      <title>Managing the Transaction Behind the Transaction in Contingent Offers</title>
      <description>Managing the Transaction Behind the Transaction in Contingent OffersFor several years, buyers who needed to sell a home before purchasing another one were often at a serious disadvantage. In a market filled with multiple Offers, abbreviated due diligence periods and buyers willing to waive nearly every conceivable protection, a home-sale contingency could send an otherwise excellent Offer straight to the bottom of the pile.In today’s market, we are seeing something very different. Contingent Offers are FAR more prominent than they were just one year ago. Homes are taking longer to sell, buyers have more choices and many homeowners simply cannot—or do not want to—purchase their next home before selling the one they already own.That does not make a contingent Offer a bad Offer. It makes it an Offer that requires more investigation, thoughtful negotiation and careful risk management. First, What Does “Contingent” Really Mean?In this situation, we are talking about a buyer who needs to sell or close on another property before completing the purchase of yours.However, not all contingent Offers carry the same level of risk.There is a tremendous difference between a buyer whose home has not yet been listed and one whose home is already under contract, through inspections and approaching Closing . Both buyers may technically need proceeds from another sale, but their chances of reaching the Closing  table are not remotely equal.That is why the first question should not be, “Should we accept a contingent Offer?”The better question is, “How strong is this particular contingency?”&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Contingency+Offer_Follow+the+Chain.png"&gt;Follow the Chain Before You Accept the OfferWhen representing the seller, I want to know exactly what is happening with the buyer’s current home.Is it already listed? If so, how long has it been on the market? Is it appropriately priced? Has it received any Offers? If it is under contract, has the buyer’s due diligence period ended? Have inspections, appraisal and loan approval been completed?And here is the question people sometimes forget to ask: Is the buyer purchasing that home also dependent upon selling another property?One contingency can quickly become a chain of contingencies. The longer that chain becomes, the more opportunities there are for something to go wrong.This is not about prying into someone else’s transaction. It is about helping the seller understand the actual strength of the Offer in front of them. Evaluate the Entire Offer—not Just the ContingencyA seller should never evaluate an Offer based on price alone and that becomes even more important when a home-sale contingency is involved.We need to look at the buyer’s financing, the condition and marketability of the home they are selling, the proposed Closing timeline, due diligence and earnest money deposits and any additional protections included in the contract.A higher price with a weak, open-ended contingency may not be as attractive as a slightly lower Offer from a buyer whose home is already safely under contract.The best Offer is not always the one with the biggest number at the top. It is the one most likely to close on acceptable terms.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/The+Best+Offer+CONTINGENCY.png"&gt;Put Clear Deadlines and Protections in WritingA vague contingency is a dangerous contingency.The agreement should clearly address when the buyer’s home must be listed, when it must go under contract, when it must close and what happens if any of those deadlines are missed.The seller may also want the right to continue marketing and showing the property. In some transactions, a carefully drafted “kick-out” provision allows the seller to respond if another acceptable Offer is received. The original buyer may then have a limited amount of time to remove the contingency and demonstrate that they can proceed without selling their home—or step aside.These provisions must be written carefully. In North Carolina, simply disclosing in the standard Offer to Purchase and Contract that a buyer must sell another property does not automatically create a true home-sale contingency. NC REALTORS® advises that a true contingent sale requires an attorney-drafted custom addendum.This is one of those moments when professional guidance—and an experienced North Carolina real estate attorney—really matters. If You Are the Buyer, Make Your Contingency as Strong as PossibleBuyers who need to sell first are not powerless. There are several ways to make their Offer more attractive.Ideally, their existing home should already be on the market—or even better, under contract—before they make an Offer on the next one. The home should be priced correctly, show beautifully and have all necessary paperwork ready so there are no avoidable delays.The buyer should also have strong financing approval and documentation showing exactly how the current sale affects the new purchase. A clean Offer, reasonable timeline and meaningful deposits can help reassure the seller that the buyer is serious.This matters because the funds from a prior home sale are a major part of how repeat buyers finance their next purchase. According to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, 54% of repeat buyers used proceeds from the sale of a previous home toward their next purchase. In other words, these Offers are not unusual—and they are not going away. Communication Becomes Even More ImportantOnce a contingent Offer is accepted, communication cannot become casual. The listing agent should receive regular updates regarding showings, Offers, inspections, appraisal, financing and Closing progress on the buyer’s property. Everyone involved needs to understand the deadlines and immediately address anything that could threaten either transaction.When two Closings are connected, a delay in one can affect moving trucks, possession, loan funding and Closing  appointments in the other. The more moving pieces we have, the more closely we need to manage them.This is not the time to put dates on a calendar and hope for the best.