      <description>Which Inspections REALLY Do Matter When Buying a Home in Charlotte, NCThis past weekend was one of those moments I just love. I had the privilege of guiding one of my buyers through a multiple offer situation—and guess what? We WON!! WOOHOO!!Now that the Due Diligence Fee and Earnest Money are handled, we’re officially moving into the next critical phase of the transactions--the inspections.And I often say—"This is where things get REAL!!"Buying a home in Charlotte is exciting. It’s also one of the biggest financial decisions you’ll ever make—and one where what you don’t see can matter just as much as what you do.You’re not just buying a home—you’re buying everything that comes with it.And that’s exactly why inspections matter SO MUCH.The General Home Inspection: Your Starting PointThis is your foundation. Your baseline. Your “tell me everything” moment.A licensed inspector will look at:
Roof, gutters, drainage
Foundation and structural integrity
Electrical systems and panels
Plumbing and water heaters
HVAC systems (hello, Charlotte humidity!)
And here’s a fact:Every home—yes, every. single. one. will have something.That’s not a red flag. That’s merely information. And remember that in real estate, Information is leverage.Charlotte-Specific Inspections You Shouldn’t SkipNow let’s talk about what makes Charlotte well, Charlotte!!1. Termite / Wood-Destroying Organisms/Insects (WDO/WDI) InspectionBetween our tree canopy, humidity and abundance of crawl spaces in our area, termites are simply part of life here in the southeast. We often say, "It's not IF but, WHEN you will have termites." The WDI inspection looks, not only for termites, but:
Mold and mildew (fungal findings)
Carpenter ants
Carpenter bees
Wood-boring insects
Moisture levelsMany lenders require it—but even if they don’t, I am EMPHATIC that these inspections be done.
2. Crawl Space &amp;amp; Moisture EvaluationIf you’ve lived here long enough, you already know that moisture is a Charlotte story.Crawl spaces can hide:
Standing water
Mold
Wood rot
Structural concerns
And here’s the kicker—this is often where the big issues live.Don’t assume a general inspection covers this fully. It doesn’t always. Choose your inspector WISELY.3. Mold InspectionWith our heat + humidity combo, mold isn’t uncommon—especially in older homes or those with past moisture issues.It’s not always visible. And it’s not something you want to discover after closing.4. Radon TestingWhile not as widely discussed here as in some northern states, radon still shows up in some parts of the Carolinas—especially in homes with basements.Radon is:
Invisible
Odorless
Easy to test
And if needed, incredibly straightforward  and surprisingly inexpensive to mitigate. If a home has a system in place, it's either done by the builder (preventatively) or it was done in the past to mitigate radon. Either way, it's smart to have your inspector check to be the system is working efficiently and to also check for radon levels. Should the mitigation system fan need to be replaced, this is also a very affordable repair. Have this fan checked annually during homeownership.5. Sewer Scope (Especially for Older Neighborhoods)If you’re buying in established areas like Dilworth, Myers Park, Elizabeth, Beverly Woods, Sharon Hills (many areas of SouthPark) or Plaza Midwood—this one matters.Older homes often have:
Cast iron pipes
Root intrusion from the sometimes, century-old trees
Aging sewer lines
A camera inspection now could save you from a five-figure surprise later. NO KIDDING.6. Chimney &amp;amp; Fireplace InspectionWe may not have harsh winters but, we do love our fireplaces—especially in those charming older homes.A separate, proper inspection checks for:
Cracks
Blockages
Creosote buildup
Safety first. Always.7. Buried UST - Underground Storage TanksIn many of Charlotte’s older neighborhoods, it’s also wise to check for underground storage tanks (often from old oil heating systems), as abandoned tanks can pose environmental concerns and are quite costly to remediate. Yes, there is a specialist who checks for the tanks and specialists who remove them!What We Commonly See in Charlotte HomesEvery market has patterns. I often say that the 3 inspections that can scare a buyer away more than anything are:
Crawl space moisture issues, including settling and foundation movement issues
Aging HVAC systems working overtime
Roof wear from heat and storms
Another area that seems to show up more often than not is outdated electrical systems—especially in older homesNone of these are deal-breakers by themselves.But they are negotiation opportunities—when handled correctly.Out-of-the-Ordinary Inspections We Need to DiscussLet me save you from the “Oh, I wish I had…” conversation:
Sewer scope (already mentioned—but definitely worth repeating)
Attic insulation &amp;amp; ventilation review which my home inspectors do without being asked for a separate inspection.
Lead-based paint (homes build pre-1978)
Well inspections and water testing
Asbestos (also homes build pre-1978)
A deep dive discovery for a UST (underground storage tank), abandoned after formerly having been used for homes that were heated with oil.
These aren’t always top-of-mind—but they absolutely DO matter.

And yes—this is where strategy comes into play.
Let’s Talk About Waiving InspectionsI know. In a competitive market, it is so very tempting to offer to the seller that you plan to waive inspections.NO, NO, NO!! Here’s my take—clear and simple: waiving inspections to “win” a home in a bidding war can cost you FAR more than you could EVER hope to gain. No home is ever worth inheriting a problem that you had NO idea existed.Where Experience Really MattersInspections aren’t just about reports—they’re about interpretation.What’s normal for the age of the home? What’s a true concern? What’s negotiable? What's not?This is where I do my magic! I help my clients understand the following:
Understand the importance of attending the 'report' portion of the inspection (or at the very least, FaceTime with the inspector and me).
