RED Day 2012 Panther Creek Inspiration Horse Ranch - The Woodlands TX

Keller Williams The Woodlands and Magnolia, Texas, today descended upon Panther Creek Inspiration Ranch for RED Day 2012. RED Day (Renew, Energize, Donate) is an initiative that was developed to commit to improving our local communities through service. RED Day takes place the second Thursday of May each year, and involves thousands of Keller Williams agents taking time from daily obligations to commit to giving back where they live.

Keller Williams The Woodlands and Magnolia chose to work with Panther Creek Inspiration Ranch for their RED Day project. Real estate agents from KW The Woodlands and Magnolia spent time building and painting fences, planting flowers and a carrot garden, spreading mulch, cleaning the horse arena, and much more. In all, there were approximately 80 participants that volunteered their time helping Panther Creek Inspiration Ranch with improvements. Recap of Monthly Sales Meeting May 2012 - Keller Williams The Woodlands and Magnolia TX

Diane, Jeremy, and Terri would like to share a recap of what took place yesterday at our monthly sales meeting. Bert Baine with Village Builders at Creekside was the sponsor for the meeting, and they shared with our agents that the type of sales numbers taking place right now is very similar, if not better than, numbers in 2006. This further validates that our market is growing momentum and shifting towards a sellers market.

Diane spent some time sharing from the KW Market Navigator information regarding affordability for home buyers today. There has been no better time to buy a home. This is information that needs to get out to your clients and customers. KW Market Navigators are available to purchase for $5 each. Let Diane Flicker know that you are interested in receiving a copy. This material will give you valuable information that you can share with your clients and customers giving you additional credibility as a real estate professional.

Jeremy shared with agents the importance of including a virtual tour with your listing when posting to www.HAR.com. Try running a search of your favorite neighborhood from the consumer side of www.HAR.com without selecting the virtual tour option. Run the search again with the virtual tour option selected. What you will see that if the consumer selects the virtual tour option in their web search on www.HAR.com, the number of homes "available for sale" is greatly reduced. This means that even if there might be an better alternative that fits the consumers needs better listed on the market, it will not be seen if it does not have a virtual tour posted, and the consumer selected the virtual tour search option. Talk about an opportunity to stand out from other listings in the market place. Jeremy also shared an iPad app for those agents going mobile with their business. The iPad app is Genius Scan+. This application gives both your iPhone and iPad the ability to take a picture of a document and email it to anyone in your contacts. This application also works great with those utilizing the DropBox application to store and share documents.

Terri Toman shared with our agents several business enhancing ideas that were discussed at the recent Masterminds event in Las Vegas. Terri also talked about lead follow up utilizing top agent, Ben Kinney's 10 days of pain. The 10 days of pain can be found in the book Social written by Jay Papasan and Ben Kinney. This book is a free download that can be found on www.kw.com. In the search box at www.kw.com, type the word social. (or get it here...)

Michael Clapp shared with the agents the new business relationship with OneSource. OneSource is a buyer concierge service that works on your behalf to set up your clients utilities and services. Click here to learn more about how OneSource works. For this to work for your clients, it is important to have your paperwork including your greensheet turned in at least 10 days in advance of your closing. The greensheet needs to include your client's name, phone number, and email. OneSource will contact your client on your behalf to see how they assist your client in setting up utilities and various services. It is important to know that they will not pressure your clients, and it is important to know that they will destroy their information once contact is made. This benefit to you will not work if paperwork is not submitted in a timely manner allowing OneSource ample time to communicate effectively and efficiently with your client so that services are set in advance of closing.

Diane wrapped up the meeting recognizing our agents for production accomplishments. The agents of KW The Woodlands and Magnolia are accomplishing amazing feats. This is evident in the profit share back to the agents. In the last 2 months, KW The Woodlands and Magnolia has shared back to the agents almost $100,000. Also the drawings for the listing contest took place. Cindy Huseby won a 30 minute business consultation with Jay Papasan, co-author of the MREA, SHIFT, MREI, SHIFT Commercial, Green Your Home, and many other top selling real estate books. Jeanette Solis won 8 tickets to the Astros games. We had 5 agents each win a $50 gift card to Rico's restaurants, and 10 agents each won $5 off their office bill. This meeting rocked!

Turn Your iPad into a Productivity Tool

While in the office this morning, Jeremy picked up some great apps that you can use to turn your iPad into a productivity tool.

iAnnotate - This tool, $10, can turn your iPad into a tool in which clients can sign documents with a stylist, the file flattened to a secure pdf file, and then emailed to your client. This application also works with DropBox allowing virtual storage and sharing of files between devices.

