Home Depot sold the property, which was originally one of their retail stores for $3,550,000. New owners and development group, Saxon Partners, are a preferred developer for BJ&#39;s Wholesale Club. The company will invest $11 million in the building and lease a majority of it to BJ&#39;s. The renovations will divide the building into two retail spaces, with the BJ&#39;s portion totaling 94,000 SF and the smaller space about 28,000 SF. Charlie Craig of NAI The Dunham Group and Excess Space brokered the deal on behalf of the seller and Atlantic Retail represented the buyers.</span></div>

New owners, 440 Western Avenue Associates, LLP plan to redevelop the property into medical office space and will keep the BSA retail store as a tenant. &nbsp;Justin Lamontagne of NAI The Dunham Group brokered the sale on behalf of the BSA and consulted them on their retail need as well as their office relocation to Raymond, Maine. Andrew Ingalls of CBRE Boulos Company represented the buyers.</p>

The City of Westbrook has been a valuable public partner to them, so their decision to leave was not an easy one. The new location at 300 Southborough not only made financial sense for the company, but is also conveniently located for their employees.&nbsp; Part of their new lease included a substantial Tenant Improvement Allowance that Disability RMS will use to complete a Class A office build-out for their specific needs. In January 2016, the company will join other big office users such as United Healthcare and Mortgage Network at this state-of-the-art office property.</p>

Molnlycke stated that this&nbsp;expansion&nbsp;is the next step in&nbsp;developing&nbsp;their North American hub here in Maine. Frank O&rsquo;Connor, CCIM, SIOR brokered the sale, which closed on April 1st. Maine Veteran&rsquo;s Homes will use the land to build a 25,000 SF administrative headquarters.</p>

A 5,155 SF lease was negotiated and executed at Pineland Farms office campus in New Gloucester (with plans to expand up to an additional 15,000 SF over four years). &ldquo;Synergent is a world-class operation and had very particular standards and requirements. The wait was worth it as their facility in Pineland is exactly what they envisioned two years ago,&rdquo; said Lamontagne. &nbsp;</p>

	Starbucks recently leased 2,031&plusmn; square feet of retail space at 145 Commercial Street, the Evie Cianchette Block, located in the heart of Portland&rsquo;s Old Port shopping district. The lease transaction was brokered by Frank O&rsquo;Connor, CCIM, SIOR and Katie Allen from NAI The Dunham Group.</p>

	The national coffee giant currently resides in Portland&rsquo;s Old Port at 176 Middle Street and that location will remain open. Starbucks has tentative plans to open the new store this April. 2,000 - 10,000 square feet of retail space is still available next to Starbucks at 145 Commercial Street, Portland.</p>