Know what issues matter (and what issues don’t) in an inspection
Prioritize repairs
Obtain estimates for repairs
Negotiate strategically
Know when to fold 'em and know when to hold 'em
Because at the end of the day…This isn’t just about buying a house.It’s about protecting your investment—and your peace of mind.Charlotte is an incredible place to call home. Truly. And then there are those rare souls who leave a permanent imprint on your heart.Russell Lewis was one of those people.I first met Russell through ActiveRain, back in the days when a group of us—early adopters, curious minds and big dreamers—would travel to each other’s cities just to connect, learn, and grow together. It was a special time, a time when we were all figuring things out, especially when it came to technology.Well—most of us were embracing tech. Russell? Not so much!He had zero interest in learning the tech side of things. In fact, I’ll never forget the day he called me and offered me a “very generous” sum of money to build his website for him. I laughed and told him absolutely not—there was no way I was taking his money—but I happily built it for him anyway.And I did it quickly, too. Could I do that today? Not a chance. Proof that the saying is true: if you don’t use it, you lose it.What I gained from Russell… I will never lose. Over the years, Russell and I stayed close. We talked often—weekly calls filled with life, business, laughter and just connection. The kind that doesn’t require effort. The kind that just is.Russell was one of the most dynamic people I’ve ever known. He had a presence about him—warm, giving, full of life. And let me tell you… he was an incredible cook. He was known locally in Austin for his hot sauces and canned jellies, often competing—and often winning. That was Russell—passionate, talented and ALL-IN on whatever he did!&lt;img style="margin:10px 17px;float: right;" src="https://activerain.com/image_store/uploads/agents/debe/files/Rest+In+Peace+Russell.jpg"&gt;But what I will remember most about Russell was his courage. When he was diagnosed with cancer, he called me personally. Not because he was afraid—but because he didn’t want me to hear it from someone else and be shocked or sad. That was who he was--always thinking of others, even in the hardest moments of his life.He told me he was going to beat it. And boy, he meant it. He wanted life to continue as usual. He told me to call anytime, to check in, to talk—just like we always had. And I did.Through his dear friend Jason Crouch, I would get updates. Sadly, the reality began to set in. The news that no one ever wants to hear.But here’s what I need you to understand about Russell—even as he faced the end of his life, he was never defined by it. We had conversations about death and dying—real, honest conversations—and yet somehow, every single time, his positivity rose above it all. He wasn’t afraid. He was at peace. He was still living.He told me he would ALWAYS cheer me on--even after he was gone. And I believe he has. As I sit here writing this, with tears in my eyes, I realize something so powerful—Russell may not have conquered cancer but, he absolutely conquered life. And I have no doubt he’s still doing just that.Russell, you were one of the bravest, kindest, most unforgettable people I’ve ever known. Your friendship was a gift I will carry with me always. Well, that’s when the magic really happens.It’s sweet, a little savory, just the right amount of heat—and every single bite feels fresh and wonderful.And fair warning…if you bring this to a gathering, don’t be surprised when everyone asks for the recipe before they leave. OH, and it will be GONE at the end of the gathering. I don’t know about you but, I LOVE taking an empty dish home with me!If you’re looking for a recipe that feels elevated but couldn’t be easier—this is it.The sweetness of strawberries and mango, the brightness of lime, a hint of garlic and that creamy, smooth finish from goat cheese…this one hits every note.Ingredients
3-4 cups fresh strawberries, chopped
1 ripe mango, diced
½ red onion, finely chopped
1-2 jalapeños, finely chopped (seeded for less heat)1 avocado, cubed
1 clove garlic, minced (limit your garlic so it doesn’t overtake the flavor)
¼ cup fresh cilantro, chopped
Juice of 1-2 limes
Zest of 1 lime
Pinch of salt
¼ cup crumbled goat cheese (you can absolutely substitute Feta cheese if you want a more salty salsa)
Basal leaves for garnish (optional)
Tortilla chips or pita points (my fave), for serving
Instructions
In a large bowl, combine strawberries, mango, avocado, red onion, jalapeño, garlic and cilantro.
Add fresh lime juice, lime zest and a pinch of salt.
Gently toss until well combined.
Let sit for 15–30 minutes to allow flavors to blend.
Just before serving, fold in (or simply top with) goat cheese (or feta if you prefer)
Serve with tortilla chips or pita points—or spoon it over grilled chicken, shrimp or fish for a next-level meal.ENJOY!! Hey, if you’re looking for a recipe that feels elevated but couldn’t be easier—this is it! From the very first time I met Missy in the Rain, I knew she was different. Brilliant, bold, and just a little ahead of the rest of us (okay… maybe a lot ahead). If Missy said, “You need to be on this,” we didn’t ask questions—we just signed up. Because she knew. And of course—Missy had to sneak a peek!But what I remember most isn’t just the technology (which, let’s be honest, Missy absolutely loved)…it was her. LOL She told everyone we saw/met after that, what I had done—like it was the most exciting thing in the world! Missy carried grief with a grace and resilience that I have never seen before in another human being. She was, without question, the strongest woman I have ever known.A devoted wife.A loving mother to five incredible children.A proud grandmother.A leader.A teacher.A friend to so many of us here in the Rain. And even through it all… she still showed up. She still gave and gave and gave. She still mentored.       <title>Life Can Change in an Instant</title>
      <description>Life Can Change in an InstantOn the morning of February 24th, our world shifted without warning. What began as a peaceful start to the day became one of the most frightening experiences of our lives when Ray suffered his first seizure in 58 years. I suppose I should say MY life here as Ray has absolutely no recollection of the frightening event or the weeks that followed! I view that as another one of the many blessings that came during this time.After calling 911, eight first responder firemen and paramedics quickly filled our bedroom, working with focused determination to protect his airway and prevent aspiration. Their swift, skilled response began a chain of extraordinary medical care that would continue for days.In the early moments of the emergency, I had asked the paramedics to take Ray to the hospital was most convenient for us—parking, visiting—and they have an exceptional Neurosurgical ICU. After several minutes of trying unsuccessfully to control his seizures, one of the firemen came running back to me with urgency in his voice. They needed to take him to a Level-1 trauma center. Of course, I immediately agreed. I knew what that meant. The trauma center, though part of the same hospital system, was the larger facility, equipped for the most critical of situations. In that moment, there was no hesitation. We needed the highest level of care available.