      <title>Scottsdale AZ Single-Family Home Sales – March 2025</title>
      <description>- March 2025 Scottsdale Homes for Sale and Home Sales - We saw a decent uptick in sales in March, moving into the 400+ region for the first time since last Spring. Pending contracts were down, which is unusual, but UCBs were up. Every month, we look at the sales metrics below and plot their progress on a month-over-month basis: - Single-family homes for sale - Orange Line - How many homes were for sale at the end of the month. - Under contract, but accepting backup offers (UCB)* - Gray Line - The number of UCB contracts at the end of the month. - Pending home sales* - Yellow Line - How many pending sales there were at the end of the month.- Home Sales - Blue Line - How many homes sold that month.  MARCH 2025 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2025/04/Scottsdale-AZ-home-sales-March-2025.png"&gt;Scottsdale Homes for Sale: Inventory continues to increase, and we are now more or less back at levels we saw when we were in a normal inventory market. This is good news for buyers.
UCB (Under contract, accepting backup offers): UCB contracts rebounded very healthily in March. The month closed with the highest number of UCBs in the past year.
Pending Homes Sales in Scottsdale: I was surprised to see pending contracts drop by 10% when compared to the end of February. During the high season, we tend to see growth here.
Scottsdale Home Sales: Sales were very strong in March, coming in above 400 for the first time since last Spring.
Here are two more sales metrics we track for the Scottsdale real estate market. &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2025/04/Scottsdale-real-estate-market-March-2025.png"&gt; Percent Change Month Over Month - This metric measures how sales and contract activity change on a monthly basis. For instance, home sales in March were up 10.2% when compared with February. Sales Price to List Price - This measures the strength of the market by monitoring what homes are listed for and then what they ultimately sell for. In March, it was 96.6%, which means, on average, buyers saw a 3.4% discount off of asking prices *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <title>Scottsdale AZ Single-Family Home Sales – February 2025</title>
      <description>- February 2025 Scottsdale Homes for Sale and Home Sales - February was a nice month of growth for home sales in Scottsdale. Each month, we track the following four sales metrics: - Single-family homes for sale - Orange Line - The number of homes on the market at the end of the month. - Under contract, but accepting backup offers (UCB)* - Gray Line - How many UCBs there were at the end of the month.- Pending home sales* - Yellow Line - The number of pending contracts at the end of the month.- Home Sales - Blue Line - The number of home sales over the course of the month.  FEBRUARY 2025 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2025/03/Scottsdale-home-sales-February-2025.png"&gt;Scottsdale Homes for Sale: Inventory continued to climb in February, coming in 5.5% higher than the end of January. This is the highest we have seen it in many years, which is good news for homebuyers.
UCB (Under contract, accepting backup offers): I would have expected UCB activity to increase in February since we are in the high season, but the number of UCB contracts fell slightly to 200.
Pending Homes Sales in Scottsdale: Whereas UCB activity was subdued, we saw an 18.3% increase in the number of pending contracts at the end of the month, bringing us in line with where we were at the same time last year.
Scottsdale Home Sales: There was significant growth on the sales front. There were 369 home sales, which is the third-highest we have seen in the past 12 months.
In this bottom section, we track two more items related to home sales in Scottsdale. &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2025/03/Scottsdale-real-estate-market-February-2025.png"&gt; Percent Change Month Over Month - Here, we are looking at how things improved or declined on a month-over-month basis. As an example, home sales were up 21.1% between January and February. Sales Price to List Price - This metric gives us a sense of how home asking prices are holding up when compared to their actual selling prices. In February, we came in at 96.5%, which means on average, homes sold for 3.5% less than they were listed for. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <title>Scottsdale AZ Single-Family Home Sales – January 2025</title>
      <description>- January 2025 Scottsdale Homes for Sale and Home Sales - The Scottsdale single-family home market had a solid start to the year in January.  In this monthly report, we track several sales metrics to keep an eye on our local market.  - Single-family homes for sale - Orange Line - How many homes were for sale at the end of the month. - Under contract, but accepting backup offers (UCB)* - Gray Line - The number of UCB contracts at the end of the month.- Pending home sales* - Yellow Line - How many pending sales there were at the end of the month.- Home Sales - Blue Line - How many homes sold that month. JANUARY 2025 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2025/02/Scottsdale-home-sales-January-2025.png"&gt;Scottsdale Homes for Sale: Just as we see inventory dip at the end of the year, the number of homes for sale tends to rebound in January. This January was no different. In fact, this is the highest we have seen it in a very long time. The last time we were above 1,300 homes for sale was April 2020!
UCB (Under contract, accepting backup offers): After a seasonally slow December, new contract activity was up 36.4% in January
Pending Homes Sales in Scottsdale: Pending sales also saw a nice increase in January as well. This is promising news for home sales in February.
Scottsdale Home Sales: Sales in January were down slightly, but turned in a decent performance coming off of the lower number of contracts that had been in the pipeline.
