&lt;p&gt;This real estate market update does not include new build homes. The stats below are specifically for resale single family homes within the &lt;a href="https://realestateyak.com/stonegate-village-neighborhood-in-parker-colorado/"&gt;Stonegate Village Neighborhood&lt;/a&gt; in Parker, Colorado. I pulled all of tis data from the Denver MLS. Off market sales are not used in this data.&lt;/p&gt;
&lt;h2&gt;Stonegate Village 2020 Real Estate Market Update&lt;/h2&gt;
&lt;ul&gt;
&lt;li&gt;Average sale price UP 4.87% (I do not take into account new build homes and homes that may have sold off MLS)&lt;/li&gt;
&lt;li&gt;Total number of homes sold = 150&lt;/li&gt;
&lt;li&gt;Average $ per total sqft = $169.91&lt;/li&gt;
&lt;li&gt;Average sale price = $532,959&lt;/li&gt;
&lt;li&gt;The average initial asking price = $533,668&lt;/li&gt;
&lt;li&gt;Average days on market = 17&lt;/li&gt;
&lt;li&gt;Our average difference from asking price to final sale price = 99.12%. Contrary to what you hear on the street every house &lt;strong&gt;did not&lt;/strong&gt; sell above asking price.&lt;/li&gt;

&lt;p&gt;I receive so many calls about the Stonegate Village HOA that I&amp;#8217;m going to post their contact info right here. &lt;a href="https://www.svmd.org/" target="_blank" rel="noopener"&gt;Stonegate Village Metropolitan District&lt;/a&gt; and the &lt;a href="https://www.svmd.org/" target="_blank" rel="noopener"&gt;Stonegate Village HOA &lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Siting in my house in March during lockdown I never thought I would see 150 homes sold and closed and the average sale price up 4.87% in Stonegate for 2020. For 2019 the same search criteria had an average sale price of $508,190 and for 2020 it was $532,959.  In 2019 there were 174 homes sold and closed versus 150 for 2020. Pretty amazing since we couldn&amp;#8217;t even show homes for 10 days during the lockdown.&lt;/p&gt;

&lt;h4&gt;Stonegate Village Buyers and Sellers&lt;/h4&gt;
&lt;p&gt;The months of lockdowns and restrictions only brought the need for good housing to the forefront of everyone&amp;#8217;s mind. Some wanted bigger, some wanted newer and many just wanted a home that fit their current lifestyle better. Once the all clear was given both sellers and buyers were scrambling. I saw panic selling early on. Sellers thought the market was crashing and buyers were eager to pounce. If you listened to the NEWS Media you would have thought we would all be living in cardboard boxes by now and standing in soup lines.&lt;/p&gt;
&lt;p&gt;I had several buyers that were patient but steady with their search and it paid off huge. With a little strategy my home buyers picked up several homes at almost distressed level prices significantly below true market value. For about 30 days there were sellers that were very willing to negotiate and other sellers that held the line and wouldn&amp;#8217;t budge. The sellers that needed to sell and wanted to negotiate were our target and we got the homes at great prices.&lt;/p&gt;
&lt;p&gt;I had a few buyers that were able to pick up substantial homes in the $1.5 million to $3.2 million range.  They made so much money on the sale of their longtime residences and the super low interest rates helped their buying power significantly. Million dollar homes around Parker, Colorado used to be a rare item. Now they are a dime a dozen and buyers don&amp;#8217;t seem to blink at a million dollar price tag. I think years of saving, a great economy and learning hard lessons about debt in the last crash have put most homeowners in a super strong financial position.&lt;/p&gt;
&lt;p&gt;I have a several sellers pull their homes from the market during the lockdowns. Some of it was panic, some was for medical reasons and others were just waiting it out. Many of the homes that were pulled from the market were eventually sold in 2020 however some will be coming back onto the market in 2021. I don&amp;#8217;t think there was any right or wrong way to play the 2020 market. I think we all just went with the flow of what felt right at that time and everything seems to have worked out.&lt;/p&gt;
&lt;h4&gt;What about Stonegate real estate in 2021?&lt;/h4&gt;
&lt;p&gt;Going forward for 2021? I believe interest rates will stay low and inventory is going to be tight. I&amp;#8217;ve been on a dozen different economic Zoom meetings over the past month and not one of the leading economist said we&amp;#8217;ll have a down market in 2021. They predict full steam ahead and business as usual&amp;#8230;whatever that is now days.&lt;/p&gt;
&lt;p&gt;If you have lived in your home for several years it might be time to ring the cash register and capture those gains and move on. Many sellers for 2020 gave up on the idea of trying to remodel their outdated homes and decided to look for something newer, bigger and better. If you&amp;#8217;re happy where you are then stay put. No matter whether you stay or go you need to update your home. Updated homes sell better and preserve your asset going forward. With the tight inventory many sellers decided not to update or fix deferred maintenance instead they left it for the new homeowner. In this market you can sometimes get away with that but when the market changes it won&amp;#8217;t be so easy.&lt;/p&gt;
&lt;p&gt;New build homes will help with inventory but you better have a plan when you go to buy a new build home. Remember that the sales person you meet onsite works strictly for the builder and they represent the builder. They are not your &amp;#8220;buddy&amp;#8221; after you sign the contract and they give you little or no guidance during the build process outside of what is being done to build the home.&lt;/p&gt;