&lt;img style="float: right;margin:10px 18px 10px 18px;" src="https://activerain.com/image_store/uploads/agents/debe/files/Fire+and+medic.png"&gt;I followed the ambulance to the hospital, parked and arrived as the ER team was already deep into treating him. I sat in the waiting room, trying to appear calm while internally I was anything but. After 30 years of marriage and with my own background as a nurse, I knew there were important pieces of Ray’s medical history that could make a difference to those providing his care. I kept repeating to anyone who would listen, “I am a wealth of knowledge about his medical history. I need to share this with his team.” I’m sure to them I sounded like every other anxious spouse in an ER waiting room. But Ray’s story is complicated. There is so much about him that isn’t obvious on a chart.As I waited, I asked for updates every half hour, only to hear the same response — they were still working on him and that I would be able to see him soon. During that time, I kept hearing overhead pages calling more and more specialists to “Major 2.” After several announcements, a quiet realization began to settle in. I had once worked in that very ER, in Major Treatment. I knew the level of urgency those pages represented. Seizures alone typically would not require that kind of escalating response. I convinced myself Ray wasn’t in that room.But when I was finally escorted back and saw the sign on the door, “Major 2.” Oh my gosh, my heart sank. When the door opened, I was met with the most frightening sight I have ever experienced. Ray was intubated, on a ventilator and completely unresponsive. In that instant, the full gravity of what was happening became real in a way nothing could have prepared me for. The doctor immediately joined me at Ray’s bedside and explained that the seizures would not stop. To protect his brain, the doctors had to intubate him and place him into a medically induced coma.As a former ER and Trauma OR nurse, I spent years understanding medical emergencies from a clinical perspective. But when you’re not expecting it and the love of your life is lying helpless in front of you, it’s something entirely different. No amount of training prepares you for the helplessness of watching your soulmate connected to machines, breathing through a ventilator and fighting for stability. It was, without question, the most terrifying experience of my life. Much later in the day (evening hours actually), Ray was admitted to the Neuro ICU, where he remained for six days.Adding to the shock was the discovery that this life-threatening episode was linked to a medication Ray first began taking in 2019. Processing how something so distant in time could lead to such a sudden crisis has been incredibly difficult. As well, due to the intubation and possibly aspirating, Ray developed a wicked case of pneumonia. (As though his body needed one more thing to have to fight!)Because of the tireless dedication of an exceptional medical team,  including his Internal Medicine doc, ER &amp;amp; ICU physicians and nurses, ICU specialists (both Neuro ICU and Medical ICU), respiratory therapists, radiology staff, Progressive Care caregivers and the devoted 9T team, Ray is now home. Their expertise, compassion and persistence quite literally saved his life.Ray was discharged home in a wonderful program, Hospital at Home, where nurses, paramedics, respiratory therapists, physical therapists and other disciplines visited our home multiple times daily. He had virtual doctor visits twice each day and could not have been given better care if he were in the hospital. This program is a godsend and we highly recommend it. Recovery at home is ALWAYS better than in the hospital.Recovery is ongoing. There are still deficits and uncertainties. Some days are harder than others. But there is also progress. There is hope. And there is deep gratitude for every small step forward.This experience has reminded me how fragile life can be—and how powerful love, resilience and exceptional care truly are. We are moving forward together… one day at a time.Through all of this, we have been surrounded by the most incredible love and support from our family and friends. The calls, messages, prayers, visits and constant encouragement have meant more than we can ever fully express.Ray’s sister and brother spent the first week with me—day and night—in the ICU with me. His brother even returned to stay with us for a few days after we got home. Through all of this, our ActiveRain family wrapped us in a level of love and support that is truly hard to put into words. The constant prayers, messages, check-ins, thoughtful gestures and the sweetest surprise gifts have meant more than Ray and I could ever fully express. When you spend years building relationships online, you never quite imagine how real and powerful those connections will feel in a moment of crisis, but we have felt every ounce of that love.In moments like these, you truly realize how blessed you are to have such an amazing circle lifting you—and your soul mate—up when you need it the most. Your kindness has carried us through some very long days and even longer nights. Please know that every prayer, every note and every act of love has touched our hearts in ways we will never forget.&lt;img src="https://activerain.com/image_store/uploads/agents/craigda/files/charlotte+dilworth+debe+banner+704.jpg"&gt;

We had this conversation on our AR Zoom call on Tuesday. It is almost exactly as we discussed—quite predictable. All eyes were on the Federal Reserve, and as many economists predicted, the Fed chose to keep interest rates exactly as they are. In a market that has been absolutely craving clarity (and frankly, a little good news), today’s announcement brings a sense of stability… but not necessarily certainty. Buyers, sellers and homeowners alike continue to watch every signal from the Fed, hoping for clues about where mortgage rates and the housing market, may head next. While the decision itself wasn’t a surprise, what it means for real estate, affordability and timing is where the real conversation begins. So, no real surprises this week — the Federal Reserve chose to hold interest rates steady at its March meeting. So what’s the real bottom line?In its statement, the Fed pointed to continued economic growth, a stable job market and inflation that remains “somewhat elevated.” At the same time, they acknowledged ongoing uncertainty about where things may head next, including global tensions and developments in the Middle East. &lt;img style="float: right;margin:18px 5px 18px 5px;" src="https://activerain.com/image_store/uploads/agents/debe/files/All+eyes+were+on+the+fed.png"&gt;What does this mean for mortgage rates?As John Meussner shared, it’s important to remember that the Fed doesn’t directly set mortgage rates. In fact, markets had already anticipated this decision. Right now, broader economic news, geopolitical events and investor sentiment are playing a much bigger role in where mortgage rates move day-to-day. If you’ve been sitting on the sidelines, waiting for more rate cuts, here are a few things you may want to consider:
Most investors weren’t even expecting additional Fed cuts this week—really anytime soon. In fact, the timeline for lower rates could very well be longer than many had hoped.
Mortgage rates remain unpredictable but, can shift quickly. Acting sooner may allow buyers to take advantage of today’s opportunities.
If rates do fall later, increased buyer demand could push home prices higher, potentially impacting affordability.
And for renters, purchasing now can mean starting to build equity instead of continuing to pay your landlord’s mortgage.

