Back In The Wild Wild West Of Wellington Short Sales!

We started listing short sales in Wellington as a commonplace listing in January of 2007. Those were the days! LOL! It was the Wild Wild West in short sales. That was the tag line if you attempted to do short sales in 2007 in Wellington Florida!

To put this in perspective Countrywide was still in business! In fact, during those times, Countrywide was the bulk of the short sales. Those were interesting times. There were no rules. In fact, Countrywide did not have many rules.

There was no HAFA, there was no HAMP, there was NO Equator, there was no SFR or CDPE, there were no incentives to lenders to get short sales done. In some ways we liked it better in the Wild West days because it was the agents and brokers that knew how to negotiate short sales and communicate with the banks that the lenders and servicers depended on.

We were in the ground zero of foreclosure territories in Florida. We were the ones in the streets watching the values of homes fall literally overnight and waking to a storm of homeowners in default and a flood of foreclosures coming down. So the lenders depended on Nestor Gasset and other brokers like Dan Forbes on the west coast of Florida to help them determine the values of the properties we were listing as short sales.

The first short sale we actually closed was on February 21, 2008. It was a condo in St. Andrews in Wellington.
The address is 11750 Saint Andrews.

We knew that this short sale was only going to sell for about $190,000 at that specific time. But the servicer who was not a big lender countered our offers back at $269,000. We had a nightmare of a BPO from an agent who lived over 80 miles away from Wellington with no clue of our values here. He did not have any comps because there were no comps because nothing sold since the bust.

We fought, fought, negotiated, negotiated. We kept showing the lender that the longer they were stubborn about $269,000 the lower price they would end up getting. I don't know how many offers we had coming in, there were a lot though, all in the price range we told the lender the condo was valued at. We went through buyer after buyer.

In the end, we were right, the lender was wrong. The unit finally sold after all this time for $150,000!!!! Look how much money the bank lost on this deal!

This Wellington short sale condo was on the market for 402 days!

When agents complain today about short sales taking so long we remember the days of over a year for short sale approvals and that is without buyers walking! Never say never, when we were writing about these negotiations on ActiveRain back then, 99% of the agents said they would never do a short sale. There were posts I can dig up about how doing short sales would be too much liability to brokers so they would not allow their agents to participate in short sales. Now, look at the posts on AR about short sales:).

We had to create our own short sale addendum because even the state boards did not have forms for short sales in January of 2007 and our MLS, well, that is a whole other post!

Wellington Little League- 9/10 Yrs Astros Win Final Play Off Game!

Wellington Little League- 10U Astros Win The Play-Offs. It was a nail-biter- we won by one run in the last inning. We started out strong and with runs ahead in the game but the other team scored some more runs. However, our boys came back strong. They really wanted to win.

Tyler scored the sixth run for our team making the tie. Then our son Tristan came across home base for the winning run! This means that they will be playing for the Wellington Rec Little League Championship Game Monday night.

This is the first time our son has played for the Championship so needless to say he is super excited and we are also. He did not pick up a baseball or bat until he was 7 years old. In just over 2.5 years he has really progressed in baseball.

He is one of the best pitchers in the league. He is a dynomite short stop.

We wish the entire 9/10 year olds Astro Little League team in Wellington the best and hope you all win the Championship. The team are playing is also very good. It will be a tough competition.

Speechless Sunday-Do I Really Need To Be Here?

I found this really cute photo of our son and granddaughter from Halloween in 2010. Our little granddaughter's eyes tell the story- as if to say- "Do I really have to stand her and pose for you?" It was so cute I just had to share it with you on Speechless Sunday. She is either upset that she has to wear that costume or she is upset that she has to stand next to our son all decked out in Star Wars gear.:)

FPEA 25th Homeschool Convention in Orlando- See You There!

Each year homeschoolers from all over the state of Florida make their pilgrimage to the FPEA - Florida Parent Educator Association homeschool convention which is held each year over Memorial Day weekend in Orlando. We basically take over the Gaylord Palms Resort convention center and hotel. Thousands of homeschooling parents and children come to this event.

