<p>Thanks for joining us here again for our annual look back at Loudoun&#8217;s luxury real estate market. While interest rates go up and down, and inventory levels rise and drop, what remains constant is the dream of homeownership- and with our close proximity to DC and variety of lifestyle options, Loudoun remains an in demand location. Across the entire county, <strong>4,532 non-new construction homes sold in 2025,</strong> ranging from a $150,000 condo on Clubhouse Drive in Leesburg all the way up to estates on hundreds of acres in Upperville and <a href="https://www.locomusings.com/guide/middleburg/" type="page" id="18962">Middleburg</a>.</p>



<p>Looking back to last year, the most expensive home sold went for more than $15 million, which was more than double the home at the top of our 2026 list! We&#8217;ve been writing this series since 2010, and over time, we&#8217;ve seen the luxury price point increase. When we started, there were a couple dozen homes that were $2 million or more, and in 2025, there were 87. </p>



<p>(<em>Noting that our list doesn&#8217;t include &#8216;pocket&#8217; or &#8216;private&#8217; listings, which don&#8217;t hit the multiple listing service (MLS) and are not exposed to the full market. If the agent doesn&#8217;t put those transactions into the MLS post-close, we won&#8217;t be able to include them on our list.</em>)</p>



<h3 class="wp-block-heading" id="h-what-did-loudoun-s-luxury-market-look-like-in-2025">What did Loudoun&#8217;s Luxury Market Look Like in 2025?</h3>



<p>The Loudoun market, across all price points, had 7% more sales than 2024.  In 2025, the average sold price of slightly more than $856,000 and average days on market of 22 days. Total sales volume was just shy of $3.9 billion. These numbers have remained fairly consistent over the last couple of years.</p>



<p>We are getting used to seeing more homes in <a href="https://www.locomusings.com/creighton-farms/" type="page" id="14112">Creighton Farms</a> in the top 10 to 15 homes sold, but this year there was a very large number of homes there that changed owners- with 8 of the top 10 homes clustered there. While there were a few homes that sold in <a href="https://www.locomusings.com/grenata/" type="page" id="13983">Grenata</a> and <a href="https://www.locomusings.com/beacon-hill/" type="page" id="13961">Beacon Hill</a>&#8211; which are usually on the list- none made this year&#8217;s top 5. </p>



<p>Without further ado, here&#8217;s the top 5 most expensive homes sold in Loudoun County in 2025:</p>

<p>Starting our list off with a Creighton Farms estate home, but without any photos or details. While there were likely plenty at the time the home was being marketed, the agents or the new buyers decided to have those, and all of the details of the home, unavailable on the MLS. This means this was removed from the MLS after the property closed, or the home was not marketed on the MLS to begin with. Either way, we can share that the buyers were represented by Jenna Gallant of TTR Sotheby&#8217;s International Realty</p>

<p>This Creighton Enterprises custom home is a stunner. Built on a 3.3 acre lot overlooking a pond, this home truly has every luxury detail you can dream up. We&#8217;re particularly impressed by the energy efficient five zone geothermal system and the gorgeous architectural details. The chef&#8217;s kitchen of course comes with Thermador, Wolf, and SubZero appliances. There&#8217;s Tesla chargers, a whole home generator, a gym, an infinity edge saltwater pool, an elevator, a six car garage- basically all of the bells and whistles. While I wish we had taken a tour of it before it sold, you can still get a peek from <a href="https://www.youtube.com/watch?v=iSjEEI-XC3Q" type="link" id="https://www.youtube.com/watch?v=iSjEEI-XC3Q" target="_blank" rel="noreferrer noopener">this property video</a>. Kudos to The Bill Davis Team at C21 New Millennium, who listed the home.   </p>

<p>Just up the street from our house in the #4 spot is yet another Creighton Farms stunner, &#8216;Chateau Belvedere.&#8217; This custom home was designed and built by the Galileo Signature, and enjoys gorgeous sunsets overlooking the 7th hole from an open air veranda. Architectural high points include a floating staircase and curved walls, basement pub and wine celler, theater room, and exercise room. There&#8217;s also a full stage in the basement, an elevator, and all of the luxury finishes you would expect of a home in this price range. The garage setup is a car enthusiast&#8217;s dream- there are 3 attached garage spaces but also a two car detached garage with two lifts.  Jeddie Busch at Compass was the listing agent, while Jordan Aquino of McWilliams/Ballard represented the purchaser. </p>

<p>This historic estate, simply known as Huntland, was purchased in disrepair in 2007 and beautifully restored and renovated. Originally built in 1834, and surrounded by 129 acres, this brick Colonial Revival style <a href="https://www.locomusings.com/guide/middleburg/" type="page" id="18962">Middleburg</a> gem is on the National Register of Historic Places and is deemed a Virginia Historic Landmark. It is every bit of the grand historic manor house and sweeping grounds of your dreams. Huntland is a working farm, with stables, kennels, and outbuildings on the grounds. The estate was placed in perpetual conservation and open-space easement with The Virginia Outdoors Foundation. This property was listed for sale by John Coles of Thomas and Talbot Estate Properties. Rebecca Poston, also of Thomas and Talbot, represented the new owners.</p>

<p>Belle Grey Farm takes the top spot in 2025. With more than 120 acres, this working equestrian property sold in only 49 days. The estate includes multiple residences, a 20 stall main barn, an 8 stall show barn, 220&#8242; x 80&#8242; indoor arena, 200&#8242; x 180&#8242; outdoor arena, exercise track, multiple paddocks, open fields, orchards, and ponds. The listing also described an ideal site on the property for a future dream home. The new owners chose to remove all photos post closing, so we are left with a front gate photo and our imagination.</p>

<p>Now that we&#8217;ve all come back to life from our turkey comas, we&#8217;re looking forward to the holidays and all of the different events and activities across Loudoun County. From traditional parades and holiday markets to horse-drawn carriage rides and ride through light displays, there&#8217;s plenty to choose from. </p>

<p>The towns across Loudoun have a rich history of celebrations, and the annual parades are not to be missed!</p>



<h3 class="wp-block-heading" id="h-christmas-in-middleburg"><strong><a href="https://christmasinmiddleburg.org/" target="_blank" rel="noreferrer noopener">Christmas in Middleburg</a></strong></h3>



<p><strong>December 5th-6th</strong> <br>The town tree lighting ceremony and caroling happens at 5 pm on Friday behind the <a href="https://middleburgmuseum.org/" target="_blank" rel="noreferrer noopener">Middleburg Museum</a> at 12 North Madison Street. Saturday begins at 8 am with Breakfast with Santa, followed by the Middleburg Hunt Club at 11 am and the Christmas Parade at 2. A pop up Christmas Market is part of the celebration with local vendors and Middleburg shops getting into the spirit.</p>



<h3 class="wp-block-heading" id="h-celebrate-the-holidays-in-purcellville"><strong><a href="https://purcellvilleva.gov/1030/Holidays-in-Purcellville" target="_blank" rel="noreferrer noopener">Celebrate the Holidays in Purcellville</a></strong></h3>



<p><strong>December 5th-13th, and 19-20</strong><br>The holidays kick off at Town Hall with the tree lighting ceremony at 6:30 pm December 5th. Celebrations shift into full gear on December 13th with the holiday parade starting at noon. Afterward, head to the <a href="https://www.bushtabernacle.com/" target="_blank" rel="noreferrer noopener">Bush Tabernacle</a> for the Holiday Market featuring local vendors and crafters from noon to 6. You can grab a pictures with Santa in front of the Train Station at 200 N. 21st Street from 2-5 and the <a href="https://www.loudoun.gov/1710/Loudoun-Valley-Community-Center" target="_blank" rel="noreferrer noopener">Loudon Valley Community Center</a> is hosting an ornament workshop from 2-5 as well. Cap the day by venturing on a holiday lights tour with this map from the <a href="https://www.purcellvilleva.gov/171/Parks-Recreation-Advisory-Board" target="_blank" rel="noreferrer noopener">Purcellville Parks &amp; Rec Advisory Board</a>. And don&#8217;t miss Santa&#8217;s ride through the neighborhoods of Purcellville on the 19th and 20th in the evening- he&#8217;s doing his <a href="https://purcellvillefire.org/santa-is-visiting-purcellville/">annual ride-along with the Purcellville Volunteer Fire Company</a>!</p>