This next section contains two additional monthly sales metrics that we track: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2025/02/Scottsdale-real-estate-market-January-2025.png"&gt; Percent Change Month Over Month - On the top, we are comparing monthly performance to the previous month's performance. For instance, pendings were up 20.3% in January when compared to December. Sales Price to List Price - Here we compare the average list price of homes for sale with the average sale price the homes went for. In January, it was 95.8%, which means on average, buyers saw discount of 4.2% off of asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <title>Scottsdale AZ Single Family Home Sales – December 2024</title>
      <description>- December 2024 Scottsdale Homes for Sale and Home Sales - With the end of the year, we tend to see a little flurry of activity as people are trying to get things done before the new year. We also see inventory decrease as people take their homes off of the market for the holidays and many listing contracts expire on December 31st.For this report, we track four sales metrics related to Scottsdale's housing market:  - Single-family homes for sale - Orange Line - The number of homes for sale at the end of the month. - Under contract, but accepting backup offers (UCB)* - Gray Line - How many UCBs there were at the end of the month.- Pending home sales* - Yellow Line - The number of pendings at the end of the month.- Home Sales - Blue Line - The number of home sales over the course of the month. DECEMBER 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2025/01/Scottsdale-home-sales-December-2024.png"&gt;Scottsdale Homes for Sale: Inventory dipped as we closed out the year. This is something we see annually due to the holidays and expiration dates on listing agreements.UCB (Under contract, accepting backup offers): After a strong November, we saw new contracts fall off in December. We tend to see this every year due to the holidays.Pending Homes Sales in Scottsdale: Similarly to UCBs, pendings also fell, but at a slower pace.Scottsdale Home Sales: November's strong activity around new contracts led to a 4.3% increase in sales in December.
Below are two more sales metrics we track to monitor Scottsdale's market. &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2025/01/Scottsdale-real-estate-market-December-2024.png"&gt; Percent Change Month Over Month - Percent change compares the month's activity with the previous month's. With the exception of home sales, which increased, all of the other items saw a decrease in December. Sales Price to List Price - This measurement gives you a sense of what homes are selling for in relation to their asking prices. In December, it was 97%, meaning homes sold on average for 3% less than what they were listed for. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.  Curious about your buying power?       <title>Scottsdale AZ Single Family Home Sales – November 2024</title>
      <description>- November 2024 Scottsdale Homes for Sale and Home Sales - November was a quieter month for Scottsdale home sales, as it usually tends to be as people head into the holidays. Inventory and sales were down, but there was a little bit of an uptick in new contract activity. Each month, we keep tabs on four key sales metrics:  - Single-family homes for sale - Orange Line - How many homes were actively listed at the end of the month. - Under contract, but accepting backup offers (UCB)* - Gray Line - The number of UCB contracts there were at the end of the month.- Pending home sales* - Yellow Line - How many pending contracts there were at the end of the month.- Home Sales - Blue Line - How many homes sold over the course of the month. NOVEMBER 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/12/Scottsdale-home-sales-November-2024.png"&gt;Scottsdale Homes for Sale: After several months of increases, the number of homes on the market fell in November. However, November was still the second-highest we have seen in the past year.
UCB (Under contract, accepting backup offers): UCBs were up 13.3% over October. This performance is similar to what we saw in May and June of 2024.
Pending Homes Sales in Scottsdale: Pending sales remained the same with 168 at the end of the month.
Scottsdale Home Sales: As I mentioned last month, October's fewer contracts led to fewer sales in November. A total of 292 homes sold this month.
Here are two more things we track monthly to give us a better perspective on the Scottsdale market: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/12/Scottsdale-real-estate-market-November-2024.png"&gt; Percent Change Month Over Month - Here, we look at the rate of change between the current month and the previous month. This metric allows you to track trends in sales activity. For instance, home sales were down 7.9% between October and November. Sales Price to List Price - This metric measures what homes are selling for in comparison to what they were listed for. In November, it was 97.0% which means buyers saw a discount of 3.0% off of asking prices on average. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month. And second, we saw new contracts move higher, most likely spurred on by the drop in interest rates.  - Single-family homes for sale - Orange Line - How many homes were actively for sale at the end of the month. - Under contract, but accepting backup offers (UCB)* - Gray Line - The number of UCB contracts at the end of the month.- Pending home sales* - Yellow Line - How many pending contracts were at the month's end.- Home Sales - Blue Line - How many homes sold that month.  SEPTEMBER 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/10/Scottsdale-real-estate-market-September-2024.png"&gt;Scottsdale Homes for Sale: Inventory was up 8.2% over August. This is the second biggest jump we have seen in the past year, with January was the highest as this is when people put their homes on the market after the holidays.
UCB (Under contract, accepting backup offers): The number of UCBs rebounded in September, most likely due to lower interest rates.
Pending Homes Sales in Scottsdale: We saw a second month of pending contract growth. This is good news as UCBs and pendings determine sales volume for the following month or two.
Scottsdale Home Sales: This was the fifth month of sales volume decline. Interestingly, this is the same number of sales we saw in October 2023.
