      <title>See the BILLIONS in Las Vegas Construction in my latest video</title>
      <description>In my latest video you can see the BILLIONS in Las Vegas Construction going on right now and more coming soon, both on and off the Las Vegas Strip. Everything from new resorts, arenas, sports venues, technology and businesses to diversify the economy and add new jobs. The amount of new projects extends throughout the valley is already amazing, and there is more starting or proposed to be coming soon.       <title>Video Tour of Boulder City, NV - Greater Las Vegas Real Estate</title>
      <description>Take a video Tour of Boulder City, NV, which is part of the Greater Las Vegas Real Estate market.  It's just outside the southeastern Las Vegas Valley next to Henderson.  As a small town in population, of just over 16,000, it is known to most for visiting Hoover Dam, Lake Mead, traveling to Arizona, or as a starting point for air tours to the Grand Canyon.   Most of the route taken would only have you skim by the city.  There were often traffic tie-ups, especially on the weekends, from truck and traveler traffic.  With the new Interstate 11, that includes a bypass and a new connection to the Boulder City Parkway, that traffic has eased considerably.   But the real question is... should you pass it by? Boulder City was created as a first of it's kind  company town as it was designed by the federal government.  With that in mind, they wanted it to be a model town.  While the original homes here were only meant to be temporary, to the surprise of the officials, many wanted to stay.  As it evolved over the years there are now many unique homes and neighborhoods, with some offering amazing mountain or Lake Mead views. &lt;img src="https://activerain.com/image_store/uploads/agents/search4lasvegashomes/files/Lake-Mead-Home-View-900.jpg"&gt; Beyond what the city offers for parks and recreation, and it's quaint historic downtown, there's also much more to be found in and around the area.  There are a wide variety of outdoor activities for it's residents, Las Vegas locals, and visitors, alike.  Yet it's often surprising that there are many who don't realize what is hidden away just on the other side of Railroad Pass.  Boulder City is a sharp contrast to nearby Las Vegas, often referred to as the 'Mayberry' of southern Nevada.  It's steeped in it's history and has a lot of land, and you may be surprised at the reason it's growth pales in comparison to the Las Vegas Valley.  Although for 2018, the largest new home development in 30 years is underway. So while it's difficult to show all that Boulder City has to offer, I've condensed as much as possible in this video tour.  There's still a lot to see, so hop in and find out more about this city next door to the Las Vegas Valley. &lt;iframe style="display: block;margin:0 auto;" src="https://www.youtube.com/embed/iW4S-8IbngE" allowfullscreen="allowfullscreen"&gt;&lt;/iframe&gt;

      <title>Is Las Vegas Running Out of Water - Draining Lake Mead?</title>
      <description>Is Las Vegas running out of water?  Is it draining Lake Mead?  So often I get questions from those considering relocation, about the water supply in Las Vegas, and it's no wonder why.  There are so many stories floating around online, or just passed along by someone, that at the very least, you'd want to question if they're true.
These may include comments of Las Vegas historically being some dry, waterless and desolate place in the desert, and there is no reason why a city should even be there.  Or that the growth of Las Vegas has it taking so much water from Lake Mead that it's dropping lake levels.  Another twist is that all those lavish resorts are just wasting water.
Yes, and for some reports, even the continued drought and water shortages of neighboring states of the southwest can be blamed on Las Vegas, even though it's hard to imagine a city that averages slightly over 4 inches of rain each year could have much of an effect.   But of course, next it's because Las Vegas doesn't have any meaningful water conservation and that deprives their downstream neighbors.  Some stories include a 'Sin City' reference to imply something sneaky and underhanded is happening.
The prolonged drought of the Rockies, that supplies the vast majority of water to Lake Mead from it's melting snowpack, is truly a concern.  Yet some of these tales focusing blame, or claims of  Las Vegas drying up, seem to come from nothing more than opinion or assumption, with others just plain old clickbait.  While I'm not claiming to be an expert, there's a bit more to the story from those that have more knowledge on the subject.  In this video and the links available in it's description on YouTube, I pass along some information so that you can make up your own mind as to what is correct, or not.

