This is a loaded question, but one that is worth answering.  There are no hidden lists, secret databases – or the like when it comes to finding the foreclosures in the Santa Clarita Valley – or elsewhere in Southern California.  They are all available and each of you buyers in the world have an equal chance. 

Of course, depending on how you are going to finance them.

There are different weights given to the various types of financing out there in the world.  VA – unfortunately is not very easy to get approved on – due to the requirements of their Appraisers, quite critical.  FHA is better – but still not the bee’s knees.  Conventional 20% down is a bit easier – but banks know that FHA appraisers are a bit more pliable than the Conventional appraiser that is under HVCC.

The notice of Default filings are in direct relationship to the Amount of Foreclosures that come on to the Real Estate Market for sale. 

Usually, there is a 90 day time period between the time when a owner quits paying their mortgage and the time of the filing of the Notice of Default. 

But in some cases the pattern of the Notice of Default versus the non payment time period does not hold true to the above statement.

There are several resources that follow this Data – and I have included a great story from the DQNews.com where they reflect the data from Data Quick.

Not on a local level.  Due to the huge supply and demand in the Santa Clarita Real Estate industry – we have seen an increase from the amounts that properties are placed on the market at – and the prices with the multitude of offers that are received.

One Such case was a REO going out at over 70K more than the list price.  Is this an “on purpose” strategy by the Banks to create a Market Frenzy?

Maybe Yes and Maybe No – the banks are dealing with REO inventory across the US of A – so they are not just watching the California Market.  In the rest of the country you are having foreclosures and REO’s sit on the market in excess of 60 to 90 days.

In California – we are watching multitudes of offers within Hours.  This situation is extremely stressful to our Buyers in this Market.  I am hopeful that it will loosen up a bit in the coming months.

On the wire this AM – from the Orange County Register and Mathew Padilla – he just posted a  study that was conducted by Amherst Securities Group.  They are expecting few loan modification to actually work out.

If you have half a million loans that are attempting to be modified – if one fifth work out – that still leaves Four Hundred Thousand that will go foreclosure.
