<p>Primarily because house prices have always been very affordable – if we compare Glasgow, the biggest city in Scotland, with the UK average it compares very well!</p>
<p>The UK currently has an average house price of around £175,000 while Glasgow is around £130,000.</p>
<p><strong>With salaries in Glasgow comparing very well with UK average salaries – around £22,000, this shows the houses on average are far more affordable than the UK as an average - so far more scope for capital growth. </strong><br />

<span class="ecx">Pricing stability - with some exceptions, Scotland has not suffered from huge price increases or severe price falls. For an investor valuing steady growth and stability, that&#8217;s a good background for investment.</span></strong><br />

Rental Demand - Scotland has a thriving rental market with a higher proportion of renters than in England. Again, for a buy to let investor, this is good news.<br />
<span class="ecx"><strong>The other big attraction is average rents.</strong> Scottish rents compare very well with the rest of the UK – meaning <strong>excellent yields! </strong></span></span></strong><br />

If you are interested in buying cheap properties, refurbishing, and re-mortgaging or selling on to realise your profit, please drop me a line and we can discuss your requirements. Some mortgage lenders will now lend on properties needing work, Northern Rock and The Mortgage Works are two examples, but you would be required to put down a 30% deposit, and then release this along with the refurbishment costs upon completion of the works. The main advantages of using this method to build your portfolio, is that you can use any solicitor, mortgage broker and you are saving on deal packaging fees and deposit lending fees.</strong></p>
