Rosemont, Ill. May 7, 2012  – Rosemont, Ill.-based First Hospitality Group, Inc. (FHG) announced today it has completed the structural framework to transform the landmark Loyalty Building into the new 128-room Hilton Garden Inn Milwaukee Hotel. First Hospitality Group, Inc. President and COO Robert J. Habeeb made the announcement.

This construction milestone will be celebrated with a “topping off” ceremony on Tuesday, May 15 that will bring together local community leaders for a guided tour of the historic building, speeches from key project leaders and a reception at the nearby Grain Exchange Room. Attendees will include local government officials, Historical Society and VISIT Milwaukee members, former Loyalty Building tenants and project staff.

“The Hilton Garden Inn redevelopment is a critical component of the city’s plan to revive the North Broadway Street corridor,” said Alderman Robert Bauman. “This adaptive reuse project will stimulate economic growth in the downtown and maintain the unique character of the famed Loyalty Building.”

The transformation of the Loyalty Building, one of the city’s architectural gems and the original headquarters of Northwestern Mutual Life circa 1886, began in late 2011. A Milwaukee and Wisconsin Landmark, as well as being featured on the National Register of Historic Places, the redevelopment of the property will create a positive impact on the local economy and job creation, and increase downtown foot traffic. The building features a magnificent four-story atrium, original granite and limestone floors and façades, and one of the best-preserved and most celebrated 19^th century commercial interiors in the state.

“This project will allow the Loyalty Building to show its true splendor and its granite will glimmer again,” said Anna-Marie Opgenorth, Executive Director, Historic Milwaukee, Inc. “As a neighbor to this building, we are thrilled about this project. First Hospitality Group, Inc. is invested in and understands the redevelopment of historic buildings and it is also a win-win for both historic preservation in Milwaukee and economic development.”

Construction for the new Hilton Garden Inn is scheduled for completion by this summer. First Hospitality Group, Inc. will own and operate the property. The hotel is expected to create 75 jobs.

“Adaptive reuse projects like this maintain the important historic fabric of a building’s architecture while reenergizing the building with new offerings that ensure these landmarks will be enjoyed and preserved for generations into the 21st century and beyond,” said Habeeb. “In addition, this project is a complement to our growing portfolio of sustainable hotel conversion projects, which is an environmentally sound way to revitalize and add a level of vibrancy to communities.”

In addition to the Hilton Garden Inn, the Loyalty Building will include approximately 4,500 square feet of ground floor retail space, which is anticipated to include innovative food and beverage outlets.  The Hilton Garden Inn will work in concert with the iconic Grain Exchange Room operated by Bartolotta Restaurants located in the neighboring Mackie Building.  The Mackie Building, also on the National Historic Register, is owned by an affiliate of First MKD, LLC, and is currently in process of its own restoration.  Additional improvements are scheduled for the Mackie Building, which will have more than 20,000 square feet of renovated office space available for lease.

The grand re-opening kicked off with a ribbon-cutting ceremony on Wednesday, November 10, 2010 in front of the new 24-foot mural in the hotel’s lobby. The celebration was held from 4:00 p.m. to 7:00 p.m. and featured cocktails, hors d’oeuvres and tours for all attendees. The event also honored the United Service Organization (USO), a nonprofit organization providing morale and recreational services to members of the U.S. Military. Several service men and women were present to receive a $500 donation on behalf of the hotel.

The revitalized Hampton Inn & Suites – Downtown Chicago will feature an updated lobby and modern colors and artwork. The stylish and comfortable guest rooms were each updated with new carpet, lighting, tables, sinks, Cloud Nine beds and a 42-inch flat screen TV. Guest suites will include all new mini refrigerators and microwaves. Guests will have access to an indoor swimming pool, updated state-of-the-art fitness facility, complimentary breakfast, a business center, and a new suite shop, filled with Chicago memorabilia. The hotel also offers guests access to a revamped 5,000-square-foot meeting center.

The 230-room hotel is located at 33 West Illinois St. in downtown Chicago’s River North District. With a central location to some of downtown’s most popular hot spots, the hotel will play host to shoppers, business and leisure travelers.

After a nearly $3 million renovation, the revitalized Residence Inn Grand Rapids West will feature stylish and contemporary guest suites containing new carpet, wall coverings, dining tables, lighting and stainless steel appliances. This new “retro chic” design will also include new beds, vanities, sofas and tables. In only a few short months, FHG’s First Response Fund and several of its Hilton hotels have both made monetary donations and utilized its HHonors program to incite Haiti support.

FHG has enlisted the support of its Chicago locations in a region-wide effort to collect personal care supplies, such as blankets, linens and towels in partnership with Partners in Health to deliver to the displaced citizens of Haiti. In addition, FHG has encouraged associates and guests of their hotels to contribute monetarily to the relief fund, with the company matching all donations.

Through these efforts, FHG has made financial contributions totaling $1,785, as well as donated numerous boxes of supplies from their hotels to assist Partners In Health to support those affected by the recent disaster.