Jump - This gives you the ability to share your PC or Mac on your iPad device. As long as you leave your machine on, this small download runs in the background allowing you to remote access your computer. The cost of this app is $15.

FingerPrint - This piece of software can be downloaded to your PC or Mac, allowing your iPad device to go out and search for printers your PC or Mac is connected to on either a network or wireless. This expands the "airprint" feature on iPad devices to non-Apple printers. This small piece of software is $10. You can find more info at www.collobos.com.

The real estate industry from the technology stand point is changing quickly. If you are looking to go mobile with your business, these applications will help get you started.

Here are some stats that were shared at the City ALC meeting. This is additional ammunition you can utilize when you are competing for listings. This is also great information to share with buyers that are on the fence with the belief that things aren't moving in the market. Real estate in the Houston area, especially in The Woodlands/Magnolia/Montgomery Country area is heating up!

Here are the Keller Williams Houston Area Stats for March 2012

1. Closed units up 11.5% for KW (HAR only up 7.4%)

2. Closed volume up 13%.

3. Volume per agent for KW up 17.4%.

4. Contracts written for KW up 16.7% (HAR down .7%)

5. Listings sold for KW up 18.9%.

6. Closed GCI (gross commission income) up 13.3%.

7. Profit share by KW offices in the Houston area up 29.9%. This number was greatly influenced by our incredible office of agents. Last year March 2011, all offices combined had a profit share of $122,538. In March 2012, all offices combined had a profit share of $157,902. The profit share of KW The Woodlands and Magnolia alone was just over $60,000. So 38% of the profit share for all Keller Williams offices in the Houston area was generated by KW The Woodlands and Magnolia. You all should be very proud of this number! The Woodlands Development Company Recognizes the Real Estate Office of the Year

Last Friday, your office and several of the agents from your office were recognized at the 2012 Realtors & Builders Awards Gala put on by The Woodlands Development Company.

One of the big awards of the night was Real Estate Office of the Year over 100 agents - 2011. This is the third year in a row that our office has won this prestigious award. Make sure you include this in your listing and buyer presentations to give you additional leverage against the competition. This is a big honor that was only possible by the accomplishments of our great agents!

Our office was also recognized for agents that brought the most clients through the home finder center in 2011. A special award including $1,500 was received by KW The Woodlands and Magnolia. The $1,500 will go towards the office's 20th anniversary agent party later on this year.

Houston Chronicle Conducts Home Price Survey | KW The Woodlands and Magnolia

KW The Woodlands and Magnolia Family,

You should pick up a Houston Chronicle today if you don't receive it at home. In the Business section, you will see the annual Home Price Survey done by the Houston Chronicle. This is an interesting article that is a good conversation piece when talking with prospective clients and your sphere of influence.

This is great information to use in combination with a conversation about all-time low interest rates. There is no better time for those wanting to make a move up than today. I have been in conversation with several KW The Woodlands and Magnolia agents over the last week with listings that are generating buyers, and they are also experiencing multiple offers on their listings. Listings provide leverage.

Now is the time to establish market share and build a business to last by focusing on listings.

As Gary Keller says, now is the time to get your unfair share of the market, and this requires that we all know our market numbers and be in lead generation mode.

$3,000 Raised for KW Cares - Keller Williams The Woodlands and Magnolia

Our bowling event last Tuesday was a huge success. Thanks to both agents and sponsors, KW The Woodlands and Magnolia raised $3,000 for KW Cares and $617 for our office support fund. This would not have happened without the commitment by members of the Culture Committee that took time out of their businesses to put together such a great event. Diane and I would also like to thank the staff for all the work behind the scenes.

Real Estate Tools and Tips - Months of Inventory Reports and Pricing Homes Right

I have had several conversations with agents over the last few days about pricing their listings. I strongly encourage you to watch the pricing videos at www.kwconnect.com with Dianna Kokoszka and Tony DiCello. There are 4 videos approximately 15 minutes each in length. Learn same great scripts right now that will help you in consulting your clients on the importance of pricing their homes right in today's market.

Steps to view the 'Price it Right' videos.

