RECIPE: The Viral Melt-in-Your-Mouth CakeYou know those TikTok desserts that make you stop scrolling and say, “Well, I need a slice of THAT?” Well, this is one of them!A simple yellow cake mix gets a bit of a makeover with butter, milk and an extra egg--easy peasy. Then comes the fun part: warm chocolate frosting poured over the cooled cake for a glossy finish. Creator Kendric Jacobs’s cake-mix video has drawn more than 6,000,000 views, and I can see why. This is easy enough for an ordinary weekend and pretty enough to bring to any gathering.Melt-in-Your-Mouth CakePrep: About 10 minutes Bake: About 36–37 minutes, plus cooling Makes: One 9 × 11-inch cakeIngredients* 1 box yellow or butter golden cake mix* 4 large eggs* 1 stick (½ cup) butter, melted and slightly cooled* 1 cup milk* 1 teaspoon vanilla extract* 1 tub prepared chocolate frosting* Vanilla ice cream and fresh raspberries, optional for servingDirections1. RECIPE: Classic Beef and Cheese Baked Ziti The Cozy Dinner Everyone LovesThere are certain recipes every home cook deserves to have tucked away, and a bubbling pan of baked ziti is one of mine. It is warm, generous and wonderfully forgiving—the kind of supper that makes the kitchen smell inviting before anyone even has to ASK what is for dinner!This version has a hearty beef-and-tomato sauce, creamy ricotta and plenty of beautifully browned mozzarella. It feeds a table full of people without demanding fussy work, and the leftovers may be even better the next day. That is exactly why it earns a regular place in the rotation.Grocery ListProduce: 1 small yellow onion, 4 garlic cloves and fresh basil or parsleyMeat: 1 pound lean ground beefDairy: 15 ounces whole-milk ricotta, 12 ounces shredded mozzarella and grated ParmesanPantry: 1 pound ziti, olive oil, one 28-ounce can crushed tomatoes, one 15-ounce can tomato sauce, Italian seasoning, red pepper flakes, salt and black pepperSimple Prep NotesUse a deep 9-by-13-inch baking dish and boil the pasta two minutes shy of the package directions so it stays tender rather than soft in the oven. Whole-milk ricotta gives the creamiest result. You may assemble the casserole a day ahead, cover and refrigerate it; add about 10 minutes to the covered baking time when starting cold.Classic Beef and Cheese Baked ZitiPrep time: 20 minutesBake time: 35 minutesServes: 8Ingredients 1 pound ziti 1 tablespoon olive oil 1 small yellow onion, diced 1 pound lean ground beef 4 garlic cloves, minced 1 teaspoon Italian seasoning 1/4 teaspoon crushed red pepper flakes, optional 1 (28-ounce) can crushed tomatoes 1 (15-ounce) can tomato sauce 1 teaspoon kosher salt, divided, plus more for the pasta water 1/2 teaspoon black pepper 15 ounces whole-milk ricotta 1/2 cup grated Parmesan, divided 12 ounces shredded mozzarella, divided 1/4 cup chopped fresh basil or parsley InstructionsHeat the oven to 375°F. Lightly grease a deep 9-by-13-inch baking dish.Cook the ziti in well-salted water until two minutes shy of al dente. Drain.Meanwhile, heat the olive oil in a large skillet over medium heat. Cook the onion for 4 minutes. Add the beef and cook, breaking it into crumbles, until no pink remains. Diary of a Charlotte Realtor®—Friday, September 25, 2026Appraisal surprises, repair negotiations, a little professional inspiration…and FREEDOM from the boot! There’s plenty to share from this week.1. Wait…we “lost” the appraisal?Who has heard of a hybrid appraisal? How about a “lost hybrid appraisal?”A hybrid appraisal splits the work between someone who visits the property to collect information and a licensed appraiser who completes the valuation remotely. That can help shorten the turnaround, although the actual time savings vary. More on hybrid appraisals from Fannie Mae.And that “lost” part? It doesn’t necessarily mean someone misplaced a report! A lender may be referring to a change in the loan’s eligibility for that appraisal option, potentially requiring a traditional appraisal with an appraiser visiting the home. The lender needs to clarify exactly what changed and what comes next.Real estate vocabulary…there is ALWAYS something new!2. Sellers, please look at the whole picture.When a respected Charlotte home inspector identifies defects and a highly rated contractor provides a substantial repair estimate, a flat “NO” to repairs can put a sale in jeopardy.I had a transaction this week that drove that point home. The repair estimate was steep, and I truly believe that without the appraisal