      <description>Handicapped Accessible Parking Isn’t About Convenience--It’s About Necessity Having a disability license plate or parking pass displayed on a vehicle doesn’t always mean a disability is visible. That is the ONLY part of a post I saw this week that I fully agree with. The post went on to list dozens of “invisible illnesses” that supposedly entitle someone to use handicapped parking spaces. And honestly, that’s where I struggle. Here is the list that was proposed to be "hidden illnesses" that necessitate handicapped parking spaces:Ehlers Danlos Syndrome (EDS), IBS, Crohn's, PTSD, Anxiety, Arthritis, Cancer, Heart Disease, Bipolar, Depression, Diabetes, Lupus, Fibromyalgia, MS, AS, ME, Epilepsy, hereditary angioedema, Migraines, Hashimotos, AUTISM, Borderline personality disorder, MD, DDD, CFS, Histiocytosis, O.D.D, A.D.H.D, RSD, RA (rheumatoid arthritis ) PBC,RLS, COPD, Sarcoidosis, traumatic brain injury(stroke victim), Hydrocephalus.... If every condition listed automatically meant someone needed accessible parking, we’d have nothing but handicapped spaces left. The purpose of these spots is accessibility — providing extra space and proximity for people whose mobility or safety truly depends on it. For perspective, I personally live with three diagnoses that were on that list. Our vehicle even carries a handicapped license plate—but, that plate is for my husband, who is a C-6 quadriplegic. Yet when he is not with me, I do not use those spaces. I simply would not feel right taking a spot that someone with serious mobility challenges might need at that moment. In fact, movement and walking actually help my own rheumatoid arthritis symptoms. MOST conditions benefit from staying active, when at all possible. Parking 5-10 spaces past the handicapped spaces can actually help those who live a sedentary lifestyle. For me, parking in the back of the lot gives me a few extra steps in my day, helping my arthritic joints. The larger issue is respect and awareness. Please don’t assume every disability is visible; as well, please don’t stretch the definition simply for convenience. Accessible parking exists so those who truly need it can safely enter and exit their vehicles and reach their destination. And one more important reminder: never park in the striped access area adjacent to the handicapped spaces. That striped zone is where ramps and lifts deploy so wheelchair users can get in and out of their vehicles. Blocking that space can leave someone completely stranded. &lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Handicapped+Idiot.JPG"&gt; In closing, don’t believe everything you read online and please be thoughtful about how and when accessible parking is used. Someone else may need that space far more than you realize. &lt;img src="https://activerain.com/image_store/uploads/agents/craigda/files/charlotte+dilworth+debe+banner+704.jpg"&gt;

1 head lettuce, chopped
1 bunch romaine, chopped
2 cups fresh spinach
2 stalks celery, sliced
2 green onions (with tops), sliced
1 (11-oz) can mandarin oranges, well drained
Candied Almonds
¼ cup sliced almonds
1 tablespoon + 1 teaspoon sugar
Dressing
¼ cup oil
2 tablespoons sugar
2 tablespoons vinegar
1 tablespoon fresh parsley or 1 teaspoon dried parsley
½ teaspoon salt
Dash of black pepper
Dash of red pepper flakes
Dash of pepper sauce (to taste)
👩‍🍳 Instructions1. Prepare the Candied AlmondsIn a small skillet over low heat, combine sliced almonds and sugar. Cook slowly, stirring constantly, until the sugar melts and coats the almonds evenly. Remove from heat and set aside to cool.2. Build the Salad BaseIn a large serving bowl, combine lettuce, romaine, spinach, celery and green onions. Toss gently to mix.3. Make the DressingWhisk together oil, sugar, vinegar, parsley, salt, pepper, red pepper flakes and pepper sauce until fully combined.4. Toss &amp;amp; ServeJust before serving, add mandarin oranges and candied almonds. Drizzle with dressing and toss lightly until everything is coated.✨ Serving Notes

Because I simply cannot narrow it down, I decided to take a page out of Wanda Kubat-Nerdin - Wanda Can!'s blog and group some VIPs together. So, here goes…One of the greatest gifts ActiveRain has given so many of us over the years is connection - a genuine connection - and nowhere is that more evident than in our weekly Zoom calls.For nearly five years, through busy markets, slower seasons, holidays, personal challenges and everything in between, a dedicated group of members continues to show up week after week. Not just to attend, but to truly make these calls meaningful.And before each week’s call even begins, two members quietly help set the stage for all of us. Week after week, Craig Daniels prepares the featured announcement graphic, while George Souto introduces the upcoming topic and presenter, always including thoughtful and helpful information for the membership. Their consistency and dedication never go unnoticed and these calls simply wouldn’t feel the same without their efforts. A huge thank you to both of them for everything they do.As well, the gatherings don’t happen on their own! Behind every call are members volunteering their time to coordinate speakers, host roundtable discussions, troubleshoot technology hiccups and keep conversations flowing. But beyond the logistics, something even more important happens: real camaraderie.Over time, these calls have become much more than meetings. I had tried everything to avoid the New Year’s crowds but, there was simply no skipping this trip. In our house, New Year’s Day traditions are sacred. Every single item must be on the table. And yes, I mean every single one!This year brought a familiar challenge: the elusive ham hock. Believe it or not, ham hock is the star of our New Year’s Day meal. Just a bite will do but, it’s non-negotiable. I checked 3 grocery stores—no luck. Not one single ham hock in sight. Mental note made: Start at The Fresh Market next year. I learned this lesson a couple of years ago but, last year I shopped early enough to find everything I needed on the first trip. So, I discarded my mental note. Anyway, crisis averted—and tradition saved!Both hubby and I are rooted deeply in Southern culture so, we follow these “good luck” food traditions every single year. Without fail. Here’s a little backstory behind what shows up on our New Year’s table—and why. &lt;img style="display: block;margin-left: auto;margin-right: auto;border-width:1px;border-style:solid;" src="https://activerain.com/image_store/uploads/agents/debe/files/New+Years+Day+Meal.jpg"&gt;What Southerners Eat on New Year’s DayOur New Year’s meal always includes collard (or turnip) greens, black-eyed peas (served as Hoppin’ John), cornbread and—of course—ham hock. I make this meal year after year because, frankly, I am not about to be the one who breaks tradition for my family.You also have to eat a little of everything to get the full spectrum of luck. That part is very important.According to long-standing folklore—and even the Farmers’ Almanac—this New Year’s Day meal, passed down through generations, is said to bring health, luck and prosperity for the year ahead.Here’s what each dish represents:Hoppin’ John (black-eyed peas, rice and ham):Black-eyed peas symbolize coins and wealth, making this dish a sign of financial prosperity in the coming year.Turnip Greens (or other leafy greens):Greens represent money—specifically folding cash. While cabbage, sauerkraut, collards, kale, chard or mustard greens all work, turnip greens are the traditional Southern choice and a must in our home.Ham Hock:Pork symbolizes progress because pigs root forward, not backward. We always cook a ham hock, though we often favor butcher’s bacon for eating. Just enough ham hock is consumed to honor the tradition (they can be a bit tough if you’re not used to them). It’s all about moving forward in the new year...again, one bite will serve you the entire year!Cornbread:That golden color represents wealth and abundance. Plus, cornbread belongs on the table anytime greens and peas are served—tradition or not!A Sliver of Butter:Used sparingly on cornbread, butter symbolizes health. A little goes a LONG way—especially for anyone living that keto-leaning life!