Here are two more sales-related metrics we measure monthly: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/10/Scottsdale-home-sales-September-2024.png"&gt; Percent Change Month Over Month - Here, we are looking at how each of the items performed compared to the prior month. For instance, there was a 15.1% increase in UCB contracts between August and September. Sales Price to List Price -This metric measures what homes sold for in comparison to what they had been listed for. In September, buyers on average saw a 3.5% discount of off asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <title>Scottsdale AZ Luxury Home Market – July 2024</title>
      <description>- Scottsdale Luxury Home Market Performance for July 2024 - The month of July was another decent month for this market segment. While we are seeing slower activity overall in the single-family home market, luxury homes in Scottsdale and Phoenix are still posting strong sales numbers. We did see a drop in new contracts in July, so I anticipate August numbers decrease. This report covers the luxury home market in Scottsdale. All of these homes were on the market for $1 million and above. We sorted these homes into four price segments to show additional detail.  - JULY 2024 - Scottsdale Homes Priced Between $1,000,000 - $1,499,999 &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/08/1-to15-jul.png"&gt; - Active Scottsdale Homes on the Market: Inventory was more or less level with June and was slightly above the 12 month average.- UCB Scottsdale Home Sales: After an excellent June, UCB contracts fell back down to around where we were in April and May. - Pending Scottsdale Home Sales: The number of pendings fell by 60% by the end of July. This is the second lowest we have seen them this year. - Scottsdale Homes Sold: Sales rebounded in July to close out the month with 78. This is above the 12 month average of 70.- Sales Price to Listed Price: 96.9% - On average, buyers saw a discount of 3.1% off of list price.  Scottsdale Homes Priced Between $1,500,000 - $1,999,999 &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/08/15-to-2-jul.png"&gt; - Active Scottsdale Homes on the Market: The number of homes on the market fell by 7% between June and July. - UCB Scottsdale Home Sales: Although UCBs were down slightly in July, they still turned in a decent performance for this price segment.- Pending Scottsdale Home Sales: Pending contracts fell to the second-lowest we have seen this in the past year. - Scottsdale Homes Sold: After a disappointing June, home sales saw a healthy 23.4% jump in July . They also came in above the 12 month average.  Scottsdale Homes Priced Between $2,000,000 - $2,999,999 &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/08/2-to-3-jul.png"&gt; - Active Scottsdale Homes on the Market: The number of homes for sale fell for the third month in a row. They are now close to levels we saw around this time last year. - UCB Scottsdale Home Sales: The number of UCB contracts fell 42.1% between June and July. - Pending Scottsdale Home Sales: Pendings contracts also fell in July, but not as dramatically. - Scottsdale Homes Sold:  Home sales declined for the third month in a row, but were still close to the 12 month average.- Sales Price to Listed Price: 95.1% - On average, buyers saw a discount of 4.9% off of list price.  Scottsdale Homes Priced $3,000,000+ &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/08/3-jul.png"&gt; - Active Scottsdale Homes on the Market: Inventory was down again in July. The month ended with 209 homes on the market. - UCB Scottsdale Home Sales: UCB contracts dropped quite a bit and turned in the second-lowest performance of the past year. - Pending Scottsdale Home Sales: Pending sales were down slightly when compared with June. - Scottsdale Homes Sold: Home sales remained level between June and July and also came in above the 12 month average.- Sales Price to Listed Price: 94.0% - On average, buyers saw a discount of 6.0% off of list price.       <description>- July 2024 Scottsdale Homes for Sale and Home Sales - As I alluded to last month, sales activity has continued its seasonal slowdown now that we are in the middle of summer. SCOTTSDALE HOME SALES ACTIVITY –  JULY 2024Each month, we track several items that help us get a better feel for where the market is: - Single-family homes for sale - Orange Line - How many homes were for sale at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line -The number of homes in UCNB status at the end of the month.- Pending home sales - Yellow Line - How many pending contracts there were at the end of the month.*- Home Sales - Blue Line - How many homes sold over the course of the month.  JULY 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/08/Scottsdale-home-sales-July-2024.png"&gt;Scottsdale Homes for Sale: The number of homes on the market dropped again to levels not really seen since last Fall. I would attribute some of this to people taking their homes off of the market during the summer as well as fewer new listings coming to market.
UCB (Under contract, accepting backup offers): UCBs fell to the lowest level we have seen since last Fall. The 12 month average for UCB contracts is 162.
Pending Homes Sales in Scottsdale: Pendings were also down, off 29.1% when compared with June This is the lowest we have seen this figure in the past 12 months, with the exception of December.
Scottsdale Home Sales: Sales were down in July, but not dramatically. However, with the larger drops in UCBs and pendings this month, sales will probably be down even lower in August.
Here are two more things that we track monthly to stay on top of the market: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/08/Scottsdale-real-estate-market-July-2024.png"&gt; Percent Change Month Over Month - Here we compare how things are performing relative to the previous month. For example, home sales in July were down 1.6% when compared to June. Sales Price to List Price - Sales price to list price is a simple way to get a sense of the market. It measures the difference between asking prices and sales prices. The higher the percentage, the closer the sales price was to the asking price.       <title>Scottsdale AZ Single Family Home Sales – June 2024</title>
      <description>- June 2024 Scottsdale Homes for Sale and Home Sales - As the temperatures go up, we tend to see sales activity fall. June was no exception. Activity on almost all fronts slowed. SCOTTSDALE HOME SALES ACTIVITY –  JUNE 2024Below are four sales metrics that we track monthly: - Single-family homes for sale - Orange Line - The number of homes on the market at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line -How many UCB contracts were at the month's end.- Pending home sales - Yellow Line - The number of pendings there were at the end of the month.*- Home Sales - Blue Line - The number of home sales during the month.  JUNE 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/07/Scottsdale-home-sales-June-2024.png"&gt;Scottsdale Homes for Sale: Inventory dropped 8.2% between the end of May and the end of June. Some of this could be attributed to people taking their homes off of the market or waiting to list their homes when it is cooler.
UCB (Under contract, accepting backup offers): UCB contracts were the only sales category that increased in June. The month closed out at 177, which is ahead of the 12 month average of 162.
Pending Homes Sales in Scottsdale: Pending contracts slipped for the third month in a row. After five months in the 200+ range, we closed out June with 195.
Scottsdale Home Sales: Home sales saw a decrease of 24.1% in June. And based on lower UCB figures, I anticipate July will come in even lower.