      <title>Summerlin New Homes in Las Vegas 2018 - Video Tour</title>
      <description>My latest video tour is the Master Plan of Summerlin, and it's new homes in Las Vegas for 2018. Plus you'll get a look around Downtown Summerlin with it's shopping, dining, entertainment, and City National Arena, the training facility for our NHL Vegas Golden Knights. There's also another sports facility under construction there, slated to open in 2019.  Summerlin is one of the top selling new home communities, not only in Las Vegas, but nationwide. It covers 22,500 acres on the west side of the valley, bordering the Spring Mountains and Red Rock Canyon National Conservation Area. With 150 miles of trails, hundreds of neighborhood and community parks, community centers and more, Summerlin offers a variety of recreation options for all ages.  In my 2017 Summerlin Video Tour you saw the new homes of The Paseos, Mesas, and what was coming in The Cliffs. I start where that left off, with The Cliffs Village, where you'll find both new neighborhoods and more coming soon. Then we'll head to near The Paseos for a look at the latest village called Stonebridge, as it's buildout is underway. Found among these villages are home sites from Toll Brothers, Pardee, Woodside, Richmond American, William Lyon, and KB Homes.  So hop in, and get a look at the latest new homes in Summerlin, and see how the neighborhoods and home sites are laid out.       <title>VIDEO: Cadence Henderson - Tour New Homes in Las Vegas, NV</title>
      <description>Cadence in Henderson has become a popular choice for New Homes in Las Vegas, NV.  Located in the southeast valley, this Master Planned Community has really grown since it's soft opening in December of 2014.  It was recently named one of the top 25 best selling communities in the nation for the first half of 2017, by RCLCO.  Also this year, Cadence reached a milestone of it's 500th home sold.  From it's beginning with four model homes from Woodside Homes, it's since been joined by CalAtlantic, Richmond American, and a guard gated, age restricted 55+ community Heritage by Lennar Homes.  Cadence now advertises it's 30 home models with 55 available floor plans.  You can find single story, or two and 3 story with some models having optional rooftop decks.  Lennar's Heritage also has floor plans with an RV garage, or a Multi-Gen suite with attached separate living quarters for family or guests.  The community's first phase Central Park, with lake, play area, picnic tables, restrooms, and walking path opened with the community.  It's second phase included a resident's community pool and splash pad that opened in 2016, and currently has an Adventure Park being added, along with a dog park said to be opening later this year.  Throughout Cadence you can also have parklets within in the neighborhoods and more parks are planned, with a total of 450 acres of open space on build-out.  In the age restricted Heritage, they offer those residents a 20,000 square foot Heritage Community Recreation Center with indoor and outdoor pools, fitness, picnic areas, sport courts, and more.  Cadence was also designed to be pedestrian and bike friendly, with single lane streets that include bike lanes, similar to another Henderson Master Plan, Inspirada.  One difference here is the Cadence Bike Share program made available through Social Bicycles.  Another is that Cadence residents have free WiFi in the community's parks, with outlets at the Central Park Amphitheater for charging your devices.  You'll also have access to the City of Henderson's Trail System, which connects to the 34 mile River Mountains Loop Trail that goes through part of the Lake Mead National Recreation Area.  Plus nearby access to Clark County's Wetlands Park with it's trails, Nature Center and Preserve.  Also in the vicinity of Cadence are other local amenities, including Lake Las Vegas with golf, water sports and dining, and Tuscany Village with it's Chimera Golf Club and restaurant.  You'll also find the Cowabunga Bay Water Park, the new Henderson Hospital and other medical facilities, and a large shopping, dining, and entertainment corridor anchored by Galleria at Sunset Mall and Sunset Station Hotel and Casino, along with Interstate and Beltway access, all a short drive away.  So what else could have made Cadence a popular choice for new home buyers?  You might want to check out this master plan's fantastic views of both mountains and city lights that include the Las Vegas Strip.  Or possibly want to see the new schools that have been built in and near it.  You could even be interested in projects that are planned and said to be coming soon to the community.  In my video I'll give all you that, plus an idea of what is happening in the local resale home market, and touch on a myth of Las Vegas.  Plus a look around to view different home styles and find out about their sizes and current price ranges.  For all this, just hop in to see what Cadence has to offer for your new Las Vegas area home. &lt;iframe style="display: block;margin:0 auto;" src="http://www.youtube.com/embed/KGmfl5zI3HU"&gt;&lt;/iframe&gt;   For more video tours of Las Vegas, Henderson, Summerlin and other areas found in the Las Vegas Valley, and a look at some of the features, recreation and community events you can have when living in Las Vegas, visit my YouTube Channel or Subscribe Here. Whether buying or selling a home in the Las Vegas area, or if you just have questions, I can personally assist you.  I can be reached by email at Roberta@RobertaLaRocca.com or you can call 702-354-8988.  I look forward to hearing from you! &lt;img src="http://robertalarocca.com/LaRocca-Biz-Card-Front-400.jpg" border="0"&gt;&lt;img src="http://robertalarocca.com/LaRocca-Biz-Card-Back-400.jpg" border="0"&gt;&lt;img src="http://robertalarocca.com/Vegas-Real-Estate-Broker.jpg" border="0"&gt;</description>

