is who actually owns the home. In a short sale, the owner is a real person, mr or mrs "smith," while in a foreclosure the owner is the bank, who took the home back in a foreclosure action.

SHORT SALES are situations where an owner must sell their home, and the amount they owe on mortgages is more than the amount they can sell the home for in the current market. A short sale is only attainable, if the current owner is suffering a hardship that requires a sale. Hardships include: divorce, loss of job/income, or death of an spouse. A short sale is not necessarily a "deal" or a great buy, it is normally the market value; unfortunately the owner owes more than what that market value is, at this point in time. Once an offer is accepted, it can take anywhere from 1-12 months to close. It all depends on who the bank is, and how far the sellers and the bank have gotten through the short sale approval process.

FORECLOSURES are properties that are owned by the bank. They were in foreclosure, and after the proper timing and procedures the home was sold in a sheriff sale in order to pay off the current mortgage. The home then goes on the market as an "REO" or Real Estate Owned by the bank. There is an asking price, and once an offer is accepted, it takes 2-4 weeks to get to closing. I had some great tips on buying a foreclosure in a prior post.

It takes an extreme amount of patience to buy either type of distressed properties. A recent buyer, Meg & Tim Zei have this to say about their recent foreclosure purchase: "I wanted to walk away more than once. Once you make the decision that you CAN walk away if you need to, it's much easier to sleep at night."

The Attributes of a Listing Agent

Deciding to market your home can be tough decision. After all, your home is your largest investment. Choosing the right listing agent can make things go smoother than you think. Here are a few attributes that you should be looking for:

Full Time Agent - Is the agent you are interviewing committed to Real Estate full time, or is this something he/she does in addition to another job? Many part time agents don't have the time to stay on top of market conditions, follow-up on showings, communicate with you regularly or continue to learn on a daily basis. Kelly & I work hard to learn what is happening at every opportunity.

Knowledge of the Market - As Realtors, we need to be aware of market conditions. This covers a lot of ground. Things like mortgage interest rates, prices, days on market, inventory and area conditions are a few things that we need to be on top of. We also need to have knowledge of what is happening right now, what is projected in the future and how we got here.

Knowledge of the Area - Many Realtors cover an area that they are familiar with. Most of the time, it is their home town and surrounding communities. Knowledge of the area makes it easier to market your home. We can link the property to certain events, parks, etc. That doesn't mean we ONLY cover a small part of the map. If we receive a call in an area that we are not familiar with, we team up with local agent. We ask them to partner with us to market the property the best way possible, resulting in shorter days on market & a higher price.

List to Sale Price Ratio - It makes sense to hire the Realtor that can get you the highest price. That does not mean that you should price your house higher, but instead it mean pricing your home where the market dictates. Doing so will help get you an offer in a shorter time, with fewer counter offers and low offers. Correct pricing can shorten your days on market as well!

Honesty - This should be a no brainer, but many people will select the agent that will list their house for the highest price. We search for comparable properties, and give an accurate assessment of the current market. We realize that time is money when you are trying to sell your home. The longer your house sits on the market, the less money you will receive. It is not in your best interest, or ours, to tell you that you can get more for your home than you actually can.

There are many other great reasons to hire an agent to market your home. Sometimes you listen to the presentation and it all sounds great, but something doesn't feel right. Don't be afraid to ask questions, even if they seem silly. You should feel comfortable with your agent, and know that you can trust them to have your best interest at heart.

There are two main ones in Milwaukee,the Spice House downtown on Old World 3rd Street and Penzeys on the west side in Wauwatosa. People come in from the suburbs of greater Milwaukee to frequent both. There is a strong opinion on each, and cooks have their favorites.