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/DetailsDeadlines+Communication.png"&gt;A Contingent Offer Is Not Automatically a ProblemThe return of contingent Offers is another sign that our market has changed. Buyers have regained some negotiating power and sellers may need to consider terms they could easily reject a year or two ago. That does not mean sellers should accept unnecessary risk. It means we must slow down, ask better questions and determine whether the risk can be reasonably managed.I have seen strong contingent Offers close beautifully. I have also seen seemingly simple transactions unravel because no one fully investigated the sale happening behind the sale.The difference is rarely luck. It is preparation, clear contractual protection, consistent communication and experienced representation.A contingent Offer may come with another set of moving parts—but when those parts are carefully examined and properly managed, it can still lead everyone exactly where they want to go: the Closing table.&lt;img src="https://activerain.com/image_store/uploads/agents/craigda/files/charlotte+dilworth+debe+banner+704.jpg"&gt;

The result is a soft, buttery and wonderfully chewy cookie bar loaded with colorful M&amp;amp;M’s and plenty of sweet chips.&lt;img style="float: right;border-width:1px;border-style:solid;margin:8px;" src="https://activerain.com/image_store/uploads/agents/debe/files/Blondies+Plate.png"&gt;This is also my go-to dessert when I deliver a meal to someone who has lost a family member, is ill or is recovering from surgery. I try to personalize the bars for the recipient—perhaps using their favorite type of chips, leaving out the nuts or choosing M&amp;amp;M’s in colors that will make them smile. Add a bouquet of flowers and voilà! You have a thoughtful little package that says, “I’m thinking of you,” without needing a lot of words.And the best part? You can change the M&amp;amp;M’s to match practically any holiday, celebration or occasion. Here’s a link to choose your favorite M&amp;amp;M’s colors (mix and match) for your blondies.Use red and green for Christmas, pastels for Easter, red and pink for Valentine’s Day, team colors for game day or a patriotic mix for Memorial Day and the Fourth of July. It’s one easy recipe that can show up every time wearing a completely different outfit!! Blondie Cookie BarsIngredients
1 box white cake mix
1 stick butter, melted
2 eggs
1 teaspoon vanilla or almond extract
¾ cup M&amp;amp;M’s
¾ cup white, butterscotch or chocolate chips
¼ cup slivered almonds or your favorite nuts, optional
A few additional M&amp;amp;M’s and/or almonds for the top
Instructions&lt;img style="float: right;border-width:1px;border-style:solid;" src="https://activerain.com/image_store/uploads/agents/debe/files/Blondie+batter.png"&gt;Preheat the oven to 350°F and grease a 9 x 13-inch baking pan.In a large bowl, combine the cake mix, melted butter, eggs and vanilla or almond extract. Mix until everything is combined. The batter will be thick, so don’t worry—you haven’t done anything wrong!Fold in the M&amp;amp;M’s, chips and optional nuts. Spread the mixture evenly into the prepared baking pan, then scatter a few additional M&amp;amp;M’s and/or almonds over the top.Bake for approximately 20 minutes, or until the edges are lightly golden and the center is set. Allow the bars to cool before cutting and serving.Debe’s Kitchen TipButterscotch chips are my favorite in these! They add an extra buttery, kind of caramel flavor that works beautifully with the blondie base. White chocolate chips make them a little sweeter and traditional chocolate chips are always a crowd-pleaser, so you really can’t make a bad choice.Just be careful not to over-bake them. Blondie bars are at their best when the centers remain soft and chewy.These are perfect when you need something easy for a party, neighborhood gathering, school celebration or last-minute dessert. But I especially love making them when I’m taking a meal to someone who could use a little extra care.       <title>The "F" Word in Real Estate</title>
      <description>The "F" Word in Real EstateLet's talk about the "F" word. No...not that one. Get your mind out of the gutter!! I’m talking about the word that should define every real estate professional: fiduciary.It's not a particularly glamorous word and it's certainly not one you're likely to see trending on social media. In fact, I'm not sure how many consumers could actually define it if we asked them. But in real estate, it's one of the most important words in our vocabulary because it gets right to the heart of what we're hired to do.When a client chooses us to represent them, they're trusting us with far more than showing houses, putting a sign in the yard, writing a contract or negotiating repairs. For most people, buying or selling a home involves one of the largest financial transactions they'll ever make. They're sharing personal information with us, relying on our knowledge and trusting that the advice we're giving them is based on what is best for them—not what is best for us. That's where fiduciary begins.We establish that relationship when agency is created, but I think our responsibility starts with making sure our clients actually understand what that relationship means. Agency shouldn't be reduced to, "Sign here, here and here." We need to explain who we represent, what we're obligated to do for them and what they should expect from us throughout the process.Once that relationship is established, fiduciary isn't something we pull out of the file when we need it. It's something we practice throughout the entire relationship.For me, it comes down to one very simple question that should be running quietly in the background of every recommendation we make: Is this in my client's best interest?