&lt;h2&gt;The Timbers neighborhood Real estate market report 2020.&lt;/h2&gt;
&lt;p&gt;Believe it or not the &lt;a title="The Timbers Neighborhood Parker Colorado" href="https://realestateyak.com/the-timbers-neighborhood-in-parker-colorado/"&gt;The Timbers neighborhood&lt;/a&gt; real estate market was not as bad as we all thought it would be back in March. I did see some early panic selling and several sellers pulled their homes from the market but that all went away quickly once the home buyers jumped into the market. We also saw a few sellers postpone their moves and will relist in 2021. These homes should be hitting the market soon.&lt;/p&gt;
&lt;p&gt;The biggest trend I noticed when completing the &lt;a title="The Timbers" href="https://realestateyak.com/category/the-timbers/"&gt;The Timbers neighborhood real estate&lt;/a&gt; market report for 2020 was retirement. I helped many longtime Timbers families move onto their places of retirement. We had several families leave and head to the east coast for beach living and several families simply downsized into smaller homes around the metro area.&lt;/p&gt;
&lt;p&gt;Large lots, spacious homes and the rural feel of The Timbers attracted home buyers to our neighborhood. During June I was receiving multiple calls per week from prospective buyers wanting information about The Timbers. By the way&amp;#8230;many of those buyers did not buy in The Timbers last year but are actively looking to purchase this year.&lt;/p&gt;
&lt;p&gt;Something to notice about the lower average price per square foot this year is the age of some of the homes that sold. There were quite a few older and outdated homes in The Timbers that sold and these sales pulled the averages down for the year but had no real drag on upper end home prices. Nice homes that are well maintained will always sell for more.&lt;/p&gt;

&lt;p&gt;These stats do not include the new build homes. These are only stats on resale homes.&lt;/p&gt;

&lt;li&gt;50 homes sold in 2020&lt;/li&gt;
&lt;li&gt;The average sale price was $1,045,000 (Ranch and Two Story Homes)&lt;/li&gt;
&lt;li&gt;The average days on market was 51&lt;/li&gt;
&lt;li&gt;The average price per sqft for a ranch house was $189.88 but many updated ranches with great lots sold well over $200 per sqft.&lt;/li&gt;
&lt;li&gt;The average price per sqft for two story homes was $172.65 but many updated two story homes on great lots surpassed the $200 per sqft price.&lt;/li&gt;
&lt;li&gt;On average homes sold at 96.05% of the original asking price.&lt;/li&gt;
&lt;/ul&gt;
&lt;h3&gt;New Custom Homes in The Timbers Neighborhood.&lt;/h3&gt;
&lt;p&gt;New build homes in The Timbers are selling at record pace. Many buyers that couldn’t get a resale home or couldn&amp;#8217;t find exactly what they wanted opted for one of the new build options. The custom homes in the currently open section are basically sold out. New custom lots will be coming available soon.&lt;/p&gt;
&lt;p&gt;If you are interested in starting from scratch, finding a perfect lot and designing your own home I can help. I’ve helped several clients through this process. You better hurry though&amp;#8230;they will not last long.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Custom SPEC homes in The Timbers&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Large scale home builders up in the newest section of The Timbers have done amazingly well in 2020 as well. Toll Brothers told me they were almost sold out when I visited before Christmas and Berkeley Homes has one home left. I was told Richmond still has a few lots available.&lt;/p&gt;