What True Southerners Avoid on New Year’s DayLobster: Lobsters move backward, so Southerners believe that could invite setbacks in the year ahead.Chicken: Chickens scratch backward—and their wings might let good luck fly away—neither of which we’re risking in the Maxwell House!

It also created the perfect space for me to share an experience that has profoundly shaped my life. I’m grateful for the opportunity to revisit this moment, put words to my a-ha realization and hopefully spark important conversations about patient advocacy along the way.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Ray+Collage+2025.jpg"&gt;The Moment I Realized I Was The AdvocateThere are moments in life that quietly change everything. No fanfare. No announcement. Just a sudden, unmistakable knowing that you’re standing at a crossroads—and whatever happens next, depends on you.For me, that moment came during one of Ray’s medical appointments, very early in our marriage.I had been a nurse. I had navigated healthcare systems professionally. I understood the language, the flow, the protocols. And yet, sitting there beside my husband, I realized something that stopped me cold:I wasn’t just an advocate for Ray. I was his one-and-only advocate.And if I didn’t step up—fully, unapologetically and consistently—no one else would. The Illusion of “Someone Else Has This”We often assume that in a medical setting, someone is watching the big picture. That the system will catch the nuances. That the right questions will be asked. That concerns will be followed up on. That if something feels off, someone will notice.But the truth is, healthcare today is fast, fragmented and sadly, overloaded. Appointments are short. Providers rotate. Information lives in charts, portals and systems that don’t always talk to each other. And patients—especially those who are sick, tired, overwhelmed or in pain—are often in no position to advocate for themselves.That’s when it hit me: Ray couldn’t do this on his own. And no one else knew him the way I did.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Ray+2+collage.jpg"&gt; The A-Ha MomentI remember thinking, If I don’t speak up, who will? Not tomorrow. Not if things got worse. Not “next time.” Right now.I stopped being passive. I stopped assuming. I started asking more questions. I took notes. I asked for clarification. I followed up. I pushed—politely but firmly—when answers felt incomplete or rushed.And something shifted. Not just in the care Ray received—but in me. Advocacy Isn’t Confrontational—It’s IntentionalPatient advocacy doesn’t mean being difficult. It doesn’t mean distrusting doctors or challenging expertise. It means being present, informed and engaged.It means:
Asking why when something doesn’t make sense
Speaking up when symptoms change or worsen
Making sure concerns don’t get minimized or brushed aside
Connecting dots that others may not see
Most importantly, it means remembering that no one has more at stake than the patient—and the person who loves them most.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Ray+3+collage.jpg"&gt;Why This Matters So MuchI share this story because I know how many people find themselves in similar situations—spouses, partners, adult children, close friends—sitting quietly in exam and/or hospital rooms, trusting the process and simply hoping for the best.Hope is important. But hope without advocacy is, in my opinion dangerous.If there is one thing I’ve learned, it’s this: the healthcare system works best when someone is willing to stand in the gap—to be the voice, the memory, the nudge, the protector. For Ray, that person was me. And I had to fully own that role. The TakeawayMy a-ha moment wasn’t dramatic. It was grounding. It was the realization that love sometimes looks like raising your hand. Like asking one more question. Like saying, “Wait—can we talk about that again?”It was the moment I stepped up to the plate—not as a nurse, not as a bystander—but as his advocate. And I would do it again—and DO, every single time.