If you are not familiar with either, today I'd like to share with you information on Penzeys. You may have seen their billboard on Hwy 45 at Capitol Drive. They are just behind the Target Store and south of the Harley Davidson plant. Penzeys has everything spicy including:
Spices, Herbs and Seasonings Specialty Spices Mills and Containers Gift Certificates Penzeys not only has a convenient location, but a great sized store cleverly arranged. This new location has a very cute old fashioned "kitchen" area set up with all the baking items, such as this display of Vanilla and other extracts. Who would have thought there were so many varieties of Vanilla...Regular, Mexican, clear (so as not to turn your white frosting brown) etc.

Penzeys also has some great gift boxes, prepacked with complimentary seasonings. From mini gift sets at $11.95 to a giant Grand Spice gift set for $179.95! There are some great wedding sets , BBQ sets, Chili Sets, Baking Sets, all packed with some bay leaves and a whole nutmeg.

If you can't make it out to Penzeys, shop their online online store or order a catalog which is stuffed with products and recipes.

With some cabin fever setting in these days, spend the rest of the winter spicing up your home with something from Penzeys. New Shopping Mall Planned in Brookfield!

The Marcus Corporation is planning the building of a shopping center in Brookfield, to be located on Bluemound Road, near Barker Road, in the former Menard's and Marcus Cinema space.

The center will model itself after the Bayshore Town Center, albeit, much smaller. Currently, one of the anchor tenants will include Von Maur, a chain department store which is similar to Nordstrom's. Fine dining space will also be included. Construction is to begin in June, with completion in late 2012.

Residents and visitors, alike, will greatly enjoy increased shopping choices!

End of 30-year fixed rate mortgage?

We often point out that a buyer should be more concerned about the COST of a home rather than the PRICE. Price obviously is a component of cost. However, unless you buy all-cash, you must also be concerned about the financing of the purchase. The price and the financing together determine the cost of a home. Today, we want to look at only the financing piece.

An opportunity exists today because of recent government involvement-- an opportunity that may never again be available in our lifetimes. There has been much discussion about what role the federal government should have in supporting homeownership. We will leave our opinions on the debate for another time. However, we want to alert you to two advantages available to a purchaser today that may disappear in the future: historically low interest rates and the ability to lock in these rates for thirty years

Interest Rates

Because of the financial crisis, the government stepped in and instituted a series of programs, which pushed mortgage interest rates to historic lows. If we look at 30-year mortgage interest rates before and after government intervention we see the impact these programs had.

According to Freddie Mac, from 2006 to the start of the financial crisis (the fall of 2008), the average rate was 6.29%. Since then, the average rate has been 4.92%.

A purchaser can still get a 30-year fixed rate mortgage at approximately 5%. However, interest rates this low may soon disappear. The government has questioned its role in supporting homeownership. In the administration’s REFORMING AMERICA’S HOUSING FINANCE MARKET: A REPORT TO CONGRESS, they are very strong in voicing their thoughts on this issue.

Our plan also dramatically transforms the role of government in the housing market. In the past, the government’s financial and tax policies encouraged housing purchases and real estate investment over other sectors of our economy, and ultimately left taxpayers responsible for much of the risk incurred by a poorly supervised housing finance market.

Going forward, the government’s primary role should be limited to robust oversight and consumer protection, targeted assistance for low and moderate income homeowners and renters, and carefully designed support for market stability and crisis response…

Under our plan, private markets will be the primary source of mortgage credit and bear the burden for losses.

What are the probable results of this decision?

The Royal Bank of Scotland: “The (government) currently provides 95% of housing finance in the U.S.; any reductions of their involvement in supporting mortgages mean interest rates will have to go up to induce private lending.”

AnnaMaria Andriotis, writer for Market Watch: “In the proposals were changes that will mean more expensive mortgages, with higher fees and, probably, higher interest rates, larger down payments and, in the near term, fewer lenders to choose from.”

The day of a 5% rate seems to be coming to an end.

Locking in a rate for thirty years

We must also realize that having the ability to lock-in a rate for 30 years may soon be a thing of the past.