      <description>When you watch my video of custom homes of the Las Vegas Valley, Mission Hills may not sound familiar. It's not one of the many well known or advertised Master Planned Communities, but yet it provides a popular lifestyle option. Mission Hills is one of several not so rural, rural style neighborhoods found around the area, with some that are much closer to the central core than you might expect. The reason being that at one time they were on the 'outskirts of town', but the valley's amazing growth of the past few decades has often surrounded them. These neighborhoods can offer more space, with lots typically starting in the 1/2 to 1 acre range, and can go up from there.  Their wide range of home styles, including some new semi-custom homes from builders, can offer a different look and feel, and attract just as diverse home owners. From family homes just offering extra room, to car collectors, RVers, off-roaders, and horse owners, all the way to executives, entertainers and celebrities.  They can also be a choice for those looking for a home without the rules and restrictions of a Homeowners Association. That was the case for Mirage headliner Terry Fator, who chose another one of the rural neighborhoods to call home. You'll find everything from classic cars, custom cars, muscle cars, hot rods, custom trucks and bikes, to some unusual collectible vehicles. It takes place in Henderson's Historic Water Street District, the home of many other community and cultural events, parades, festivals, farmers markets and more. This free multi-day and evening show also includes live entertainment, food and product vendors, free parking and overflow lot shuttles, and fun for the whole family. With a dry climate and plentiful sunshine, Las Vegas is a car collectors paradise. As you'll see, there are so many of them at this show, and why there are many more shows and car cruises held around  the valley throughout the year.   Events like this one, also gives you an idea of why so many chose to relocate to Las Vegas.       <title>Wetlands Park - Las Vegas' Real Wildlife Found Here (Video)</title>
      <description>Wetlands Park is where Las Vegas' real wildlife is found. Yes, there's much more to living in the Las Vegas Valley, and this is just one of the many things we have hidden beyond the Las Vegas Strip.
If you enjoy nature and the outdoors, Clark County Wetlands Park has a lot to offer.  From it's Nature Center and Nature Preserve, to it's miles of trails for walking, hiking, biking, and horseback riding.
In the nature center you'll find interactive exhibits that explain the local ecology of the area. There are activity areas for children and a variety of education programs are offered for kids, adults, and families.
The park wraps around the Las Vegas Wash, the natural drainage channel for the valley.  Explore along the trails and you'll likely run into some of what you've seen inside the nature center.
There are also a number of trailheads that can be accessed from other areas, and you'll see those, the Nature Center, and more in this look around Wetlands Park.