&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Ray+4+collage.jpg"&gt;Of Note - A Quiet Truth
There is also a quieter truth that lives loudly within both of us every single day—one I don’t often say out loud. Quadriplegics with Ray’s level of injury, particularly those who had been remarkably healthy before paralysis and have experienced no major health issues since, are often given a much shorter lifespan (statistically) than ambulatory people. In Ray’s case, that number would have been far less than age 54 (probably closer to age 45) due to numerous instances of sepsis. He will be turning 58 in less than 2 months.Each morning, we wake up deeply aware that this day—this day—is a gift. And we celebrate it as such. Ray carries gratitude, not as a passing thought but, as a way of moving through this life.Ray is generous in how he tells this story. He often credits me for being vigilant, present and protective of his health. I share that with incredible humility, because the truth is simpler and quieter: I have loved him enough to pay attention. I asked questions. I noticed small changes. I showed up. Anyone who has been a caregiver understands this. My entire younger life, I was never a full-time caregiver—other than serving patients as their registered nurse while I was ON DUTY. It wasn’t my life. Now it is. And I couldn't be more proud to be his advocate.If there is any lesson in this, it’s not about me. It’s about what happens when someone chooses to stay engaged, to remain curious and to never assume that “everything is fine” without understanding why.We don’t measure our days by statistics. We measure them by gratitude. He instructed us to do more research on The Enchanted Highway so, I did. I posted a summary of several articles that I found interesting about this 32-mile stretch of enchantment! Reading what I researched truly made me want to add this to my travel bucket list.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/in+flight.jpg"&gt;So, today I received a nice email from Kim at the ND Tourism Department, thanking me for my article on the Enchanted Highway. I want to extend a heartfelt thank-you to Kim at the North Dakota Tourism Department for taking the time to reach out to me personally. They so very graciously granted me permission to use their copyrighted photographs of the actual sculptures along the Enchanted Highway — which means our ActiveRain readers, get to experience this incredible 32-mile stretch of North Dakota just as it truly is! I’m so appreciative of their generosity and support of storytellers who love sharing the hidden gems that make travel so meaningful.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Grasshoppers+in+the+Field+along+the+Enchanted+Highway+IMG_3319_CC_Small+750px.jpg"&gt;&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Showing+Size+of+Grasshopper.jpg"&gt;So, with this post, I thought I would dive into the fascinating history of the Enchanted Highway. So, here goes… The History Behind North Dakota’s Enchanted Highway&lt;img style="float: left;margin:10px 15px 10px 15px;" src="https://activerain.com/image_store/uploads/agents/debe/files/tin+family+1_Small+750px.jpg"&gt;Stretching 32 miles from Gladstone to Regent, North Dakota, the Enchanted Highway is far more than a quirky roadside attraction. It’s a living testament to small-town determination, creative vision and one man’s refusal to let his community fade away.The idea for the Enchanted Highway was born in the late 1980s, at a time when many rural towns across the Great Plains were struggling with population decline and economic stagnation. Regent, a tiny town with fewer than 200 residents, was no exception. Rather than accept that fate, then-schoolteacher and later mayor Gary Greff imagined something bold — something that would quite literally stop travelers in their tracks—and does! &lt;img style="margin-left: 15px;margin-right: 15px;float: right;" src="https://activerain.com/image_store/uploads/agents/debe/files/teddy+3_Small+750px.jpg"&gt;With no formal art training but plenty of grit, Greff began constructing massive metal sculptures made largely from scrap steel and salvaged materials. His goal was simple but ambitious: create the world’s largest collection of scrap-metal sculptures and use them to draw visitors off Interstate 94 and into Regent. The first sculpture, Geese in Flight (featured photo), debuted in 1989 and immediately set the tone for what would follow. Towering birds with wingspans stretching across the prairie sky proved that scale mattered--and yes, that imagination could thrive anywhere. Over the next several decades, additional sculptures appeared along the route, each larger and more intricate than the last, including grasshoppers, deer, pheasants and even a giant tin family. &lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Showing+size+of+Deer.jpg"&gt;What makes the Enchanted Highway especially remarkable is that it wasn’t created all at once. It evolved slowly, sculpture by sculpture, year by year, much like the prairie itself. Funding often came from a mix of donations, grants and sheer personal perseverance. There were setbacks, pauses, and plenty of skeptics along the way, but the vision never changed.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Fish.jpg"&gt;Today, the Enchanted Highway stands as both an outdoor art gallery and an economic lifeline. It has brought global attention to Regent, inspired artists and travelers alike--oh and has earned international recognition--including multiple Guinness World Records for its mammoth creations.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Dino.jpg"&gt;But perhaps its greatest legacy is quieter and more human: proof that one person, one idea and a whole lot of heart can transform a forgotten stretch of road into something unforgettable.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Deer+Hurdle.jpg"&gt;The Enchanted Highway isn’t just about metal sculptures towering over the plains.       <description>The Enchanted Highway is Proof that Art (and Heart) Can Save a TownAccording to Bob "RealMan" Timm, during his wonderful presentation on his home state, North Dakota, we needed to learn more about the Enchanted Highway. So, I read as much as I could to discover a little more about it. In a nutshell when you travel, some places surprise you — and then stay with you long after the drive is over. The Enchanted Highway is one of those places.Tucked away in southwest North Dakota, this 32-mile stretch of road between I-94 and Regent is lined with massive metal sculptures rising out of wide-open prairie. We’re talking giant geese in flight, towering pheasants, grasshoppers the size of small cars and a whimsical tin family that makes you smile the moment you spot them. The best tip I found, you don’t just drive past — you pull over, get out and soak it all in--they're massive!&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/ND+Enchanted+Highway3.png"&gt;What makes The Enchanted Highway especially meaningful is the story behind it. Created by local artist Gary Greff, this wasn’t about fame or flash. It was about love for a hometown and a belief that creativity could bring people back. And it worked. A tiny town found new life, one sculpture at a time. And according to Bob, during the off-season, the local farmers enjoyed metal-working, creating many of these incredible structures.There’s something deeply grounding about the drive down the Enchanted Highway. Travelers say the sky feels bigger, time slows down and you’re reminded that joy doesn’t have to be complicated — sometimes it’s found on a quiet stretch of road, in the middle of nowhere. Oh, and you're surrounded by art made with heart!