The average price per square foot in Stonegate is up 6% this year compared to all of 2019. The average price per square foot in Stonegate is up 6% this year compared to all of 2019.&lt;/p&gt;
&lt;p&gt;Besides the 2 weeks of shutdown at the beginning of COVID the real estate market in Colorado has been booming. I know this sounds crazy but I actually have clients that want to sell their homes because they are nearing the capital gains limits set by the IRS for married couples. Yes, these couples have close to $500,000 in appreciation since they purchased their homes so they are ringing the cash register and moving on. They see it as a great time to use their equity to buy/build the home of their dreams. &lt;a href="https://www.nerdwallet.com/article/taxes/selling-home-capital-gains-tax" target="_blank" rel="noopener noreferrer"&gt;Avoid Taxes When Selling A Home.&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;For 2019 there were 186 single family homes that sold and the average price per sqft was $160.25. So far in Stonegate for 2020 there have been 124 closings and the average price per square foot is $169.76. That is a 6% gain over 2019. The highest sale of 2019 for Stonegate real estate was $700,000 and for 2020 we already have one sale that closed at $785,000. Little has changed with the days on market&amp;#8230; the average days on market in Stonegate was 28 for 2019 and now for 2020 we are down to an average of 20 days on market.&lt;/p&gt;

&lt;p&gt;The average sale price is up 3.5%  from $510,635 in 2019 to $529,298 in 2020.  It was only five years ago that the average sale price topped $400,000 for the first time. &lt;a href="https://realestateyak.com/2015/09/23/stonegate-neighborhood-home-prices-up-six-percent/"&gt;Stonegate Neighborhood Home Prices Up 6%&lt;/a&gt;. I thought this was a huge milestone yet here we are again with a new average sale price for single family homes over $500,000 in &lt;a href="https://realestateyak.com/category/stonegate/"&gt;Stonegate Village&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.parkeronline.org/112/Community-Development" target="_blank" rel="noopener noreferrer" class="broken_link"&gt;Our Town of Parker, Colorado&lt;/a&gt; is growing and attracting new arrivals from all over the country. I&amp;#8217;m seeing a lot of California, Texas and Oregon transplants headed to Parker and our surrounding areas. I actually have two buyers looking in Parker that are next door neighbors in California. Both families decided to move to Parker. at the same time. Everyone is asking &amp;#8220;how&amp;#8217;s the market in The Timbers Neighborhood?&amp;#8221; The next question is &amp;#8220;how does the COVID 2020 market compare to 2019?&amp;#8221; Below I will show you the differences in the two markets and hopefully answer your questions.&lt;/p&gt;
&lt;p&gt;The quick answer is the market is basically the same as last year with a modest 2.22% appreciation rate when you look at the total market of both ranch and two story homes. There was definitely some panic selling in March and April. We saw several sellers drop prices immediately and sell their homes significantly under value but at the time I&amp;#8217;m sure it felt right for them. There were also some sellers that simply did not have the time to wait and seek the highest price possible. Two of the sellers I worked with in early summer were on strict deadlines and priced their homes lower simply because they were making cross country moves and needed out ASAP. A third seller needed to be out in 90 days and priced their home $30,000 below market value so they would get competing bids and it worked. They received 6 very solid offers within a week and had the luxury of choosing the strongest buyer with the best closing terms. &lt;a href="https://realestateyak.com/featured-listings/"&gt;Current listings in The Timbers.&lt;/a&gt;&lt;/p&gt;