“After the disaster in Haiti, First Hospitality Group felt a call to action,” said Habeeb. “We developed the First Response Fund immediately to pool the efforts of our properties and our guests to create an initiative that would offer the people of Haiti an extra helping hand.”

Under Hilton Worldwide, the FHG Hilton properties contributed to a corporate donation to the Virginia Task Force 1, an organization of 200 trained volunteers, specialized in removing people from compromised buildings, and who were among the first to travel to Haiti following the earthquake.

Hilton Worldwide also tapped the resources of its Hilton HHonors program, announcing that those members donating 10,000 points to Haiti relief would unlock an amount of $25, which would then be distributed to the International Federation of Red Cross and Red Crescent Societies.

“We saw a humanitarian need in Haiti,” said Habeeb. “First Hospitality Group, along with the support of its hotels and its guests, was honored to be able to give back.”

The Marriott awards were presented at the Marriott annual conference held in New Orleans in March 2009.

Receiving the Guest Satisfaction Survey (GSS) Gold award, the Fairfield Inn and Suites in Naperville, Ill., received excellent scores on guest satisfaction surveys, distributed between July and December 2008. Similarly, the Fairfield Inn and Suites in St. Charles, Ill. earned the GSS Silver award based on overall guest satisfaction in 2008.

Additionally, Valerie Weber, general manager for the Residence Inn by Marriott Toledo/Maumee was honored in January of 2009 with the Marriott award for Opening GM of the Year, presented to general managers who exemplify extraordinary hotel leadership, team building and development, financial management, sales leadership and community service. The hotel was also recognized as attaining GSS platinum status based on overall superior performance.

Hilton also recognized First Hospitality Group in the first quarter of 2009 with an award for the Hampton Majestic Chicago Theatre District Hotel. Every last detail down to the invitation was carefully planned and selected to incorporate environmentally conscious materials. Invitations for the event were made using wind generated electricity and are constructed of biodegradable paper with wildflower seeds inside that can be planted, including Gaillardia’s, Baby’s Breath, Wallflowers, Baby Blue Eyes and California Bluebells.

The meticulously planned menu featured a specially prepared selection of natural food options, and offered a unique mix of beverage options including California wines and a Hilton Garden Inn signature “Gardentini” cocktail.

As a gift for attending the grand opening celebration, guests at the event received miniature trees, ideal for spring planting. Guests were also entered into the Garden Party drawing for tours of Minneapolis on Segways (the electric transportation vehicle of the future). Other drawing prizes included round trip tickets to Chicago and a special weekend excursion golf package at Hilton Chicago/Indian Lakes Resort, Chicago’s only 27-hole premier golf resort featuring a brand new island green. As part of the IHLA’s StayGreen initiative, approved StayGreen hotels are marked with Green Energy or the Green Recycling icons to acknowledge their efforts and to inform visitors about the hotels’ green commitments. All marked hotels have met specific standards for saving energy and/or recycling and waste minimization. For a hotel to be designated a StayGreen Energy-Saving property, it must meet strict energy reduction standards set by the Illinois Hotel & Lodging Association. The goal of the initiative is not only to highlight the successes of hotels such as the Hampton Majestic, but also to encourage other Illinois hotels to embrace green lodging as a long-term solution rather than a trend.

Some of the initiatives include the implementation of a state-of-the-art HVAC cooling tower, motion light sensors, high-efficiency natural gas boilers, low-flow toilets and showerheads and cardboard recycling. In addition, the hotel donates used shampoo and conditioner bottles to local shelters, uses recycled paper in all printers, employs eco-friendly cleaning products and is coordinating a hotel-wide recycling program.

The Hampton Majestic has also implemented an environmental purchasing policy that, among other things, gives preference to environmentally responsible suppliers and formalizes the commitment to act as an environmentally sensitive company.

Another facet of the hotel’s green program involves a hotel “Green Team,” made up of hotel staffers that are committed to sustainability. The team meets regularly to assess and evaluate current green operations and implements new green processes.

The Hampton Majestic opened in 2007 following an18-month renovation totaling close to $20 million. A 4.05 kW solar array will be deployed on the top of the 16-story hotel building, making it one of the largest arrays in Indianapolis. Installation of the solar panels will begin in February 2009.

Following a yearlong competitive application and approval process, Hilton Garden Inn Indianapolis Downtown received notice of approval for the grant in December 2008.

In addition to the solar panel installation, the grant will also fund an environmental education component, offering guests the opportunity to see first-hand a real-time display of energy production from the solar panels, displayed in the hotel lobby.

“We are honored to have been chosen by the grant committee and are excited to move forward with the solar array,” said Campbell. “This will compliment the wide range of sustainability efforts already implemented at our hotel, and will reinforce the hotel’s commitment to a comfortable, environmentally-conscious stay for guests.”

The Indiana Alternative Power and Energy grant program fosters the growth of sustainable energy systems to help counteract fossil fuel usage and serve as an educational tool.