Below are two more sales-related items that we keep an eye on: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/07/Scottsdale-real-estate-market-June-2024-c.png"&gt; Percent Change Month Over Month - This simply compares the current month's activity to the previous month's activity. For instance, UCB contracts were up 1.1% when comparing May to June. Sales Price to List Price - This metric gives you a quick idea of home prices and how much sellers are willing to negotiate. In June, the sales price to list price came in at 96.5%. That means on average, buyers saw a 3.5% discount off of asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <title>Scottsdale AZ Single Family Home Sales – May 2024</title>
      <description>- May 2024 Scottsdale Homes for Sale and Home Sales - After a somewhat lackluster April, we saw further declines in activity in May. SCOTTSDALE HOME SALES ACTIVITY –  MAY 2024Each month, we review the sales activity for homes in Scottsdale. To glean a better understanding of the  market, we track the following items on a monthly basis: - Single-family homes for sale - Orange Line - How many homes were in active status at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line -The number of UCBs at the end of the mont. - Pending home sales - Yellow Line - How many pending contracts there were at the end of the month.*- Home Sales - Blue Line - How many homes sold that month. MAY 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/06/Scottsdale-home-sales-May-2024.png"&gt;Scottsdale Homes for Sale: The number of active listings fell slightly in May, but we are still in a healthier range in terms of the number of homes for sale.
UCB (Under contract, accepting backup offers): There was a steep decline in the number of UCB contracts in May. We had been in the 200+ range for several months, but UCBs fell to 175 in May. This is similar to where it was in June 2023.
Pending Homes Sales in Scottsdale: The number of pending contracts also fell steeply. We closed out the month with 216 pending sales, a 19% decrease compared to April.
Scottsdale Home Sales: Home sales were down moderately. We ended the month in the 400s, but based on UCB and pending action, I predict an upcoming decrease for June.
This next section has two more sales metrics that we track: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/06/Scottsdale-real-estate-market-May-2024.png"&gt; Percent Change Month Over Month - This metric tracks monthly activity and compares it to the previous month's activity. As you can see, we are seeing slower activity on all fronts. Sales Price to List Price - Here we compare the difference between what homes had been listed for compared to what they sold for.       <description>- April 2024 Scottsdale Homes for Sale and Home Sales - Typically, April is a very strong month for sales, building off of the momentum from the high season. However, this April had some less than impressive results. SCOTTSDALE HOME SALES ACTIVITY –  APRIL 2024 We track the following sales statuses on a monthly basis: - Single-family homes for sale - Orange Line - The number of active listings at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - How many homes were in UCB status at the end of the month. - Pending home sales - Yellow Line - The number of pending contracts at the end of the month.*- Home Sales - Blue Line - The number of homes that closed during the month. APRIL 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/05/Scottsdale-Home-Sales-April-2024.png"&gt;Scottsdale Homes for Sale: Inventory was back up slightly by the end of April. It is nice to see this return to a more historically normal level.UCB (Under contract, accepting backup offers): The number of UCB contracts dropped by over 16%. Granted, this is being compared to the best performing month of the last year, but I was anticipating it coming in a little higher.Pending Homes Sales in Scottsdale: Pending contracts were also down, although not dramatically. However, this was still a strong performance for the month.Scottsdale Home Sales: Home sales broke the 400 mark for the first time since May 2023. I would like to see sales stay in this range for May, but with the drop in UCB contracts, it may dip back into the 300's.
In this next section, we will go over two other items we track: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/05/Scottsdale-real-estate-market-April-2024-a.png"&gt; Percent Change Month Over Month - On the top, we are looking at how things are changing relative to the month before. For instance, home sales were up 17.5% in April when compared to March. Sales Price to List Price - The bottom chart shows the spread between what homes were on the market for and the eventual sales price. When homes are selling close to asking prices, this spread will be smaller. MARCH 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/04/Scottsdale-homes-for-sale-March-2024.png"&gt;Scottsdale Homes for Sale: Inventory fell slightly by the end of the month. However, the fact that there are generally more homes on the market is good news for buyers.
UCB (Under contract, accepting backup offers): At the end of the month, Scottsdale posted its highest number of UCB contracts in the past year. This figure was up 11.8% over February.
Pending Homes Sales in Scottsdale: The number of pending sales increased for the third month in a row. We are still at a lower level than we were at a similar time last year, but with the contracts in the pipeline, we may see a bump up in April.
Scottsdale Home Sales: The number of homes sold was up again in March. We closed out the month with 345 home sales.
This next section includes two more sales metrics we track: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/04/Scottsdale-real-estate-market-March-2024.png"&gt; Percent Change Month Over Month - In this report, each of the four sales metrics we are tracking are compared to the previous month. SCOTTSDALE HOME SALES ACTIVITY –  FEBRUARY 2024 We track the following sales metrics on a monthly basis: - Single-family homes for sale - Orange Line - The number of homes showing active at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - How many homes were in UCB status at the end of the month. - Pending home sales - Yellow Line - The number of pending contracts there were at the end of the month.*- Home Sales - Blue Line - The number of homes sold each month.  FEBRUARY 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/03/Scottsdale-homes-for-sale-February-2024.png"&gt;Scottsdale Homes for Sale: This might be the most inventory we have seen since the beginning of 2020! This is great news for buyers who have been dealing with fewer homes on the market.
UCB (Under contract, accepting backup offers): February closed out with the second-highest number of UCB contracts we have seen in the past year.
