Coffee Plantation Locks Down WIFI

I recently wrote an article about Coffee Plantation because it’s where I typically go when I need to get out of the house and get on the internet. Today, I purchased my $2.00 coffee (amazing profit margin) and was asked by the Barrista if I had a code?

Me: A code?

Barrista: Yeah, for the internet.

Me: (setting my witty comments aside) No, I don’t. When did you start doing that?

Barrista: Today.

Me: Was there a particular reason you decided to lock the network down? (Thinking it probably makes sense)

Barrista: Well, there were too many people just sitting around using the internet without purchasing anything and it slows down the internet for everyone who is a paying customer.

Me: (thinking initially, That’s not very cool. Coffee shops are supposed to have free internet.) Oh, okay.

The Barrista handed me a little piece of paper with a 10-digit code on it, then clarified that the zero was a zero and not an “O”. Do people really not know the difference between an O and a zero? Anyway…

…so I got my code and I got on the internet, and then I started thinking about the new security measures, and I recalled a few conversations I had recently about how these store-front coffee shops in high rent areas stay in business when the majority of their patrons sit around and cruise the net all day. Prior to today, I could simply sit here, not buy anything, and use the internet. I don’t do that, but it was possible.

(on a side note, Coffee Plantation finally added a flavored coffee of the day since the new owner took over. I like it. Today it’s Irish Creme. Yesterday it was Creme Brulee)

Problem 1

How does the coffee shop police the code that they just gave me? I can post it here, on twitter, and I can staple it to my forehead.

Problem 2

When the code changes, who’s going to let me know about it? It seems like a decision that includes too much high maintenance to actually be effective.

Solution

Here’s where my innovative mind kicks in. Design a wireless router that works in tandem with a networked cash register, yet works like a Guest Gate access point securing the internal network from the patrons. Every day, the wireless router generates a new code after closing. When a patron purchases something, the cash register accesses the router and looks up that code, then delivers the code on the receipt.

Now, that brings up the problem of receipts, which nobody needs to be printing any more. So how would the code get from the cash register to the patron without printing? How about text messaging? How do we get the phone number to the cash register? Not sure, but it can happen.

All in all, I think I’m okay with the network being locked down for patrons only. It makes me feel a bit more important. Now they just need to make it cooler.Similar Posts:

Read or Watch: Shifting From Text to Video

Part of building a successful business is engaging your customers online. In order to do that, you have to read what they have to say. There are so many writers out there that are terrible at conveying their point in writing, that it becomes difficult for someone like myself to follow along. I’ll typically lose you very quickly if you aren’t very clear and very simple about what you’re attempting to convey.

So, as I’m reading along, a title catches my eye, and I click on it. I notice right away that even though my interest has been captured by a catchy headline, there’s absolutely no logic applied to how the article is written. No sub-headlines, no highlighted important words, and no pictures whatsoever.

I’m the type of person who will be “more likely to read” if you eliminate the text and replace it with video. In this shifting business place, where recording high quality HD video is a matter of a small inexpensive portable HD camera, short of being absolutely, unequivocally disastrous on film, it’s time to start dialing down the text and dialing up the video.

If you haven’t figured out by now, video has been taking over for quite a while now, and will continue to take over, and it will draw the eyes of thousands and thousands of people and hold their attention much longer than reading text.Similar Posts:

“More Than Just Great Coffee.”

That’s the claim that I read when I walk into Coffee Plantation at Shea Blvd and Scottsdale Road in the Harkin’s Shea 14 plaza. What I haven’t yet figured out is, what more? What more than coffee do they offer besides free WI-FI?

You can typically find me at this Coffee Plantation on most weekdays for one simple reason, and it isn’t the coffee.

Free internet. That’s the real reason I’m here. There is no other draw. Not the food, not the coffee, and definitely not the service.

My overall experience at the Coffee Plantation began in the late 80’s on Mill Avenue in Tempe, Arizona. It was a hip, up and coming place to hang out with my friends between high school and college, and provided a very eclectic atmosphere for various artistic types of which I was anxious to become.