      <description>Summerlin - Las Vegas can be confusing for home buyers, may seem an odd title for a video about a long running national top 10 Master Plan, but it is often surrounded by confusion. Even Google, the guide to infinite wisdom, gets it wrong.
Calls inquiring about Summerlin usually include that either they've read, seen online, or "People tell me it's one of the best places to live in Las Vegas." Unfortunatey they don't always have the whole story. Is it in Las Vegas? Is it a city? How big is it? I was told this community is in Summerlin, but it's not?
Las Vegas is one of the most well known cities in the world, but even those who live here may not know the jurisdiction of where they live. Even long time visitors are shocked to find out the Las Vegas Strip isn't IN Las Vegas. So while at first glance the valley's 3 cities would make you think it's easy to figure out, it's a bit more complicated than that.
While many areas have cities and towns sharing borders, Las Vegas is a bit different. Because of that, Summerlin is used as everything from a reference point to a status symbol, so it's boundaries can be just as confusing. Many new clients are misled about what it is, where it is... and what it isn't. That can make it a bit difficult to search for a home, when you're not exactly sure of where you're looking.
So watch my video that sorts it all out, and gives you a quick look around Summerlin.

      <title>New Homes in Las Vegas - Cadence Nevada Master Plan Video</title>
      <description>Looking for new homes in Las Vegas? My Cadence Nevada Master Planned Community video can give you a quick look around this recently opened project. Four model homes from Woodside have been completed, along with the first phase of Central Park and the home finding center. Of course there's much more to come from this 2200 acre project in the southeast valley in Henderson.
More home styles from Woodside are now under construction and will soon be joined by Ryland Homes, Richmond American Homes, and an Active Adult Age Restricted Community called Heritage by Lennar Homes. As it builds out, Cadence will mix a variety of neighborhoods, parks and open space, schools and more, with office and retail, making this a Live, Work, Play community. It will also offer the latest in connectivity with broadband wireless available and WI-FI in the parks.
Cadence has trails that will connect to the many other city and county trails in the area, and the Lake Mead National Recreation Area is just down the road. There are also other amenities in this area that range from shopping and dining, to golf and other recreation, even a water park. Plus new medical facilities being built on 158 acres just off Galleria Dr. at Union Village, in what will become the world's first integrated health care center, or to the east, the resort and golf community of Lake Las Vegas.
So here's a look around what has begun at Cadence, and a glimpse of what else is found in this area of the Las Vegas valley.

      <title>VIDEO: What is it Really like to live in Las Vegas?</title>
      <description>My latest video answers the question, "What is it really like to live in Las Vegas?" Actually that's what my YouTube channel and my blog is all about. Of course I show communities and home styles, but there's so much more that have caused 2 million people to call Las Vegas... home. The Las Vegas valley offers something other than just a city in the sunbelt to escape the snow and cold winters of the north and east.
&lt;img src="http://i129.photobucket.com/albums/p211/rllbrite/Las-Vegas-Strip_zps8oshpp7j.jpg"&gt;While Las Vegas is one of the most "well known" cities in the world, with 40 million visitors and countless TV shows and movies, along with incredible marketing for it's resorts, most don't really know what lies beyond them. "What Happens Here, Stays Here" often applies to what can be found in the communities that surround the resort corridor.
Yes, the classic question Las Vegas locals get is often "You live here? In what hotel?" It may sound funny, but it happens a lot. It's also amusing, whether taking friends, family, or clients away from the touristy areas, to watch their reactions as their "Sin City" stereotypes get blown away. "WOW, I'm amazed, I never knew it was like this," is a typical reaction.
So take a quick look at just some of what you'll find hidden beyond the bright lights of the Vegas Strip. You just might be surprised!

Years ago, before making our own move to Las Vegas, we drove around the valley to see what areas fit our own personal tastes and needs. It's something I suggest to those who aren't familiar with what lies beyond the Las Vegas Strip, and this tour will help introduce you to one of them. As you'll see in the video, Lake Las Vegas is a world away from the world famous resort corridor of the Vegas Strip. Yet if you want to take in all that it has to offer, it's only minutes away. So let me take you on a drive through Lake Las Vegas in Henderson, NV. It's a quick glimpse of this 3600 acre Master Plan that gives you a look at the layout of some of the individual neighborhoods, the home styles, the views, resort areas, recreation, and all the renovations and preparations for new home construction that are happening right now.