There are a growing number of people who think that our mortgage industry should imitate those of other industrial countries around the world. If we do start limiting government support for the mortgage process, the 30-year fixed rate mortgage may disappear. Other countries, like Canada, only allow a purchaser to lock in a rate for a five year term. After that, the borrower must renegotiate a new mortgage at current rates. Could that happen here?

Mark Zandi, Chief Economist of Moody’s Economics.com addressing the administration’s recent report: “A private system would likely mean the end of the 30-year fixed-rate mortgage as a mainstay of U.S. housing finance. A privatized U.S. market would come to resemble overseas markets, primarily offering adjustable-rate mortgages. Based on the experience overseas, the fixed-rate share in the U.S. would decline to an average of between 10% and 20% of the mortgage market compared with a historical average of closer to 75%.”

Bottom Line

The COST of a home is dramatically impacted by the mortgage component. Today, we can get a 5% mortgage and lock it in at 5% for the next thirty years! Both of these opportunities may disappear in the near future. You should take this into consideration if you’re looking to purchase a home

What are YOU waiting for?

There has never been a better time to buy a home than this year! RIGHT NOW IN FACT! If you read the financial reports, you will see that home affordability has not looked this good in decades. Rates are low, prices are soft and inventory is very high.

As we enter the spring market, expect more and more listings to come on the market. More supply may mean lower prices, BUT if you are a buyer, beware that interest rates are on the rise! If prices go down, but rates go up-even slightly, you actually lose money. If you are waiting for the bottom of the market, you better move NOW! This chart shows the change that a slight difference in interest rate can make on a monthly payment. Multiply that difference times 30 years of mortgage payments and it is a HUGE savings!

Pending good news for four Waukesha subdivisions

Elmbrook School agreed to add four subdivisions into the district. They are Black Forest, Summit Lawn, Emerald Ridge and The Shire.

These subdivisions are geographically intermingled with other Elmbrook District subdivisions, so logistically it makes sense for those students to attend schools in the Elmbrook District, rather than the Waukesha District.

However, it will be up to the state to decide, and the request is being denied by Waukesha, as the total value of the parcels is 61.9 million. Waukesha feels that losing these parcels would negatively impact their budgets over the next five years.

Teach Me How To Bucky! A Celebration of Bucky's Win!

Congratulations to the Wisconsin men’s basketball team on another exciting win tonight against Michigan. A buzzer beater put us ahead by one, which in the end, gave us the win. This win is the last in a sting of exciting wins and upsets including “the” Ohio State University, losing its first game of the season to Bucky!

So stand up and cheer, or rather yet, learn to do the “bucky.” This video can show you how, using expert teachers like Bucky Badger, and a few clips from head coach Bo Ryan, who has the moves!

Since most of my posts over the years are instructional, this is an instruction in fun and team spirit. Try it and you will be ready for the next Badgers game, which is this Sunday against Northwestern.

Drip Drip Drip....Do You Have An Ice Dam?

Spring is on the horizon. We are teased and tortured about once a week with some warmer temperatures. It’s pretty sad when the thermometer hits 36 degrees and we think it’s warm! Just as we are thinking, YES, spring is coming soon, mother nature gets a second breath and belts us with a foot of snow! So much for the positive thinking!

But these ups and downs in temperatures play havoc with not only our minds and happiness levels, but the snow on our roofs. The high temperatures of the daytime get the snow melting down, and afternoon sunsets and cooler temperatures freeze it up again. But, when the gutters are solid ice, the melting water is forced to go backwards, up under shingles and it finds its way inside. Before you know it, the telltale stains are along the edges of the ceilings!

Here is an excellent article written by Mr Fix-It, Tom Feiza, a local home inspector and host of the Saturday morning fix it show on AM 620 WTMJ. He has excellent explanations, drawings and solutions in this article. I love the quick fix of filling a sock with snow melt and laying it in the gutter area.