&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/ND+Enchanted+Highway2.png"&gt;If you’re ever road-tripping through North Dakota, Bob says you MUST take the exit. The Enchanted Highway is a beautiful reminder that imagination, determination and a little whimsy can turn the ordinary into something unforgettable.Thanks Bob, for sending me down that beautiful rabbit hole!       <description>A Fun ‘Like Me’ Zoom Background Our assignment for last Tuesday’s Zoom call was to visit our favorite AI platform, giving it the following prompt: "Create an image for a ZOOM background the represents my personality." Well, of course I visited my favorite ChatGPT and was not the least bit disappointed with the results.The Zoom background ChatGPT created was designed to feel like me—and it did! From the pop of my favorite pinks and corals, to the subtle nods to The Maxwell House Group, Prime Brand Collective and my new Love, Laughter &amp;amp; Life podcast-every detail reflects the brands and passions I’ve built over the years.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Homework+Image+16DEC25.jpg"&gt;The view of the pool from my home office adds a relaxed, lifestyle touch, which is the ‘why’ to my working from home rather than from my company’s office. The Charlotte’s Best award was a bit of a surprise to me as I had only shared that I had received the award on 2 social media platforms (IG &amp;amp; LI). I appreciate that it reinforces credibility (because yes, results DO matter 😉).Of course, the AR cup is priceless and how cool is it that ChatGPT picked it up in my Zoom background creation? And the pet-print pillow? That’s my heart! It’s not a perfect reflection of the color of my pets but, the addition of the pillow brings a little joy, a little whimsy and a reminder that business is better when it’s personal.It’s professional, it’s fun and most importantly—it feels like me to me!I did try MetaAI and got a similar image as Kat Palmiotti got:&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/MetaAI+Image.jpeg"&gt;Finally, I had to give Grok a try as it seems to be getting rave reviews. Again, I got a similar image to Kat and had to double-check to be sure it wasn’t the same one as at first glance, I thought it was! I had no idea what mine would be but, as you can see, I do use it for listing description tweaking AND for my Boomer followers, which I have not shared with more than a handful of folks. I was just about to 'come out of the closet,' per se but, why not let my good pal ChatGPT do it for me!!When I gave ChatGPT my challenge, it thought longer than it's ever thought on a task I've given it!! - 17 seconds, according to what was shred on the screen but, it embarrassingly felt more like a full minute!!Without further ado...From ChatGPT:"Thought for 17sOhhh Debe, the Boomer Influencer Queen has entered the chat. Buckle up. 🔥You’re out here reinventing yourself every six weeks like a TikTok filter — realtor, blogger, podcaster, Amazon influencer, cruise critic, steak-marinade guru, dog mom, AI power user… at this point your brand is “Yes, And…” with a side of one of grandma’s recipes.You don’t use AI… you hold it hostage. I am a workaholic from EARLY on in my life...just like my father.       <description>Battle of the AIs—Our Zoom Twilight ChallengeThis week in our Zoom AI class (thanks, Praful Thakkar!), the homework task was one that every real estate agent and stager has wondered how to automate- taking a standard professional daytime photo of a listing and transforming it into a stunning twilight listing photo.It sounds simple enough, but after testing four major platforms, I learned that not all AI is created equal. Here is how the competition stacked up:ChatGPT: A swing and a miss. The output was extremely dark and essentially unusable for marketing purposes.Claude: The result was technically a "twilight" picture, but it lacked depth. It was simply dark, though still visible.NightCafé: The wildcard. It generated a wildly gorgeous, architectural masterpiece... that looked nothing like the actual house I’m trying to sell!
Here are the AI platform products:1. ChatGPT&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/ChatGPT+Front+Elevation.png"&gt;2. Claude&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Claude.png"&gt;3. NightCafé&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/NightCafe+Recreation.jpg"&gt; The 'Clear' Winner: Gemini (Featured Photo)I tried Gemini first (during the meeting, in fact). I was pleased with the image Gemini produced but, the program did omit the mulch from around one of the trees (for some strange reason)! I did give the system a prompt to add the mulch back but, it added it back to beneath the wrong tree (a small tree that didn't have any mulch under it to begin with).All-in-all, the difference was night and day (pun intended😀). Gemini didn't darken the image or hallucinate a new structure; it understood the assignment. It kept the exact details of the listing photo (with the exception of the mulch) while perfectly capturing that high-end, "golden hour" aesthetic.For this challenge, Gemini was the clear winner, proving that when you need precision alongside creativity, it is currently the top of the class, just as Praful said it was!What will our next challenge be? That happened recently when I opened an envelope at the office and found a handwritten testimonial from one of my favorite clients.Now, I’ll admit—I’m not the best at asking for testimonials. It’s one of those things that always seems to get lost in the shuffle once the closing papers are signed and the moving trucks roll away. Fortunately, my admin had followed up and I loved this response that truly made my day.This one came from Andy, an executive relocating out of Charlotte, referred to me by another client. He’d tried several times to post a review on Google but, as many of you know, the process isn’t always straightforward if you don’t have a Google account. After a few failed attempts, I finally told him not to worry about it.       <description>Paul McCartney &amp;amp; Me: When AI Tried to Join the Band What a great Zoom meeting on Tuesday and a huge thanks to Paddy Deighan MBA JD PhD and to Praful Thakkar for bringing up some excellent points of which we were unaware. We’re so fortunate to have the level of AI brainpower that we do, right here in the Rain!This week’s AR challenge was on AI video-making and, wow—what an adventure! One click led to another, and before I knew it, I was deep down the rabbit hole of AI tools, testing what each could do with a single image. I started with a photo I created in DeepAI.org, which became my featured image for this post. From there, I explored three different video platforms, each promising their own version of AI “magic.”What I discovered was both fascinating and a little funny—all three produced almost identical videos from that same image and the two that had audio, both featured COUNTRY, not rock ’n roll!! As well, I even upgraded to “pro” on a couple of them (a decision I regretted almost instantly). Let’s just say I’m sticking with what I know and love—I’m a ChatGPT girl through and through! Still, it was a great experiment and a reminder that even when the results aren’t perfect, curiosity always leads to something worth learning.&lt;iframe src="https://www.youtube.com/embed/Vx8g2ziR_T8" allowfullscreen="allowfullscreen"&gt;&lt;/iframe&gt; Today’s post is a peek behind the curtain of my AI video-making experiment. Perplexity explains each of my prompts and what was created as a result of those prompts.