      <description>Galleria Dr. in Henderson is complete, and now open to Lake Las Vegas. This last 2 mile section finishes the connection of the communities of Tuscany Golf Village, the soon to open Cadence Master Plan, Weston Hills, Calico Ridge, and now Lake Las Vegas.

Westbound Galleria Dr. was connected earlier this year, giving these communities direct access to Galleria at Sunset Mall and the retail and hospitality corrodor in that area. Cowabunga Bay Water Park also opened this past summer on Galleria Dr., and earlier in October, ground was broken for the one of a kind $1.2 billion medical village complex at Union Village, just across the street from it.
This final section of Galleria Dr. also skirts through the 2900 acre Clark County Wetlands Park. It's the largest park in the Las Vegas Valley and one of the largest urban wetlands in the southwest. It offers miles of trails around the Las Vegas Wash, the natural runoff channel that drains into Lake Mead. At the other end of this park is a nature center where you can discover more about the wetlands and the wildlife found here.
As you enjoy the unique natural colors found in this area, you'll pass by one of the Wetland's trail heads, and other parks and linking trails that tie into several more. Plus along the way you'll even catch a bit of TV trivia.
So hop in, and take a drive with me from Tuscany Village and Cadence to Lake Las Vegas.       <title>Casino Montelago Reopening 2014 at Lake Las Vegas - Apparently Not</title>
      <description>If you were expecting a Casino Montelago reopening in 2014 at Lake Las Vegas, well.. apparently it's not.  In spite of hopes that the new property owner, Kam Sang Company's Newage Lake Las Vegas LLC., would have a new casino operator reopen the casino this year, it may now be some time before it happens.
It wasn't for lack of trying.  Apparently the application for casino licensure, dba Newage Gaming LLC.,  had been in the works for some time. Unfortunately their application was denied by the Nevada Gaming Control Board and Gaming Commission during their May 2014 meetings. They have since filed for a Closure Plan for Casino Montelago with the City of Henderson. It is scheduled to be addressed by the Henderson City Council at their July 1, 2014, with a recommendation for approval.
A Closure Plan does not mean this is a permanent closing. It's a needed process to maintain the casino's conditional use permit until a new operator is licensed and other approvals and renovations have been completed. In the public records it states that they are asking for *3 years as they are interviewing operators and licensing approvals themselves can take a year or more. Then floor plan and key employee approvals 3 to 4 more months, followed by another 3 to 4 months for remodeling. Of course if they should partner with an existing licensed operator I would assume that time frame could be trimmed.
*In response to questions I've received, let me clarify the 3 years. It's from the time the casino closed in 2013. They are asking to extend this closure to reopen by Nov. 2016.

Casino Montelago originally opened in 2003, and closed in 2010 from the economic downturn. It had reopened again under a new operator in 2011 with fireworks and a huge crowd. Sadly that excitement would be somewhat short lived. It appeared that the new management's lack of live table games and what seemed to be a much thinner selection of machines had hurt it's appeal. As time went on they scaled back even more, as did it's clientele. The casino closed again in October 2013, with "failure to meet contractual obligations” cited by landlord, Newage.

In spite of this, Lake Las Vegas itself has been experiencing a resurgence. The beautiful and upscale 3600 acre Mediterranean styled community centered on the lakeside Montelago Village had been hit hard during the recession, but has since been headed in the right direction. It was in the national spotlight when selected to host an Oct. 2012 presidential stay, and it's turn around noted by multiple media sources.
Not only had Kam Sang Co. invested in the hotel and casino property in Nov. 2012, billionaire John Paulson's Raintree Investment Corp. had purchased 900 acres in Aug. 2012 and hundreds more since, including two golf courses. They are currently in the process of reopening the Refection Bay Golf Course, scheduled for October of this year.
Lake Las Vegas Parkway, the main entrance to the development, has been repaved and landscaped. Trails and a park have been added. By August of this year, Galleria Dr. is scheduled to be completed, adding a direct connection to the retail and hospitality corridor anchored by Galleria at Sunset Mall and Sunset Station Casino. This route will also provide access to the I-515/93/95 expressway, the soon to open Cowabunga Bay Water Park, and the proposed Valley Health System Medical Center of Union Village.

