EXIT Realty has enjoyed tremendous growth in the United States and Canada and this growth is based largely on the strength of its recruiting and retirement benefits. The EXIT Formula provides real estate agents a chance to earn a combination of residual income over and above their own transactions through a process known as sponsoring and an enhanced retirement and beneficiary benefit; all of which have been unheard of in the real estate industry until now.

I recently sat down and crafted an email to a prospect of mine who was trying to decide whether or not he wanted to buy an Exit Franchise.

I decided to be brutally honest with him since he has been a friend of mine for a while now. After I wrote it and sent it I realized that it might help other real estate agents and brokers that are out there trying to decide if Exit is right for them. Read my comments below and let me know if I can help.

I was glad to get to talk to you this morning. I have some thoughts to share with you based on our conversation. I am not sure the Exit franchise is right for you for a couple of reasons and I want to share those with you because I want you and Exit to make the right decision about a partnership.

Exit is a franchise and I am not sure you are a franchise guy. When you pay $25K you are buying a business plan. If you don’t “submit” to that business plan then it does you no good to buy it. If you don’t believe that the Exit business plan can help you grow, then you shouldn’t buy it. If you aren’t willing to at least try the elements of the Exit formula then buying the franchise does you no good. And I am not sure you are the submitting type. Thinking that you need to hire a recruiter is an example of this. The Exit formula is based on all the agents (including those that are not in your office) recruiting other agents and getting paid to do so. You will have a hard time finding someone in the Exit system that hires a recruiter. That is the old way of Coldwell Banker, ERA, etc, and it just doesn’t work with Exit. Hiring a team and training that team to go out and add to the team is what works for Exit. It is the reason we have grown so much. You can hire a recruiter and they will find you some agents but without the Exit tools, training, residuals, etc., what good does it do you? You and the rest of your agents will only be as good as your last transaction if you don’t have the Exit formula to solidify your workforce and cash flow.

The most successful broker/owners with Exit are what I call “plugged in”. They are on every conference call. They attend every training. They go to all the conventions. They try all the systems that Exit has to offer. They network with other brokers. They call the other brokers for help and give help when called upon. They take full advantage of the Exit Resource Center and the Exit Approved Suppliers. They contribute to the team and they learn from the team. But this commitment is not without sacrifice. It takes time and effort. But the broker/owners that are plugged in and growing will all tell you that it is worth it. I question whether you will have the patience or desire to plug in. Can you really see yourself doing this?

If you decide to join the Exit team right now do you have to go to Convention? No, but you are going to slow yourself down by not attending. Do you want to wait another year to have the opportunity to network and learn from hundreds of other brokers in the Exit system? Referrals alone will probably pay for the trip!

Do you have to go see Floyd Wickman next week in Charlotte with the rest of the Carolina Exit Brokers? No, it is not mandatory to attend. But why would someone ever miss that opportunity? You might get a tip from Floyd that will change your business. Mike Washburn, the Regional Owner, works very hard at lining up the best trainers in the business to come to the Carolinas. If the brokers don’t attend, no one, including the agents, will benefit.

Do you have to attend Exit Broker/Owner Training in Toronto in November? No, but what can you possibly gain by not attending? How much longer do you want to wait until you take your business to the next level?

I guess it all boils down to this: What exactly do you have to do that is more important that any of these Exit opportunities?

I hope all this helps you make the right decision.

Sincerely,

Craig

(Pompano Beach, FL)—Even though the economy has been in a slump, savvy investors are still pursuing the “American Dream” of homeownership, and that still makes the role of the real estate agent a very relevant one. To better understand the opportunities in this field and how real estate agents play an invaluable role in the process, The Balancing Act welcomes Tami Bonnell, President of the U.S. Organization of EXIT Realty Corp. International. The segment airs Thursday, August 13th, 2009.

“We hear all the news reports about the housing slump,” says Bonnell. “But there are still millions of people who are buying homes this year.”

According to research by Marissa Miley, a reporter at Advertising Age, despite record foreclosure rates and depressed home sale prices, the real estate industry anticipates selling 5.3 million homes this year, many to first-time home buyers.

And while computers have aided in the search and sale of one’s abode, real estate is still all about the personal connection, and that’s why so many women are excelling in this field.

“A good REALTOR® really is a partner in the process,” explains Bonnell, “You need to listen; really hear your client’s story and be a smart detective. Understand the why for the consumer,” she said.

Consumers can find facts on a computer but only a real estate agent can offer the insights, advice, marketing tips and negotiation options that make a home sale or purchase a smooth and easy transaction.

Many women, especially moms, have found great financial success and a balanced family life with a real estate career, and not just in the boom times. Taking it to the next step, EXIT Realty developed an innovative residual plan that allows REALTORS® to earn bonuses from the transactions of the new recruits they introduce to the company, creating an exciting financial opportunity from which many women have benefited.

“The real estate market is about good deals and long-term benefits,” says Doug Campbell, Executive Vice President of Programming, BrandStar Entertainment, the producers of The Balancing Act. “Understanding the importance the real estate agent plays was indeed very insightful.”

S&P figures Realogy "vulnerable" to default. Exit Realty still making money.

I ran across this article from Business Week titled “The Time Bomb in Corporate Debt”. Read the whole article here.

Exit made money in 2008 while paying down debt and made money in the first quarter of this year. If you haven’t looked at Exit yet, you need to do it today.

Without many options, more borrowers will find it tough to meet their financial obligations. So far this year, 128 companies have defaulted, including General Motors, clothier Eddie Bauer, aerospace company Fairchild, and paper maker Bowater. Those four companies have filed for bankruptcy. S&P figures an additional 207 are “vulnerable” to default. Among the distressed: auto suppliers Accuride and American Axle & Manufacturing, retailers Claire’s Stores and Saks , as well as real estate franchiser Realogy, the owner of the Century 21 and Coldwell Banker brands.

In June, Ms Bonnell celebrated Homeownership Month by hosting a live webinar for the general public to directly answer questions about today’s real estate market; now, that successful event has become a series occurring on the second Tuesday of every month at 4:00 and 7:00 pm ET.

“Now, more than ever, I believe consumers need certainty in uncertain times, so my goal is to provide them with a little more of that certainty,” said Bonnell. “We’re finding the general public is going everywhere looking for information, on top of all the information that’s being thrown at them from the media. We’re here to help them decipher this information and determine what’s relevant to them.”
