The under-$300K market is still hot with two other condos going under contract this weekend after being on the market less than a week. Newer entry-level developments like Sunray Meadows, Pines at Orehouse, and The Villas have seen prices rise rather dramatically while other places that have been on the market for years are now getting offers. There are still good values, and with interest rates at historic lows, it&#8217;s a good time to be purchasing a second home, investment home, or moving up to a larger/nicer place. 				<content:encoded><![CDATA[<p>The Colorado Association of Realtors recently released real estate data for the mountain regions of Gunnison, Steamboat Springs, Telluride and Vail.  It’s hard to compare these four ski areas although buyers and sellers can generally draw these conclusions:</p>
<ul>
<li>Low inventory levels and strong buyer demand are pushing prices upwards.</li>
<li>Now that bank-owned properties and short sales are being absorbed, buyers are buying conventional homes.</li>
<li>Record low mortgage rates and rent increases are fueling the housing recovery.</li>
<li>Median prices are up 20% and Days on Market are down 15%</li>
</ul>

<p>Prices at Sunray Meadows condos in Steamboat Springs have been going up throughout 2012.  I represented the buyer back in May 2011 who officially marked the bottom of the market at Sunray Meadows by  paying $205,000 for a 2BR condo, and prices have been steadily rising since then.  Besides getting a great condo close to the Steamboat ski area, prices are still about half of where they were at the peak of the Steamboat real estate market so there is plenty of room for future appreciation.</p>