While all this has been happening over the past two years, the beauty of Lake Las Vegas was once again shining through. It caused Home and Condo sales to turn the corner and new homes being built once more. Just this past week I was notified of only 3 remaining single story new homes left in Bella Fiore neighborhood by Harmony Homes. It's said other new builders will soon be adding their own offerings in the community. With new ownership and investment in place, Lake Las Vegas has had new direction, and in turn, greatly revitalized itself.
It seems all the new parties involved realize the importance of reopening Casino Montelago once more. In a relatively short time they have worked miracles with the community. Hopefully they can do the same with this situation.

      <title>Buying a Las Vegas Home using a VA Loan - What you Need to Know</title>
      <description>When Buying a Las Vegas Home using a VA Loan, here is what you need to know. Purchasing a home with a no money down - VA backed mortgage is a benefit dutifully earned by our service men and women. Unfortunately it can be a challenge if you or your Buyer's Agent aren't prepared. You may have already heard the 'war stories' from others, or if you've been in the market, experienced them yourself. So let me explain some of the causes, then some solutions.
VA Home Loans have often developed a a stigma that isn't necessarily true. Still, these misconceptions can cause listing agents and homeowners to not even review or accept any VA financed offers, or have some buyer's agents shying away because they may be under the impression they're less likely to be accepted. This can limit your available home selections, or possibly have you considering to opt out of your earned VA benefit.
The presumed problem starts with VA's non-allowable fees. These are items that the VA home buyer is not allowed to pay via the terms of the VA loan, and if included, someone else must pay them. That sounds great to VA buyers, but not so much to the sellers. These non-allowables include possible lender fees and buyer closing costs which can add up, putting a big dent into a seller's bottom line. Buyers agents may also be told by a lender that they'll be 'stuck' paying them if seller refuses to contribute, which may have them shying away from getting involved with a VA Loan.
For any type of sale, asking for the seller to contribute can be somewhat iffy in an active home market like Las Vegas. There is still a relatively low inventory and the most desirable homes will attract multiple offers. Asking for closing costs can send up a red flag for any home seller. While that can always be countered by a homeowner, it becomes more of an issue for a VA Buyer who cannot pay these expenses.
You also have to remember that the Las Vegas home market is still rebounding from it's peak pricing. The limited homes coming on the market may have limited equity with just enough room to squeeze out normal seller costs. Throw in paying additional buyer fees, closing costs, or other expenses and that can kill an offer.
Next is the belief that inspections are more difficult, VA Loan appraisals are more conservative, and will have closing delays. In Las Vegas, typically the only additional VA required inspection is for termites, and a minimal expense for that. Appraisals for all types of loans have been somewhat unpredictable, but have been stabilizing as the Las Vegas housing market has done the same. As for closing delays, I've had clients tell me that even non-VA home buyers they've spoken with had said 'their homes never closed on time'. I haven't had that issue, and feel it's most likely caused from someone dropping the ball. I stay on top of the sale, making sure that all parties involved have the documents and forms in place, whether on my end or not, and that seems to keep everything on track.