Pending Homes Sales in Scottsdale: Pendings were also up in February. The last time we saw them this high was around last May and June.
Scottsdale Home Sales: Home sales were also up, crossing into the 300's for the first time since last August. Depending on what happens with interest rates, we hope to see sales increase over the next couple of months.
Here, we will examine two more sales metrics that we track monthly: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/03/Scottsdale-real-estate-market-February-2024.png"&gt; Percent Change Month Over Month - In the top chart, we look at how things changed relative to the prior month. For example, the number of UBC contracts was up 20.8% when compared with January. Sales Price to List Price - In the bottom chart, we are looking at what price homes sold for on average compared to their average listing price. The sales price to list price in February was 97.7%, which means buyers saw an average discount of 2.3% off of list price. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month. Inventory is up as are new contract totals. . SCOTTSDALE HOME SALES ACTIVITY –  JANUARY 2024 Each month, we look at the following four items: - Single-family homes for sale - Orange Line - How many homes were for sale at the end the of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - The number of UCB contracts at the end of the month. - Pending home sales - Yellow Line - How many pendings there were at the end of the month.*- Home Sales - Blue Line - How many homes sold that month. JANUARY 2024 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/02/Scottsdale-homes-for-sale-January-2024.png"&gt;Scottsdale Homes for Sale: The number of homes for sale at the end of January moved up to the highest level we have seen in the past year. This is good news for buyers as there is more inventory to choose from.
UCB (Under contract, accepting backup offers): UCB contracts were up quite a bit in January. We typically see this as many folks put their real estate plans on hold during the holidays and wait until the new year.
Pending Homes Sales in Scottsdale: The number of pending contracts increased 31.8% over December.
Scottsdale Home Sales: The number of homes that sold in January was the lowest we have seen in the past twelve months. Again, this is seasonal as we were coming off of the holidays and fewer people were shopping for homes.
This next section contains two more items we track to keep an eye on the market. The first looks at changes month-over-month and the second looks at sales prices relative to listing prices. &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/02/Scottsdale-real-estate-market-January-2024-1.png"&gt; Percent Change Month Over Month - Here, we looking at how things changed when compared to the previous month. For example, pending sales were up by an impressive 41.5% when compared to December. (To be fair though, December tends to be a quieter month for contract activity because of the holidays.) Sales Price to List Price - This metric takes the average price of homes for sale and then compares that to the average price of what actually sold for. January came in at 96.7%, which means the average discount buyers saw off of list price was 3.3%. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <description>- December 2023 Scottsdale Homes for Sale and Home Sales - December saw declines on all fronts this year. In some previous years, we have seen an uptick in sales as buyers who wanted a new home before the end of the year made it happen. However, we did not see that same trend this year. SCOTTSDALE HOME SALES ACTIVITY – DECEMBER 2023 We track the four sales metrics on a monthly basis: - Single-family homes for sale - Orange Line - The number of homes on the market at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - How many homes were in UCB status at the end of the month. - Pending home sales - Yellow Line - The number of pending contracts at the end of the month.*- Home Sales - Blue Line - The number of homes that closed during the month. DECEMBER 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/01/Scottsdale-home-sales-December-2023.png"&gt;Scottsdale Homes for Sale: Inventory took a pretty big dip between the end of November and the end of December. However, it should be noted that many listing agreements expire at the end of the year and some sellers take their homes off of the market during the holidays, so some of this activity is normal.
UCB (Under contract, accepting backup offers): The number of UCBs fell to the lowest we have seen in the past year. However, it is not unusual for buyers to put off their searches during the holidays.
Pending Homes Sales in Scottsdale: Pending sales also fell to their lowest level of the year and seasonality played a factor here as well.
Scottsdale Home Sales: Home sales were down 3% when compared to November. However, this is a pretty decent result to close out the year.
Now, we will explore two other metrics we use to keep an eye on the market. &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2024/01/Scottsdale-real-estate-market-December-2023.png"&gt; Percent Change Month Over Month - This is where we track performance on a month-over-month basis. For example, the number of UCB contracts fell 26% between the end of November and the end of December. Sales Price to List Price - Here, we are comparing home list prices to actual sales prices. In December, this came in at 96%, meaning buyers on average saw a 4% discount off of asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month. Snacks and refreshments for sale.Christmas at the Fairmont Scottsdale Princess - Now through January 6th- The Princess continues to add to and enhance its holiday celebrations. They bill it as 65 acres of Christmas Magic and they have added an additional 1 million lights to bring it up to 7.5 million lights! Go ice skating, take a ride on the Ferris wheel, make some smores, visit Santa and other favorite winter characters, or have a hot cocoa or an adult beverage. There is so much to do - be sure to take a look! Plus, there are other special options and experiences if you stay at the hotel. Be sure to buy your tickets in advance!Desert Ridge Holiday Events - Now through December 31st - Desert Ridge is offering lots of ways t enjoy the holidays. Ready to enjoy snow in the desert? 12 nights of snowfall start on December 3th and run through the 24th. There will also be community performances throughout the month.Phoenix Zoo's Zoolights - Now through January 14th - Zoolights is an event not to miss. Over four million lights create dazzling displays and bring the zoo to life in a different way.Holiday Lights at the McCormick-Stillman Railroad Park - Now through January 7th - Get your tickets and ride through magical light displays all over the park. Then take a ride on the carousel or grab a bite to eat. To make sure everyone can enjoy the lights, there are three timed sessions to sign up for.Scottsdale's Scottsdazzle- Now through December 31st - Scottsdazzle is back! Head down to Old Town and the Scottsdale Waterfront to enjoy the lights and all of the events going on! Enjoy live music, performances and more.The Nutcracker with the Phoenix Ballet - December 8th - 24th - This holiday tradition lives on. Catch the classic ballet The Nutcracker and become immersed in the land of fantasy as the Phoenix Symphony performs the beloved music.Phoestivus - December 14th - 16th - Seinfeld fans will love this play on the spelling of the infamous Festivus. Two nights and a "hangover" day will happen this year.       <title>Scottsdale AZ Single Family Home Sales – September 2023</title>
      <description>- September 2023 Scottsdale Homes for Sale and Home Sales - September was the quietest month we have seen in a while in terms of home sales and sales activity. Again this is to be expected due to seasonality, but we are also feeling the impacts of lower inventory and interest rates. SCOTTSDALE HOME SALES ACTIVITY – SEPTEMBER 2023 Every month, we look at these four items related to home sales: - Single-family homes for sale - Orange Line - How many active listings there were at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - The number of homes in UCB status at the end of the month. - Pending home sales - Yellow Line - How many pending sales there were at the end of the month.*- Home Sales - Blue Line - How many home sales took place.  SEPTEMBER 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/10/Scottsdale-home-sales-September-2023.png"&gt;Scottsdale Homes for Sale: The number of homes for sale was up 9.7% when compared to the end of August and we passed back over the 900 mark again.
