Selling Your Charlotte Home? I CAN Sell Your Home but, Can You?

I love realistic sellers and will always sign with them! I once wrote about sellers living in Realityville and as it happens, nothing has changed since I wrote that article.

Recently, as the buzz about Charlotte became louder that homes were selling like hotcakes, I received a call to list a perfectly lovely home in an area in which I specialize. The condition of the home was fantastic and the location, just as wonderful.

The sellers decided that they wanted that new home that they’ve been dreaming about for nearly 4 years now. They have good equity in their home but, decided that seeking even more equity based upon the news of the market was the route that they were going to go. Despite the detailed market analysis that was presented to them, they stood their ground to list their home at an above-market price. That price, no matter how gorgeous their home is and regardless of their fantastic Charlotte location, was not going to attract a buyer.

As much as I love listings and love selling homes in the Charlotte market, especially in my specialty area, I declined the listing. I cannot and will not list that overpriced home ever again! This is not 2005 when one could just pull a number out of the air, know you could sell it for possibly even more than the over-inflated list price and that the property would appraise!

If you want to sell your home in this market, as good as the market may be right now, you have to remain grounded and price your home according to its true market value. Home sellers who are realistic about their prices are experiencing great success in this market, some even working with multiple Offers on their appropriately priced homes.

Listing and marketing homes for sale in the Charlotte area is my passion and my specialty is SELLING them! I can and will get your home sold for you but, it has to be reasonably priced and in optimal condition for that price. How do you know if the price is right? Four Steps to Buying Short Sales in Charlotte

There remain opportunities to profit by purchasing short sales in Charlotte NC but, you need to know how to proceed in order to achieve success. Here are four steps to follow to increase your chances of success when buying short sales:

Step 1: Hire a short sales expert

Hire a real estate agent who has experience helping people buy short sales. You need someone who can not only locate short sales in Charlotte for you but, help you through the complicated process. Although the short sale process has become less complicated over the last few years, it can still be a slow and frustrating process.

Step 2: Have your finances in order

If you’re buying with cash, fabulous! Otherwise, visit a lender and take the steps necessary to finance a short sale. Many short sale banks want to close within 30 days of short sale approval so, being prepared BEFORE you present your Offer to the seller is imperative. Confirm with your lender up front, that they can guarantee a 30-day closing. If they cannot, you may want to consider finding a lender who CAN. There are plenty of well-qualified lenders who can and will get the job done for you.

Step 3: Move quickly

When you find a short sale you want, move quickly. With any luck, you’ll be the first to submit a market value Offer. Lenders look for Offers that are reasonable and equal to market value and they will ascertain that the sales price is market value by confirming with a BPO (Broker Pricing Opinion) or a full appraisal. You will also want to make your offer even more attractive by eliminating as many contingencies as possible.

Step 4: Negotiations begin with the bank

Banks don’t enjoy taking a loss but, short sales remain a necessary evil for lenders. Be firm, polite and patient. Don’t ever be forceful or rude. Lenders are busy and overworked, and they want to see you as somebody who is minimizing the damage and the hassle of the bad debt.

Today the realization that our market has truly turned hit me! Viewing a list of 10 showings for a buyer today, scheduled yesterday, 3 of the 10 are now under Contract–before we even set out to show our buyers! Another buyer, interested in a home that they toured yesterday, have found themselves in a multiple Offer situation. This is happening repeatedly and our best advice for the week is…

If you find that house that you just have to have, by all means, go ahead and put that Offer in and do it NOW! Another lesson that we learned this week is that one of our clients won a bid on a home in which we were competing with an unrepresented buyer. The seller opted to sell to the buyer working with us, even at a lower price! Their agent told us that their sellers preferred working with buyers who have their own agents–they ‘didn’t want to take on the liability of the unrepresented buyer.’ So, if you’re a buyer trying to make an Offer on a property without an agent, try hiring an agent! We’re ‘free’ to the buyers and not only will sellers prefer to work with you when you are represented but, you’ll be provided the expertise and professionalism that only an experienced real estate agent can offer. Keep in mind, we sell dozens of homes each year and are well versed in the ins and outs of buying real estate in our area.

The Liability of Non-Reliability

As professionals, those of us in the throes of the business, realize that there are more and more hurdles in our jobs each and every day. I would highly doubt that even the best of the best agents from 2010 who haven't had a transaction since then, would be able to smoothly survive just one transaction now in 2012. Nothing is easy and the hurdles that we face vary from day-to-day. This job is definitely not for the faint at heart!

We're complaining at every turn about the syndication sites, who continuously 'steal' our buyer inquiries and sell them to less qualified agents. We rant about agents who have to have us let THEIR buyers into our listings because they are not members of our MLS or simply won't pay for access through our MLS to show properties with our electronic keys.

