You Can’t Sell Your San Mateo County Home if it’s Not on the Market

I hear this question every year. The universal opinion says “no” and I say “yes.” Not putting your San Mateo County home on the market just because it’s the holiday season is a mistake. Clearly, your home is not going to sell if it is not on the market. So, what is the advantage of not marketing it especially when you have a need to sell it?

Why is the Holiday Season a Terrific Time to Sell Your San Mateo County Home?

It’s counter intuitive but the holiday season is a terrific time to sell your San Mateo County home despite the apparent inconveniences. Why? Because holiday season home buyers are actually the most serious San Mateo home buyers. They would not be looking at homes at this time of year unless they were serious.

In fact, it’s just because so many people buy into the notion that the holiday season is the black hole of the real estate market that opens the field to serious buyers actively looking for the right San Mateo County home.

What About San Mateo County Market Activity?

Statistics show San Mateo County market activity is no more affected by Christmas than any other “busy” period. Otherwise the market would shut down periodically during the 4th of July, Labor Day, summer vacations, spring weddings, June graduations and Fall back-to-school activities.

San Mateo County market data shows that homes listed in December generally sell more quickly than homes listed in January and February. New listings typically spike dramatically in January and February, while closed sales drop and days on the market increases significantly during this time.

San Mateo Condo Real Estate Price Report November 2009

In this San Mateo Condo Real Estate Price Report, we’ll give a quarterly overview of what is going on in the City of San Mateo’s Condominium Real Estate Market. We’ll look at data from Quarter 1 2007 – Quarter 3 2009.

Downward Price Trend for San Mateo Condominiums

The downward trend continues as the median price for all condominium units in the City of San Mateo fell to $390,000; down from its high of $561,250 in 2nd Quarter, 2007.

23 of the 61 San Mateo condominium owners had to reduce their price from the original list price to affect a sale
2 Bedroom units dominate the sales mix, as expected
38 of 61 units sold were of the 2 Bedroom variety including townhouses
14 of 38 condos had price reductions

What Does the Downward Price Trend Indicate?

This indicates a price sensitive, discriminating market of San Mateo condo buyers who are more demanding and value conscious.

What Sold in San Mateo?

61 San Mateo condominium units sold in the last 90 days reflecting a significant decline off the peak of 141 in the 2nd Quarter, 2006, corresponding with a dramatic decline in the total sales volume to $28,919,182 – off its high of $81,569,608 in 2nd Quarter, 2006.

Where is the Real Story in the San Mateo Condo Market?

The real story lies in the marketing time.

38 of the 61 condominiums sold were on the market for 31 days or more
35 of 38 sold for less than the original list price
Only 4 of the remaining 23 units that sold in less than 30 days, sold for more than the original list price

This indicates sellers continue to overprice their units and must not have yet recognized that the City of San Mateo condominium market has lost its bloom. The upward trend in marketing time – as calculated by the days on the market – for all bedroom configurations shows he need for sharper pricing if a sale is expected.

What About the San Mateo Condos that Didn’t Sell?

60 sellers cancelled, withdrew and saw their listings expire because the market rejected the price and terms offered.

New and Current San Mateo Condos for Sale

New listings are off by more than 50% from previous highs and current inventories have climbed to 120 units denoting an inventory build up since 4th Quarter, 2007. Of the 107 condominium units currently for sale in the City of San Mateo, 81 have been on the market for more than 31 days – 41 of which have already reduce their price from the original.

What’s Ahead for San Mateo Condos?

We would expect the market activity to diminish as the seasonal slow down takes hold. Owners who really need to sell must acknowledge the message of the market. Competition is driving this market. Your unit must be the top 1 or 2 values in the complex to expect a sale.

There are big changes ahead for condominium owners and buyers. HUD announced new, stricter underwriting standards that could drive down values of San Mateo condominium units in complexes that are not approved by HUD. Fannie Mae and FHA will loan only on complexes that have been approved. Complexes that are mismanaged, underfunded, have litigation pending or have too many tenant occupied units will not be approved. No approval, no loan – and no sale.

The Department of Housing and Urban Development announced effective December 7th 2009 stricter underwriting guidelines will be required to approve condominiums in San Mateo County. In order for FHA or Fannie Mae (two of the primary loans consumers choose) to approve the condominium for financing, the entire complex will have to be approved by HUD. Currently, condominiums can be approved on a one by one basis. In a few weeks, the health of the entire complex will be highly scrutinized before Fannie Mae or FHA will lend.

What Does this Mean to San Mateo County Home Buyers?

