										<content:encoded><![CDATA[<p><strong>Pacific Union | April 2018 | Tiburon / Belvedere Home Sales | Top Agent Real Estate Market Report.</strong> March 2018 home sales results for Tiburon and Belvedere held steady with those of January and February — 7 sales. Interesting because it is in contrast to the relatively strong sales numbers in other parts of Marin. Of course, homes cost a lot more here. For those not familiar, the Tiburon Peninsula is one of the San Francisco Bay Area’s most desirable and exclusive luxury home enclaves — for many reasons, it is a location highly affluent buyers covet because it is located in Marin County (low crime and good schools) with often incredible views and is minutes from the Golden Gate Bridge. Tiburon and Belvedere consistently post some of the highest average prices in the nation.</p>

<p>Homes priced below $2 million (almost always located in Tiburon) are generally considered entry level, are somewhat limited in numbers with perhaps 3-5 available at any given time (predictably, there are 5 available at the time of this writing). These homes always receive lots of buyer interest — there was just 1 such sale last month. Stepping up into the $2 million to $5 million price range, you will find the majority of sales activity — there were 5 such sales in March 2018. Above that, in the ultra-luxury market (above $5 million), there was just 1 sale. Although there are a number of homes in this ultra-luxury market sector for sale (currently 19 listings), these homes often take a long time to trade.</p>
<p>With 7 sales in March 2018, Tiburon and Belvedere trades are undoubtedly restricted by the slow pace of sales in its bread and butter price range of $3 million to $5 million — there are a fair number of homes are priced there (21 active listings), but the buyers are not biting as strongly.</p>
<p>Below are the percentages of Belvedere and Tiburon homes in escrow in each of the major price bands:</p>
<ul>
<li>29% of homes priced under $2 million;</li>
<li>25% of homes between $2 million and $3 million;</li>
<li>22% of homes between $3 million and $5 million;</li>
<li>14% of homes over $5 million.</li>

Inventory of homes for sale remains the biggest challenge for buyers. The average sales price of $2. 131 million is consistent with the upward trend of prices generally seen in Southern Marin (agents now observe that $2.5 million is the new $1.5 million &#8212; kind of like 50 is the new 40 (LORD, how I pray that is true).</p>
<p>The sold properties of March 2018 averaged 2,317 square feet at $893 per sq. ft. Despite ongoing upward price movement, Mill Valley home buyers continue acting quickly (and with very strong terms) when exceptional properties in desirable locations hit the market. Multiple offers remain common on such homes, coupled with short contingencies. I expect that this will continue through the end of the first half of 2018 — agent buzz and home preparation activity remains very high.</p>

<p>There are currently just 29 single family homes listed for sale in Mill Valley. Mill Valley’s current absorption rate is less than 2 months (4-6 months is considered a “balanced” market). This is about the tightest market I have seen in my 15 years in Marin real estate. Below are the percentages of homes in escrow in each of Mill Valley’s major price bands:</p>
<ul>
<li>43% of homes below $1 million;</li>
<li>65% of homes between $1 million and $1.5 million;</li>
<li>50% of homes between $1.5 million and $2 million;</li>
<li>20% of homes between $2 million and up.</li>
</ul>
<p>Of the 16 homes that sold in February 2018:</p>
<ul>
<li>5 homes were under $1.5 million;</li>
<li>11 homes priced from $1.5 million and up.</li>
</ul>
<p>MLS Listings in<strong> Sycamore Park, Tam Park, Homestead Valley, Boyle Park</strong>, <strong>Middle Ridge </strong>and <strong>Strawberry </strong>neighborhoods generated the most calls and showings this past month. 										<content:encoded><![CDATA[<p><strong>April 2018 Home Sale Report | San Rafael Top Agent Update | Pacific Union. </strong>The number of single family homes sold in San Rafael in March 2018 reflected closely that of February 2018. As noted in my updates going back 4 years now, the number of homes marketed and sold in San Rafael (as well as the rest of Marin County) remains low — we have an extreme lack of available listings.  San Rafael’s absorption rate has edged up a bit due to new listings and is just over 1.5 months worth of inventory (a normal market is 4-6 months).</p>
<p>If you own a home in San Rafael and intend to effectuate life change, this is an extraordinary time to market your home. Eventually, we will reach an inflection point where sellers who had been holding off waiting for prices to rise will suddenly realize it is time to sell and enter the market (in fact, in some locations, I believe we are already seeing the market shift away from favoring sellers). However, days on market are still relatively low and the average price per foot is as high as ever.</p>
<p>Averages relating to San Rafael home sales in March 2018 are as follows:</p>
<ul>
<li>number of homes sold — 39</li>
<li>days on market — 49</li>
<li>sales price — $1.2 million</li>
<li>home size was 1,926 square feet</li>
<li>$639 per sq. ft.</li>