<h3 class="wp-block-heading" id="h-leesburg-holiday-events"><strong><a href="https://www.leesburgva.gov/departments/parks-recreation/events/holidays-in-leesburg">Leesburg Holiday Events</a></strong></h3>



<p><strong>December 6th-7th, 13th</strong><br>Leesburg starts the celebrations with a Holiday Fine Arts and Crafts Show at <a href="https://www.leesburgva.gov/departments/parks-recreation/facilities/ida-lee-park-recreation-center" target="_blank" rel="noreferrer noopener">Ida Lee</a> from 9-4  on Saturday, December 6th. Afterwards, head over to the Town Green at 25 West Market Street for the tree lighting ceremony at 6. The Arts and Crafts Show continues on Sunday, December 7th from 10 &#8211; 4. It&#8217;s a great opportunity to support local vendors and crafters. You won&#8217;t want to miss the <a href="https://www.leesburgva.gov/departments/parks-recreation/events/holidays-in-leesburg" target="_blank" rel="noreferrer noopener">annual Holiday and Christmas parade</a> on Saturday, December 13th. It starts at Ida Lee at 6 pm and makes it&#8217;s way down King Street through historic downtown Leesburg.</p>



<h3 class="wp-block-heading" id="h-lovettsville-wintertainmentfest"><strong><a href="https://www.lovettsvilleva.gov/events-committee/page/lovettsville-wintertainmentfest-scheduled-saturday-december-6-2025" target="_blank" rel="noreferrer noopener">Lovettsville Wintertainmentfest</a></strong></h3>



<p><strong>December 6th</strong><br>Chocolate lovers will want to make their way to Lovettsville on Saturday, December 6th for their annual <a href="https://www.lovettsvilleva.gov/events-committee/page/lovettsville-cocoa-crawl" target="_blank" rel="noreferrer noopener">Cocoa Crawl</a>. It&#8217;s an all day affair with a dozen local shops participating in fulfilling your cocoa cravings! Grab your passport, collect stickers and have a chance to get a custom mug from a local artisan as well as a Town of Lovettsville swag basket. The festivities conclude at Zoldos Square at 6:30 pm with the annual lantern parade, a sing along with the Lovettsville Elementary Chorus, a reading of The Night Before Christmas, and the tree lighting ceremony.</p>



<h3 class="wp-block-heading" id="h-hillsboro-holly-days"><strong><a href="https://www.downtownhillsboro.org/holly-days-celebration" target="_blank" rel="noreferrer noopener">Hillsboro Holly Days</a></strong></h3>



<p><strong>November 22nd, December 13th</strong><br>Hillsboro is the first to get the holidays started with Holly Days on Saturday, November 22nd from 2 pm &#8211; 7 pm. Local artisans showcase their handmade works, carolers stroll about, and live music fills the air with the holiday spirit. This will be the kids&#8217; first chance to see Santa who will be at the <a href="https://www.hart-theatre.org/" target="_blank" rel="noreferrer noopener">Hart Theater</a> all afternoon. Festivities conclude at the Civic Plaza at 6 pm with the awe-inspiring tree lighting ceremony. On Saturday, December 13th, visitors are invited to the <a href="https://hillsboropreservation.org/hillsboro-homes-tour/" target="_blank" rel="noreferrer noopener">Hillsboro Holiday Homes Tour</a> from 2 &#8211; 7. Come see historic 18th and 19 century homes decorated for the holidays. That also gives you an excuse to stop by the Holiday Market at the <a href="https://www.oldstoneschool.org/" target="_blank" rel="noreferrer noopener">Old Stone School</a> on 37098 Charles Town Pike from 1 &#8211; 6.</p>



<h3 class="wp-block-heading" id="h-one-loudoun-tree-and-menorah-lighting"><strong><a href="https://www.downtownoneloudoun.com/events/13th-annual-holiday-tree-lighting" target="_blank" rel="noreferrer noopener">One Loudoun Tree and Menorah Lighting</a></strong></h3>



<p><strong>December 6th and December 14th</strong><br>Tree lighting festivities begin at 5pm on December 6th with performances for a couple hours and the actual tree lighting at 5:50 pm. Attendees can tour the Lost Fox Beer Garden and check out the ice sculptures while the little ones make ornaments and visit with Santa. The 8th annual One Loudoun community Hanukkah celebration follows on December 14th from 4:30 pm &#8211; 6 pm.</p>



<h3 class="wp-block-heading" id="h-village-at-leesburg-tree-lighting"><strong><a href="https://villageatleesburg.com/events/" target="_blank" rel="noreferrer noopener">Village at Leesburg Tree Lighting</a></strong></h3>



<p><strong>November 17th &#8211; December 24th</strong><br>With daily tree shows, Saturdays with Santa, and Story Time with Mrs. Claus, there is a lot happening at the Village at Leesburg during the holiday season. Our favorite might be <a href="https://www.villageatleesburg.com/events/yippie-ki-yay-a-holiday-movie-themed-trivia-event/" target="_blank" rel="noreferrer noopener">trivia night</a> on December 23rd where the age old dilemma of whether or not Die Hard is a Christmas movie gets solved! (News flash, it is ;P)</p>

The <strong><a href="https://www.luckettstore.com/pages/holiday-house">Lucketts Holiday House</a></strong>, a holiday wonderland in a 100 year old farm house, runs through December 14th.</p>

<p>Hello, fearless readers! It&#8217;s been a little bit since we&#8217;ve dropped a post in here. And that is primarily because we&#8217;ve been busy- both with personal life things, but also because we&#8217;ve done a refresh on the &#8216;under the hood&#8217; stuff on our website. The photo is of our four kiddos, when we all got together in June to celebrate our oldest daughter&#8217;s marriage to her long time sweetheart.</p>



<p>From the website perspective, you may have noticed a few changes. Even though the appearance is similar, the home search portion of our site has swapped out. We had been on the same platform for 10 years, and it wasn&#8217;t keeping up with what we wanted and needed for all of you. <strong>Welcome to the &#8216;new&#8217; LoCoMusings!</strong></p>



<p><strong>If you had an account with saved listings and searches here</strong>, you got a separate email from us in the last few months recreating that search using our separate home search site on RealScout. This was so that as this switchover happened, your ability to track new listings and home values would not be interrupted. Now that the changeover is complete, you can register here and begin searching and saving homes again. <strong><em>Please reach out and let us know if you have any difficulty getting that set up!</em></strong></p>



<p>There will likely be some broken links and missing images in places as we do some final housekeeping. But all of our blog and neighborhood content is still here. After 17 years of writing posts here, the garden continues to need weeding and tending!</p>

<p>You may not know this, but before joining Heather in the real estate world in 2012, I was a PGA of America member and a golf professional for more than 20 years. It&#8217;s actually what brought us to Loudoun County, when I became the head pro at the (now defunct) <a href="https://www.locomusings.com/blog/farewell-westpark-golf-club/" data-type="post" data-id="15824" target="_blank" rel="noreferrer noopener"><strong>Westpark Golf Club</strong></a>. We&#8217;ve written a lot about life on and around golf courses before, but it&#8217;s been a little while! I was delighted when out of town clients asked for my help in touring some private clubs in Leesburg and Ashburn. They want to find their golf course home as they are looking for their Loudoun County home, too. Since there are likely others of you who may be curious about the differences between the clubs, I thought I&#8217;d share a bit of what we learned. </p>

<h3 class="wp-block-heading" id="h-the-golf-club-at-lansdowne">The Golf Club at Lansdowne</h3>



<p>We started our day at <strong><a href="https://www.golfatlansdowne.com/" target="_blank" rel="noreferrer noopener">Lansdowne</a></strong>, of course, and walking into the clubhouse felt instantly familiar to me. Irony of ironies, as we were touring the facility with the staff there, the Middle Atlantic PGA spring meeting was just letting out. I ran into several old friends from the golf business I had not seen in over 20 years, and got a few wonderful hugs. It was definitely a trip down memory lane!</p>



