Most of us, have heard, the expression, A house, is not, a home, but, we often, pay far too little attention, to that, before we commit to purchasing a particular house. Wouldn't it make sense, if, we spent, a little more time, and effort, considering, what would make us, consider it, to be, a HOME, and what emotional, family, and personal considerations, and necessities, might differentiate between, simply living in some house, and truly, making it, a home, of our own? With that in mind, this article will attempt to briefly, review, consider, and discuss, using the mnemonic approach, some of the key components, involved, etc.&lt;br /&gt;
&lt;br /&gt;
1. Human; humane; heart; heals; houses: A key difference, to consider, in advance, is beginning the process, by delving deeply, into our personal needs, etc, realistically, and based on our real, human priorities, including, whether, it will fulfill some of our humane - needs, such as how it might, address, family needs and considerations, pride - of = ownership, etc. Identify the emotional components, and whether the house, strengthens our heart, is capable of healing us, when we feel challenged/ sad, etc, and whether it does more than merely, housing us, etc!&lt;br /&gt;
&lt;br /&gt;
2. Options; organized; ordinary: Are there any options, which might enhance your experience, of living, where you are? How, specifically, is a house, organized, or might be, so you can, be best served, by living there? Does a specific residence serve both your ordinary needs, as well as the extraordinary ones?&lt;br /&gt;
&lt;br /&gt;
3. Motivate; motivations; make mark; meet needs: Consider whether your residence will positively motivate you, forward, to make your live, more fulfilling, etc! Examine, whether your house - hunting, search, is based on your true, necessary motivations! Will you feel happier, and more fulfilled, and will it meet your present and future needs? Will this home, help you, make your mark, in your endeavors, by making you happy, satisfied, and somewhat, fulfilled?&lt;br /&gt;
&lt;br /&gt;
4. Emphasis; energy; energize; excellence; enrich: What would you consider, your highest emphasis, in making the best decision, regarding where you want to live, and why? How might a particular home, energize you, and your life? Will you consider energy - considerations, and how, your living conditions, might enrich your life experiences, and drive you to your utmost degree of personal excellence?&lt;br /&gt;
&lt;br /&gt;
How will your house, be transformed, to serving, as your HOME? Anyone who fails to consider, aspects, beyond the structural, etc, reduces his possibilities of maximizing his personal enjoyment, of living, where he does!&lt;br /&gt;

When doing renovations, people rarely think about long-term resale value. Most families just want a really nice place to live and they work to create their forever home. However, life can be unpredictable. So while it is joyful to make a dream home, those dreams need to be balanced with an understanding of whether or not those granite countertops or that second story are good investments in the long run.&lt;br /&gt;
&lt;br /&gt;
What is resale value?&lt;br /&gt;
&lt;br /&gt;
We hear the idea of resale value quite often pertaining to real estate. The ideal is to buy a property that is a good investment and to have its value appreciate. Good maintenance and appropriate renovations help ensure that when it comes time to sell again, the property has gained equity and you'll make money.&lt;br /&gt;
&lt;br /&gt;
However, the amount of money you'll make depends on market appreciation. Which is why it's important to make improvements that fit the property and the neighborhood.&lt;br /&gt;
&lt;br /&gt;
Location the key factor to consider&lt;br /&gt;
&lt;br /&gt;
If you've bought a property by a highway or another not-so-great location, you probably got it for a good price. If that location's value doesn't increase during the time you own it, you'll probably have to sell it for a similarly good price, even if you've done a lot of work on it.&lt;br /&gt;
&lt;br /&gt;
Many property owners invest in renovations that aren't in keeping with the neighbourhood. As a result, they end up selling for less than they invested, which can be heartbreaking.&lt;br /&gt;
&lt;br /&gt;
Before you renovate, look at what has been selling around you - at what cost for what quality? If the most expensive home in your neighborhood sold for $400,000 after being completely renovated, it doesn't make sense to style your house to a value any higher.&lt;br /&gt;
&lt;br /&gt;
And really, how special are those $10-per-square-foot tiles anyway? Go with the $5 tiles instead.&lt;br /&gt;
&lt;br /&gt;
Focus your investment to one or two elements per room. Make pricey items such as granite countertops, a fancy backsplash, or a higher end faucet; work like show pieces, similar to a piece of art.&lt;br /&gt;
&lt;br /&gt;
Smallest may be best when it comes to resale&lt;br /&gt;
As for adding a second story to create more space for an expanding family, it may be worth it in the long run to hunt for a bigger home.&lt;br /&gt;
&lt;br /&gt;
If you invest an extra $100,000 on a two-bedroom bungalow in a neighborhood full of two-bedroom bungalows, you may never recover that full investment. It may be a much better idea to take your equity and find a larger home in a neighborhood where your investment will hold and even grow in time.&lt;br /&gt;
&lt;br /&gt;
When it comes to resale value, it's always better to have the smallest house in an area with mansions rather than a $600K house surrounded by $300K houses.&lt;br /&gt;
&lt;br /&gt;
Of course, creating a joyful home should always be the first priority. Just make wise decisions that will bring you prosperity and happiness for years to come.&lt;br /&gt;