This is my favorite convention that I go to each year. It is like a reprieve and a time to learn. The speakers are always top notch and the workshops empower us all with more ideas to help our children learn. Whether you are a parent who is thinking about homeshooling or a veteran homeschooler like we are this is the best convention to go to. You get to meet so many other parents from such varied backgrounds who are traveling the same homeschooling road as you are. I have been going to this homeschool convention since 1995.

Here is the booth for Champion Chess. They have tables set up and you can play chess during the convention. This takes place in the exhibitor hall:

If you are new to homeschooling then be careful, I will give you a warning, you will feel overwhelmed seeing the hundreds of exhibits. We have close to 1000 exhibitors with all kinds of different curriculum. Do not feel pressured into buying more than you can afford or more than you can handle.

To give you an idea of how big this convention is I added a very short video at the bottom of this post to let you know it will be crowded. But that is a good thing.

If you want to learn about unschooling and child led schooling there will be some very good speakers on those educational alternatives.

We are blessed this year with hearing United States Representative Daniel Webster who is going to be the keynote speaker for the 2012 Homeschool High School Graduation Ceremony that takes place during the Homeschool convention. He is known as the "Father of the homeschool law". He made it possible for us here in Florida to homeschool our kids back in the 80's when he was in the Florida legislature.

One event you will not want to miss is the Young Entrepreneur Showcase. It is just amazing what homeschoolers create as their businesses at such young ages. This is what you can do when you don't have mounds of homework every day after school:)

Currently there are 56 homes on the market in Wellington Florida that are listed as short sales.

The highest priced short sale for sale in Wellington right now is listed at $1,649,000 and that is for a 4 bedroom house in Palm Beach Point on Sea Mist with 6 stalls and a tack room with air conditioning along with a feed room. This home sits on about 5 acres of land.

The lowest priced home in Wellington right now that is a short sale is a little 2 bedroom townhome listed at $64,900. This is a great location for a groom or sole horse rider looking for a small place to stay while in Wellington during the Winter Equestrian Festival held each year at the world famous Palm Beach International Equestrian Center located in Wellington Florida.

There are 28 homes for sale in Wellington Florida listed as short sales that are between the prices of $200,000 and $400,000.

The Biggest Mistake Most People Make In Business

The biggest mistake that most people make is that they keep doing the same things over and over again expecting a different result.

Einstein said: The definition of insanity is doing the same thing over and over again expecting a different result.

What are you doing today that are the same things you did over the past year? What behaviors do you keep repeating, what thoughts do you keep thinking? Are these actions or non-actions keeping you from reaching the next level in your business?

If thoughts proceed action and if what you think about you bring about; are you where you want to be in your business?

The economy never really is the reason people fail in business but rather it is the excuse. In every economy good or bad there are amazing opportunities surrounding every community, every town, every business, every family, every person.

In order to achieve different results we must think different thoughts and perform different actions.

Your thoughts and actions are the reason you are where you are right now in your business. The biggest obstacle for obtaining the great life is that we are far too busy living the good life. We get comfortable. But when you are too comfortable you don't grow, you don't stretch, you don't get pushed to take the risks that will catapult you into where you really desire, dream and deserve to be.

In order to make the changes in your business you must not just take different actions- you must take extraordinary actions.

If you want normal then normal you will be. But "normal" is not a safe place to be. It is covered by a mirage. The mirage masks the real danger of being just "normal".

You are created to be extraordinary. You are created to shine. You are created to multiply your talents and then pay it forward to bless the lives of others. It is beneath you to be ordinary, it is not serving you to be just "normal".

You must begin to think in extraordinary ways, really take giant leaps of faith into unknown and oftentimes scary risks for with great risk comes great reward.

You need extra horsepower, you need more thoughts in intention, you need more activity, more actions and more goals.

Only you and God know your true potential. We can not judge that for you. Only you can judge whether you are making the progress you are designed to make or you are holding back from your greatness and success.

I read in a book, " An interesting thing about success is that it's like a breath of fresh air, although the last breath of air is important, it's not nearly as important as the next one."

