<p>According to a newly released <a title="study" href="https://www.attomdata.com/news/market-trends/home-sales-prices/best-time-to-sell-a-home/" target="_blank" rel="noopener noreferrer">study</a> by <em>ATTOM Data Solutions</em>, selling your home in the month of May will net you an average of <strong>5.9% above estimated market value for your home</strong>.</p>
<p>For the study, <em>ATTOM</em> performed an <em>“analysis of 14.7 million home sales from 2011 to 2017” </em>and found the average seller premium achieved for each month of the year. Below is a breakdown by month:</p>

<p><em>ATTOM</em> even went a step further and broke their results down by day.</p>
<h4><strong>Top 5 Days to Sell:</strong></h4>
<ul>
<li>June 28<sup>th</sup> – 9.1% above market</li>
<li>February 15<sup>th</sup> – 9.0% above market</li>
<li>May 31<sup>st</sup> – 8.3% above market</li>
<li>May 29<sup>th</sup> – 8.2% above market</li>
<li>June 21<sup>st</sup> – 8.1% above market</li>
</ul>
<p>It should come as no surprise that May and June dominate as the top months to sell and that 4 of the top 5 days to sell fall in those two months. The second quarter of the year (April, May, June) is referred to as the Spring Buyers Season, when competition is fierce to find a dream home, which often leads to bidding wars.</p>
<p>One caveat to mention though, is that when <a title="broken down by metro" href="https://public.tableau.com/profile/darenjblomquist#!/vizhome/shared/STBY4575N" target="_blank" rel="noopener noreferrer">broken down by metro</a>, <em>ATTOM</em>noticed that while warmer climates share in the overall trend, it turns out that they have different top months for sales. The best month to get the highest price in Miami, FL, for instance, was January, and Phoenix, AZ came in with November leading the charge.</p>
<p>If you’re thinking of selling your home this year, the time to list is NOW! According to the <em>National Association of Realtors</em>, homes sold in an average of just 30 days last month! If you list now, you’ll have a really good chance to sell in May or June, setting yourself up for getting the best price!</p>

<p><strong>This is great news for anyone looking to buy a home this spring!</strong> The spring is always one of the busiest seasons for home buying, and with rates increasing even more, buyers have come off the fence to lock in great rates! This is still great advice as the experts believe that rates will continue to rise throughout the year.</p>
<p>Every month, <em>Freddie Mac, Fannie Mae, </em>the<em> Mortgage Bankers Association </em>and the<em> National Association of Realtors</em> release their projections for where they believe mortgage rates will be in the coming months. If we take the average of what each of the four organizations is predicting for the second quarter, <strong>rates are expected to rise to about 4.48% by June.</strong></p>
<h4>That average climbs to 4.73% by the end of this year.</h4>
<h4>So, what does this mean?</h4>
<p>Waiting until the end of the year to buy, with rates still projected to increase, will end up costing you more money on your monthly mortgage payment. For every $250,000 you need to borrow to purchase your dream home, you will spend $49.21 more per month, $590.52 per year, and over $17,700 by the end of your 30-year mortgage.</p>
<p>And that’s just the impact of your interest rate going up!</p>

				<content:encoded><![CDATA[<p>It’s spring, which means home buying season has officially arrived! If you’re on the hunt for a new home in Central Florida, chances are you’ve already thought about the features you’d like to have.</p>
<p>However, one important part of searching for homes is making a distinction between your needs and your wants. Needs are amenities or features you can’t live without, while wants are things that you’d like to have (but they ultimately wouldn’t affect your home buying decision too much).</p>

This will save you time along the way as you browse dozens, maybe hundreds, of homes online or in person.</p>
<p>Here’s a guide for distinguishing between your wants and needs:</p>
<h2>Your Needs</h2>
<p>To begin, come up with a list of priorities. What are some features or amenities that are non-negotiable? Do you need a home with a certain number of bedrooms? Maybe it has to be in a specific location — close to public transit, near a popular attraction, or within a specific school district.</p>
<p>Write your priorities down on paper or in an app on your phone to better visualize what you need in a home. Here are some things to consider:</p>