&lt;h3&gt;The COVID impact on The Timbers real estate market.&lt;/h3&gt;
&lt;p&gt;COVID also caused 3 sellers to pull their homes from the market and postpone their moves. Overall COVID in The Timbers neighborhood has had little affect on sales comparing 2019 to 2020. As of September 2020 we have closed 34 homes compared to 46 homes closed in all of 2019 so we are on track for basically the same number of sold homes. The biggest change in buyers moving to The Timbers has been the number of local versus out of town buyers. I have definitely noticed that there are more local Colorado buyers moving into our neighborhood than transfers from out of state. This has to be because job relocations from out of state has basically been shut down and local buyers have seized the opportunity to fill the gap. Local &lt;a href="https://www.cnbc.com/2020/06/18/coronavirus-update-people-flee-cities-to-live-in-suburbs.html" target="_blank" rel="noopener noreferrer"&gt;buyers are fleeing the city&lt;/a&gt; and other urban areas and snapping up our custom homes on large wooded lots. The few relocation buyers I&amp;#8217;ve seen in the market were mostly moving here to get a jump on their retirement.&lt;/p&gt;
&lt;p&gt;As I write this I have two buyers from out of state actively looking for homes in The Timbers. In October I have buyers coming into town from back east that are also fleeing a big city to move to Colorado.&lt;/p&gt;
&lt;h3&gt;The Timbers Neighborhood Market Report September 2020&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;The average sale price in The Timbers is $1,092,948.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ranch homes are averaging $223.94 per sqft while two story homes are averaging $172.27. The average sale price for a ranch home in &lt;a href="https://realestateyak.com/the-timbers-neighborhood-in-parker-colorado/"&gt;The Timbers neighborhood&lt;/a&gt; is $1,198,435. This has a lot to do with the new build custom homes in the new section of The Timbers and does not include the track built home section.  Two story homes in The Timbers have an average sale price of $1,060,490. Obviously the more updated your home and the better your lot&amp;#8230;the better the sale price.&lt;/p&gt;
&lt;p&gt;The average days on market across the board for both styles of homes in The Timbers is 57. Don&amp;#8217;t put a lot of stock into the DOM or days on market as the new build custom homes typically list the day they start building and can take months before they get a buyer. it all comes down to pricing, location and finishes.&lt;/p&gt;
&lt;p&gt;Ranch homes on average sale for 93.19% of the original asking price. Two story homes on average sale for 96.26% of original asking price.&lt;/p&gt;

&lt;h2&gt;Average sale price in Stonegate&lt;/h2&gt;
&lt;p&gt;Since January 1st there have been 41 single family detached homes sold and closed. The average sale price was $509,808 and the average price per square foot was $153.17. In &lt;a href="https://realestateyak.com/stonegate-village-neighborhood-in-parker-colorado/"&gt;Stonegate&lt;/a&gt; the average days on market was 36. This may be surprising since the market has been so hot and Stonegate is historically a very popular neighborhood but in reality 36 days is pretty normal. It wasn&amp;#8217;t too long ago that the average days on market was around 120 days.&lt;/p&gt;
&lt;h2&gt;Remember when $400,000 was the average sale price in Stonegate?&lt;/h2&gt;
&lt;p&gt;It was&amp;#8217;t too many years ago that the average sale price in Stonegate bumped over $400,000. I thought that was an epic milestone when it happened and now we have crossed the $500,000 mark.&lt;/p&gt;
&lt;h2&gt;Difference from asking price to sale price.&lt;/h2&gt;
&lt;p&gt;Contrary to what you might think on average homes are selling at 2.25% below asking price and not over asking. For a $500,000 home thats around $11,000 negotiated off the asking price.&lt;/p&gt;

&lt;p&gt;Meridian Village townhomes have become popular among buyers in the entry level market. Sixteen townhomes were sold and closed in the past 12 months. These townhomes would make great rental investment properties if you could get one. Anyone who purchased one of these when they first became available made a very solid return when they resold them this year.&lt;/p&gt;

&lt;p&gt;Sixty single family two story homes sold and 13 ranch style homes closed. Ranch homes are becoming a new must have among buyers in the Parker Real Estate market. I&amp;#8217;ve had a lot of requests for the ranch plan when meeting with new buyers. More than half of my clients that build new homes and new custom homes are building ranch homes. Main floor living is not just for grandma and grandpa anymore.&lt;/p&gt;

&lt;p&gt;HOA fees are low at $60 per month which gets homeowners access to a community pool, playgrounds and wide open grassy parks. You also have direct access to the Cherry Creek trail. Spur trails within the neighborhood connect directly to the Cherry Creek Trail. &lt;/p&gt;
&lt;p&gt;Future development in the new section of the Pinery Glen just north of the existing neighborhood will surely help home prices for current homeowners. &lt;/p&gt;

&lt;p&gt;&lt;a href="/2018/02/15/houses-sale-stonegate-parker-colorado-2017-sold-homes/"&gt;Stonegate Village&lt;/a&gt; was still a top selling neighborhood in Parker, Colorado for 2018. There were 165 single family homes sold and closed in 2018 compared to 174 for the same time period in 2017. The new home section was the big factor with 17 closings. Without those sales the resale market actually saw a decline in sales.  &lt;/p&gt;



&lt;p&gt;Home buyers were able to negotiate about 2% off the original asking price in 2018 &lt;/p&gt;