&lt;img style="border-width:1px;border-style:solid;" src="https://activerain.com/image_store/uploads/agents/debe/files/Fiduciary+More+than+a+Contract.png"&gt;Sometimes the answer means telling a buyer that the house they've fallen in love with has issues that concern me and they need to think very carefully before moving forward. It may mean advising a seller that the price they have in mind isn't supported by the market, even though agreeing with them would make getting the listing a whole lot easier.And sometimes it simply means having a difficult conversation when it would be much more comfortable not to. That's the part of fiduciary that doesn't fit ‘neatly’ on a disclosure form.It's keeping confidential information confidential. It's negotiating fiercely while remaining professional. It's making sure material facts are disclosed, explaining options clearly and helping our clients understand the possible consequences of the decisions they're making. It's recognizing potential conflicts of interest and addressing them openly. And yes, it's protecting our client's financial interests even when doing so might make our own job harder.Our commission should never be the deciding factor in the advice we give.I also think honoring our fiduciary responsibility means remembering that our clients hired us for our experience. They don't need us simply to agree with everything they say. They need us to tell them what we know, what we see, what concerns us and what we believe they need to consider. Ultimately, the decisions belong to them, but they deserve to make those decisions with the benefit of our knowledge and our undivided loyalty.The transaction will eventually close and, technically, that fiduciary relationship will come to an end. But I've always believed the trust we built while honoring it shouldn't.Years later, I want a former client to be able to pick up the phone and call me with a real estate question because they remember how they were treated when they were my client. Not how quickly we got to closing, not how many homes I sold that year, but how they were treated.We spend a lot of time in this business talking about marketing, production, lead generation, technology and now, of course, AI. All of those things have their place. But none of them can replace the foundation of what we do. Trust.And trust is built when we establish our fiduciary responsibility, carry it out every step of the way and honor it for the duration of the relationship—even when doing so isn't the easiest path.So, yes, let's talk more about the "F" word in real estate.Fiduciary. Because it's far more than a legal obligation.It's a promise.&lt;img src="https://activerain.com/image_store/uploads/agents/craigda/files/charlotte+dilworth+debe+banner+704.jpg"&gt;

The metabolism? Sign me up! And I'd happily have a conversation with whoever decided that reading a menu should eventually require both good lighting AND a pair of glasses. But actually go back and be younger again?No, thank you.Because here's something nobody tells us when we're young: Getting older isn't only about what we lose. It's also about what we gain. And from where I'm standing, I've gained far more than a few wrinkles and an impressive collection of reading glasses.I've gained perspective. Most of the things I once worried endlessly about eventually worked themselves out—or turned out not to matter nearly as much as I thought they did. I've gained confidence, too, but not the kind that comes from thinking I have all the answers. Quite the opposite. It's the confidence to say, "I don't know." To ask for help. To change my mind. And yes, to walk away from things that no longer deserve my energy.I've also gained clarity. I know who my people are and what I value. I know that being busy and being productive aren't the same thing. I know that success without integrity isn't success. And I've finally learned that sometimes the most important word in the English language is simply NO—preferably without the three-paragraph explanation I would have attached to it 30 years ago! LOLLife has taught me that people will disappoint you, but others will always show up for you in ways you'll never forget. Careers evolve. Friendships shift. Families grow. Plans fall apart and new plans emerge. Sometimes what felt like a disaster at the time turns out to be the thing that sent you in a direction you never would have chosen—but, are ultimately grateful you traveled.Maybe that's what I appreciate most about the view from here.At this point in my life, I don't feel as though I'm winding anything down. Quite the opposite. I'm still curious. I'm still learning and working. I'm still laughing and dreaming up things I want to do. And apparently, I'm still perfectly capable of getting myself into projects that make me wonder, "What on earth was I thinking?!!" Some things, thankfully, never change.But here's one of the biggest things I now know: I wouldn't trade who I am today for who I was then.