Today, that shop is gone, but some of the other locations are still open. I’m not sure why. If this location closed down, I wouldn’t be heartbroken. Inza Coffee, which was located at Loop 101 and Shea Blvd closed down last year, and most of the people who went there migrated to the next best choice which is where I sit and write today. I’ve spent a vast majority of my working hours here because I get free internet and it’s close, and primarily because we don’t have much of a choice in this neck of the woods. So, as a result, lots of business meetings occur here.

So what’s wrong with it, you ask?

Well, there are a list of things that just annoy the crap out of me about this place. The decor feels like an old McDonalds. The employees are more interested in socializing with each other rather than tending to the clientele. There have been too many changes of ownership and too much behind-the-counter drama. Half of the establishment has a poor WI-FI signal. The other half is too cold. People smoke outside the doors and nobody says anything. They still require a signature for a $2.00 credit card purchase. The lunch menu is expensive and not worth the price. They play CD’s and their CD player is ancient, skipping on at least one if not more of each song on each CD. Ever heard of an iPod? Tables aren’t bussed. Every day it seems the owner is meeting with someone about the business, which gives me the impression that they’re hurting. The wait staff, oh wait, did I go there already? They’re all nice people, but they’re more concerned with who’s getting more hours than who’s paying their bills…that would be me, the customer.

I honestly have no idea how coffee shops stay in business short of the $4.00 blended drinks which are of no value to me. Coffee Plantation has a direct walk-through door to the G-Spot, where you can get overpriced Italian ice-cream, and another door down is Pita Jungle, which seems to be doing it all right. If it weren’t for the traffic that these other businesses generated, I’m not so sure CP would still be here.

If something better comes along, I’m sure you’ll find me there rather than here, cause this place is getting old. Even with recent attempts to make it more “cozy” by adding a sofa, large cushy chairs, and a divan, it’s still the same old grungy, wicker-chair wielding, cold feet, no-power-outside, coffee shop that feels like a fast food restaurant.Similar Posts:

New Coffee Shop Set To Open In Scottsdale

“Making great, natural smoothies.” That’s the latest, and only tweet from @buzzberry way back in March of 2009.

The intersection of Granite Reef and McDonald hasn’t seen much change lately. A vacant lot, an over-priced gas station, convenience store, and abandoned service station have been the norm for years. With the recent remodel of Basha’s, and the construction of the standalone Walgreens, it only makes sense that we see yet another coffee shop emerge.

I noticed a few months ago that the old service station on the southeast corner was beginning to change. Over the summer, an entire armada of police and service personnel dedicated an entire day to installing utilities to the newly remodeled building, the windows became decorated, and new signage has been installed. What are we getting in our little neighborhood of Hallcraft homes? A coffee shop slash smoothie bar. Huh?

I peered in the window last night and found that they are still well under way constructing the interior design of the store, which I am anxious to see. What kind of coffee bar are we to expect here? I wish I knew more. Their website offers very limited information. I guess I’ll just have to see when it opens.

Oh, and by the way, that’s not the only coffee shop in Scottsdale that’s preparing to open. There are others .Similar Posts:

Stop Doing What You Don’t Love to Do

Gary Vaynerchuk.

Never heard of him? It’s possible that you have, since the demographics of the readership of blogs like this one typically consist of like-minded individuals who are constantly looking towards the future, finding new ways to communicate and connect. Most of the people I have met who are deep into the online world of entrepreneurialism know who Gary Vaynerchuk is. But, if you don’t know who he is, read on.

I had the pleasure of attending a recent event which was put on by Keller Williams. I was offered free registration by @FreedomWeaver and I took him up on it. Introduced to Gary via one of his Keynote Speeches, I was instantly captivated by his charisma and direct, no holds barred, in your face approach to telling the world how business is changing, and who is going to succeed, and fail.

