Let’s take a quick look-see at the Sacramento home-scene, shall we?

First off, in all of Sacramento County, for single-family houses (I don’t care about condos and neither should you right now) for the FIRST WEEK OF MARCH ONLY:

2846 Sold and Pendings (not bad at all!)

6303 Current and Active Listings

I didn’t break current listings down by short sales because, well, I was out selling a short sale and ran out of time. But, I did want to give you 24 hour market watch update on my favorite zip codes (a.k.a. my area of specialization), Carmichael and Arden-Arcade, 95608, 95821:

7 new listings hit the MLS

9 price reductions

5 pending sales

2 solds

So, in spite of all the doom and gloom that the media tells us, properties are still moving at a steady, albeit, somewhat slower pace. Prices are still low so it’s a great time to buy, and remember, it’s always better to consider a loan modification or refinance options if you can, but if not, a short sale is way better than a foreclosure.

Making Your Sacramento Offer More “Sexy”

Yes, I said it, I know, it’s terrible! Seriously, don’t let the name of this post or the contents of this video scare you. The kind of sexy I’m referring to doesn’t involve provocative clothing or “R” rated entertainment. In fact, my definition of sexy is simply “appealing.” But the word sexy got your attention, now didn’t it? AND, if you take my suggestion, then you will get the seller’s attention too. Fair ’nuff?

Spruce up your offer with terms that appeal to sellers….Quick Close….As is OK….Seller rent back…there are few things that, when all things considered, might just cause a seller to lean a lit longer in your direction. Terms can make or break a deal, so think about what ways you can beef up your offer without breaking your bank account.

Now that the month is over, I’ve compiled somewhat of a comparison for your inquiring minds

February 2010

Sold/pending

Active “regular” listings

Active short sale listings

TOTAL Active listings (I like to separate them because, we must remember, they are, in most cases, not bank approved)

Active Listings (didn’t have a lot of short sales, nor does it show in the report I generate)

Tamara’s Commentary

Well, we’ve got nearly twice the inventory as we did a year ago, but the good news is, sales are fairly consistent. Short sales present a problem in evaluating the stats for Sacramento home sales because we have so gosh darn many of them! The thing to keep in mind about short sales is in most cases they are not bank-approved, which means, it may take 2 weeks to three months to hear back from the bank. Rumor has it that this time frame is leaning toward the shorter time span, however, I am a month out on waiting to hear back from the bank in one deal, and three weeks on another, so I can’t really see the speeding up yet.

The good news is that houses are selling and it’s still February, so I’m expecting a new surge of buyers to match the upcoming increase in inventory. I’m still seeing multiple offers and counter offers (so frustrating for buyers), so things are humming along.