Mr Fix-It explains why ice dams happen (its the right combination of weather conditions and certain types of pitches on roof lines), what you can do to improve ventilation and prevent them from happening.

Who is Fannie and Freddie and what do they have to do with my interest rate?

For anyone who pays any attention to headlines, you hear those two names often enough. You might know they are tied to the mortgage industry, but not really understand how.

Fannnie Mae and Freddie Mae are the backers of mortgage money, so that local banks can make more mortgages. If the local banks were limited to borrowing what actual money they had on deposit, they would be drastically limited. With mortgage backed securities, local banks and mortgage lenders borrow money to local homeowners, but then sell those mortgages on the “secondary” market, and get them off their books. That makes room for new loans, and the process starts over. New homeowners notice this when they borrow money from the local bank, but within 30 days to 6 months, they are required to start making their payments to Wells Fargo, Chase or one of the other mortgage giants.

The talk of the week is from the Obama Administration and how they would like to see the end of the government involvement in mortgages. According to local experts, this will directly translate to at least a one half percent interest rate jump for new borrows. That is aside from any other outside forces that affect interest rates, like the inflation, treasury bill rates etc.

How did things get so bad? There may be several theories on this, but most agree that during the Clinton Administration, there was a strong push to make the “American Dream” available to more and more people. With new lending requirements, and the reporting of lending records, banks found themselves making loans to buyers who would never normally qualify for a loan. But in order for their numbers to look better, banks approved those shaky mortgage loans. That has come back to bite them. We know see that the American Dream may not be meant for all, and has turned into a nightmare for many.

Watch for a lot of debate on whether the government should get out of the mortgage business. While the government should do what is best for all citizens, this is a critical time in the real estate market to start playing with fire. Numbers are starting to show that with no government intervention (can you say $8,000 tax credit) the real estate markets are starting to limp along unsupported. This talk and the implementation of the plan could put real estate back in the intensive care unit!

The West Bend Builders Association (WBBA) is offering a Home Building and Remodeling Expo on February 18, 19 & 20, 2011. It will be held at the Washington County Fair Park Pavilion - 3000 Pleasant Valley Road (Hwy PV) in West Bend, WI. The hours of operation are Friday 4pm – 8pm, Saturday 10am – 6pm and Sunday 10am – 5pm. Tickets are $5 at the door, Seniors & advance sales $3, and children under 17 are free.

Real Estate Reports are like the weather reports…You have to look at the LOCAL reports that would affect YOUR market. If you hear Barbara Corcoran on the Today show talking about real estate advice, always double check with your Realtor if that advice fits the local market.

Based on my personal experience and the statistics from my local market, it looks like the market is starting to move, and in the right direction! We are getting busy. Showings are up, open house attendance is up, and as this report shows, web hits on the super popular Shorewest.com are up.

Since more than 90% of today’s buyers start their home search on the internet, a web hit and click-through to your home’s information and photos is really your first showing. If the photos are good, and the buyers like what they see, they will take the next step and make an appointment to view the inside. Photos are only to get a buyer in the door, but they don’t buy a home just for the photos…

Once in the door, they will decide if the space feels good to them, if the layout works, and if the photos were really a true picture of what you have to offer. Of course, if they like what they see, an offer could be next!

Since the internet is the first stop for a majority of buyers, it is imperative for you to have a good web presence. That includes multiple photos, and good photos! If you have a fabulous yard and gardens that are now covered in 3 feet of snow, I would show summer photos of the garden in full bloom. If you live in a condo complex with a gorgeous club house and pool, photos of those amenities are a must. You are selling the lifestyle of living there, not just the home or condo unit! Of course, all this activity is for properties that are seen as correctly priced for this market. Those that are not priced correctly will not have the same results.

Open Enrollment for Menomonee Falls Schools

Menomonee Falls School District will hold their open enrollment for the 2011-2012 school year from Monday, February 7th through Friday, February 25th. The Board of Education has approved the opening of 46 seats in grades 4K through 3rd grade for the fall of 2011.