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Would+not+trade+who+I+am+today+for+who+I+was+then.png"&gt;I like that younger woman I was. I was figuring things out. I made mistakes, worried too much and occasionally cared far too much about what other people thought. I didn't always know where I was going, but I kept going anyway.And my former, younger self got me here. And, I happen to really like here!So, no, I don't want to turn back the clock. I want to keep moving forward and see what's next. Because maybe growing older isn't about becoming less of who we were. Maybe it's about finally becoming more of who we were meant to be.And that's really the idea behind this new Thursday series, The View From Here.In some ways, it feels like the natural evolution of how I've shared pieces of my life here over the years. I started with Diary of a Realtor, writing about the experiences, lessons and occasional craziness that came with this business AND with personal life experiences. Somewhere along the way, that evolved into Motivational Mondays, where I shared a little more about life beyond real estate. Eventually, I moved away from both—but apparently, I never stopped collecting the stories and lessons!So perhaps The View From Here is where those two roads finally meet.It'll be a little about life, a little about work, sometimes about real estate and occasionally about whatever happens to be rattling around in my head that week. They crush beautifully and give our topping that gorgeous color and strawberry crunch.Don’t want to wait for the Amazon order to arrive, look for them in the dried-fruit or snack aisle, often near nuts and trail mix, at your local grocer. I do use the ones with no sugar added because strawberries are sweet enough on their own and  with my sweet tooth, I don’t need the additional sugar anyway!One important note: Do not substitute regular dried strawberries. One bite and I understood the hype! Since then, they’ve become one of my favorite “I need an appetizer and I need it FAST” recipes—whether I’m headed to a party or suddenly realize that my hostess prep time has completely gotten away from me!They’re sweet, salty, crunchy and chocolatey, and that little sprinkle of food glitter makes them look downright festive. Best of all, they take just minutes to make and everyone loves them.These are dangerously easy to make! Easy to please. And proof that sometimes the simplest recipes disappear from the platter first!Ingredients
25 small pretzels gluten-free if needed
25 Rolo’s
25 M&amp;amp;M’s, pecans or walnuts
Instructions
Preheat the oven to 250°F. Line a baking sheet with a silicone baking mat or parchment paper.
Place a single layer of pretzels on the baking sheet.
Place one Rolo on top of each pretzel.
Bake for 3-5 minutes until the Rolo has softened. (You don’t want the Rolos too melted.)
Remove from the oven and press the M&amp;amp;M or nut halfway down into the melted Rolo.
SPRINKLE WITH FOOD GLITTER OR SPRINKLES

But that's only the introduction to the Charlotte summer story.Summer here isn't defined by the temperature. It's defined by what happens after the sun begins to sink below the horizon. Neighborhood pools fill with laughter, patios buzz with conversation, Charlotteans head to the lakes, music drifts through the U.S. National Whitewater Center and farmers markets absolutely overflow with peaches, tomatoes, sweet corn and fresh flowers. As someone who has helped families buy and sell homes throughout the Charlotte area for decades, I've learned a little something about this city. If you really want to understand Charlotte, don't just look at the houses. Spend a summer evening here. After 40+ years of living in Charlotte, I’ve come to appreciate that each and every neighborhood has its own 'summer personality.' Yes, July and August can be steamy. Afternoon thunderstorms often arrive right on schedule. The humidity can make even a short walk feel like a workout. But, ask someone who actually lives here, and you'll hear a very different story. Why? Because Charlotte isn't defined by the heat.Charlotte comes alive when the sun begins to go down! That's when our city quietly transforms into something special.&lt;img style="display: block;margin-left: auto;margin-right: auto;border-style:solid;border-width:1px;" src="https://activerain.com/image_store/uploads/agents/debe/files/Summer+Friends+in+CLT.png"&gt; Summer Isn't About Escaping CharlotteIt's about finally slowing down enough to enjoy it. Neighbors and friends gather around backyard grills. Friends meet on restaurant patios. Dogs pull their owners toward neighborhood greenways. It's almost as if the entire city collectively exhales! Our Lakes Become Our BeachesOne of the things that surprises visitors is how much of our summer life revolves around the water. While our oceans are only 2.5 hours away, we have something just as fabulous here too:

Weekends become boating days, paddle-board days, tubing days or simply sitting lakeside with friends watching the sunset. For many Charlotte families, summer memories are made on these lakes.&lt;img style="border-width:1px;border-style:solid;display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/More+amaging+things+to+do+during+the+summer+in+CLT.png"&gt;Charlotte Evenings Are Pure Magic 🎶 This is where I think Charlotte shines brighter than almost anywhere.After six o'clock the patios fill, the music starts, the National Whitewater Center comes alive with River Jam.  Baseball fans head to Knights games in our beautiful Uptown, Freedom Park fills with walkers, joggers, picnics and children chasing bubbles. Outdoor concerts pop up all across the region.And if you're lucky enough to be sitting on a porch somewhere, you'll hear cicadas providing the soundtrack while fireflies begin putting on their nightly show. It's one of my favorite times of day. Summer Tastes Different Here Too Charlotte summers have their own flavor:
Fresh South Carolina peaches.