If you are buying and planning on re-selling or renting out, to get the most out of your property you might want to do some upgrades to give it curb appeal. The amount of upgrades needed would depend on a case by case scenario. Obviously if the roof, foundation, etc, needs to be done, that's without question. I am talking about major renovations, but upgrades. That curb appeal and that make a buyer go, "wow" and pay a little extra for the place.&lt;br /&gt;
&lt;br /&gt;
If you aren't going to work with a designer and you would like to do it yourself, I suggest going to the library or buying a bunch of up-to-date home style magazine to get ideas of what's in right now. Knowing your market isn't such a big deal because most everyone wants something chic and stylish. Something I like to call "urban chic"; a lot of clean lines, minimalism and bright open spaces. A Zen like approach. That look is selling to the mass market right now.&lt;br /&gt;
&lt;br /&gt;
First impressions are always important, so the outside of the house needs the most love. Don't go boring either. Chose exciting colours like grey/mauve, terracotta or sage. Paint everything that needs it, wood, railing, mailbox, light fixtures, etc. I'm not talking all one colour, have some black or white in their for contrast. If they can't be painted, replace.&lt;br /&gt;
&lt;br /&gt;
If there isn't any landscaping or it's shot, you need to revamp the look. Take out or trim everything that is overgrown. Be ruthless if necessary. Cedars are great when they are green and small, however if they are yellow and too tall, get rid of them. Keep the look short, so you can see the entrance way. Weed the grass if any, add more seed. Clean out the dirt of debris and weeds, add more dark earth and mulch. Make a nice clean line between the grass and garden. I would invest in a couple of bushes that contrast each other and some bright annuals that light up the front.&lt;br /&gt;
&lt;br /&gt;
Floors are the most important. They make such a big impact. They have to be nice. If there is hardwood I suggest refinishing them. Staining them dark is always a nice touch. Parquetry looks incredible stained chocolate. It goes from a bad 1970's look to something modern and Asian looking. If the floors need to be replaced, bamboo and other sustainable flooring are trendy right now. If the lino is old, change it. If you can afford tile, do it.&lt;br /&gt;
&lt;br /&gt;
Kitchen. If the kitchen is an old wood 1950's style, no need to rip that out and redo it and spend all that extra money. Paint it glossy cream and add stylish knobs. You could even add a moulding.&lt;br /&gt;
&lt;br /&gt;
If it's white melamine, you could either paint it with special paint, or keep it as is. Sometimes it's the surrounding area that can buff it up and make it not look so "melaminy". Meaning, add a trendy tiled backsplash, a new countertop, and knobs. If the melamine has a 1980's boarder that can be taken off, remove it for a cleaner look.&lt;br /&gt;
&lt;br /&gt;
If you have the 1990 oak cabinets, they look incredible painted as well. If the cabinetry is hanging from the ceiling dividing the eating area, you could take those down and reuse them somewhere else, like an island.&lt;br /&gt;
&lt;br /&gt;
Extra touches:&lt;br /&gt;
&lt;br /&gt;
Faucets are important. They can be such a focal point to the room. You don't have to go high end to have a polished modern look.&lt;br /&gt;
I think the investment of crown moulding adds so much value to the place if it's done right (no need in the bathroom). Paint it glossy to give it a vintage look.&lt;br /&gt;
Keep paint colours simple and light. Painting one wall in a room dark grey or another trendy colour is fine, however use minimally.&lt;br /&gt;