										<content:encoded><![CDATA[<p><strong>April 2018 Novato Real Estate Market Update | Pacific Union Home Sales Report.</strong> Continuing the trend noted last month — “Novato home sales are off to a roaring start in 2018.” Over the past 6 months or so, I have been touting the “dual-market” opportunities for move-up buyers, especially if selling an entry level home in Southern Marin and moving to a more refined, high-end home in Novato. The opportunity is still there, especially if your move-up targetprice is $1.5 million or more. Even those selling entry level homes in Novato are seeing prices rise dramatically due to the fires and low inventory. As of this writing just 9 homes under $1 million are active on the MLS in Novato. There were 17 such sales in March (last month).</p>

<p>Novato’s absorption rate remains very low at about 1.5 months. That means there are just enough homes satisfy buyer demand for about a month and a half. This is extremely favorable if you are seller. At the higher end (anything at or above $1.5 million I consider high end in Novato), there are 22 homes on the market. This price point had 4 sales in March.</p>
<blockquote>
<ul>
<li>Take away: If you want to trade up in Novato (or from anywhere in Marin), you are selling in a strong sellers’ price range and buying is a fairly strong buyers’ price range. That is a “WIN.”</li>
<li>Call or email me for my<strong> Private Inventory List</strong> of homes not actively on the market. It may be your best chance to find a home in 2018.</li>

<p>Novato home sales numbers in March 2018 were on rocket fuel — 30 trades total. Off-market sales continue to supplement buyer needs. The best agents in Novato rely on realtor networking to get their buyers into desirable homes. I remain thankful to my realtor colleagues and their extraordinary efforts in helping to supplement the low inventory.</p>
<p>Novato’s 30 sales averaged $507 per foot (price per foot has inched upwards over the past year and now stands where San Rafael was about 2 years ago). It remains to be seen whether tax changes will impact sales (only one buyer I have talked with this year has expressed concerns over this). I don’t think it will because many of the things people talk about in the media (e.g., the cap on SALT deductions and mortgage interest deduction don’t matter much to Marin buyers — most pay AMT and don’t get SALT deductions to begin with and the cost of the reduced mortgage interest deduction is really limited in impact). Of course, I am not a tax advisor and you should always consult a professional regarding your individual situation.</p>
<p>What is clear is that more and more buyers feel the “bang for the buck” in driving an extra 10 minutes from Sir Francis Drake is worth it. Novato remains the primary target for price sensitive buyers and for Southern Marin down-sizers selling their multi-million dollar homes in Tiburon, Mill Valley and Ross Valley and transferring their tax base to homes in Novato (and enjoying the better weather).</p>
<p>Also, impacting sales, even 6 months later, are buyers generated by the tragic fires in Sonoma and Napa Counties. These very strong (often all cash) buyers tend to seek out 1-level, ranch style homes (or homes with the Master Bedroom downstairs with the main living areas), as well as the new / newer home communities mostly located in Southern Novato (<a href="http://www.rudnickestates.com/">www.RudnickEstates.com</a>). This makes these two types of homes a target commodity. As noted above, numerous sales are also being conducted privately by agents outside of the MLS, via networking groups such as the Top Agent Network (TAN — Top 10% of agents) and the Marin Platinum Group (MPG — Top 100 agents). It is estimated that approximately 10-15% of homes are sold without ever hitting the market. This is now a large segment of my overall sales as it is often the only way for me to solve my clients housing problems and/or satisfy their dreams.</p>