<p>When we moved to Loudoun in 1999,<strong> <a data-type="page" data-id="13989" href="https://www.locomusings.com/lansdowne/" target="_blank" rel="noreferrer noopener">Lansdowne</a> </strong>only had the resort, the Riverbend building at Lansdowne Woods (known as Leisure World at the time), and an 18 hole Robert Trent Jones Jr. golf course. Since then, a mere 4,000 homes have been built. And the 27 holes of golf along the Potomac River, designed by Greg Norman, opened in 2005. </p>



<p>The golf is outstanding and the courses are typically in excellent condition. Membership at Lansdowne includes golf, racquet sports, swimming, and the fitness center as well as reciprocal privileges at Troon managed properties throughout the country. One downside relates to access resort guests have to the amenities, with one of the 18 hole courses reserved for resort access each day. Members can still play, they just don&#8217;t have free reign of the course due to the resort play and/or outings. On the plus side, 27 holes are open every day, including Mondays, which is unlike most private clubs. Full golf initiation fees are $35,000 with $800 in monthly dues.</p>



<h3 class="wp-block-heading" id="h-belmont-country-club">Belmont Country Club</h3>

<p>Our next stop was<a data-type="page" data-id="13935" href="https://www.locomusings.com/belmont-country-club/" target="_blank" rel="noreferrer noopener"> <strong>Belmont Country Club</strong></a> where Tyler, the membership director, rolled out the red carpet. We sat down in the restaurant, talked about what my clients were looking for in a club, and then proceeded to tour the facilities. Along with seeing the locker room, fitness center, swimming pools and golf shop we got a history lesson about the property. Fun fact: Ludwell Lee, whose father signed the Declaration of Independence, built the manor house there between 1799 and 1802. </p>



<p>My clients were looking for a club with an active social calendar, particularly since they will be new to the area. Belmont answers the bell with monthly events like Bubbles and Bingo, Sizzling Fajitas, and seasonally themed parties. They also have a fantastic new member program with monthly events geared specifically for people who have recently joined the club. The golf course opened in 2001 and is a typical Arnold Palmer design. Arnie was a little wild off the tee, so as an architect he tended to make courses with wider fairways and bigger greens. </p>



<p>One of the things I like about Belmont is the space between the homes and the course, and it creates a feel like you are are all by yourself when playing a round. The practice facility is the biggest in Northern Virginia with an expansive grass driving range, dedicated chipping green, as well as a massive putting green. </p>



<p>An additional perk of belonging to Belmont is access to 5 other country clubs in northern Virginia, and 150 more across the country managed by Invited Club (formerly Club Corp). Full golf membership at Belmont has an initiation fee of $35,000 and month dues of $930. As I write this, there is a small waitlist to join, although you would have limited access to the course while you are waiting.</p>



<h3 class="wp-block-heading" id="h-river-creek-club">River Creek Club</h3>



<p>The final stop on our tour was <a data-type="page" data-id="15516" href="https://www.locomusings.com/river-creek/" target="_blank" rel="noreferrer noopener"><strong>River Creek Club</strong></a>, also part of the Invited Club network. Ault-Clark and Associates designed the course back in 1997 and it has one of the best finishing stretches you&#8217;ll find anywhere. One of my favorite things about River Creek is how quiet and mature the community is once you pass through the gates. Conditions are normally superb, and if you play the right set of tees you&#8217;ll experience all the challenge you could want. To me, the view down the hill to the Potomac River from the clubhouse veranda is <em>better than most</em> in our area (get the Players Championship Gary Koch reference?). The club embraces it, with year round outdoor restaurant seating, lounge chairs during the season, and tons of social events.</p>



<p>I noticed on our tour that some of the amenities were showing their age- especially the pool, clubhouse, and fitness center. It could just be that it was early March and those spaces were not in top form yet. Also, similar to Belmont, River Creek&#8217;s social calendar is very active, which makes sense as both courses are managed by the same company. Full golf membership at River Creek currently has an initiation fee of $20,000 with monthly dues of $895.</p>



<h3 class="wp-block-heading" id="h-other-private-clubs-in-loudoun">Other Private Clubs in Loudoun</h3>



<p>There are several other private clubs in LoCo: <a data-type="page" data-id="14112" href="https://www.locomusings.com/creighton-farms/" target="_blank" rel="noreferrer noopener"><strong>Creighton Farms</strong></a>, <a data-type="page" data-id="14036" href="https://www.locomusings.com/stoneleigh/" target="_blank" rel="noreferrer noopener"><strong>Stoneleigh</strong></a>, <a data-type="page" data-id="13961" href="https://www.locomusings.com/beacon-hill/" target="_blank" rel="noreferrer noopener"><strong>Beacon Hill</strong></a> (reopening in 2025), <strong><a href="https://loudoungolf.com/" target="_blank" rel="noreferrer noopener">Loudoun Golf and Country Club</a>, and 1757</strong>. Depending on the type of experience you want from your club, any of those are viable options. (We didn&#8217;t visit any of those on this trip, as my clients were only interested in Leesburg.) </p>



<p>The way we see it, all three clubs offer something different. Lansdowne is all about the golf with 45 holes from which to choose, and it&#8217;s open every day. Belmont had a bit more of a family atmosphere with lots of activities for kids and grandkids, while River Creek has a little more of the traditional country club feel. </p>

<p>Yep, it&#8217;s that time for our annual wrap up of how the luxury real estate market performed in Loudoun. Over time, we&#8217;ve watched as the price point considered &#8220;luxury&#8221; has continued to rise. The first year we did this post was 2010, and it took a $2 million price tag to make the top five. In 2024, we had nearly 75 resale homes that sold for $2 million or more!  (Noting for clarity: we don&#8217;t include new construction sales, as pricing for those is usually a nudge higher than the resale market, and not all new construction homes make it into the multiple listing service.) At the end of last year&#8217;s post, we noted one property in particular that we were expecting to see on this year&#8217;s list. We thought it might be our #1 for 2024, but it was actually in the #2 spot!</p>



<p><em>Noting as well that we&#8217;ve seen some brokerages leaning into &#8216;pocket&#8217; or &#8216;off-market&#8217; listings, which don&#8217;t hit the multiple listing service (MLS) and are not exposed to the full market. If the agent doesn&#8217;t put those transactions into the MLS post-close, we won&#8217;t have access to be able to include them on our list. </em></p>



<h3 class="wp-block-heading" id="h-by-the-numbers-loudoun-s-2024-market">By the Numbers: Loudoun&#8217;s 2024 Market</h3>



<p>Over the course of the year, there were <strong>4,235 resale homes sold in Loudoun County</strong>. That&#8217;s on par with the previous year- there were 4,108 in 2023, In 2023, the average sold price of slightly more than $760,000 and average days on market of 16 days. Total sales volume of $3.1 billion. The stats for 2024? Average sold price of $823,000, and exactly the same average days on market. Volume of nearly $3.5 billion. </p>



<p>For this past year, three of the top five homes were clustered within 2.5 miles of each other in the southern part of the county, not too far from <a href="https://www.locomusings.com/guide/middleburg/" data-type="guide-page" data-id="52">Middleburg</a>. The very first year we wrote about the luxury market, in 2010, the top five homes ranged in price from $2.175 million to $5 million. Last year, it took $3.3 million to make the list, and the most expensive was $4.95 million. In 2023, the threshold for top five was a cool $4 million. Here&#8217;s the top 5 most expensive homes sold in 2024:</p>

<p>Each year we seem to have at least one <a rel="noreferrer noopener" href="https://www.locomusings.com/creighton-farms/" data-type="page" data-id="14112" target="_blank">Creighton Farms</a> home in our top 5 list- and sometimes they are a repeat! This gorgeous estate was in the <a rel="noreferrer noopener" href="https://www.locomusings.com/blog/most-expensive-homes-sold-in-loudoun-2019-edition/" target="_blank">#3 slot in 2019</a>. (Fun fact, it would have topped the list in 2017 if we hadn&#8217;t somehow skipped that year!) Built by Apex Custom Homes, it clocks in at a whopping 16,249 square feet of living space with&nbsp;9 bedrooms, 7 full baths, 3 half baths, 6 HVAC units, and is sited on 3.32 acres. Amenities include a main level master with fireplace and private balcony, an art gallery and music room, a second level family room, and gym and golf simulator in the downstairs. Jeddie Busch of Compass was the listing agent, (she also listed it when it sold in 2019) and Robyn Scherling of United Realty represented the buyer. </p>