Parents must submit application to the Department of Public Instruction. You have to complete an application for each child, and they do not accept late applications for any reason. So, don’t delay!

Menomonee Falls 4 Year Old Kindergarten Registration

Many people feel it is important to begin educating our children as early as possible. The School District of Menomonee Falls shares in this belief. On February 3rd, 2011, the Menomonee Falls School District will hold a full day registration for four-year-old kindergarten students for the 2011-2012 school year. The registration will take place at the Community Center, W152 N8645 Margaret Road, Menomonee Falls WI from 8:00 a.m. to 8:00 p.m. If you have a child turning four by September 1st of this year, please plan on registering your child on this date. The Menomonee Falls School District’s Early Learning Center is located at Ben Franklin Elementary School. The Early Learning Center was constructed with the developmental needs of three-and four-year-olds, and provides learning stations and areas of exploration.

Parents who wish to learn more about the four-year-old program and the school day, the Menomonee Falls School District will be offering orientation sessions for parents. The sessions will be held at 10:00am and 6:00pm on February 3rd, 2011. All questions concerning the registration day should be directed to Ms. Kathy Marks at Ben Franklin Elementary School, 262-255-8470. If you are unable to register your child on February 3rd, you can register any time following February 3rd at the Menomonee Falls District offices, located in the Village Hall, W156N8480 Pilgrim Road. Should You Sell Now, Or Wait?

Most homeowners believe that Spring is the perfect time of year to put their house on the market. It makes sense, many leases end in spring, allowing tenants to purchase a new home. Spring symbolizes a new beginning, who wouldn’t want to start fresh in new surroundings in the spring? All of the emotion surrounding the purchase of a new home, timed perfectly with the symbolism of Spring make selling a house this time of year a great idea. Or is it?

It is no secret that we are in a Buyer’s market right now. Many Buyers are writing low offers and getting low interest rates, which equals a great low payment. It is also common knowledge that banks are telling us that there are millions of properties that are about to come on the market in the form of a short-sale or foreclosure. So how will all of these distressed properties effect your ability to sell for top dollar? Well, its simple: the more distressed properties out there competing for an offer, the lower your sale price will be. Many Buyers don’t mind putting in a bit of sweat equity, they were going to make changes on their new home anyway - why not pay even less and and make a couple extra changes?

You want to make a move, but need top dollar to make it happen? Then the time to sell is today. Waiting even 2 weeks can lower the sale price of your house by $1,000 or more! This may seem a bit ridiculous to you, but trust me, it is true. I see it everyday; a Buyer writes an offer, the Seller says they want more money - and the Buyer walks away. A few weeks later, a new Buyer decides they want to write an offer, but this Buyer offers less than the previous Buyer. Why? Buyer’s believe that the longer your house sits on the market, the less money it is worth. If you are serious about selling, always act as if the first offer is the only offer you will receive, and do your best to come to terms.

Now, back to distressed properties for a moment. How are those properties going to effect you, even if a Buyer is willing to pay a bit more because your house is move-in-ready? Simple: the appraisal. Distressed properties are driving the appraised value of properties down. Let’s say a buyer offers to pay $200,000 for your house, but their lender orders an appraisal and the value comes in at $185,000. Will the bank still finance the property for the agreed upon price of $200,000? No way! You will have 2 options at this point: lower the sale price or wait and see if you get a different Buyer with a different lender that has the appraisal come in higher. Most Sellers are lowering their sale price.

So, to answer our original question: Should You Sell Now, Or Wait? If you want/need to make a move this year - then move now! Don’t wait for more distressed properties to drive your value down. If you are in no hurry to move, then stay put. Experts are telling us that values won’t be back to todays pricing until late 2012 or 2013. Who knows, if you can hold out until 2014, we might even be back in a Seller’s market by then!