coming in as it did, my buyers would have walked. They would have been the second buyers to walk away from this property.Then what? Another trip back to the market, more carrying costs, more showings…and possibly the same conversation with the next buyer.Thank goodness for agents who worked together to help the sellers see the bigger picture. Sometimes keeping a transaction together takes a little perspective and a whole lot of communication!3. A buydown or a $12,500 price reduction?Which gets a buyer’s attention: help lowering those initial mortgage payments or $12,500 off the purchase price? And how does the buyer’s lender look at the two options?This has been quite the topic of conversation lately!A temporary buy-down offers payment relief for a limited period. A price reduction lowers the purchase price and, depending on the down payment, the amount borrowed. For conventional fixed-rate loans, buyers generally still have to qualify at the full note rate when using a temporary buydown. Freddie Mac explains the qualification requirements here.My take? Have the lender run both scenarios side-by-side. Look at the upfront costs, the initial payments AND the payments after the buydown ends. The better choice depends on the buyer’s numbers and plans.4. The boot is OFF!One month after being cleared to bear weight again, following surgery for my broken ankle, I shed the boot this week!I feel like a FREE WOMAN!Climbing stairs is a piece of cake again, and I have a whole new appreciation for getting around without that thing attached to my leg.Freedom is so sweet!!5. Lean into your strengths. ❤️Our brokerage hosted its annual mini-symposium this week, and goodness, they packed a lot of learning into three short hours!One of my favorite takeaways was this: instead of pouring all your energy into trying to change yourself, build on the strengths you already have.We took an assessment beforehand, and our “superpowers” were revealed during the symposium. I had a pretty good idea of mine, but the sweetest part was discovering who shared them.There’s an agent at Savvy who is truly like a daughter to me. Her brother and my youngest were best friends, and she went to prom with my oldest when she was a senior and he was a junior. She has been part of our family for years.She was previously a paralegal, and I encouraged a husband-and-wife team at our brokerage to hire her as their assistant. I already had my longtime assistant, but I knew she (my daughter-from-another-mother) would be wonderful—and she was! My friends (the couple) LOVED her! She later earned her real estate license and eventually went out on her own.We ended up in the same group for the rotating classes and were thrilled to spend that time together. Then we got our assessment results…The exact same strengths!Such a special moment for both of us. ❤️What are YOUR strengths? And what’s one thing you could do to build on them?6. A little listing-video trick!Want to film a smooth entrance through the front door of a new listing?Try filming yourself moving OUT through the doorway, then reverse the footage in a video-editing app! Such a simple idea, and one of those tips that makes you think, “Why didn’t I think of that?”I came home with quite a few things I want to tweak on my phone's camera too.7. Oh, the AI class…I could have stayed all day!The research possibilities alone had my wheels turning!One tool we discussed was Copyleaks, which can assess whether text--whether it be an article, blog or even a comment--might be AI-generated. ✨The View From Here: Who Takes Care of the Caregiver?I suppose I first became a caregiver when I was still in high school. My best friend’s mother had cancer, and because she was like a second mom to me, I spent day after day and week after week sitting beside her—and this was during our late high school years. I held her hand, told her stories, laughed with her and cried with her. She is the reason I became a nurse.Before she passed away, she left me her nursing pin and her decorated nursing cap. It was one of the kindest and most meaningful gifts anyone has ever given me. I promised her that I would do whatever it took to become a nurse, and I did. Her daughter, my best friend Pam, became a doctor. If her mom could have lived just a few more years, she would have seen us both fulfill those dreams. Then again, I think she already knew we were going to make her proud.Perhaps caregiving was simply stitched into me long before I understood what the word truly meant. Years later, caring for my husband, Ray, would become the honor of my life. There is something caregivers are not always very good at doing, however, and that is allowing someone else to care for us.If you were to ask whether accepting help comes naturally to me, my answer would be a resounding ‘ABSOLUTELY NOT!’ In fact, it may be one of the hardest things in life for me or any caregiver in the world. This is second only to losing one of our furry children, a dear friend or a family member. I am far more comfortable being the person who helps, organizes, handles things and makes everything work.For years—decades, truth be told—I postponed surgeries that I knew I needed because I was convinced no one could care for Ray the way I could. As it turns out, I was wrong. Following my recent ankle surgery, we found the most wonderful nurses to step in and help with the things I normally do for him. They have been capable, compassionate and absolutely amazing. Watching them care for Ray so beautifully has given me something I did not expect: peace.Then there is Ray, who suddenly found himself in the nurse’s role with me. He has been wonderful! The nurses caring for him have even inspired him with new ways to care for me. Watching my husband, who has depended on my care for so many years, turn around and become my caregiver has left my heart with a perma-grin for the past couple of months!A few months ago, my internist suggested that I need to address my 'caregiver burnout.' Was I ashamed of that? Yes, very much so. And yes, caregiver burnout is a real thing. I had been living with severe back and shoulder pain (a torn cuff that has needed repair since 2020) while continuing to do what caregivers so often do--push through, put someone else first and insist that everything is fine, or at least manageable. I now believe that living with so much pain contributed significantly to my burnout. My body had been asking for help for years, and I kept telling it that it was going to have to wait.I am now preparing for both back and shoulder surgery in the months to come, and strangely enough, I feel more at peace about it than I ever have before. It is not because I suddenly enjoy needing help. I assure you, I have not undergone that dramatic a transformation! I have peace because I finally understand that allowing others to help does not mean I have failed Ray. It does not diminish the care I have given him or the promise I made to myself so many years ago.Sometimes caring for the caregiver means allowing someone else to take your hand, sit beside you and say, “I’ve got this for a while.” Maybe receiving care is not the opposite of strength. Maybe it is how caregivers find the strength to continue.The view from here is that caregivers deserve the same patience, compassion and care they so freely give to everyone else, even when accepting it is one of the hardest things they will ever do. Since then, I have heard nothing but excitement about what a wonderful addition Wegmans would be to our area. In fact, nearly everyone to whom he has explained the meaning behind that license tag has become excited about it—including ME!Charlotte grocery shoppers—especially those who relocated here from the Northeast—have been asking the same question for years:“When is Wegmans coming to Charlotte?!”Well, we finally have the answer!Charlotte’s first Wegmans is scheduled to open October 14, 2026, at 11550 North Community House Road in Ballantyne, less than half a mile from The Bowl at Ballantyne.And this will not be your average neighborhood grocery store. The new Wegmans will span approximately 110,000 square feet and combine traditional grocery shopping with the feel of a specialty food market. Shoppers can expect expansive produce, bakery, meat, seafood and cheese departments along with prepared foods, sushi, pizza, made-to-order subs and other convenient meal options.For longtime Wegmans fans, the store will also bring some much-missed favorites to Charlotte, including its popular private-label products and specialties associated with the company’s Upstate New York roots.Why All the Excitement?Founded in Rochester, New York in 1916, Wegmans has developed an exceptionally loyal following. In 2026, it begins at sundown tonight, Sunday, September 20, and ends at nightfall on Monday, September 21.Coming ten days after Rosh Hashanah (the Jewish New Year), Yom Kippur concludes the Ten Days of Awe—a period of