<p>The average sale price for Novato homes in March 2018 was $1,076,817. Southern Novato neighborhoods, such as Country Club, Pointe Marin and Hamilton Field, remain some of Marin County’s hottest neighborhoods in 2018. Good weather, an easy commute, newer home inventory and a clear bang-for-your-buck advantage relative to the rest of Marin, San Francisco and the Peninsula continue to propel sales and prices upwards. Novato home sales averaged just 31 days on market (DOM) and were about 2,234 sq. ft.</p>
<p>Below are the percentages of homes in escrow in each of Novato’s major price bands (note that due to increasing sales prices, I have eliminated the “under $500,000″ price band as few homes are sold for less than that amount):<br />
■ 67% of homes priced under $750,000;<br />
■ 60% of homes between $751,000 and $1 million;<br />
■ 53% of homes over $1 million.</p>
<p>Of the 30 Novato, CA homes that sold in March 2018:<br />
■ 3 homes sold under $750,000;<br />
■ 14 homes sold from $751,00 to $1 million; and<br />
■ 13 homes sold for $1 million and up.</p>

										<content:encoded><![CDATA[<p><strong>Pacific Union | March 2018 | Tiburon / Belvedere Home Sales | Top Agent Real Estate Market Report.</strong> February 2018 home sales results for Tiburon and Belvedere were the same as in January &#8212; 8 sales. Interesting because it is in contrast to the relatively strong sales numbers in other parts of Marin. Of course, homes cost a lot more here. For those not familiar, the Tiburon Peninsula is one of the San Francisco Bay Area’s most desirable and exclusive luxury home enclaves — for many reasons, it is a location highly affluent buyers covet because it is located in Marin County (low crime and good schools) with often incredible views and is minutes from the Golden Gate Bridge. Tiburon and Belvedere consistently post some of the highest average prices in the nation.</p>

<p>Homes priced below $2 million (almost always located in Tiburon) are generally considered entry level, are somewhat limited in numbers with perhaps 3-5 available at any given time (predictably, there are 3 available at the time of this writing). These homes always receive lots of buyer interest — there were just 3 such sales last month. Stepping up into the $2 million to $5 million price range, you will find the majority of sales activity — there were 5 such sales in February 2018. Above that, in the ultra-luxury market (above $5 million), there were 0 sales. Although there are a number of homes in this ultra-luxury market sector for sale (currently 15 listings), these homes often take a long time to trade.</p>
<p>With 8 sales in February 2018, Tiburon and Belvedere trades are undoubtedly restricted by the slow pace of sales in its bread and butter price range of $3 million to $5 million — there are a fair number of homes are priced there (16 active listings), but the buyers are not biting as strongly.</p>

