Even though I’m currently earning my certification as a Sacramento Short Sale Specialist, trust me, I’m much more interested in helping my Sacramento sellers KEEP THEIR HOME! Seriously, I’d be so much happier listing your home later when it’s not in a distressed situation! However, be that as it may, some of us are having a tough time and don’t know where to turn. Sacramento Home-Seller Support (not what you think)

If you’re in a situation where your Sacramento home is worth less than you owe on it, you may be looking at a short sale. However, there are other options that you should first explore. For instance, if you’re not struggling making the payments, why not just stay put? I bet my house isn’t worth what I owe on it right now either, but I love my home and have no intention of going anywhere, so what’s the big deal? Real estate will always appreciate, over time, so as long as you’re not feeling some kind of financial squeeze that may affect your ability to make payments, just stay put for now.

However, if that’s not the case, it’s time to see what options you have. First, you can always try for a loan modification or even a re-finance opportunity (there are some out there). If all else fails, you may need to do a short sale. The difference in how a short sale versus a foreclosure affects your life is monumental, no matter what anyone else may tell you. Trust me–a short sale is much easier on your credit and your conscious than a home that’s been repossessed by the bank.

Sacramento Home Purchase Agreement

When you go to buy a Sacramento home, and you’re filling out the purchase agreement (the offer), there is a page that contains some very bold typed. Just because the print looks dark and serious, don’t let it scare you. In fact, the clauses are there for your own good. After all, the last thing you want is for some legal battle to ensue and you to get stuck with your Good Faith Deposit tied up in court proceedings. Likewise, if you’re the seller, the last thing you want is for your home to be tied up in the wonderful judicial system….I’ve heard when real estate transaction gone bad go to court, it can take YEARS to settle. Now, THAT’S scary.

Let’s take a quick look-see at the Sacramento home-scene, shall we?

First off, in all of Sacramento County, for single-family houses (I don’t care about condos and neither should you right now) for the FIRST WEEK OF MARCH ONLY:

2846 Sold and Pendings (not bad at all!)

6303 Current and Active Listings

I didn’t break current listings down by short sales because, well, I was out selling a short sale and ran out of time. But, I did want to give you 24 hour market watch update on my favorite zip codes (a.k.a. my area of specialization), Carmichael and Arden-Arcade, 95608, 95821:

7 new listings hit the MLS

9 price reductions

5 pending sales

2 solds

So, in spite of all the doom and gloom that the media tells us, properties are still moving at a steady, albeit, somewhat slower pace. Prices are still low so it’s a great time to buy, and remember, it’s always better to consider a loan modification or refinance options if you can, but if not, a short sale is way better than a foreclosure.

Making Your Sacramento Offer More “Sexy”

Yes, I said it, I know, it’s terrible! Seriously, don’t let the name of this post or the contents of this video scare you. The kind of sexy I’m referring to doesn’t involve provocative clothing or “R” rated entertainment. In fact, my definition of sexy is simply “appealing.” But the word sexy got your attention, now didn’t it? AND, if you take my suggestion, then you will get the seller’s attention too. Fair ’nuff?

Spruce up your offer with terms that appeal to sellers….Quick Close….As is OK….Seller rent back…there are few things that, when all things considered, might just cause a seller to lean a lit longer in your direction. Terms can make or break a deal, so think about what ways you can beef up your offer without breaking your bank account.