UCB (Under contract, accepting backup offers): UCBs fell to a level we have not seen since the end of 2022. The month closed out with 117 UCBs.
Pending Homes Sales in Scottsdale: Pending sales are actually the only bright spot in this month's review. Pending sales were up slightly over August and we closed out with 195 in the pipeline.
Scottsdale Home Sales: The number of home sales dropped quite a bit when compared to August's performance. We have not seen sales in the 200's since February.
The following section contains two more sales metrics we use to look for trends in the market: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/10/Scottsdale-real-estate-market-September-2023.png"&gt; Percent Change Month Over Month - The first metric, Percent Change Month Over Month, allows us to see how each of the tracked items performed relative to the previous month. For instance, sales were down 22.3% between August and September. Sales Price to List Price - The second metric looks at pricing. Here, list prices are compared to sale prices. If the percentage is low, homes are selling for a larger discount and, conversely, if the percentage is closer to 100%, discounts are harder to come by. In September, we came in at 97.1% which is an average discount of 2.9% off of asking price. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <title>Scottsdale AZ Single Family Home Sales – August 2023</title>
      <description>- August 2023 Scottsdale Homes for Sale and Home Sales - As expected, August was a quiet month for home sales in Scottsdale. We see this seasonality for the most part annually as the summer months can be quite hot. We should also factor in interest rates and low inventory as well. On a positive note, actual home sales were up slightly, but contracts in the pipeline dropped. SCOTTSDALE HOME SALES ACTIVITY – AUGUST 2023 We track the four following items every month: - Single-family homes for sale - Orange Line - The number of homes on the market at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - How many UCB contracts there were at the end of the month. - Pending home sales - Yellow Line - The number of pending sales at the end of the month.*- Home Sales - Blue Line - How many homes sold over the course of the month.  AUGUST 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/09/Scottsdale-home-sales-August-2023.png"&gt;Scottsdale Homes for Sale: Inventory was up slightly again in August, but we have remained firmly under the 900 level for three months now.
UCB (Under contract, accepting backup offers): The number of UCB contracts fell for the fourth month in row, coming in at 131.
Pending Homes Sales in Scottsdale: Pending sales also were down at the end of the month. The number of pending sales fell slightly in July to 222. This is the first time this figure has fallen under the 200 mark in 2023.
Scottsdale Home Sales: Sales were back up slightly in August, due to decent UCB and pending activity in July. However, based on August's UCB and pending activity, I predict a drop in sales for September.
This next part covers two more things we track on a monthly basis regarding home sales in Scottsdale: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/09/Scottsdale-real-estate-market-August-2023.png"&gt; Percent Change Month Over Month - On the top is Percent Change Month Over Month. Here, we look at the performance for a given month in comparison to the month before it. As an example, pending contracts were down 19.4% in August compared to July. Sales Price to List Price - On the bottom is something we use to see how market prices are performing. In this metric, we compare average asking prices of homes compared to average selling prices. In August, it was 95.4%, meaning buyers on average saw a 4.6% discount off of asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <title>Scottsdale AZ Single Family Home Sales – July 2023</title>
      <description>- July 2023 Scottsdale Homes for Sale and Home Sales - July was a slower month for the Scottsdale real estate market. This is not surprising as we usually see a slowdown in sales activity during the hot summer months. However, low inventory and higher interest rates may also be contributing as well. SCOTTSDALE HOME SALES ACTIVITY – JULY 2023 Every month, we track the following four sales statuses: - Single-family homes for sale - Orange Line - How many homes were on the market at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - The number of homes in UCB status at the end of the month. - Pending home sales - Yellow Line - How many homes were in pending status at the end of the month.*- Home Sales - Blue Line - The number of home sales during the month.  JULY 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/08/Scottsdale-homes-for-sale-July-2023.jpg"&gt;Scottsdale Homes for Sale: We saw a very slight uptick in the number of homes for sale. This is the first increase we have seen since January.