For me I am not happy when I know I am not striving to be all that I am destined to be. I feel great accomplishment and great success as I reach new goals, stretching to get to the next level and overcoming obstacles that get in the way of my successes. I am happiest when I am striving to reach my full potential. Anything less is not serving me, my family or my God. I feel it is my duty, my ethical duty to work consistantly to be the best that I am able to be at any given moment and then some.

I hope you dance, I hope you shine, I hope you sing a new song with new words. I hope you take massive action today and then again tomorrow.

Motherhood Is The Highest Calling

Motherhood is the most important calling given to women. Women who do not have children or who do not adopt children have many opportunities to serve as mothers in many capacities.

I was blessed with having 9 children, 6 of whom I gave natural birth to and the other 3 are my children by marriage but they are just as important to me as my own children. I am blessed to have 6 grandchildren also. This gives me even more opportunities to touch the lives of these children.

God entrusted women with this highest and most influential of all callings because mothers are the main influence of the generations. Women influence fathers because through a woman a father is born. Women influence sons for the woman gives birth to her sons. Women influence their daughters through birth. This is the one way in which all women influence the next politicians, doctors, lawyers, entrpreneurs, mothers and fathers, wives and husbands.

It is after the birth of our children that we choose to magnify our callings as mothers, or not. It is through the example we set for our children that will determine the choices they will make for the rest of their lives.

It is our choice to pick up that responsibility or to leave it to others but we must never forget whatever that choice is going to be or is- that in itself is yet an example.

This is my favorite song relating to mothers. Mothers know what to say and when to say it. Not all of of us have had ideal mothers. For those of us who have had troubled childhoods I want you to know from my own experiences that you can choose to be a great mother.

I read books on cleaning the house when I was just a teenager and I learned how to cook when I was ten years old because I dreamed my mother would bake us a cake. So I baked the cake.

I am blessed that God trusted to give me all these children. I love my children and grandchildren. I hope that my example of taken the bad things that happen, putting them into perspective, taking responsibility and making the choice NOT to be a victim, to appreciating my husband and to teach my children to ALL be contributers to society not leeches and to know that their dreams are very important, and most of all to know that God lives- I pray that this is the least that I have done for my children.

Speechless Sunday- Red Tomatoes

Speechless Sunday- Red Tomatores, I truly wish I could grow tomatoes like this. I think Lenn Harley knows how to grow tomatoes that look like these. Year after year I try here in Florida to grow tomatoes. Florida is one of the largest producers of tomatoes in the entire world. In fact, in the winter, Florida provides most of the states with this juicy red fruit all through the winters!

But this photo I took in San Francisco at the Farmers Market. These tomatoes were so red and bright. As soon as I saw them I knew it would be a vivid color photo. We did buy a bag to eat also!

Wellington Fl Baseball Ready! We Won Today- First Round in Play Offs!

Wellington Fl Baseball Ready! We won the next round in the play offs for Wellington Recreational Little League today!

It has been raining so much lately that the play off games keep getting pushed off. This also makes us in a tight time crunch as the games all have to get played. So going into the play off game today our son's team had two bys. We won today but it was a nail biter that is for sure!

Our son started out pitching even after having a fever and not feeling well yesterday. He won't let his team down. We have 4 good pitchers on our team. Strategically this is great for the play off games because one pitcher does not have to pitch more than a couple of innings keeping in the pitching count rules for Little League.

We had a very exciting day today as we were ahead but then the other team caught up to our lead. We had a few bad errors and then the other team got ahead by three runs.

We ended up at the last inning being able to tie the score! We ended up winning with three runners coming into home but of course, we only needed one run to win.

Congrats to our Astros team!!! Go boys!!! Be baseball ready for next game!

This property is located in the Emerald Forest subdivision in Wellington Florida. This home has 3 bedrooms and 2 bathrooms with a private pool and about 1,370 square feet under air and 1,808 total square feet.

This short sale was sold for $135,777 which was a pre-approved price from the short sale lender.

This property sold for ALL CASH. The buyers paid cash for this property.

In fact, the last three closings we had were ALL CASH closings on the buyers sides.

This Wellington short sale was our listing and from the date of the listing to the date of sitting at the closing table it was 215 days.