<p>Sometimes, a home makes the list and the price is prompted only by the land. This notably non-luxurious estate came with two different land parcels zoned TR-3 that added up to 30 acres. The home itself was built in 1977, has about 3,100 finished square feet, and is ripe for some upgrades. The property, though, is prime real estate, located near the intersection of Evergreen Mills Road and Ryan Road, a mere 5 minutes from <a href="https://www.locomusings.com/brambleton/" data-type="page" data-id="13945">Brambleton</a> Town Center.  As to what the new owners have planned for the land and/or the home? Hard to tell- they are holding it in an LCC, but I wouldn&#8217;t be surprised to see a subdivision emerge in the next few years. The listing agent was Mark Winn of Sampson Properties, and the buyer was represented by Sreedhar Maram of Maram Realty.</p>

<p>Littleton Farm is one of the amazing estates that you find when you wander into the Piedmont Hunt Country in the southwest corner of the county. With 153 surrounding acres, it will of course fetch a hefty price, but the home would be a worthy centerpiece no matter the setting. In 2000, a huge addition was added to the 1950s original stone farmhouse, creating a much more luxurious estate in a French country fieldstone style. The home has more than 14,000 finished square feet, with a showstopper of a living room: 14 foot ceilings, exposed beams, and two fireplaces with limestone hearths imported from France. The list of amenities is too long for this post, but yes, there&#8217;s a saltwater pool, home theater, steam room, and 2000+ bottle wine cellar. Oh, and the farm includes 2 horse barns (28 stalls) and all the equestrian accoutrements you&#8217;d expect. The listing agent was Julia O&#8217;Regan of Thomas and Talbot Estate Properties, while Daniel Heider of TTR Sotheby&#8217;s International represented the buyer.</p>

<p>The acreage included in this estate ranks as one of the largest I&#8217;ve seen as part of a residential sale. The manor house sits on 46 acres, but the listing included 16 lots, ranging from 3 to 112 acres, bringing the land total to 361 acres. You might recognize the former owner- a previous US Secretary of State, who owned it for nearly 50 years as a weekend home and working farm. The beautiful manor home dates back to 1792, but has been added on to while retaining the historic features. There are two additional homes on the property, along with two spring fed ponds, a bank barn, machine shed, and multiple run in sheds. There is also a tennis court, swimming pool, and a pool house that contains a kitchen and game room. Dennis Virts of RE/MAX Distinctive handled both sides of this transaction.</p>

<p>Bolinvar Farm has been trying to make our list since 2015. As it goes with ultra luxury estates, it took time to find the right buyer for an exceptional property. The stately stone manor home sold as part of a 325 acre estate: the manor house on 100 acres, and the adjacent 225 acre parcel with equestrian facilities. Built in 1925, the manor house has grand rooms for entertaining, but also includes cozy spaces like a screened porch, breakfast room, sunroom, and lower-level tap room and wine cellar. </p>



<p>The property has views of Bull Run Mountain, a heated pool, greenhouse,  11 stall stone stable (with 2 apartments) outdoor riding arena, stocked pond, and extensive gardens. There&#8217;s also 2,000 feet of Goose Creek River frontage. Truly one of the most exceptional properties in all of Loudoun County. </p>

<p>Time for us to do our annual look back on how the luxury real estate market performed in Loudoun over the course of the last year! As home prices have continued to rise, the definition of &#8216;luxury market&#8217; in Loudoun has adjusted as well. Our average home price rose to $778,048 in 2023, up from $755,000 in 2022. And as we wrote in <a rel="noreferrer noopener" href="https://www.locomusings.com/blog/most-expensive-homes-sold-in-loudoun-2022/" data-type="post" data-id="18014" target="_blank">last year&#8217;s wrapup</a>, the new threshold for luxury is around $2 million. Of the 4,107 resale homes that sold in Loudoun last year, 60 sold for $2 million or more. (Keep in mind that we don&#8217;t include new construction in this wrap up, as pricing for those is usually a touch higher and not all new construction homes make it into the multiple listing service.) </p>

<h3 class="wp-block-heading" id="h-has-the-luxury-market-changed-much-over-time">Has the luxury market changed much over time?</h3>



<p>While the prices have adjusted, for sure, the homes that fall into the highest price point in the market have not. In fact, four of the five homes on this year&#8217;s list have been in the top five within the last 10 years! Given that the typical amount of time that homeowners keep their homes is 10-13 years, it makes sense that we would start to see some of the same homes turn over. We have so many long-standing, large acreage estates in the more rural parts of the county, that when they change hands, they naturally make this list. One change, though, is that we now have several &#8216;newer&#8217; high-end neighborhoods that frequently make the list: <a href="https://www.locomusings.com/grenata/" data-type="page" data-id="13983">Grenata</a>, <a href="https://www.locomusings.com/beacon-hill/" data-type="page" data-id="13961">Beacon Hill</a>, <a href="https://www.locomusings.com/creighton-farms/" data-type="page" data-id="14112">Creighton Farms</a>, and even <a href="https://www.locomusings.com/willowsford/" data-type="page" data-id="17286">Willowsford </a>regularly appear in the top 10, if not the top 5.</p>



<p>For this past year, three of the top five homes were clustered within 2.5 miles of each other in the southern part of the county, not too far from <a href="https://www.locomusings.com/guide/middleburg/" data-type="guide-page" data-id="52">Middleburg</a>. The very first year we wrote about the luxury market, in 2010, the top five homes ranged in price from $2.175 million to $5 million. Last year, it took $3.3 million to make the list, and the most expensive was $4.95 million. In 2023, the threshold for top five was a cool $4 million. Here&#8217;s the homes that made the list for 2023:</p>

<p>Starting off the list is a familiar Creighton Farms home with a French Colonial design. This home on Madison Hill Place was actually on our <a rel="noreferrer noopener" href="https://www.locomusings.com/blog/most-expensive-homes-sold-in-loudoun-2022/" data-type="post" data-id="18014" target="_blank">2022 list</a>, when Jay Gruden sold it for $3.675 million and landed in the #4 spot. The only changes made over the past year appear to be aesthetic- more modern light fixtures on the main level of the home, some reorganization of the game room downstairs, and some changing out of paint colors. (Sad to see they chose to paint over the wood paneling in the office that I was enamored with from the prior listing!)  Jeddie Busch of Compass represented the buyers last year and naturally was the listing agent this year; Adrianna Duggan of Keller Williams was the agent for the new homeowners.</p>

<p>While this home has changed hands twice since we started our annual list, this is the first time we&#8217;ve written about it. It sold in 2021 for $3.75 million, which didn&#8217;t crack the top five. In 2017, it sold for $3 million- but that was the one year we missed posting! This year&#8217;s listing is shown &#8216;for comp purposes only,&#8217; generally meaning that it was not marketed in the MLS and added after it closed so appraisers have access to the data on the sale. Because of that, there&#8217;s not much description in the listing. The home was built in 1982, sits on just shy of 80 acres, has more than 7,500 finished square feet of living space, and underwent extensive renovations in 2017.  There was no listing agent named, and Jane Morrison of Varity Homes represented the purchasers.</p>

<p><a href="https://www.locomusings.com/grenata/" data-type="page" data-id="13983" target="_blank" rel="noreferrer noopener">Grenata</a> is one of our favorite Loudoun neighborhoods, and we had been tracking on this particular listing since it first hit the market in 2020. The original listing ran for a year (and had contract fall out on it) before the owners switched to Mark Lowham of TTR Sotheby&#8217;s International. The stunning home sold in April 2023, with Arslan Jamil of Sampson Properties representing the buyers. Sitting on 3 acres just outside of Leesburg, the French Provincial home includes more than 15,000 square feet of finished space, and includes all the bells and whistles you would expect: gourmet kitchen, solarium, wine cellar and tasting room, elevator, resort-style salt water pool and pool house, as well as a separate guest apartment. </p>