1. Login to www.kwconnect.com (same login info as your KW.com)
2. Click on the 'Agents' tab at the top of the page.
3. Under 'Sales Skills' in the center of the page, scroll down and click on 'Price it Right'.
4. You can watch the four videos, 'Mindset', 'Know Your Numbers', 'Pricing Property' and 'Price Reductions'

How do you know your listing is in an area experiencing a buyer's or seller's market? A good indicator is looking at the months of inventory report. Anything 6 months or less would be considered a seller's market. Anything 6-8 months would be considered a transitional market. Anything 8 months or more would be considered a buyer's market. Months of inventory may also be influenced by price. Here are the steps to run a 'Months of Inventory' report in Tempo.

1. Login to Tempo.
2. Move your cursor over the 'Reports' tab at the top of the page.
3. Move your cursor over the 'Statistics' tab in the drop down menu.
4. Click on 'Months of Inventory' You can run various 'Months of Inventory' reports based on 'Property Type', 'Geographic Criteria', and 'List Price Range'.

Keller Williams The Woodlands and Magnolia Sales Meeting Recap - March 2012

Yesterday we had over 70 Keller Williams The Woodlands and Magnolia agents in attendance for our monthly sales meeting. If you missed yesterday, make sure you block out Tuesday, April 10th at 9:30 am for the next KW The Woodlands and Magnolia monthly sales meeting. The monthly sales meetings take place at the Congregation Beth Shalom located in The Woodlands, Texas.

Here are some of the things you missed...

1. Wants and Needs - Agents are given an opportunity to share their Wants and Needs pertaining to their buying and selling clients.

2. Network Funding - Network Funding brought guest speaker Mr. Howard Hill from RBH Appraisal Management. Howard shared with the agents of Keller Williams The Woodlands and Magnolia how appraisals impact their clients & what agents need to know about appraisals. 3. Plantation Homes - A special thank you to Rhonda Wright & Hank Bebee with Plantation Homes in Creekside Park. They provided breakfast including gormet quiche, au gratin potatoes, fresh fruit, home baked sweet breads, orange juice, and coffee.

4. Monthly Technology Tip - Jeremy Williams, Assistant Team Leader, shared with the agents of Keller Williams The Woodlands and Magnolia the ability to become more mobile with their businesses by utilizing DropBox. He also shared the iPad app "iAnnotate", and how that can be utilized by clients to digitally sign contracts right on the screen of their iPads.

KW The Woodlands and Magnolia MCE Cruise Set for November 2012

Do you remember The Love Boat?? The Cruise Director was Julie and I was told last night that she was "The Director Of Fun". I like that. If it involves fun and laughter I'm usually all in.

So as your appointed Director of Fun, let's take a cruise and while we are having lots of fun, we can get some MCE hours under our belts. The MCE classes will be held on our at sea days, so that leaves tons of time for offshore excursions, sunning, and all the other fantastic adventures a Caribbean Cruise has to offer.

1st Tuesday Mentoring Group Recap - Keller Williams The Woodlands and Magnolia

This morning was the 1st Tuesday Mentoring Group for agents of Keller Williams Realty The Woodlands and Magnolia. Our sponsor for the meeting was Dawn Pickett of Old Republic Home Warranty. Dawn was gracious enough to provide a wonderful spread of bagels and pastries from Panera bread. The 1st Tuesday Mentoring Group is hosted in the spacious conference room at The Woodlands Home Finder Center at 2000 Woodlands Parkway, The Woodlands, TX 77380.

Also in attendance of the 1st Tuesday Mentoring Group meeting was Laura Clark and Nancy Jackson with Network Funding. Networking Funding recently opened a branch at the KW The Woodlands office.

This morning we talked about mythunderstandings and the truth about the real estate profession. These mythunderstandings can be found in Gary Keller, Dave Jenks, and Jay Papasan's book, The Millionaire Real Estate Agent. The meeting also focused on the importance of scripts in our businesses which also led into a short discussion about prospecting to different people based on their DISC.

The location and dates for BOLD have been set. You will want to make sure that you attend BOLD First Step on April 16th. Additional details regarding this event that will change your business and life will be coming out in the next few days. Watch this short video.

After going over scripts that can be found in the Ignite book, KW The Woodlands and Magnolia agents were tasked to make one phone call to someone on their cell phone utilizing one of the scripts provided. Three agents out of the group had success utilizing the scripts. This was an incredible return for each agent only making one call. It is inspring to know that if each agent focused for 3 hours a day doing what these agents did in 15 minutes, the result would be building careers worth having, businesses worth owning, and lives worth living.

Knowing scripts are critical in building a successful business, check out these videos with David Norberg. Pay attention to his discipline in utilizing scripts and note the environment he has created to foster success.