Gary does what he wants to do, and that started, as he explains, as a young entrepreneur in Edison, NJ where he ran his very own lemonade stand franchise. Yes, I said franchise. While his minions manned the stands, Gary watched the eyes of the potential consumer, and adjusted, finding the best place to market his product, which wasn’t a unique product. What was unique was his fearless approach to doing business how he wanted, when he wanted. He later applied his knowledge to the sales of trading cards which earned him $1000/week before he was 15 years old. That’s $52,000/year people. He goes on to talk about his entrapment in his father’s business at $2/hr for hours every day, to his discovery that he could apply his entrepreneurial skills to the business, making it extremely successful in a very short period of time.

After launching WineLibrary.com, and tv.WineLibrary.com, he has turned the world of wine upside-down, bringing the once snooty knowledge of fine wining to the average Joe. Now, after pursuing his passion for wine without taking a paycheck for 18 months, “working his face off” as he says, he’s turned that passion into a thriving, very profitable business. Now, with a New York Times best seller, he’s opening up his “secrets” to a world of people who don’t spend time reading online.

The point? Gary realized that “there’s no reason you should be doing shit you don’t like doing,” and he started doing what he loves.

So if you’re still doing what you don’t love to pay the bills, take the extra time you have, no matter how inconvenienced you’ll be, or how uncomfortable it may seem (in other words, quit whining, it’s hard work) and start doing more of what you love. Soon, you’ll find that what you love will pay you more than that job you hate, and you’ll wonder why you ever doubted yourself in the first place.

Stop the Bleeding

The Basic Short Sale Process

Handling a Short Sale for a client is a very complicated and detailed process, but at its core, there are only a few basic steps involved. The real success of the Short Sale is attributed to the experience level of the agent representing the seller. If they don’t know what they’re doing, it’s likely you won’t have a very smooth transaction. In fact, if they are attempting to short sale your home without experience, then they are doing you a disservice, as its our fiduciary as Realtors to represent your best interests, which cannot happen without proper experience.

Short Sales Process at its Basics

Listing: The first step is to list the property for sale. Traditional marketing does not typically apply to short sale properties because we’re pricing it to sell as quickly as possible. The seller doesn’t make any money, and they don’t approve the sale, so essentially, the seller really isn’t the seller. The bank is ultimately in charge.

Offer: A qualified buyer presents an offer. Just like any other sale of any other property, ensuring the buyer is adequately qualified to actually purchase the home is just as important on a short sale as a normal sale.

Execution: The seller signs the contract. Provided the offer is within reasonable fair market value of the comparable sales in the neighborhood, when the offer is presented, the seller will sign it and it will be considered executed or “accepted,” but not “approved.”

Submit to Lender(s): Along with all of the required documentation, the offer and all associated listing paperwork, addenda, financial statement, etc., is submitted by your Realtor to the lender(s) on the property and the approval process begins.

Receive Letter of Agreement: When the lender approves of the sale, meaning they’re taking what they can get from the deal, they provide a letter of agreement which the seller reviews and approves or disapproves of. If the seller agrees to their terms, the normal closing time line begins.

Due Diligence: It’s now time for the buyer to conduct their inspections and obtain their funding. If everything checks out okay, and the property appraises for at least the contract purchase price, then the buyer moves on to the next step.

Signing: Woo hoo! This is where the buyer signs their final paperwork. Title will then record the property transfer with the county recorder and the new buyer will take ownership of the property.

That’s it. Those are the basic steps of a short sale. From start to finish, this entire process is completely dependent upon how cooperative each party to the transaction is, and no two short sales are the same. This entire process can take a few weeks, to more than 8 months. So, as a buyer or a seller, be prepared to wait.Similar Posts:

Dear FHA, Can You Please Sign Off?

Dear, David H. Stevens, Margaret Burns, and Bonnie McCloskey,

Nothing is more infuriating than a policy within a company that cannot be explained other than “that’s the way we’ve always done it.”

Digital signatures save everyone time. A VERY LARGE AMOUNT OF TIME. But in a world where a vast majority of the buyers are going FHA, with a policy that doesn’t allow digital signatures, many lenders are slowing us all down by requiring pen to paper.