And throwing some excellent in terms into mix, as well. Marin County’s touchstone town, Mill Valley has become a very trendy place to live. Although I saw a guy wearing a t-shirt the other day that said “Bring Mill Valley back to Mill Valley.” Guessing he’s not the only one who feels that way.</p>
<p>Located just north of the iconic Golden Gate Bridge and home to just 14,000 residents, Mill Valley is widely considered one of the most desirable small towns in the entire Bay Area <strong> <a title="About Mill Valley Video and MLS Listings" href="http://www.imaginemarin.com/mill-valley/" target="_blank" rel="noopener">(click HERE for a video about Mill Valley)</a></strong>. Affluent buyers from all walks of life are drawn to Mill Valley’s mellow vibe, low crime, <a href="http://www.sfgate.com/education/article/The-best-Bay-Area-school-districts-according-to-10910101.php#photo-7406517" target="_blank" rel="noopener">good schools</a> (Tamalpais Union HSD is one California’s top High School Districts), excellent outdoor opportunities (Muir Wood, Mt. Tam, and Stinson Beach) and welcoming downtown shopping district with great restaurants and cafes.<a href="http://millvalley101.com/wp-content/uploads/2008/09/millparks125x250.jpg" rel="attachment wp-att-344"><img loading="lazy" class="alignright size-full wp-image-344" src="http://millvalley101.com/wp-content/uploads/2008/09/millparks125x250.jpg" alt="millparks125x250" width="125" height="250" /></a></p>
<p>February 2018  home sale numbers (we had 16 trades) were mostly limited by the rarity of listings and time of year. Inventory of homes for sale remains the biggest challenge for buyers. The average sales price of $2. 149 million was up almost $1 million over the prior month (shedding light on just how misleading month-to-month housing stats can be. Nonetheless, it reflects the upward trend of prices generally seen in Southern Marin. The sold properties of February 2018 averaged 2,529 square feet at $969 per sq. ft. Despite ongoing upward price movement, Mill Valley home buyers continue acting quickly (and with very strong terms) when exceptional properties in desirable locations hit the market. Multiple offers remain common on such homes, coupled with short contingencies. I expect that this will continue through the first half of 2018 — buyer and agent home preparation activity so far in 2018 has been very high.</p>
<blockquote><p><strong>News Flash</strong>: I have a new listing coming up in Homestead Valley. It features a newly renovated Kitchen, private location, 5 beds, 2.5 baths and 2-car garage. <p>There are currently just 29 single family homes listed for sale in Mill Valley. Mill Valley’s current absorption rate is less than 2 months (4-6 months is considered a “balanced” market). This is about the tightest market I have seen in my 15 years in Marin real estate. Below are the percentages of homes in escrow in each of Mill Valley’s major price bands:</p>
<ul>
<li>43% of homes below $1 million;</li>
<li>65% of homes between $1 million and $1.5 million;</li>
<li>50% of homes between $1.5 million and $2 million;</li>
<li>20% of homes between $2 million and up.</li>
</ul>
<p>Of the 16 homes that sold in February 2018:</p>
<ul>
<li>5 homes were under $1.5 million;</li>
<li>11 homes priced from $1.5 million and up.</li>
</ul>
<p>MLS Listings in<strong> Sycamore Park, Tam Park, Homestead Valley, Boyle Park</strong>, <strong>Middle Ridge </strong>and <strong>Strawberry </strong>neighborhoods generated the most calls and showings this past month. 										<content:encoded><![CDATA[<p><strong>March 2018 Home Sale Report | San Rafael Top Agent Update | Pacific Union. </strong>The number of single family homes sold in San Rafael in February 2018 more than doubled that of January 2018. As noted in my updates going back 4 years now, the number of homes marketed and sold in San Rafael (as well as the rest of Marin County) remains low — we have an extreme lack of available listings.  San Rafael’s absorption rate, is just over 1-month (a normal market is 4-6 months).</p>
<p>If you own a home in San Rafael and intend to effectuate life change, this is an extraordinary time to market your home. Eventually, we will reach an inflection point where sellers who had been holding off waiting for prices to rise will suddenly realize it is time to sell and enter the market (in fact, in some locations, I believe we are already seeing the market shift away from favoring sellers). However, days on market are still relatively low and the average price per foot is as high as ever.</p>
<p>Averages relating to San Rafael home sales in February 2018 are as follows:</p>
<ul>
<li>number of homes sold &#8212; 34</li>
<li>days on market — 52</li>
<li>sales price — $1.32 million</li>
<li>home size was 2,240 square feet</li>