It has just become much harder to finance a condominium in San Mateo County
Longer time periods required for complex approval – may not be realistic to close in 30 days
You must be pre-approved before you enter into a contract – find a loan first, then find a home
New rules are not flexible – if you need a loan, you’ll need to play by them
Some complexes may not be approved – don’t waste your time or money chasing something that will never come to fruition
The entire complex needs to be approved by HUD, not just your unit – no exceptions
You need to work with condominium specialists to help guide you through the transaction – both on the real estate side and the financing side

Of the homes that sold over the list price, sellers received an average of 102.4% of their list price and an average of $19,920 over list price

What Does the Market Data Mean to Buyers?

The Haskins Estates, Marsten Terrace, Skymont and Yamas Properties neighborhood’s of Belmont is a price sensitive market. Buyers are comparative shopping and looking for value. And, they will pay for it. 6 homes sold for at or more than the original listed price in less than 30 days.

Buyers will negotiate prices to what they believe to be fair market value. 16 of the 22 homes sold were for less than the original list price.

But, every home does not sell. Buyers will reject homes they believe overpriced or overvalued by the seller as they did with the 13 homes that were taken off the market.

What Does the Market Data Mean to Sellers?

The bottom line is the Haskins Estates, Marsten Terrace, Skymont and Yamas Properties neighborhoods of the Belmont real estate market is solid and value conscious. The mania of years past is past. Sellers must price their homes right, the first time, to get maximum value. In this group of homes, 16 of the 22 had to reduce their price to get a sale.

Comparing the relationship between days on the market and original list price/sale price is an excellent indicator of the strength or weakness in a market. All real estate is local and we will continue to observe this truism.

What’s Going On Today?

11 homes for sale ranging in price between $550,000 and $1,270,000
4 homes are priced over $1,000,000
7 homes have had price reductions
10 homes have been on the market for more than 40 days

The price range of homes for sale in this area is typically wide. We would expect to see 10-14 homes for sale in this market area with seasonal adjustments affecting the inventory levels.

There are currently 8 pending sales – homes under contract but not yet closed.

What’s Going on Today in the Foreclosure Market? Short Sales and Bank-Owned Homes

There are no bank-owned homes (REO’s) for sale
Only 2 short sales are currently on the market and one of the homes is a genuine fixer-upper necessitating professional remediation.

The distress property inventory is so low having no significant affect on the overall resale market and property values in this market area.

What’s Ahead?

We would expect the resale activity to slow – but not stop – as we approach the holiday season. Typically there are fewer serious buyers in the year’s 4th quarter so inventory levels will probably exceed levels seen in mid year.

Welcomed Improvements and New Amenities for Belmont in 2010

More positive news comes from Belmont, California, as the city announced welcomed improvements and new amenities that help make Belmont a great place to live.

Two New Parks for Belmont – First New Parks Since the 1970s

As we reported a few months ago, two new community parks are slated for Belmont. The park sites are in different neighborhoods and are different in terms of size, topography and landscape.

Semeria Park is a small pocket park located in the Cipriani neighborhood at the intersection of Casa Bona and Semeria Avenue. Currently the site is a flat dirt lot that will be transformed into a neighborhood meeting place with a play area for children and sitting area for adults.

Davey Glen Park is a one acre site on steep terrain forested by dense eucalyptus trees. This park will most likely offer a more natural experience using landscape to create areas of both active play and quiet reflection.

These two parks will be the first new parks built in Belmont, California, since the 1970’s.

Pedestrian and Bicycle Overcrossing of Highway 101

A pedestrian and bicycle overcrossing of Highway 101 will commence construction in the spring of 2010.

The proposed overcrossing will facilitate bicyclists and pedestrians to cross the freeway on a trail and bridge that is completely separate from the road way. The trail begins at Hiller Street and Ralston Avenue, and connects to the Bay Trail at the Belmont Sports Complex.

Water Dog Lake Trail Improvements

Improvements to the Water Dog Lake Loop Trail will make the trail easier for hikers to navigate, especially in the rainy season. Thanks to a group of diligent volunteers and the Belmont Parks and Recreation Department staff, the new trail will allow year round use.

Twin Pines Senior and Community Center Announces New Classes for 2010

Twin Pines Senior and Community Center announced that 15 new programs and classes were added.

The Belmont Woods, Carlmont Village, Hallmark, Ralston Park and The Knolls of Belmont neighborhoods of Belmont is a statistically diverse area that enjoys a strong appeal due to the quality of Fox Elementary School and Ralston Middle School. Buyers are willing to pay more for better schools and the Hallmark area – in particular – remains a highly desirable area for that reason. Inventory levels in these neighborhoods in Belmont are usually low, reflecting the short supply of existing homes.

What Does the Market Data Mean to Sellers?

The bottom line is the Belmont, CA, in particular Belmont Woods, Carlmont Village, Hallmark, Ralston Park and The Knolls of Belmont, market is considered by most a high demand/high cost area.