Here’s why pen to paper is a stupid idea. PHOTOSHOP. I can extract your signature and drop it into any document I want and pass it off as genuine and it instantly becomes legitimate. Not only can I do this, but I have done this, but only after receiving written permission to do so from my client. No funny business here.

It’s been my only solution to FHA’s antiquated practice of requiring pen to paper.

Digital signatures have been part of the business world since 2000 and they’re perfectly legal. There’s no reason we should be chasing people down, inconveniencing them, to acquire handwritten, less-than-secure forms of authentication. It’s just ludicrous.

So, FHA, please stop this horribly annoying practice and bring yourselves up to speed. We’re tired of the whole world moving faster than you, and you’re just getting further and further behind. Drop the dead weight. Loose the anchor. Run like the wind and allow services like @Docusign to usher us into a world that should have existed 9 years ago.

The Truth About Loan Modification

When applying for a loan modification, be prepared to disclose your entire financial life to whomever is negotiating your modification. If you try to do it, you will fail, unless you are persistent, or insane. Some attorneys require $3000 up front retainers to even begin negotiating with the bank. There is no guarantee that it will work.

How Can I Qualify?

More than 60% of you do not qualify because a simple modification of your loan will not bring your financial position in line with the bank’s requirements. So what are those requirements? The lenders are simply looking at your finances to determine if your mortgage payment exceeds roughly 31% of your net take-home pay. This is an estimate, and every case is different, but it’s typical.

That means that if you have bad spending habits, or you’re paying bills that should be considered secondary to your mortgage before you pay your mortgage, your lender will call you out on it during the loan modification process. You may need to prioritize your spending.

So, regardless of your monthly mortgage payment, if it’s less than 31% of your net take-home pay, you will probably be denied. So don’t waste your time.

Loan modification typically results in a lowered interest rate, 10 years of additional payments on your home, payment deferral, or some other manipulation that will usually not help you anyway.

The real problem is that you owe money on a house that will not recover its value in enough time for you to break even on the future appreciation of your house, and therefore, you’re stuck in that house. If it comes time to move, you’re still stuck in a situation where you may have to do a Short Sale to sell the home.

The real truth about loan modification is that it’s possible, but it pacifies the homeowner long enough for the bank to continue to make money off of your financial hardship. Think about it. The bank wants you to be enslaved to their madness for as long as possible. At the same time, the banks are out of money and are going bankrupt, so your best option at this point in time may be to do a Short Sale.Similar Posts:

The Debate Continues: One User’s Opinion on Renting vs. Buying

As with anything, there are pros and cons that change with every complicated variable involved. The concept of buying being better than renting is relative to the context of each side of the equation at any given time. No two situations are the same, but generally speaking, assuming certain conditions are already met, owning a home is MUCH BETTER for long term wealth building than renting.

In an article that I wrote back in 2008 on the SonoranHouse.com blog, I illustrated the financial benefits of renting vs. buying. Here’s what one user had to say, along with my thoughts on the response:

WRONG… Renting is FAR better and Cheaper than buying a house.

Not so fast. There are too many variables involved, and each situation is different, but the principle cannot be disputed. Owning is a long term prospect. Not short term. In order to conclude that owning is better, one must assume that the property will be held for as long as possible.

1. The down payment is $20,000 OUT OF YOUR POCKET on day one. SO by purchasing a house you are immediately $20,000 POORER the day you buy your house. In contrast, you can RENT and only pay a SMALL deposit equal to 1 months rent and keep the rest of your $19,000 to use as a safety net to pay the rent with and live an easy STRESS FREE life knowing you have the rent covered for 19 months if it’s a $1K a month rental.

When you pay a deposit to a landlord, it is a fee that can never be recovered. When you put money down on a house, you are instantly investing your hard-earned cash in an appreciating asset. You are not spending the money. Again, if your investment mindset is short term and you sell your home too quickly, you will certainly cut into your initial down-payment unless your property experiences unheard of appreciation in a short time period. Not likely to happen again. Buying real estate is a long term wealth building investment.