But, what about the agents who use our IDX to send listings to THEIR buyers from 200 miles away? Yes, that would be like me, residing here in Charlotte, trying to locate property for my buyers in Raleigh by using Craig Rutman's IDX! I suppose that I would then contact each individual listing agent to show my buyer the property?

Or perhaps offer to pay Craig $10/hour to SHOW those listings to my buyers!

BINGO! The call of the day actually goes to an agent! This agent has been regularly utilizing my IDX from 200 miles away, and she phoned me requesting that I allow her to pay me TEN DOLLARS AN HOUR to show her buyer homes in my area so that she can be paid a "full commission, less the 'expense of' my time."

REALLY? You call that EXPENSE?

When I tried to reason with her, letting her know that no only would she have to add a couple of zeros to her hourly pay but, that I would highly recommend that she REFER the client and just accept a referral fee, rather than jeopardize her client by hiring a 'professional door opener,' she poo-poo'ed me by saying that, "I guess there are hungrier agents in Charlotte than you!" Seriously?

She is jeoparizing her license by selling WELL out of her area. She is doing her 'client,' who I presume is either a client of hers in her area selling their home and she wants to double-dip with a sale outside her area or it's a friend of hers.

Regardless, she has NO clue where projected freeways are coming through in the area; NO clue where the specific schools are that her client may be looking for with regards to subject specialty; NO clue what neighborhoods provide the ameities or location that her client is in search of, etc.

Not only that but, I fully suspect that whomever winds up picking this low-hanging fruit from the tree will be the one who has to fully represent this client (without a contractual agreement) but, I am certain that they will have to save the client from getting into an area that either doesn't suit her lifestyle at ALL or is right in the middle of a proposed freeway. And, the out of town agent is going to pocket the majority (and I MEAN majority) of the paid commission.

Is she going to fly to Charlotte for the inspections? Does she know a good inspector? Does she know a good Closing attorney? Does she know a good surveyor?

Or is she just going to USE (meaning ABUSE) the local agent?

I'm sorry but, this is total disrespect any way you look at it--for both her client and her peers. Who are you representing- YOU or your client?

Charlotte’s Four Seasons Bring Residents Outdoors for Much of the Year

One of the most frequently asked questions that we get from those relocating to the Charlotte area is, “What’s the weather like in Charlotte?”

I always respond with a smile, that we’re certainly blessed in the Charlotte Metro region, with great weather–four seasons, all relatively mild. Just as our location offers Charlotteans both the benefit of easy access to the mountains (2 hours) and the beaches (3 hours), we enjoy fabulous weather.

Many companies who select Charlotte as their new headquarters or are moving offices to a new area do so because of our weather. The year is filled with days that call you to the great outdoors with lots of blue skies and a moderate climate.

Our near-perfect weather situation is a major contributing factor to the city’s beautiful landscape. With gorgeous parks and lakes, tree-lined streets and mature hardwoods filling Charlotte’s neighborhoods, you’ll quickly see why our weather effects the beauty of the city.

If you’re accustomed to the northern winter blues, you can forget about them! In Charlotte, the weather draws you outdoors all year long–and not to shovel snow!

Wonderful Winters

Charlotte’s winters offer only about a handful of the winter days with temperatures falling below freezing. We call our winters, ‘light-jacket winters’ here in Charlotte. We have infrequent snows–in fact, very infrequent–with a typical 1-2 snow days per year and an average snowfall of less than 5 inches. If you’re into snow skiing, the North Carolina mountains are only 2 hours away where you can enjoy the snow, without having to endure it at home.

Sunny Summers

Talk about being lured outdoors–sunny and clear skies fill our summer days. Unlike cities to the south though, very hot weather conditions (90°F, 32°F) occur only 40 days in Charlotte compared to 81 days in Jacksonville, Florida and 83 days in Houston, Texas. On the average, temperatures reach 100°F (38°C) only twice a year. With an average sum- mer temperature of 76°F (24°C) and an average daily range of 20 degrees, these inviting days are punctuated by cool nights under starry skies.

Splendid Springs and Fantastic Falls

Oh, how we love the changing seasons in Charlotte! They are simply the most enjoyable times of the year. Spring’s slow emergence typically occurs from mid-March through May. The colors are simply spectacular with nature’s palette providing beautiful colors all around from ground covers to shrubbery to the magnificent cherry blossoms high above. With the Carolina crisp, clear blue skies as a backdrop for the brilliant array of pinks, purples, reds and yellows. The gorgeous array of colors paint the skyline well into the fall season.

September through November welcome the cooler temperatures and offer even more reason to head out to our local parks or your own backyard.

Balanced Rainfall

Rainfall is nearly evenly distributed throughout the year with an average annual precipitation of 43 inches. Summer months have the heaviest rainfall and the wettest month is March, with 4.4 inches; November is the driest month, with 3.0 inches of precipitation.