The biggest reason fix and flip investors lose money is they make mistakes estimating the after repaired value (ARV). Getting the value and the repair budget right, or at least close, is essential to your success. Analyzing numbers on a deal is easy, but coming up with the numbers to plug into your formula can be tricky. Here are five mistakes I see investors and real estate agents make when they are trying to nail their ARV.&lt;br /&gt;
&lt;br /&gt;
Not Adjusting Comps: It is well known that we value real estate from comparables, or comps. Comps simply means comparable properties that have recently sold or are for sale. We also know that we want our comps to be in the same area and the same size. But what if you can't get something that is exactly like the house you are trying to value? Have you heard the term "apples to apples"? This holds true in real estate. If you cannot compare an apple to an apple, you need to adjust the comp to be an apple. Let me elaborate.&lt;br /&gt;
&lt;br /&gt;
Let's say you have a 1,200 square foot house. You find a great comp, but it is 1,400 square feet. To use the 1,400 square foot comp, you will need to take the price it is listed or sold for and adjust the number down to compensate for the house being larger. Basically, the subject property is expected to sell for less because it is smaller in size.&lt;br /&gt;
&lt;br /&gt;
The mistake is to not adjust comps and using a larger house as the value. Adjustments do not stop at square footage, however. Common adjustments could be garage stalls, bathrooms, amenities, view, basements, and location, which can all impact value.&lt;br /&gt;
&lt;br /&gt;
Location: I often hear that a standard for location would be within quarter or a half mile from the subject property. I guess that is OK, but my question would be is this a radius we are looking at? Most often, that is exactly what investors and agents do. Take a half mile radius. The problem with that is you might be pulling comps in neighborhoods that are not similar. Sometimes crossing over a river, rail road tracks, or a major arterial can completely change the area appeal. It is much better to look at the map and try to stay in the same area or neighborhood, which very well could mean comps that are farther away than other options.&lt;br /&gt;
&lt;br /&gt;
Other mistakes when it relates to location is negative site influences. On busy roads, close to liquor stores, across from commercial space, on a lake or off a lake and distance to public transportation can all play a role. The last thing you want to do is try to value a house on a busy road and only use comps inside the neighborhood. Buyers will demand a better price for the negative influence of the busy road. Knowing you need to make an adjustment for location is the biggest issue, but the problem is how much of an adjustment will you need? Well that is why property valuation is an art and not a science. You will be guessing here a little, but here are two good ways to accomplish this:&lt;br /&gt;
&lt;br /&gt;
Find a comp that sold with a similar influence and use that as one of your comps, even if it is a little older or farther away.&lt;br /&gt;
If you cannot find a good comp with a similar negative influence, try to find an older comp with the influence (even several years old) and compare that to houses without that influence and see what the price difference was back when it sold. Knowing how much of a discount was needed for the location in the past can help you craft an educated guess on what it will be today.&lt;br /&gt;
Square Footage Adjustment: With the exception of newer developments where all the houses are similar, using a price per square foot model is a mistake. I do see real estate professionals, even ones that have been in the business a while, find an average price per square foot in the area and multiply that by the square footage in the subject property. You can get lucky and get close to accurate on this, as long as the size of the subject property is very average and comparable to the comps, but it is more common to miss your value using this strategy. The actual adjustment for the difference in size above grade will be closer to 1/4 to 1/6 of the average square footage price in the area. You can ask four different appraisers and get four different answers for how they come up with the adjustment to use for size. I will typically use 1/5 of the average price per sq foot in the immediate area, unless the average price per sq foot is pretty high, then I will use 1/6. This is not a formula, this is just a quick way for me to get close.&lt;br /&gt;
Let's assume you are in an average neighborhood and you use 1/5 to keep this simple. Going back to our example of the 1,200 square foot subject and the 1,400 square foot comp. If the average price per square foot in the area is about $140 and the comp sold for $200,000 I would adjust the $200,000 sold price down $5,600 so the adjusted value of my comp is $194,400. Confused? Let's look at the math. Starting with the average price per sq foot in the area, I would divide that by 5. $140 PPS / 5 = $28 PPS. In our example, there is a size difference of 200 feet, so I multiply 200 by $28 and get $5,600. Since the comp is larger than the subject, I would expect the subject to sell for less, so I subtract the adjustment. $200,000 - $5,600 = $194,400. Remember, this is the indicated value using one comp. You will want to use several comps to get an even clearer picture of value.&lt;br /&gt;
&lt;br /&gt;
Finally, above grade square footage is much more valuable than below grade. Even though you can double your finished square footage, you will get nowhere near double the value for the house. It is extremely rare for us to see a finished basement add enough value to even cover the cost of finishing it. I would call some appraisers in your area to see what they adjust for basements, both finished and unfinished, or dig into comps with basements and without to try to find what an adjustment should be. In the markets we lend in, we will typically see $10 to $15 a foot for unfinished space and another $10-$15 for finished space.&lt;br /&gt;
&lt;br /&gt;
Bedroom Adjustment: This is an easy mistake to make, but in most cases, we don't see a difference in values for bedrooms. A 4-bedroom home does not necessarily sell for more than a 3-bedroom home. If the houses are the same size and one has an extra bedroom, it is likely giving up something that a buyer may want; like a formal dinning room or a master suite, or it could just mean that the 4 bedrooms are all small, while the 3-bedroom home has 3 roomy bedrooms. Buyer appeal is based on their needs, so it is unfair to say that a house is worth more just because it has an extra bedroom. Except for rare cases, we do not see our appraisers adjusting for bedrooms. If a home is bigger and has an extra bedroom, it is worth more. In that case you are capturing the increase in value in the sq footage, not the bedroom count. If you adjusted a comp for size and bedrooms, you would be making two adjustments for the one room.&lt;br /&gt;
&lt;br /&gt;
Believing Someone's Opinion: I just had a client lose $10,000 on a deal because he believed the wholesalers opinion of value. He was pressured to give a large deposit on the spot to secure the home and did not have time to do his own research. Based on the comps provided by the seller, the deal worked. When he brought the deal to me, I quickly saw errors in the comps that were provided. I showed him why the comp selection was flawed, and how he would need to adjust the comps to get a more accurate value. One comp was twice the size above grade!!! The very next day my client went to the wholesaler armed with the data I provided and asked for his $10,000 back. The wholesaler denied the request and then spread the word that Pine Financial is way to conservative. My response is that if you want a lender to fund bad deals, we are not your lender. I would rather pass on a deal than fund something that my client is sure to lose money on. Investors choose to work with us because we are not about the deal, we are about the relationship. The instructor in my recent lesson told me over and over to control my club speed and practice my short game. Keeping the ball in play by focusing on hitting it straight, instead of far, and getting better at putting, would shave several strokes off my game. "It won't look as good as the big drive," he explained, "but it will win you the round." This is why they say, "drive for show and putt for dough." A far drive looks great, but your money is made with consistency in the short game.