<p>Look familiar to you? It&#8217;s because Rutledge Farm was on our 2015 list, when it sold for $5.5 million and tied for the most expensive home sold that year. This historic home was built in 1740, added onto in 1820, and situated on 128 rolling acres. Beyond the stone manor home, there are extensive equestrian facilities and accompanying buildings. From the description, it looks like some of the original 125 acres were split off and sold separately, as this listing only included 85. A little digging revealed 28.62 acres, with guest house and broodmare barn, sold for $2 million this year- and the same agents were involved in both transactions. Paul MacMahon of Sheridan-MacMahon was the listing agent, and Laura Farrell of TTR Sotheby&#8217;s International Realty represented the buyers.</p>

<h2 class="wp-block-heading" id="h-the-most-expensive-home-sold-in-loudoun-in-2023"><strong>The most expensive home sold in Loudoun in 2023?</strong></h2>

<p>If we had done a post on the most expensive homes sold in 2007, this home would have been #1 on the list that year, as well! However, in 2007, it sold for quite a bit more: $12.5 million, to be exact. And that&#8217;s because the prior listing included 463 acres, while this listing &#8216;only&#8217; included 140. (The other 320ish acres was separately listed for sale in late 2022 for slightly more than $5.5 million, but it hasn&#8217;t sold and is temporarily off the market.)</p>



<p>The &#8216;new&#8217; estate on 140 acres includes the 1853 stone manor home, with 8 bedrooms, plus 9 full and 3 half baths, and almost 7,000 finished square feet. The gorgeous property includes scenic views, equestrian facilities, mature woods, ponds, and creeks. Paul MacMahon, mentioned above, had a very busy year, as he represented both the buyer and the seller on this transaction.</p>



<p>Currently in Loudoun, we are still experiencing an inventory shortage. We only have 173 active resale properties, including 93 detached homes and 24 homes priced between $2 million and <a href="https://www.locomusings.com/homes/13252-Harpers-Ferry-Road/PURCELLVILLE/VA/20132/144610700/" data-type="URL" data-id="https://www.locomusings.com/homes/13252-Harpers-Ferry-Road/PURCELLVILLE/VA/20132/144610700/" target="_blank" rel="noreferrer noopener">$10.5 million</a>. (And yes, we&#8217;ve already had our first $2 million+  home sold in 2024- in <a rel="noreferrer noopener" href="https://www.locomusings.com/beacon-hill/" data-type="page" data-id="13961" target="_blank">Beacon Hill</a>. <p>There hasn&#8217;t been a round of golf played at what once known as the Golf Club of Virginia since 2006. According to <a href="https://www.bizjournals.com/washington/news/2023/06/20/beacon-hill-golf-deal-loudoun.html" target="_blank" rel="noreferrer noopener">an article published in the Washington Business Journal</a>, however, &#8220;<strong>The Preserve at Beacon Hill</strong>&#8221; will debut in 2024, issuing in a new era of golf in <a data-type="page" data-id="13961" href="https://www.locomusings.com/beacon-hill/">the luxury community that was built to surround it</a>. (Just FYI, it&#8217;s behind a paywall.) </p>



<p>We wrote a lot about the closing of the course back in the day, which happened when our family&#8217;s life still revolved around golf in Loudoun County. (Mike was the PGA Head Professional at <a data-type="post" data-id="15824" href="https://www.locomusings.com/blog/farewell-westpark-golf-club/">Westpark Golf Club</a> in Leesburg from 1999 to 2011.) At the time of the club&#8217;s closing, the notoriously difficult course still had no facilities: there&#8217;s no existing clubhouse, pool, tennis, or any other amenities. As we understood it, the two lots that would have been used for the facilities were held separately by a party that was not amenable to making a deal to resolve the issue.</p>



<h3 class="wp-block-heading" id="h-so-who-are-the-new-owners">So Who Are The New Owners?</h3>



<p>We would assume that the new participants have worked that out. Per the article, <a rel="noreferrer noopener" href="https://resortdevpartners.com/" data-type="URL" data-id="https://resortdevpartners.com/" target="_blank">Resort Development Partners</a> of Haymarket came to an agreement with the Beacon Hill Community Association. Washington Business Journal first reported on the possibility of this deal last summer, although we were skeptical that they would get it done because of the various complications. The article reports that the company planned on ground leasing the property and converting the previous 27 hole layout to an 18 hole championship layout, while building a new clubhouse and golf improvement academy. </p>



<p>Details were scarce, although one of the partners was quoted as saying that work would begin on the course next week. The original course was designed by Johnny Miller; no word on how much of that layout would remain or what modifications would take place. Resort Development Partners, despite being headquartered in Haymarket, is no stranger to this kind of process, with more than 600 completed revitalization projects in their history and a number of courses in their portfolio. The website is a bit janky but it looks like their <a rel="noreferrer noopener" href="https://resortdevpartners.com/beacon-hill-golf-club/" target="_blank">Beacon Hill content</a> is behind a password for now. I&#8217;m sure at some point they will have more information there.</p>

<p>It&#8217;s that time of year again, where we do our annual look back on how the Loudoun luxury real estate market performed, and bring you the top five most expensive homes sold in the county. We&#8217;ve been <a rel="noreferrer noopener" href="https://www.locomusings.com/blog/10-priciest-loco-homes-sold-in-2010/" target="_blank">following the luxury market in Loudoun on our blog since 2010</a>, and honestly a lot has changed since then. Our average home price has risen considerably, with the average sold price in 2022 reaching $755,000. &#8220;Million dollar homes&#8221; are a much larger segment of the market, so that $1 million price point doesn&#8217;t really mean luxury now- there were slightly more than 1100 homes sold in Loudoun above $1 million in 2022. <a rel="noreferrer noopener" href="https://www.usnews.com/news/healthiest-communities/slideshows/richest-counties-in-america?onepage" data-type="URL" data-id="https://www.usnews.com/news/healthiest-communities/slideshows/richest-counties-in-america?onepage" target="_blank">Richest county in the country, indeed</a>.</p>



<h3 class="wp-block-heading" id="h-so-what-s-the-luxury-price-point-now-in-loudoun">So What&#8217;s the Luxury Price Point Now in Loudoun?</h3>



<p>Now that the sale of homes over a million dollars is so prevalent here, I think it&#8217;s safe to say that anything over the $2 million price point is pretty much guaranteed to be a luxury home. This isn&#8217;t an exact science- we are sharing this for you real estate dreamers out there. Which is why our lists, at times, have not included large dollar land sales with tear-down homes.  It&#8217;s also important to note that Loudoun County is large enough that the home prices are affected by the commuting times- meaning western Loudoun homes can be somewhat less expensive than eastern Loudoun homes. So a $1 million home listing in <a rel="noreferrer noopener" href="https://www.locomusings.com/guide/round-hill/" data-type="guide-page" data-id="44" target="_blank">Round Hill</a> or <a rel="noreferrer noopener" href="https://www.locomusings.com/guide/lovettsville/" data-type="guide-page" data-id="15760" target="_blank">Lovettsville</a> could very well be pretty luxurious.</p>



<p>For this year, the price threshold to make the top five was slightly lower than in 2021- only two of the homes on the 2022 list would have made it on in 2021. Here&#8217;s the top five most expensive homes sold in Loudoun County for 2022:</p>

<p>We&#8217;re starting the list with a tie for 5th! The Gleedsville Road home, Legacy Estates, is actually a 10 acre estate with two homes on it. Property amenities includes a resort style pool and spa, 3 golf greens, and a gated entry. Eve Weber of Long &amp; Foster Real Estate was the listing agent and Jessica Sidar of RE/MAX Realty Centre represented the buyer. White Oak Farm, the home on St Louis Road, is a stone &#8220;Hanback&#8221; house sited on a farm of more than 90 acres. The property has a stone tenant house, a stable with tack room, open fields fenced into large paddocks, and is held in a conservation easement by the Virginia Outdoors Foundation. Cricket Bedford of Thomas and Talbot Estate Properties was the listing agent, and Laura Farrell of TTR Sotheby&#8217;s International Realty represented the buyer.</p>