UCB (Under contract, accepting backup offers): UCBs were down over 20% between the end of June and the end of July. This will factor into how sales perform in August.
Pending Homes Sales in Scottsdale: The number of pending sales fell slightly in July to 222.
Scottsdale Home Sales: Home sales decreased by more than 41% when compared to June. Although this is a big drop, the actual number of sales was similar to what we saw in April, a high-season month.
This section looks at two more sales metrics that help us keep an eye on the market: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/08/Scottsdale-real-estate-market-performance-July-2023-.jpg"&gt; Percent Change Month Over Month - This first sales metric was referenced above. Essentially, we compare the current month's performance with the previous month's. For instance, pending sales were down 3.6% when compared to the end of June. Sales Price to List Price - The second sales metric takes a look at what homes were listed for and compares that to what they sold for. In July it was 97% again which means on average buyers saw a 3% discount off of asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <title>Scottsdale AZ Single Family Home Sales – June 2023</title>
      <description>- June 2023 Scottsdale Homes for Sale and Home Sales - We are now seeing our seasonal slowdown in the Scottsdale market. Sales were quite strong in June, but there were fewer contracts in the pipeline as we closed out the month. SCOTTSDALE HOME SALES ACTIVITY – JUNE 2023 Each month, we look at the following things to see how the market is performing: - Single-family homes for sale - Orange Line - The number of homes actively for sale at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - How many UCB contracts there were at the end of the month.*- Pending home sales - Yellow Line - The number of pending sales at the end of the month.*- Home Sales - Blue Line - How many homes sold over the course of the month. JUNE 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/07/Scottsdale-homes-for-sale-June-2023.jpg"&gt;Scottsdale Homes for Sale: The number of homes for sale fell again in June. Inventory has been trending down each month since January 2023.
UCB (Under contract, accepting backup offers): The number of UCB contracts fell after a strong performance in May. We are still in the 200+ range, but I anticipate we will see a downward trend due to seasonality.
Pending Homes Sales in Scottsdale: We also saw the number of pending sales slip between May and June. Again, I attribute this to seasonality.
Scottsdale Home Sales: Home sales were very strong again in June and only declined slightly. June was the second-highest performing month in the past year.
In this last part, I have posted two more things we track on a monthly basis. &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/07/Scottsdale-real-estate-market-June-2023.jpg"&gt; Percent Change Month Over Month - The top image shows how things change on a monthly basis. This is a quick and easy way to keep track of market trends. For example, the number of homes for sale has been trending down on a month-over-month basis since February 2023. Sales Price to List Price - The image below is another simple measurement that can give us data on market trends. Here we look at average listing prices compared to average sales prices. In May, it was 97%, which means on average, buyers saw a discount of 3% off of asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <description>- May 2023 Scottsdale Homes for Sale and Home Sales - After a quieter April, May sales activity rebounded. We had seen a higher number of pending contracts in April and it looks like a large number of them closed in May. SCOTTSDALE HOME SALES ACTIVITY – MAY 2023 We track the following sales statuses on a monthly basis: - Single-family homes for sale - Orange Line - How many homes were showing active at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - How many UCB contracts there were at the end of the month.*- Pending home sales - Yellow Line - How many pending contracts there were at the end of the month.*- Home Sales - Blue Line - The number of homes sold during each month. MAY 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/06/Scottsdale-Home-sales-May-2023.jpg"&gt;Scottsdale Homes for Sale: Inventory has been shrinking for the past several months. We are now close to the 900 mark, down almost 200 homes since January.UCB (Under contract, accepting backup offers): UCB contracts were down in May when compared with April. However, this is still the second best performance for UCBs in the past year.Pending Homes Sales in Scottsdale: Pending sales were also down in May, but similar to April, posted the second highest number of pendings in the past 12 months.Scottsdale Home Sales: Home sales jumped by 135 (or 29.7%) between April and May. This is the highest sales figure we have seen in the past year.
This last section contains two more sales metrics that we like to keep an eye on. &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/06/Scottsdale-real-estate-market-May-2023.jpg"&gt; Percent Change Month Over Month - The chart on top looks at performance on a month-over-month perspective. For instance, the number of active listings fell 7.5% between the end of April and the end of May. Sales Price to List Price - The bottom chart examines home prices and at what discount homes are selling for relative to their asking prices. The number of homes for sale as well as actual home sales were down, but pending contract activity was up. SCOTTSDALE HOME SALES ACTIVITY – APRIL 2023 Each month, we look at the following four items: - Single-family homes for sale - Orange Line - The number of homes on the market at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - The number of homes in UCB status at the end of the month.*- Pending home sales - Yellow Line -The number of pending sales at the end of the month.*- Home Sales - Blue Line - How many homes sold over the course of the month. MARCH 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/05/Scottsdale-home-sales-April-2023.jpg"&gt;Scottsdale Homes for Sale: The number of homes for sale fell for the second month in a row. We ended the month with less than 1,000 single-family homes for sale.
UCB (Under contract, accepting backup offers): We saw an almost 18% bump in the number of UCJB contracts. April also posted the highest level we have seen in UCBs in the past year.
Pending Homes Sales in Scottsdale: Pending sales moved into the 300+ range for the first time since May of 2022.
Scottsdale Home Sales: The number of home sales fell quite a bit in comparison to March's sales. This was due to the lower number of UCBs and pending sales in the pipeline at the end of March.