&lt;h2&gt;New custom ranch versus resale&lt;/h2&gt;
&lt;p&gt;The Timbers neighborhood saw a huge boost in new build custom home sales this year with 6 new custom homes closing.&lt;/p&gt;
&lt;p&gt;I only pull data from the MLS. If a closing happened but it wasn&amp;#8217;t recorded in the MLS then I will not show it here.&lt;/p&gt;
&lt;blockquote&gt;&lt;p&gt;&lt;em&gt;After showing many of the homes within High Prairie Farms this year the most common buyer feedback was that the homes needed updating.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;cite&gt;Steven Beam&lt;/cite&gt;&lt;/em&gt;&lt;/p&gt;&lt;/blockquote&gt;
&lt;p&gt;All of the homes that closed this year in the new section were ranch homes. There will be a few two story homes closing in 2019 but the majority of the homes being built are ranches.&lt;/p&gt;
&lt;p&gt;The average sale price for a new build ranch home was $1,400,643 versus $1,148,000 for a resale ranch. The average price per square foot was $265.54 for new versus $201.95 for a resale ranch. The highest sale price for a new build was $1,627,518 versus $1,635,000 for resale.&lt;/p&gt;
&lt;h2&gt;The Timbers Two Story Home Sales&lt;/h2&gt;
&lt;p&gt;This year 42 two story resale homes sold in &lt;a href="/category/the-timbers/"&gt;The Timbers&lt;/a&gt;. The average sale price was $993,985 and the average price per sqft was $162.92. The highest sale price for a two story was $1,760,000 and the lowest sale price was $725,000. Average days on market was 67 for two story homes and the average difference from asking price to final sales price was 95.22%.&lt;/p&gt;
&lt;h2&gt;Lots sales in The Timbers&lt;/h2&gt;
&lt;p&gt;I was lucky enough to sell two lots in &lt;a href="/2018/01/24/the-timbers-custom-home-market-update-2017/"&gt;The Timbers&lt;/a&gt; during 2018. These homes are being built right now. Both of the new homes are being built by Summerwood Custom Homes. Most of the other lots in the new section are now sold and under construction with planned closing dates for 2019.&lt;/p&gt;
&lt;blockquote&gt;&lt;p&gt;I&amp;#8217;m referring to the lots in new section of the Retreat at The Timbers not the new section off Democrat where Richmond and Berkeley are building.&lt;/p&gt;

As new developments continue to cram homes closer and closer together buyers are beginning to realize that homes on large lots are a thing of the past and more difficult to find.&lt;/p&gt;
&lt;p&gt;This year 5 two story homes sold in High Prairie Farms. The average sale price was $848,601 and the average price per sqft was $128.04. The highest sale price for a two story was $1,117,000 and the lowest sale price was $700,000. Average days on market was 97 for two story homes and the average difference from asking price to final sales price was 90.92%.&lt;/p&gt;

&lt;p&gt;It&amp;#8217;s simple really. Trees, trees and more trees. The Pinery is located on the east-ridge in Parker, Colorado which means many of the homes within the Pinery have direct west facing views of the Colorado Rocky Mountains. This is great but the main draw is the trees. Most of the Pinery is covered with mature Ponderosa Pines. Look around the Denver Metro and you will be stumped to find a neighborhood that is built exclusively within a natural old growth pine forest.&amp;nbsp;&lt;/p&gt;



&lt;h2&gt;Facts about The Pinery&lt;/h2&gt;



&lt;p&gt;Throughout The Pinery there are miles of walking, hiking and biking paths. Some are paved and some are not. &lt;/p&gt;



&lt;p&gt;The Pinery has super low Homeowners Association fees too. HOA fees in The Pinery typically run less than $300.00 per year. &lt;/p&gt;



&lt;p&gt;Taxes are lower too. The taxes in the Pinery are typically much lower than some of the newer surrounding neighborhoods that can sometimes have tax rates almost double what you pay for a home in The Pinery.&amp;nbsp;&lt;/p&gt;



&lt;p&gt;There is not a community pool but there are several options for Country Club memberships from full golf memberships to social club memberships that allow you access to the clubhouse dining and swimming. The three clubs that surround the neighborhood are The Colorado Golf Club, The Pinery Country Club and The Club at Pradera. All great options for family recreations.&amp;nbsp;&lt;/p&gt;