introspection, repentance (teshuvah), and seeking forgiveness. Jewish tradition teaches that on Rosh Hashanah, God inscribes each person’s fate for the year ahead in the Book of Life; on Yom Kippur, that judgment is sealed. The day offers a powerful opportunity to reflect, make amends, and return to one’s better self.Roots and MeaningThe holiday’s origins trace back to the Torah, particularly Leviticus. After the Israelites’ sin with the golden calf, Moses sought and received divine forgiveness. Apple crisp is the kind of dependable dessert that asks for ordinary ingredients, fills the kitchen with cinnamon and makes everyone wander in, asking when it'll be ready. Gosh, I LOVE that smell!So, here's the secretto the appeal of this dish: plenty of tender apples, a little lemon to keep the filling bright and a generous oat topping that bakes up buttery and so crisp. It is easier than pie, wonderful served warm or at room temperature and just as welcome after Sunday supper, as it is at a casual neighborhood gathering.Grocery ListProduce: About 3 pounds apples and one lemonDairy: Unsalted butter and optional vanilla ice creamPantry: Old-fashioned rolled oats, all-purpose flour, light brown sugar, granulated sugar, cornstarch, ground cinnamon, ground nutmeg, vanilla extract and kosher saltSimple Preparation NotesUse two kinds of apples if possible—one tart variety such as Granny Smith and one naturally sweeter variety such as Honeycrisp or Pink Lady. Cut them into even ¼-inch slices so they soften at the same rate. Lightly butter a 9-inch square baking dish.In a large bowl, toss the apples with granulated sugar, brown sugar, cornstarch, cinnamon, nutmeg, lemon juice, vanilla and salt. Spread evenly in the prepared dish.In a separate bowl, stir together the oats, flour, brown sugar, cinnamon and salt. Diary of a Charlotte Realtor® — Sometimes It All Comes Together!Friday, September 18, 2026You never quite know what—or who—a week in real estate will bring!One of my sellers recently settled on a buyer whose agent called and began with, “I’m so sorry I’m late getting back to you, but I’m dealing with a broken fibula and broken ankle.” I immediately asked if he was joking!After all, I had posted on social media about breaking my fibula, ankle and foot within minutes of arriving at Pawley’s Island. I assumed he had seen my post and was teasing me. He wasn’t!!He had actually fractured both his fibula and ankle—and had surgery on both! Since surgery for a fractured fibula is fairly uncommon, we instantly had something unusual in common. Nothing builds rapport quite like comparing fractures, surgeries and orthopedic boots! The transaction has been wonderfully congenial and I’m looking forward to meeting my fellow “bootie-laden” agent at Closing.In another transaction, I had fronted the cost of preparing my seller’s home for the market. We installed new hardwoods, handled cosmetic repairs that could affect a buyer’s first impression and repainted the interior. Those improvements made a tremendous difference and helped us secure a top-dollar Offer.Before I could even submit the invoices for reimbursement, my seller let me know he had already sent everything to the Closing attorney! I had plenty of time to handle it myself, but his thoughtfulness meant so much. It was a simple gesture that said, “I noticed what you did for me and I appreciate it.”Then came this week’s real estate plot twist: After 111 days on the market, one of my listings finally found a buyer. Actually, make that TWO buyers—at the very same time!Nearly four months with no acceptable Offers, interest rates tick upward and suddenly two buyers decide they want the same house. Because apparently, real estate enjoys a flair for the dramatic!The week wasn’t all contracts, invoices and orthopedic bonding. On Tuesday, 14 wonderful women descended upon my home for book club. The party trays we ordered were somehow lost, but the caterer made it right and everything turned out beautifully.We discussed Dan Brown’s The Secret of Secrets—and what a discussion it was! Fourteen women, one fascinating book and plenty of opinions made for a lively evening. Honestly, I wouldn’t have wanted it any other way!Broken bones, considerate clients, two buyers appearing at once and missing party trays—this week was a perfect reminder that plans may wobble, but good people and a sense of humor can steady almost anything.Happy Friday, everyone!“Some weeks don’t unfold according to plan.