Analysis and Explanation*NOTE: I added my prompts in italics. Perplexity wrote the following in blue:1. DeepAI – Photo Prompt“A highly realistic photo in the style of a candid concert shot, showing Paul McCartney (with mid-length brown hair styled in a classic Beatles cut, wearing a tailored dark suit typical of the late 1960s) and me performing a duet together on stage in a small, intimate bar setting. I am wearing a hot pink dress, matching necklace, and pink shoes, with shoulder-length silver hair styled smoothly, as shown in my reference photo. The scene should evoke the warmth and energy of a live performance, with realistic concert lighting and a cozy, inviting bar ambiance. Both subjects should appear happy, engaged with the music, capturing the joy of two musicians sharing a memorable performance together.”You submitted a very detailed prompt, describing both your appearance (clothing, hair, accessories) and the setting (bar, lighting, atmosphere). This kind of specificity helps AI image generators produce realistic, stylistically accurate images, especially when you mention reference photos and emotional ambiance. The prompt’s focus on warmth, realism, engagement, and joy guides the model’s choices for facial expressions, composition, and color scheme. Why DeepAI Works Well Here:DeepAI’s image generation engine can process specific attributes efficiently in static images, so your detailed visual and style cues likely resulted in a photorealistic output—though it’s limited to still images, not video. 2. Night Café – Video Prompt:“Create a video in the style of Paul McCartney and me (just the two of us), singing your choice of upbeat words. Stage lights shift as they strum their guitars and sway to the music, singing into the microphones. For our attire, choose something period-specific (for the 60's).”You tried a similar prompt as Google VEO3, asking Night Café for a friendly concert duet video with period-specific attire and shifting stage lights.What to Expect:
Night Café may produce animated or stylized outputs but could struggle with fully realistic, moving videos.
Generating true-to-life, high-quality AI video of famous individuals with recognizable identity remains a challenge, both technically (model accuracy, personalization) and ethically (platform restrictions).
Big Picture: What This Shows About AI Video Creation
Photo Generation Is More Widely Allowed: Image generators are more permissive—especially with reference photos and detailed styling, as seen with DeepAI.Video Generation Faces Tougher Restrictions:High-end video tools (like Google VEO3) actively block requests that may violate copyright or “deepfake” rules—especially involving famous musicians, actors, or using particular songs.Platform-Specific Rules Vary:Night Café may attempt stylized video results, but realism and exact likeness are often limited, with outputs more “artistic” than photorealistic.3. Google VEO3 &amp;amp; Perplexity – Video Prompt:“Create a video in the style of Paul McCartney and me (just the two of us), singing ‘Let it Be’ or ‘Say, Say, Say’ or your choice of upbeat words. Stage lights shift as they strum their guitars and sway to the music, singing into the microphones. For our attire, choose something period-specific (for the 60's).”Result: “FORBIDDEN BY GOOGLE (repeatedly)” You attempted to use Google’s VEO3 for video generation with two approaches:
One, letting the AI pick lyrics (“your choice of upbeat words”) and focus on authentic concert visuals.
Two, referencing an attached photo and asking the duo to perform “Let It Be,” providing extra context for style and interaction.
What Happened:
Google VEO3’s refusal—“FORBIDDEN BY GOOGLE”—shows policy restrictions on generating content featuring real celebrities, especially musical or lifelike impersonation (which can involve copyright, likeness, or deepfake rules).
Even with your own image as a reference, if the model cannot verify identity or is restricted from generating person-specific videos with celebrities, it might block the request.

Here’s what I asked each tool:
DeepAI: Asked for a highly realistic photo of Paul McCartney and me performing together, with detailed stage, lighting, and attire instructions.
Google VEO3 &amp;amp; Perplexity: Tried to create a video of us singing upbeat lyrics, letting the AI choose, and another prompt with a reference photo performing "Let it Be."
Night Café: Repeated the video duet concept with concert ambiance and period-accurate wardrobe.
AI Assistant:You crafted clear, vivid prompts—a skill that’s especially valuable in AI art generation! Platforms like DeepAI shined with photo realism, transforming your concert dream into a warm, lifelike snapshot. When you pivoted to video creation, though, you uncovered a revealing challenge: modern AI video tools actively restrict requests that involve celebrity likeness and well-known songs. Google VEO3 in particular flagged your prompt as “FORBIDDEN,” reflecting growing concern about deepfakes, copyright, and personal identity .Me:OH, one more question about Night Café - Night Café produced a video but, there was no audio. Is that the norm with Night Café?AI Assistant:Yes, that's the norm—Night Café's AI-generated “video” feature typically does not include audio by default. It creates animated videos by sequencing and animating frames from still images (using effects like zoom, pan, rotate), but the result is a silent MP4 file. If you want music or voiceover, you need to add it separately using your own editing tools or another app.
No built-in audio: Night Café does not offer in-platform options to generate videos with sound or to include AI-generated music or speech in your output.
Community advice: Many users download their Night Café videos and then use external editors to add music or voice narration afterward.
Me:Okay, so, photo generation feels open but, video AI is more tightly controlled when it comes to famous people and real life performances? AI Assistant:Exactly. Photo generators let creativity run free if you supply enough details. But video tools—especially the advanced, hyper-realistic ones—often block requests that tread near legal or ethical gray areas. They’re programmed to respect copyright and personal image rights, which means a duet with Paul McCartney is a no-go unless the content’s generic or stylized. Night Café might let you experiment with artistic video animations, but realism and true likeness are generally dialed back. Me:What’s the future of AI customization here? Will I ever get my custom video duet with Paul McCartney?! AI Assistant:AI platforms are evolving to balance user creativity with responsibility. In the future, you might see tools offer approved “collaborative” content creation, perhaps through partnerships or by leveraging custom avatars licensed for public use. You’ll also see more transparency around what’s allowed, potentially with guided prompt writing to avoid frustration. For now, learning to work with each tool’s strengths—and being mindful of boundaries—is key. Me:What lesson should readers take away from my challenge? AI Assistant:
Be creative, but expect rules: AI can bring your imagination to life, but ethical guardrails are part of the landscape.
Detail matters: The more specific your prompt, the better the results in image generation.
Stay informed: As AI tools grow, so do the boundaries. Know what you can—and can’t—ask for.
Experiment: Each platform has its quirks. Don’t be afraid to try different approaches and see what works!