On occasion, Charlotte has 1-3 week dry spells with droughts being rare. Charlotte has never had a major flood. Occasional lowland flooding does occur, however. Local stream and river basins efficiently carry most all of our rainfalls.

Severe Weather, Normal Temperatures, Humidity, and Precipitation

Charlotte’s normal summer humidity is about 74 percent. Hurricanes and tornadoes are extremely rare in the Charlotte Metro area. Normal temperatures, humidity and precipitation in the Charlotte region are below.

Am I Missing Something? Is Collaborate a 'Bad Word?'

Charlotte has a lot of great agents, and for the most part, we work rather nicely together. Transactions are always far more pleasant for our clients when we have responsive, responsible agents working together to achieve one common goal.

But, what about working together to sell our listings? I don't mean bringing me buyers either, I'm talking about collaborating to get one particular neighborhood or area spotlighted and get our clients' homes sold.

We have found that neighborhood open houses work far better than stand-alone opens for the obvious reasons--say you have 6 or 8 agents within the community who plan a neighborhood open. You wind up with 6-8 varieties of marketing and 6-8 times the marketing than one agent can do alone. Not to mention, it creates better relationships between the agents.

I have recently phoned several agents to discuss slow sales in a particular area, asking to collaborate and see if we can't get something done in that area to better bring it front-and-center to bring buyers to the community. No ONE SINGLE agent has returned my call, not ONE! Is it such a bad thing for agents from a variety of brokerages to put our heads together to get the job done for all of our clients?

Hey, I'm as competitive as they come but, this is not about competition, it's about collaboration to achieve a common goal.

Let's talk! How do you motivate peers from other brokerages to work together towards a common goal?

Under Contract - How To Prepare for The Inspections

Preparing Your Charlotte Home For Inspections

If your Charlotte home is on the market, you know there’s an inspection in your near future–at least if your home is listed with the Savvy Team! With that in mind, if you haven’t had a pre-inspection performed, plan to spend a week or so in preparation for your home inspections.

Make sure the inspector has access to all areas of your Charlotte home. Here are some of the key places that are often blocked:

Attic: If your attic is accessed through a closet, take time to clear away clutter so the inspector can access the attic quickly and easily. Have a ladder ready if needed.
Basement: Clear everything away from the exterior walls of the basement so they can be seen.
Garage: Be sure to have all walls of the garage accessible as well–any electrical outlets in the garage must be able to be tested and the inspectors will not move storage items to get to them.
Utilities: Clear around the furnace, air conditioner, water heater and circuit breaker boxes.
Foundation: Clear landscaping and brush away from the foundation.

Power ON: If your Charlotte home is vacant, be sure to have the electricity turned on when the inspector comes. Otherwise many aspects of the inspection can’t be done. This may not only cause delay but, cost you a repairman to check those items per the buyers’ repair request.
Keep pilot lights lit: Make sure to have any gas appliances or gas logs on to avoid delays in the inspection process.
Print and copy documents of any mechanical upgrades and maintenance.
Replace furnace filters.
Replace burned out light bulbs.
Check all receptacles: If any aren’t in working order, it could be a simple fix for a few dollars–much better than having another item to repair last-minute.

You don’t want any question marks on your home inspection report. This could be a perceived as a black mark against your Charlotte home. It’s normal for sellers to be nervous about the home inspection but, with these tips in mind, you can pave the way to a smooth, one-time process that is just another step in getting your Charlotte home SOLD.

The Basics You Need to Know About Short Sales in Charlotte

Short sales in Charlotte are used by homeowners who are selling their homes at a loss to the bank to prevent losing them to foreclosure. When you see an advertisement for a short sale, the home is basically in pre-foreclosure.

What is a short sale? A short sale is an agreement between the sellers of a home in the beginning stages of foreclosure and their lender which allows the home to be sold for less than the existing loan balance. If an agreement is reached by all parties, a short sale could save the sellers’ credit by avoiding a foreclosure.

However, a short sale is not a short process. It can be quite a lengthy process with many legal and financial aspects.

The basic short sale process flows as follows:

The seller or his attorney contacts the lender to discuss the possibility of a short sale.
The seller issues a letter authorizing release of the loan and property information to their attorney.
A preliminary settlement statement is presented to and reviewed by the lender. The statement includes the proposed selling price, the amount left to be repaid and any itemized expenses.
The seller completes a hardship letter for their short sale in Charlotte, including a description of the financial difficulties the seller is going through. The lender validates and confirms any and all financial difficulties.
The seller provides financial documents including paycheck stubs, bank statements, a personal financial statement, monthly budget assessment and anything else required by the lender.
Once approved, the buyer can proceed with the purchase.

What are the benefits of a short sale? The seller is oftentimes relieved of any debt associated with the property which they cannot afford. A foreclosure proceeding by the lender is avoided and the buyer purchases the home at a discounted price.
