The show is my brain child and I have been wanting to produce it for a while now. While participating in a fashion show (hosted by J from J’s Everyday Fashion) in July 2012 I met the owner of izon Orlando and pitched my idea to him. He was excited right away and we moved quickly, setting our shoot date for beginning of August.

August? Yes, I know, it’s March 2013 right now, but since this was our pilot episode we were very focused on details and had to figure out a lot of things along the way. We had to re-shoot several segments and some of the interviews were shot by Jose and myself so it took a bit longer (not only because our camera and sound gear is at best amateur level).

We are very pleased though with the outcome, just one thing to warn you: this show is long!! So unless you are our moms, dads, sisters, brothers or competition you probably won’t want to sit through 26 minutes of Orlandology 101 (Sanford Episode).

Planning ahead, we “chopped up” the episode in 5 mini-webisodes that are easier to digest. Below is the full show description and episode synopsis, as well as a link that leads you to the whole episode (prepare your popcorn!).

Here is what we know about Versailles Sanford so far:

• There will be 63 homes, most of them backing up to either water or conservation.
• Homes will have a French country inspired style – as you could probably guess by the neighborhood name
• Square footage of homes ranges from 2,311 to a whooping 5,213 square feet.
• This will be a gated community with pond and walking trail.
• The grand opening event is scheduled to take place by the end of February 2013 (a sitemap will be released a week prior to the event)
• Construction will start sometime in March/April 2013.
• The first homes should be finished between August and October 2013 (so act fast!)

As Aisha Coleman informs us, what is really great about the homes of Versailles is that they will all be truly 100% energy efficient. Below is her quick and easy to understand explanation of the builder’s procedure to ensure energy efficiency.

This will be particularly interesting for anyone choosing one of the very large floor plans

Some of you may not be aware that M/I Homes is the only builder in America with a 30 year transferrable structural warranty, AND we also build 100% whole house Energy Star homes! This means the  whole house is Energy Efficient, not just the appliances. While appliances can be energy efficient, the 100% actually means the WHOLE house so, it’s much more than that. It has to do with our quality of construction, the building materials that we use, and the third party testing that gets done after installations. This testing happens twice during the construction phases. Once after duct work is installed, and another time after the home is complete. This is how it works: after ductwork is installed machines are hooked up that blow hot air through the ducts. HERS Raters check for leaks, and insures proper installation. The same thing is done after the home is complete, only this time, a blower door test is conducted, the machine gets hooked up to the front door and hot air is forced throughout the home creating negative pressure, we check for leaks in the windows, doors, and essentially the whole envelope of the house. What this means to our customer is that it actually costs less to live in one of our homes. Proper installation during the building process and careful attention to quality of construction saves you money in the long run for maintenance of the home!

The community I am referring to is called Redtail Golf Club. It’s located only 15 minutes away from exit 101 C and going West on FL-46 and CR 46A.

Yes, Redtail is a Golf Club but it is, just like Timacuan or Heathrow in Lake Mary, also a great residential community that brings with it all the benefits of living “on a golf course”. If you don’t mind the occasional golfer in your backyard you will enjoy stunning views and perfectly green grass year round.

The location alone makes Redtail a great alternative to the subdivisions of West Sanford. In fact, since the inventory is so low right now we are receiving more and more inquiries about the areas surrounding Sanford and Lake Mary, and in our opinion, Sorrento is a great place to live.

We were quite impressed by Redtail. Of course, we knew the community from the “old days”, back when the market was hot (wait, I think “hot” actually applies very well to the current market as well, but I think you know what I mean). Back then, the community was called Heathrow Estates, developed by none other than the same person who developed famous Heathrow in Lake Mary. Prices however back then were in the 800s and upwards for the, back then, exclusive custom home community. But things have changed since then. After the community was pretty much “asleep” in 2010 and 2011, 2012 has not only seen a new developer taking over (Starwood Land, and yes, they are affiliated with Starwood Hotels) but also 2 builders move in: Lennar Homes who is building track homes (but don’t be fooled, they offer granite counters as standard!) and Centerline Homes who is building semi-custom to custom homes.

Prices now start in the much more affordable low 300s. Home sizes range from around 2,700 to over 5,000 square feet, so there is something for everyone.

More than anything else though, this community provides a certain lifestyle: with top amenities like a resort style pool, tennis courts, fitness center (including a private workout room for yoga and Zumba classes and a massage therapist) and the club house including the Grand View Dining Room and Hawk’s Nest Bar you don’t really have to leave the neighborhood. And then there is the obvious, a top notch, beautiful golf course.

As a resident you are required to become a member of the Redtail Social Club with a monthly membership fee of $80. You will also have to spend a minimum of $150 per quarter at the restaurant or bar which shouldn’t be too hard (I am sure many residents conveniently meet up right there to socialize). In addition to the social club membership there is a $213 HOA fee for amenities, upkeep and of course the man guarded two community entrances (please note: the guards are only present during the day!).

As for grocery shopping (one of my first questions as part time house wife), there will be a Publix plaza built in the very near future. The 429 extension will provide residents with additional connectivity to all major area attractions as well as entertainment, dining and shopping (you can relax now, I know Sorrento always sounds sooo far…).

Once Redtail is finished there will be a total of 317 homes, so despite the huge territory it will remain a fairly small community (with lots of beautiful space and nature!). All this space also makes for great jogging and biking paths, so again, no need to leave the community.

So how soon can you move in you ask? Check out the list of available homes below – any of these homes is ready for you now! If you would rather build your own castle, it takes about 6 months to finish new construction.

So during the Candlelight Tour of Homes (that is the evening Holiday Tour) on November 30th Jose, little Nicolas and I got to preview 11 stunning homes – each of them could compete with award winning model homes for interior and exterior decoration.

Here is one of my favorite homes, not only in Sanford Heights, but also in the entire historic district of Sanford (= Town of Sanford). I had featured it on Day 214 of my blog Sanford365.

The tour was more than an “Open House” to us though, it showed the community spirit of Sanford Heights, a little historic neighborhood of about 108 homes, located very close to historic downtown Sanford. Many will call this little neighborhood one of Sanford’s best kept secrets. In fact, when buyers search for historic homes they usually stay within the boundaries of only up to 10 blocks or so away from East 1st Street (which marks the center of historic Sanford downtown). Since Sanford Heights stretches from W 16th to W 20th Street is often gets overlooked.

Since we were so impressed by the walking tour we took last weekend we wanted to feature Sanford heights here and just tell you little bit more about it.

As you can see Sanford Heights is located between Elm Avenue and South Park Avenue in Sanford stretching from W 16th to W 20th Street. Walking through the oak lined streets of Sanford Heights will put you back almost a century, into a much more quiet time, with beautiful Victorian and Colonial homes. But don’t be fooled by the age of some of these beauties – many of them have been updated to modern standards and would impress the pickiest home buyer. Sure, historic homes do need more care than your regular millenium Florida home but for many of us who seek individuality in their homes it might be well worth it. Being somewhat handy will also help when owning a historic home.