										<content:encoded><![CDATA[<p><strong>March 2018 Novato Real Estate Market Update | Pacific Union Home Sales Report.</strong> Novato home sales are off to a roaring start in 2018. As noted last month, Novato’s “dual-market” very clearly represents one of the best move-up opportunities I have ever seen. If you are thinking of selling your smaller home to trade up into something bigger or in a better neighborhood, now is maybe the best time in history and who knows how long this will last. I am seeing evidence that the dual market is starting to close up. Yet, the number of homes remains low for homes under $1 million (it is the move up homes that are evidently bumping up price). As of this writing just 8 homes under $1 million are active on the MLS in Novato. February sales of such listings totaled 17.</p>
<p>Consistent with past months, Novato&#8217;s absorption rate is under 1 month. That means there are just enough homes satisfy buyer demand for a month. This is extremely favorable if you are seller. At the higher end (anything at or above $1.5 million I consider high end in Novato), there are 20 homes on the market. This price point had 8 sales in February. This is up significantly over historical averages which is why I said earlier that dual market opportunities may be changing.</p>
<blockquote>
<ul>
<li>Take away: If you want to trade up in Novato, you are selling in a strong sellers’ price range and buying is a fairly strong buyers’ price range. That is a “WIN.”</li>

<p>Novato home sales numbers in February 2018 were on rocket fuel &#8212; 36 home sales in February is a lot. Off-market sales continue to supplement buyer needs. The best agents in Novato rely on realtor networking to get their buyers into desirable homes. I had two such sales and am very thankful for my high level colleagues and their extraordinary efforts in helping to supplement the low inventory.</p>
<p>Novato’s 36 sales averaged $519 per foot (price per foot has inched upwards over the past year and now stands where San Rafael was about 2 years ago). It remains to be seen whether tax changes will impact sales. I don&#8217;t think it will because many of the things people talk about in the media (e.g., the cap on SALT deductions and mortgage interest deduction don&#8217;t matter much to Marin buyers &#8212; most pay AMT and don&#8217;t get SALT deductions to begin with and the cost of the reduced mortgage interest deduction is really limited in impact). Of course, I am not a tax advisor and you should always consult a professional.</p>
<p>What is clear is that more and more buyers feel the “bang for the buck” in driving an extra 10 minutes from Sir Francis Drake is worth it. Novato remains the target for price sensitive buyers and for Southern Marin downsizers selling their multi-million dollar homes in Tiburon, Mill Valley and Ross Valley and transferring their tax base to homes in Novato (and enjoying the better weather).</p>
<p>Also, impacting sales as we move through the first quarter of 2018 are buyers generated by the tragic fires in Sonoma and Napa Counties. These very strong (often all cash) buyers tend to seek out 1-level, ranch style homes (or homes with the Master Bedroom downstairs with the main living areas), as well as the new / newer home communities mostly located in Southern Novato (<a href="http://www.rudnickestates.com/">www.RudnickEstates.com</a>). This makes these two types of homes a target commodity. As noted above, numerous sales are also being conducted privately by agents outside of the MLS, via networking groups such as the Top Agent Network (TAN — Top 10% of agents) and the Marin Platinum Group (MPG — Top 100 agents). It is estimated that approximately 10-15% of homes are sold without ever hitting the market. This is now a large segment of my overall sales as it is often the only way for me to solve my clients housing problems and/or satisfy their dreams.</p>

<p>The average sale price for Novato homes in Febuary 2018 was $1.24 million. Novato. Southern Novato neighborhoods, such as Country Club, Pointe Marin and Hamilton Field, remain some of Marin County’s hottest neighborhoods in 2018. Good weather, an easy commute, newer home inventory and a clear bang-for-your-buck advantage relative to the rest of Marin, San Francisco and the Peninsula continue to propel sales and prices upwards.</p>
<p>Novato’s February 2018 home sales averaged 71 days on market (DOM), were about 2,235 sq. ft., and averaged roughly $519 per sq. ft. Novato’s absorption rate (e.g., the number of months’ inventory of homes for sale based on last month’s sales totals) is currently about 1 month across all price points. <strong>This is an incredibly favorable environment for sellers (especially under $1 million)</strong> —  balanced markets have 4-6 months of inventory.</p>