A rule of thumb for an emergency fund is 3 to 6 months worth of living expenses. If your rent is $1000.00/month, you have 19 months of rent paid for, but that doesn’t take into account the rest of your expenses. If a down payment on a house depletes your living expenses, they you are not ready to buy. Your down payment should be above and beyond your 3 to 6 months. So, if your expenses are $2000/month, you should sock away about $12,000. The rest can be used towards your future down payment. This all assumes that you are completely out of debt. If you aren’t, then you shouldn’t be buying a house in the first place. Most renters do not have this much money saved up and they live paycheck to paycheck, so they feel they NEED to have some sort of financial buffer to buy them time.

The problem with this is that they never get OUT of the rat race by behaving this way, and they never put their money to work for them. They will live the rest of their lives working for their money. What would be the difference between having 19 months of STRESS FREE living in a home that is appreciating in value versus apartment living with the same amount of a safety net? The difference is that part of your monthly payment is being added to the home’s equity. Some of that payment will be recovered. NONE of the rent will.

2. The Tax Deduction is nonsense… You spend $1.00 in Mortgage Interest to deduct .10 cents off your tax bill. HARDLY a “savings” at all. Your still LOOSING .90 CENTS in interest!! WAKE UP PEOPLE!!

Tax Deductions are a poor excuse for people who are poor to continue to be poor. The argument here is that it makes sense to pay the bank $1.00 in interest to avoid paying the government ten cents. Obviously that is flawed thinking. Spending 90 cents to save 10 is absolutely ridiculous. That is why the largest mortgage anyone should be financing is a 15-Year fixed. Obviously paying cash is the best way to buy a house.

3. When you own a house you pay PROPERTY TAXES each and every year. These taxes are about 1.5% of the value of your home or around $3000 a year. That’s $3K a year your LOOSING if you own a house.

Hmmm…let’s see. Property taxes at $3000/annually, deductible at your tax bracket rate, or $12,000 wasted on rent. Personally, I’d rather put the remaining $9,000 in growth stock mutual funds to offset the perceived loss, because by the time my $9,000 per year is invested over 30 years, it will pay the property taxes a few thousand times over.

4. When you own a house you pay Property INSURANCE on your house each year. This will be about 1% of the value of the home so figure $2000 a year on a $200K house.

I own a $200K home. Taxes and insurance annually do not exceed $3000.00. In fact, they don’t exceed $2000.00. This has everything to do with location and tax rates. Again, I’d rather cough up $2000/year for insurance than blow $12,000/year on rent. So based on points 3 and 4, which add up to $5000.00, I’m still ahead with $7,000 invested annually in growth stock mutual funds. Come to think of it, my down payment of $19,000 as used in this example will be reimbursed fairly quickly.

5. When you own a house you pay for ALL MAINTENANCE/REPAIRS/REMODELS. This means spending about 1.5% of the value of your home EACH YEAR to keep it in livable condition so figure another $3000 a year on maintenance/upkeep.

Nobody forces remodeling, so we’re going to remove that from the equation. Deferred maintenance is a price that everyone has to pay for, whether you own, or you rent. As the king of your castle, you determine what’s used on your property to improve and maintain it and you have a choice over the cost/savings realized from it. By renting, you have no control over these things, and the cost of rent is at the discretion of the landlord, who can easily raise it high enough to force you out to make room for someone else as a result of increased management costs. Owning your own home offers greater long-term housing security.

6. In order to “get your money back” out of your house you will need to SELL your house. This means FINDING SOMEONE ELSE TO BUY IT. You’ll have to pay Closing Cost, Real Estate fees, etc. and it can take a LONG TIME to find a buyer. THEN even if you sell, you will have to live somewhere so you would have to turn around and buy ANOTHER house or do what most smart people do in the first place… RENT.