<p>Here&#8217;s this year&#8217;s <a rel="noreferrer noopener" href="https://www.locomusings.com/creighton-farms/" data-type="page" data-id="14112" target="_blank">Creighton Farms</a> home! Located in one of the most prestigious neighborhoods in Northern Virginia, this home was built by Apex Homes and has outdoor living spaces that rival the beauty of the indoor ones. You know the home is special when the details include hand scraped hardwood floors, custom moldings, archways, and chandeliers, and a gourmet chef&#8217;s kitchen with double dishwashers and sub zero refrigerators (among much more). Personally, I fell in love with the wood paneling in the home office and the outdoor kitchen. Every home we&#8217;ve seen in Creighton Farms has been breathtaking, and this one is no exception. The listing agent was Bill Davis of C21 New Millennium, and the buyer&#8217;s agent was Jeddie Busch of Compass.</p>

<p>If there is one constant on our yearly list, it&#8217;s the prevalence of <a href="https://www.locomusings.com/guide/middleburg/" data-type="guide-page" data-id="52" target="_blank" rel="noreferrer noopener">Middleburg</a> estate homes showing up in full force. This estate, known as Mortgage Hall, is home to an 1850s Georgian mansion on 121 acres. The manor home has 9 bedrooms, 5 and half bathrooms, 6 wood burning fireplaces and beautiful formal rooms, including a library. The estate is a working farm, held in a conservation easement, with 3 barns, numerous fenced paddocks, 2 workshops, a chicken coop, and a tenant house. It was co-listed and co-sold by Scott Buzzelli and Peter Pejacsevich of Atoka Properties.</p>

<p>This home might mark the first appearance on our lists by a Red Cedar home, although not many homes in that neighborhood can claim a 25 acre homesite along Goose Creek as part of their description! This 7 bedroom, nearly 14,000 finished square foot home was custom built in the French Country style in 2009. It of course has all of the bells and whistles you would expect of a home at this price point: a Great Room with vaulted ceilings more than 20 feet high, exposed beams and a custom stone fireplace; a kitchen with Sub-Zero appliances; two laundry rooms; an elevator; and additional spaces like a theater room, wet bar, billiards room, fitness room, and outdoor pool. The home was co-listed by Omar Samaha and Mary Clair Soltesz of Long &amp; Foster Real Estate, and the buyer was represented by Jeddie Busch of Compass.</p>

<p>Kentwood Farm in Middleburg comes in as the most expensive sale of 2022. The property was originally built as a thoroughbred breeding farm, but the 189 acres served as a purebred Angus cattle operation for the folks selling it. The main stone house is accompanied by a creek house, cabin, and farm manager&#8217;s house, along with 5 equestrian barns and other outbuildings. The main house has more than 6500 finished square feet, including exposed beam ceilings, cozy stone fireplaces, and a spacious stone patio. Cricket Bedford of Thomas and Talbot Estate Properties was the listing agent, and Dale Myers of The Myers Group represented the buyer.</p>



<p>Inventory is still pretty low in Loudoun right now, with only 195 non-new construction homes listed, but 19 of them are priced over $2 million, including a stunning home in <a href="https://www.locomusings.com/grenata/">Grenata</a> that we thought was going to make our list for the last two years, a pair of homes in Atoka Chase in Middleburg, some amazing estates in Upperville, and a smattering of western Loudoun acreage properties. <p>Fifteen years ago today, LoCoMusings.com was &#8216;born&#8217; as a modest little corner of the internet to share my thoughts about life and real estate in Loudoun County. Long before agents were able to use social media to reach their clients, before Zillow&#8217;s home search and Zestimates were mainstream, I was a former journalist/public relations person starting a real estate business, trying to figure out how to build a brand and following. At the time, I had 4 children under 10 years old, and a limited amount of time to leave the house for networking and business building. So I turned to writing about Loudoun, making myself and LoCoMusings an unofficial ambassador to the beautiful place I live.</p>



<p>When the site first began, it was pretty bare bones (as you can see from that December 2007 image, courtesy of Wayback Machine.) Along the way, there were three pretty big redesigns and expansions, adding home search, neighborhood and town pages, market reports, and home buying and selling information. As of today, there are more than 500 blog posts, just shy of 1000 comments, and 60 local area guide pages. We have visitors from around the world and in all 50 states who stop by to read about what it&#8217;s like to live here and search for homes and real estate information. Since the site started gaining readership, I was named an original LinkedIn Influencer, have been quoted in Forbes, have written for the Washington Post, and had the incredible opportunity to teach and speak about blogging and content marketing at conferences across the country.</p>

<li><a data-type="post" data-id="2219" href="https://www.locomusings.com/blog/cole-farm-barn-damaged-work-stopped/" target="_blank" rel="noreferrer noopener">The Cole Farm Barn debacle</a>: in 2011, as what remained of Cole Farm was being redeveloped into a shopping center, the historic barn &#8211; that was supposed to be preserved- was accidentally knocked down. I happened to be passing by, took a photo, and broke the news. Work was halted, and choppers from the DC media soon descended as the community was outraged. The barn was saved, and the developer that had to take the heat on it later turned into a very close friend of our family. (He wasn&#8217;t amused with me at the time, however!) </li>



<li><a data-type="post" data-id="2307" href="https://www.locomusings.com/blog/changes-afoot-at-locomusings/" target="_blank" rel="noreferrer noopener">Changes Afoot in 2011:</a> After working for nearly 20 years as a PGA golf professional, most recently as the head pro and teaching instructor at the now-defunct <a data-type="post" data-id="15824" href="https://www.locomusings.com/blog/farewell-westpark-golf-club/">Westpark Golf Club</a> in Leesburg, my husband Michael was finally lured into working with me in real estate. Cue the many golf related blog posts, including player-style reviews of the courses in the Loudoun County area.</li>



<li><a data-type="post" data-id="82" href="https://www.locomusings.com/blog/builders-faltering-pulling-back-in-loudoun-county/">Builders Faltering, Pulling Back in Loudoun</a>: Back in 2009, after noticing a builder had blacked out the information on their community entrance signs at the <a data-type="page" data-id="14031" href="https://www.locomusings.com/highlands/" target="_blank" rel="noreferrer noopener">Highlands at Round Hill</a>, I did some digging and shared that Equity Homes had &#8220;ceased business operations&#8221; in the mid-Atlantic. This was unfortunately news to some homeowners that were under contract for new builds. Local news outlets stepped in to report on this in more detail afterwards.</li>



<li><a data-type="post" data-id="17618" href="https://www.locomusings.com/blog/most-expensive-homes-sold-in-loudoun-2021-edition/" target="_blank" rel="noreferrer noopener">Most Expensive Homes Sold in Loudoun series</a>: Our annual post on the performance of the luxury market in Loudoun has been a consistent crowd pleaser, and was featured repeatedly in the Washington Post&#8217;s Where We Live blog. After a decade of writing about it, we are amazed at how the luxury market in Loudoun has been redefined in recent years. Stay tuned for the 2022 edition!.</li>



<li><strong>2015 site relaunch</strong>: while we didn&#8217;t publish a post to point it out, we completed a massive redesign and expansion in February 2015, when we chose a new site vendor. I can&#8217;t understate how instrumental the team at <a href="https://boomtownroi.com/" target="_blank" rel="noreferrer noopener">Boomtown</a> has been in helping LoCoMusings grow. Thank you to the team there for your ongoing support and guidance!</li>

<p><strong>The most read blog post</strong> across all of the content we&#8217;ve written over the years? <a rel="noreferrer noopener" href="https://www.locomusings.com/blog/commuting-from-loco-to-dc/" data-type="post" data-id="13612" target="_blank">Our post on commuting options between Loudoun and Washington DC.</a> We keep it updated for current options, prices, and challenges, and new readers visit it every week. The second most visited post is <a href="https://www.locomusings.com/blog/most-expensive-homes-sold-in-loudoun-decade-edition/" data-type="post" data-id="16202" target="_blank" rel="noreferrer noopener">the decade edition of our annual most expensive homes sold post</a>. Given what the prices have been doing, the 2022 wrap up should be pretty interesting!</p>