The same idea is true in baseball. The most valuable baseball players have high batting averages and get on base regularly. They are not swinging for a home-run every time they go to the plate. Home-runs are exciting and rewarding and fans love them, but at what expense? Big home run hitters also have high strike out rates. Focusing on just making contact with the ball to get on base helps to avoid an out, while moving runners around the diamond.&amp;nbsp;&lt;/div&gt;

This is how the best teams win games. Singles win games.

This is also true in real estate. I have one client in mind that is always swinging for a home-run. He is a great guy! He has a big heart and is a lot of fun to be around. He is also a fantastic builder and rehabber. The problem I have seen though is that he is passing on singles, so he can swing for the big one. He wants to make six figures on everyone flip, or more by doing new construction projects. He keeps waiting for the perfect deal, or he gets into trouble doing deals that are too big for him. Either way, he is not helping his cause. There seems to be a simple fix looking at it from the outside, but he has the mindset that he needs to hit it big. A short drive down the fairway or a simple base hit is not exciting enough for this experienced real estate investor.

I have another client that is only looking for base hits or the easy chip out of the trees. He is doing deals for profits in the $15,000 to $20,000 range in Denver. Some would say that is too thin, but he is doing three or four a month!! And he recently got lucky and is going to make over $100,000 on a single flip in Denver. He understands that luck behind it and is happy, but he is not setting his mind on those big pay days.

The annual income difference between these two highly capable investors is over a half a million dollars.

Even the best investors that I know work towards a simple shot off the tee.&amp;nbsp;&lt;/div&gt;

They want the easy and safe base hit over and over. Some of them have increased what they consider a base hit, but they all started small. It is a process to work up to, but no successful investor that I know is always trying to hit the home-run or the long drive over an obstacle. They take those when they present themselves but are on the hunt for the straight shot down the middle; which is why I would suggest keeping your real estate business simple and grow with it over time. Consistency is key. Whenever I swing my club hard looking for the big drive, I come up short. The easy swing without the pressure produces great drives. For some, therefore, renting, makes a lot more sense, than owning! 
While many believe, home ownership, is an essential component of the American Dream, this is not, what's best, for some. Sometimes it seems the treasure hunt quests in your bookshelf. My 1989 Stephen Covey habit seven humans who take highly effective from my shelf, I believe I have some long lost gold. I believe that there are no habits of successful real estate investors are very special. In other words-anyone would be very effective real estate investors if they want to be.This is of course my opinion, and without scientific study. But here is what I think, that makes seven habits:

Habits: do you know your goal

Most real estate investors I know made himself with purpose. Someone I know was started with the sale of his house to two lots next to each other and bought a unit 8Villa complex. He has turned hundreds of homes in Toronto every year this project at a company that sells and builds. Some simple goals, but to lead a great things.&amp;nbsp;&lt;/div&gt;

Goals by definition I should as far as possible measurable and specific period of time.

Two practices: make your money when you buy

This is very risky, as the market value of the property with the hope to pay, which isrent, which would go up field to repair or improve property values.