So let me give you an example of solutions with a VA home sale I just closed. My clients were previously priced out of the market during the housing boom. They had been paying years of rent with some landlord maintenance issues and a few moves along the way. Now they were ready to start their search in today's affordable Las Vegas housing market. After looking at a handful of homes and making some adjustments to their search criteria as they went, they found just the right home that fit their needs and their budget. Built in 2003 in Southern Highlands, it had a location and floor plan they liked. Plus a back yard facing a recessed greenway and trail, providing some convenient fitness opportunities while adding to their privacy.
The first issue was for the sellers to be persuaded to even look at a their VA offer. The seller's stumbling block was concern over the appraisal. Their agent made them aware that one comparable home sale, actually the same model, had 'sold' in the previous 90 days for what appeared to be a ridiculously low price.  While this could affect any financed sale, it just added to those presumed fears of VA appraisals being more conservative.
With any raw data, be it from the online websites, or in this case, the local MLS, there can be something that requires more, or should I say correct and specific information. My own research turned up the cause, and why it shouldn't be a problem. It turns out this comparable home had been under contract for a very long period. It had sold at reasonable market price for a foreclosed property at that point in time. BUT, the foreclosed homeowner filed a lawsuit that delayed the actual closing, with that recorded sale finally turning up in the records. During the time the property was in litigation Las Vegas area home prices had rebounded dramatically. This 'sale' price didn't reflect current home market pricing.
Explaining that, and how the offer would be structured, convinced the listing agent to talk to the homeowners. They reviewed and accepted my buyer's VA offer. It didn't include the sellers paying closing costs, and  the only non-allowable fees, including HOA and termite inspection costs they would pay, were less than $500. After the home inspection the sellers also agreed to take care of of my client's repair concerns, something less likely if high seller contributions had been involved.
Another big difference was the result of my client's lender. Just as with real estate agents or any professional, the level of service and what they can provide isn't always equal. While I never select my buyer's lender, I do suggest they shop a bit to find the one that works best for them. Their first choice had been with a major bank, and they ended up with a fairly common experience, a general lack of communication. Calls and emails weren't returned, or they were being routed to someone else who couldn't give them any answers to their questions. Feeling lost in the shuffle they decided to look elsewhere.
I had provided them with 2 lenders my other clients had chosen to use for previous loans, but not all were VA. This gave them options to select which lender would be right for them. Here is where they discovered how different loan officers and companies can be. One created a fear that it was impossible to not have the seller cover all the non-allowables, including closing costs and their lender fees, which the buyers knew would kill their deal. The other loan officer replied that they could cover these expenses by the combination of their company not charging the non-allowable lender fees, and their closing costs covered by lender provided credits. They obviously chose the second lender, rather than giving up a home they really liked, and starting over.
I'd also add that these VA buyers were impressed with this loan officer's communication as well as my own. In my experience these individual mortgage brokerages tend to have much less bureaucracy and pay more personal attention to their clients. Their loan officers also tend to be at title signings to answer any questions, a rarity for the larger banks.
As you can see, having these solutions created positive results for my VA home buyers. Using VA didn't greatly limit their home selection, add to the frustrations of their offer not being accepted and having them starting over or 'settling' for some other home that they may not have liked as well. My clients were able to get into a great home that they wanted at a great price, with repairs made, even when the sellers were originally reluctant to accept a VA offer. My research on the seller's concerns, along with my buyers making a 'clean offer', one that required very little of the home sellers, made it all come together. The doubts on the appraisal? Well that also wasn't a problem, it was able to cover the listing price. Actually the appraisal went OVER by $35,000, which made my buyers pretty happy. Oh, and those delays of closing a VA mortgage loan? By staying on top of everything the sale closed early, which left all parties involved very pleased.
Handing them the keys, my VA buyers said this all went very smoothly, ending their own concerns created by VA loan war stories they had heard. Because of how I handled the transaction, the listing agent's brokerage extended an offer to join them. While appreciated, I'll continue with Simply Vegas Real Estate as it allows me to offer my clients the service I feel they should expect from their real estate agent. Being that it's a boutique brokerage, we're not so large to create that lost in the shuffle feel, but it has the professionalism and structure to transact so many of the top Luxury Las Vegas homes. This allows any of my clients to receive that same 'million dollar service', something our veterans surely deserve for their own service and sacrifices.
While purchasing a home with a VA loan can have it's challenges, the same can be true for any home sale or listing. Each has to be examined individually, and met with potential solutions. The issue of asking for closing costs, or not, can turn up with any home sale. It really depends on the current local market conditions all the way to the specific situation of the individual home and parties on both sides of the sale.  Increasing your options with a bit of knowledge by having someone to help guide you through making your best choices can help eliminate any home buying, or selling, frustrations.