<p>When I started growing an audience online, branching out into supporting social channels, there weren&#8217;t a ton of agents or brokerages (or listing portals) sharing real estate content and/or local expertise on the web. I have a handful of writing buddies across the country that I shared ideas with. Now, with listing information available on a million different sites online, the number of agents writing about their local area still remains small- turns out good, informative writing isn&#8217;t necessarily easy for agents to do. So we&#8217;re still kind of an outlier, plugging away at educating consumers and shining a light on the area we serve.</p>

<p>Loudoun County has a ton of events and festivities lined up for the month of December, if you are looking to get out and celebrate the season locally. From parades and festivals to tree lightings and neighborhoods full of festive decorations, Loudoun always goes big for the holidays. Our favorite tradition is popping by to gift our clients and friends with a little something sweet for the holidays, but we&#8217;ll be out and about to <a href="https://loudounfarms.org/take-loudoun-home/" data-type="URL" data-id="https://loudounfarms.org/take-loudoun-home/" target="_blank" rel="noreferrer noopener">shop and celebrate local </a>too. Here&#8217;s some of the events and celebrations that we think you might enjoy checking out this season:</p>



<h2 class="wp-block-heading">Parades</h2>



<p>While the Middleburg parade was last weekend, there&#8217;s still plenty of fun lined up on Saturday, December 10th as Leesburg and Purcellville will both hold their parades that day. <a rel="noreferrer noopener" href="https://www.leesburgva.gov/departments/parks-recreation/events/holidays-in-leesburg" target="_blank">Leesburg&#8217;s holiday parade</a> starts at 6 pm, beginning at Ida Lee Park and finishing at Fairfax Street. The parade typically features floats, live music, and Santa. If the weather isn&#8217;t cooperating, the rain date is set for December 11th. Check back on that link as we get closer for a route map. </p>



<p><a href="https://purcellvilleva.gov/holidays-in-purcellville" target="_blank" rel="noreferrer noopener">Purcellville&#8217;s holiday celebrations</a> truly kick off on December 10th. The Parade begins at noon, starting and ending at Blue Ridge Middle School, and this year&#8217;s theme is Winter Wonderland. Afterwards, the holiday market and LEGO train display open up at the Bush Tabernacle on Nursery Avenue from 1-6 pm. Meanwhile, at the Purcellville train station from 2 to 5 pm, you can participate in an ornament workshop and take pictures with Santa. Purcellville also has a <a href="https://www.facebook.com/Christmas-in-Purcellville-202106856474339" data-type="URL" data-id="https://www.facebook.com/Christmas-in-Purcellville-202106856474339" target="_blank" rel="noreferrer noopener">Facebook page</a> with updated information.</p>



<h2 class="wp-block-heading">Christmas Tree Farms</h2>



<p>Looking to chop down your Christmas Tree this year? There are multiple options within Loudoun that can make your search special. <a rel="noreferrer noopener" href="https://www.visitloudoun.org/blog/post/the-best-place-to-cut-your-own-christmas-tree/" target="_blank">Visit Loudoun wrote a guide last year</a> that covers some of the locations, and also lists out places you can buy a pre-cut tree and/or greenery. In addition to the farms listed there, you can also visit Blue Ridge Tree and Berry Farm, and Buttonwood. Loudoun Farms just published a helpful map <a href="https://loudounfarms.org/wp-content/uploads/2022/11/tlh4th_2022_map_v1.pdf" target="_blank" rel="noreferrer noopener">here</a>.</p>



<h2 class="wp-block-heading">Holiday Lights</h2>



<p>We love driving around Loudoun to see all of the holiday decorations. When our kids were little, we knew of a few neighborhoods that we could count on to be dazzling. Now, you can use <a rel="noreferrer noopener" href="https://www.loudounchristmaslights.com/" target="_blank">LoudounChristmasLights.com</a> to plan what homes you want to see. The website has maps with different homes and neighborhoods with notable displays, and their <a rel="noreferrer noopener" href="https://www.facebook.com/LoudounChristmasLights" target="_blank">Facebook community</a> is fun to follow as they post photos of different homes. </p>



<p><a href="https://www.visitloudoun.org/listing/bluemont-vineyard/886/"><strong>Bluemont Vineyard</strong></a>&#8216;s <a href="https://www.visitloudoun.org/event/lighting-of-the-vines-launch-night/40072/"><strong>The Lighting of the Vines</strong></a> runs from November 25 through January 1, with 15,000 holiday lights strung through and lighting their 10,000 grape vines each  Thursday through Sunday beginning at 5:30&nbsp;p.m. Definitely worth it to make the drive out, and perhaps stop in at the tasting room or the restaurant while you are there.</p>



<p><a href="https://www.locomusings.com/blog/franklin-park-performing-and-visual-arts-center-set-to-open/" data-type="post" data-id="3643">Franklin Park Arts Center</a> in <a href="https://www.locomusings.com/guide/purcellville/" data-type="guide-page" data-id="40">Purcellville</a> hosts a <a rel="noreferrer noopener" href="https://www.franklinparkartscenter.org/event/winter-lights-walk-sweet-adventures/" target="_blank">Winter Lights Walk</a> through their display of lights, including a butterfly forest and a candy cane tunnel toward a gingerbread house. Spend 30 minutes to enjoy this between December 9th and December 23rd. (And it&#8217;s free!)</p>



<p>In <a href="https://www.locomusings.com/guide/sterling/" data-type="guide-page" data-id="24" target="_blank" rel="noreferrer noopener">Sterling</a>, Claude Moore Park&#8217;s Lighted Nights allows you to stroll through the glow and twinkle of holiday lights. Open from 5 to 7 pm daily, and on Friday and Saturday nights, there will be a campfire complete with marshmallows and hot chocolate.&nbsp; </p>

<p>The Hillsboro Preservation Foundation hosts their <a rel="noreferrer noopener" href="https://www.oldstoneschool.org/homes-tour" target="_blank">holiday homes walking tour</a> on December 11th from 12-4, with guided tours leaving the Old Stone School every 20 minutes. You can reserve tickets online or buy them Saturday and Sunday at the Hillsboro Holiday Market located in the Old Stone school.</p>



<p>Purcellville has a <a rel="noreferrer noopener" href="https://purcellvilleva.gov/holidays-in-purcellville" data-type="URL" data-id="https://purcellvilleva.gov/holidays-in-purcellville" target="_blank">Holiday Lights Tour Map</a> available starting on December 10th, as they kick off their festivities. You can drive along that route at any point during the holidays. And   the much anticipated Santa Rides Through Town, when Purcellville Fire loads Santa up onto their fire truck and brings him through the neighborhoods, is December 16th and 17th starting at 6 pm each night. Our kids have loved this tradition since we moved to Purcellville in 2004! The map of the Santa Run is <a rel="noreferrer noopener" href="https://purcellvillefire.org/santa-ride-december-16-17/" target="_blank">here</a>.</p>



<p><a rel="noreferrer noopener" href="https://www.novaparks.com/events/bull-run-festival-of-lights" target="_blank">Bull Run Festival of Lights</a> isn&#8217;t technically in Loudoun, as it&#8217;s just beyond the county line in Centreville, but we always share the details because the 2.5 mile long lights display is just amazing. This year, it&#8217;s open Monday through Thursday, 5:30 to 9:30, and weekends and holidays from 5:30 to 10 pm. The admission is per vehicle, $30 online or $40 at the door, but there are several promo codes on their <a href="https://www.novaparks.com/events/bull-run-festival-of-lights" target="_blank" rel="noreferrer noopener">website</a>.</p>



<p>And one of my most favorite holiday lights traditions is <a href="https://www.locomusings.com/guide/hamilton/" data-type="guide-page" data-id="42">Hamilton</a>&#8216;s Christmas Eve luminaries. More than a thousand luminaries light the way along Colonial Highway on Christmas Eve, and it&#8217;s as beautiful as you could imagine. This was a tradition in the historic district I grew up in, so driving through the display gives me all the warm Christmas fuzzies. Don&#8217;t miss it!</p>