False. As a long term investment, the asset appreciates and the value of the loan decreases over time. If you paid cash, you have an instant money making machine creating passive income. If you didn’t, you’ll eventually reach a point at which renting your home to someone else will generate positive income above what you owe on the mortgage payment. The tone of point number six seems to emphasize the dependence upon cash in the bank to provide a safety net. Obviously if you’ve been able to save $19,000, you’re making more than you’re spending, so the time that it takes to sell should be irrelevant unless you’re forced to move via relocation or other circumstance beyond your control. It’s true that if you sell too early, you’ll erase your gains because you didn’t have a long term mentality. There is so much more risk to buying a home when you borrow, but if you are able to pay cash for a home, then I’d say you’re living well financially. One’s intelligence is not a factor determined by the decision to rent or buy. One’s wealth, however, is. If you want to get rich and live free like nobody else, then you’ll invest wisely. Renting is not investing.

Owning a house ONLY makes sense IF you could pay CASH for it. Even then, your still going to “Throw money away” on Taxes, Insurance, Maintenance, and the excess bills that come from owning a house when if you RENTED many of those bills are included in the rent.

Paying cash for a home ISN’T THE ONLY time it makes sense to buy a home. It is the BEST practice for sure, but you’re not throwing money away on taxes because your home is appreciating in value, and in theory, you’re renting that home out, collecting $1000.00/month rather than spending it. Can you imagine how nice it would be to be able to put $12,000.00 less a few expenses every year without having to work for it?

The fact that there are additional bills when you own versus renting is also a false assumption. Do the math over a long period of time. Take the appreciation of real estate and the potential passive income from owning a rental and see where it would be in 30 years if invested wisely, long term. Compare it to the real costs of owning. Remember, we’re talking about ownership versus renting. We’re not talking about owning a high cost property that has no potential to generate future income. That would not be a wise investment. Of course, you could just keep on throwing your hard-earned money away. In fact…

Buyer Backs Out on Short Sale

Ever heard that one before?

If you list and negotiate short sales, I’m sure you have. During the past year, the time frame required to close a short sale has increased as more and more properties hit the market in a distressed state. Short sales occur when the bank allows the owner to sell the home for less than they owe.

On all buyer contracts, I require that they put up a non-refundable portion of their earnest money for a specified number of days. When I started with distressed properties, I required a 60-day non-refundable period with $500.00 of the earnest deposit held to keep the buyer in the game.

Actually, this is my advice to the seller, who then agrees to the terms of the contract which is in their best interest. I do not make the terms, I only advise them what would be best.

Since the time it takes to close a short sale has increased dramatically, so has the time that I recommend the seller require the buyer to be non-refundable on that portion of their deposit. There is so much work involved in negotiating with investors –> THROUGH –> servicers, that it’s required by my sellers to hold on to the buyers as long as possible.

My most recent lost buyer, which occurred this evening at 11 something PM, had passed their 70 day time frame and were well within their rights to cancel with a full refund of their earnest deposit.

Who is at fault? Well, I’m not about pointing fingers, but in this particular case, the culprit is the investor who backed the 2nd mortgage.

2nd Lien Holders Don’t Get Their Money

When the owner of a home doesn’t pay, the 1st lien holder (after property taxes and other senior liens) can foreclose on the property. If there is a 2nd mortgage, they lose everything.

During a short sale, if the 1st lender agrees to a certain amount, they usually offer somewhere in the neighborhood of 10% of the 2nd lien holder’s balance to appease them and make them go away. If the 2nd does not accept the offer, the 1st can eventually foreclose and the 2nd will get NOTHING! NOTHING! Do I have to spell it out to the investor? NOTHING! Even if they demand more than the 1st is willing to pay, and the seller, or agent, or grandmother agrees to bring money to the table for the 2nd, the 1st lien holder MUST APPROVE OF THE SALE and if they don’t, THE 1ST gets the additional payment, leaving with 2nd again, with NOTHING ABOVE AND BEYOND WHAT THE 1ST AGREED TO PAY THEM.

So, now that the 2nd, in this particular case, has held the deal long enough to allow the buyer to surpass their non-refundable time-period, there is now no buyer for the property and the seller is faced yet again with the burden of paying their mortgage with money they do not have.

So What HAS been accomplished?

Well, now we know the bottom line and as long as the bottom line is fair market value minus all expenses, we should be able to find a buyer for the property.