We have two more things we track on a monthly basis: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/05/Scottsdale-real-estate-market-April-2023.jpg"&gt; Percent Change Month Over Month - On the top is percent change month over month. We compare the current month to the one prior to see how things are trending. For instance, pending sales were up 13.5% in April when compared to March. Sales Price to List Price - On the bottom is sales price to list price. This compares the average sales price of homes to the average price those homes had been listed for. In April, it was 95.8%, meaning buyers saw an average discount of 4.2% off of asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <description>- March 2023 Scottsdale Homes for Sale and Home Sales - We saw a big jump in home sales during the month of March which is in line with what we typically see this time of year. We did see new contracts fall off a little bit though. SCOTTSDALE HOME SALES ACTIVITY – MARCH 2023 We track the four sales metrics below each month. - Single-family homes for sale - Orange Line - How many homes were for sale at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - How many homes were in UCB status at the end of the month.*- Pending home sales - Yellow Line -How many pending sales there were at the end of the month.*- Home Sales - Blue Line - The number of home sales that month. MARCH 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/04/Scottsdale-az-home-sales-March-2023.jpg"&gt;Scottsdale Homes for Sale: Inventory dipped slightly when compared to February, but was still in the 1,000+ range.
UCB (Under contract, accepting backup offers): The number of homes in UCB status fell slightly, but were higher than we were seeing a couple of months ago.
Pending Homes Sales in Scottsdale: After a big jump in February, the number of pending sales fell almost 6% month-over-month.
Scottsdale Home Sales: Home sales activity really picked up in March. We closed out with 417 sales, a 35.5% increase over February. Plus, this is the first time we have seen sales in the 400's since last June.
Now, we will take a look at two more sales metrics: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/04/Scottsdale-real-estate-market-March-2023.jpg"&gt; Percent Change Month Over Month - The first sales metric looks at changes on a month-over-month basis. For instance, the number of listings fell by 1.4% between the end of February and the end of March. Sales Price to List Price - Here, we look at what homes sold for on average compared to average list prices. In March, it was 95.9%. This means on average, sellers sold their homes for 4.1% below list price. What is interesting is to look at April 2022. That month, homes sold on average for 2% OVER their asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.       <description>- February 2023 Scottsdale Homes for Sale and Home Sales - Even though February is a shorter month, we saw a nice increase in sales and contract activity. February falls during the high season and we typically see things pick up during this time. SCOTTSDALE HOME SALES ACTIVITY – FEBRUARY 2023 Every month, we track the following four items related to home sales in Scottsdale. - Single-family homes for sale - Orange Line - The number of homes on the market at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - The number of UCB contracts at the end of the month.*- Pending home sales - Yellow Line -The number of pending sales at the end of the month.*- Home Sales - Blue Line - How many homes sold during the month. JANUARY 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/03/Scottsdale-home-sales-February-2023.jpg"&gt;Scottsdale Homes for Sale: The number of homes on the market at the end of the month was more or less level with January.
UCB (Under contract, accepting backup offers): UCB contracts were up almost 20% when compared to the end of January. We are now almost back to levels we saw last Spring.
Pending Homes Sales in Scottsdale: We also saw a really healthy rebound in pending contracts in February. The month closed out with 277 pendings, putting us at a level we saw last May-June.
Scottsdale Home Sales: And like contract activity, home sales activity was up in February. Sales increased 23.4% over January. And, since UCB and pending activity was higher in February, March sales should be higher than this.
In this next section, we cover two more things we track on a monthly basis: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/03/Scottsdale-real-estate-market-February-2023.jpg"&gt; Percent Change Month Over Month - The top section is where we look at change on a month-over-month basis. For instance, the number of pending sales increased 24.2% between the end of January and the end of February. This is a simple way to keep an eye on the market and to identify any trends. Sales Price to List Price - This is a quick and easy way to get a sense of home prices and what the market will bear. This metric compares average sales prices with the average list prices. Since we are coming off almost two months of holidays, January tends to be a very slow month for sales, but we often see an uptick in new contract activity. JANUARY 2023 RESULTS &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/02/Scottsdale-home-sales-Janaury-2023.jpg"&gt;Scottsdale Homes for Sale: As I suggested last month, we were planning on the number of homes for sale to rebound in January. Many folks take their homes off of the market during the holidays or wait until the new year to list them. This January was no different as we bounced back up into the 1,000+ range.
UCB (Under contract, accepting backup offers): After a few rough months for UCBs, we finally saw then head back into ranges we saw last summer. As we get further into the high season, I anticipate UCB figures to rise.
Pending Homes Sales in Scottsdale: Pendings also had a couple of rough months. Pending sales were up at the end of January, but we have a little bit to go before we hit summertime 2022 levels.
Scottsdale Home Sales: Home sales hit their lowest point of the year in December. While this is quite a bit lower than we saw last year at this time, the much lower number of UCBs and pendings based on seasonality had an impact.
Here are two more sales metrics we track for the Scottsdale real estate market: &lt;img src="https://www.livebetterinscottsdale.com/wp-content/uploads/2023/02/Scottsdale-real-estate-market-January-2023.jpg"&gt; Percent Change Month Over Month - Here, we are looking at the most recent month's performance as compared to the month before. As you can see, active listings, UCBs and pendings were all up, but sales fell off by 15% between December and January. Sales Price to List Price - This is a high-level gauge to see how listing prices and sales prices are lining up. In January, it came in at 95.6%. That means on average, buyers saw a 4.4% discount on asking prices. *Figures for active homes for sale, UCB sales and pending sales are based on the numbers at the end of the month.