<h2 class="wp-block-heading">Holiday Markets and Events</h2>



<p>There&#8217;s no shortage of holiday markets and events at various locations around Loudoun. We&#8217;ve tried to find something in each of the towns for you- let us know what we might have missed, and which ones you enjoy:</p>



<p>The Hamilton Mercantile is hosting an after-hours Family Holiday Market on December 11th at 5 pm. Their &#8216;elves&#8217; are ready to help the kids in attendance shop for family and friends, the fire pit area will be warm and cozy, and the coffee window will stay open late. Kids can participate in a craft workshop with Alika from Wild Wonder Creators that will make a handmade gift for the holidays. Admission is $15 and includes a hot chocolate bar and complimentary gift wrapping, with a percentage of ticket sales donated to Mobile Hope Loudoun. <a rel="noreferrer noopener" href="https://www.facebook.com/events/1257544404806378" target="_blank">Registration and more info can be found here</a>.</p>

<p>The <a rel="noreferrer noopener" href="https://www.oldstoneschool.org/" target="_blank">Old Stone School</a> in Hillsboro&#8217;s annual holiday market is open Saturday December 10th from 10 to 5, and Sunday the 11th from 1 to 5 pm. Local artists and crafters will have holiday merchandise for sale, and there will also be holiday themed refreshments available for purchase.</p>



<p>In Ashburn, <a href="https://www.lostrhino.com/" target="_blank" rel="noreferrer noopener">Lost Rhino Brewing Company’s</a>&nbsp;Holiday Street Market&nbsp;is December 10th from 11- 5. Not only will there be local artists and crafters, you can take photos with santa, enjoy seasonal food and drinks (including the just released Coco Caliente Chocolate Chili Stout) and jam to some live music. </p>



<p>Wheatland Spring Farm and Brewery&nbsp;in <a href="https://www.locomusings.com/guide/waterford/" data-type="guide-page" data-id="48">Waterford</a> is hosting&nbsp;<strong><a rel="noreferrer noopener" href="https://www.visitloudoun.org/event/on-the-lager-day-of-christmas/40074/" target="_blank">The Lager Days of Christmas</a></strong> on December 10th from 11-5. This annual craft and farm produce market is in the historic bank barn. Lager beers, Gluhwein, and holiday foods plus a silent auction and raffle will help raise money for Inova Children&#8217;s Hospital.</p>



<p><a rel="noreferrer noopener" href="https://crookedrun.square.site/?item=952" target="_blank">Crooked Run Fermentation&#8217;s Holiday Market</a> is on December 10th and 11th from 12 to 5. They are combining forces with Nectar Cocktail Bar, Daybreak Biscuit Co, and Makers Farmers and Brewers. The market will have vendors including farms, bakeries, apparel jewelry, candles, and more. There will be face painting, gift wrapping for charity, and live music in the evening on Saturday. Puppies are welcome outside!</p>



<p><a href="https://www.luckettstore.com/design-house/" target="_blank" rel="noreferrer noopener">Old Lucketts Store&#8217;s legendary holiday open house</a> is open every Thursday through Sunday from November 10th through December the 11th. Each year, the 3000 square foot farmhouse turns into a holiday wonderland. While this year&#8217;s event is already sold out, mark your calendar now to buy tickets when they open up again next September.</p>



<p>The Loudoun B&amp;B Guild is having a <a rel="noreferrer noopener" href="https://www.loudounbandb.com/2022-open-house-event/?doing_wp_cron=1670264887.2536408901214599609375" target="_blank">Holiday Bubbles and Brunch</a> open house event on Sunday, December 11th from 1 to 5.  The self guided tour includes 10 B&amp;Bs and vacation rentals across Loudoun County. Each property has a different theme, with small tastes of fine cuisine and local beverages. Tickets are $35 per person, and proceeds from the event support the Loudoun Abused Women’s Shelter (LAWS) and Tree of Life Ministries. </p>



<p><a href="https://www.visitloudoun.org/listing/village-at-leesburg/4068/">The Village at Leesburg</a>&#8216;s holiday celebrations are highlighted by their&nbsp;interactive Wish Tree, featuring a light show at the top of every hour from 5 to 9. Once someone makes an online&nbsp;<strong><a rel="noreferrer noopener" href="https://yourwishingtree.com/locations/villageatleesburg" target="_blank">donation</a>&nbsp;</strong>of&nbsp;$10 or more, they receive a digital token to take to the tree where they can make a wish and activate the Wish Tree light show.&nbsp;All donations go to&nbsp;<strong><a rel="noreferrer noopener" href="https://mobile-hope.org/" target="_blank">Mobile Hope</a></strong>. Santa will be at the tree for photos between 4 and 6 pm on December 10th and 24th. Mrs Claus will be there for storytime on December 18th from 10-12.</p>



<p>Head to <a href="https://www.locomusings.com/guide/bluemont/" data-type="guide-page" data-id="14134">Bluemont</a> on Christmas Eve to celebrate with <a rel="noreferrer noopener" href="https://dirtfarmbrewing.com/event/christmas-eve-at-dirt-farm-brewing/" target="_blank">Dirt Farm Brewing</a>. From 11-4, they will have farm fresh craft beer and lunch, along with swag and assorted merchandise, in case you need some last minute gifts or just want to celebrate the season with friends. </p>



<p>Goose Creek Players of Purcellville is doing a production of A Christmas Story at Trillium Gathering place. Showtimes on December 9th at 7:30, 10th at 2 pm and 7:30 pm, and 11th at 2 pm. This family-friendly stage production incorporates some of the most memorable scenes from the movie. <p>The Dance Academy of Loudoun&#8217;s annual performance of <a href="https://www.danceloudoun.com/nutcracker-2022" target="_blank" rel="noreferrer noopener">The Nutcracker Ballet</a> has two perfomances on December 11th, at 1 and 4:30. The shows are at Briar Woods High School, and tickets can be purchased at the door or on the website.</p>



<p>Coach&#8217;s Corner in Purcellville is hosting a <a rel="noreferrer noopener" href="https://www.facebook.com/CoachsCornerPville/posts/pfbid04VKTjAFkQSzn5mKSy7oqzhdko3DByivcmZmx4MtZXZnKFtndXxxDw22P9WGcBFMUl" target="_blank">Breakfast with Santa</a> on December 17th from 9 to 1. Bring your camera for that perfect photo with Santa and Mrs. Claus!</p>

<h2 class="wp-block-heading">Chanukah Celebrations</h2>



<p>One Loudoun is hosing a <a rel="noreferrer noopener" href="https://www.jewishloudoun.com/civicrm/event/info%3Fid%3D342%26reset%3D1" target="_blank">Grand Chanukah Celebration</a> on December 18th from 4:30 to 5:45 pm, with their 5th annual Community Menorah Lighting. The event features hot latkes, delicious donuts, a chocolate gelt drop from a fire engine, and entertainment that includes the African High Flyers from America&#8217;s Got Talent. On Thursday December 22nd, you can join Chabad of Loudoun for a Unity Car Menorah Parade from 4:30 to 5 pm, ending at Altitude Trampoline Park in Leesburg. There will be a pizza party, donuts, and menorah lighting there as well. <p>The Village at Leesburg will host the <a href="https://www.villageatleesburg.com/events/chanukah-at-village-at-leesburg/" target="_blank" rel="noreferrer noopener">Northern Virginia Night of Lights</a>, a community-wide candle<strong>&#8211;</strong>lighting event on Sunday the 18th from 5:30 to 7.. Enjoy latkes, dreidel playing, doughnuts, crafts and music. </p>



<p>Outside of Loudoun County, there are more options in our area, including the National Menorah lighting on the Ellipse on December 18th. Washingtonian Magazine has put together a <a rel="noreferrer noopener" href="https://www.washingtonian.com/2022/12/05/where-to-celebrate-hanukkah-around-dc/" target="_blank">list of events</a> in DC, Maryland, and Virginia.</p>