North Carolina tomatoes.
Sweet corn.
Watermelon.
Local honey.
Farmers markets are overflowing with flowers, baked goods, fresh vegetables and smiling faces. It's one of those simple pleasures that reminds you why buying local truly matters. As a REALTOR®, Summer Shows Me What Buyers Really WantAs I mentioned, I’ve been helping people buy and sell homes in Charlotte for many years and one thing becomes crystal clear every summer—this is when buyers stop focusing on square footage. Instead, they imagine their lives as we strongly encourage them to do ALL YEAR LONG!  Their interest become, pondering if they can host cookouts on this deck or patio? They will ask themselves if they will want to spend every afternoon in their pool (or the community pool)? They’ll wonder if there is enough shade for them to enjoy evening dinners outside?Or…can they walk to a neighborhood concert? Will they meet neighbors while walking the dog? Summer has a funny way of helping people picture themselves already living there. Well, it wasn't there anymore. And it's certainly not here in this recipe either! Not this time. Not even close.Instead, the Greek yogurt makes this tiramisu incredibly rich, silky, creamy and downright irresistible. Combined with mascarpone, whipped cream and espresso-soaked ladyfingers, it delivers everything you love about classic tiramisu while adding a little extra protein and lightening it up just enough that you can feel a little better about enjoying that second helping.It's elegant enough for company, simple enough for a weekend treat and one of those desserts that has everyone asking, "Would you send me that recipe?"If you've been hesitant to try desserts made with Greek yogurt, let this one change your mind.I have a feeling it's going to become one of your favorites, just as it has become one of mine. 2 cups whole milk plain Greek yogurt (5% if possible)
8 ounces mascarpone cheese, softened
1 cup heavy whipping cream
⅓ cup powdered sugar
2 tablespoons honey
1 teaspoon pure vanilla extract
Pinch of salt
Coffee Layer
1½ cups strong brewed espresso or coffee, cooled
1 tablespoon coffee liqueur (optional)
Additional Ingredients
24–30 ladyfingers (Savoiardi)
Unsweetened cocoa powder, for dusting
Dark chocolate curls or shaved chocolate (optional)
Instructions1. Make the Cream FillingBeat the mascarpone cheese until smooth. Add the Greek yogurt, powdered sugar, honey, vanilla and salt. Mix until creamy and well combined.2. Whip the CreamIn a separate bowl, whip the heavy cream until stiff peaks form.3. Fold Everything TogetherGently fold the whipped cream into the yogurt mixture until light, fluffy and fully incorporated.4. Prepare the CoffeePour the cooled espresso (and coffee liqueur, if using) into a shallow dish.5. Dip the LadyfingersQuickly dip each ladyfinger into the coffee—about one second per side. Don't let them soak or they'll become too soft.6. Build the First LayerArrange the dipped ladyfingers in a single layer in an 8x8-inch baking dish.7. Add the CreamSpread half of the cream mixture evenly over the ladyfingers.8. RepeatAdd another layer of coffee-dipped ladyfingers, then spread the remaining cream mixture over the top.9. ChillCover and refrigerate for at least 6 hours. Overnight is even better, allowing the flavors to meld together beautifully.10. Finish &amp;amp; ServeJust before serving, dust generously with unsweetened cocoa powder and garnish with chocolate curls if desired. My Kitchen Tip ❤️This dessert is actually better the next day!       <description>Growing Up Air Force--The Values That Shaped My American StoryAs America celebrates its 250th birthday, I've been reflecting on how incredibly fortunate I am to have been born in this amazing country. For me, America has never been an abstract idea on a history page—it has been woven into every chapter of my life, beginning with my family's military service and continuing through a lifetime of caring for others, helping families achieve the American Dream and watching the next generation grow. 🇺🇸I was born in Goldsboro, North Carolina while my dad was serving in the United States Air Force. Like so many military families, ours rarely stayed in one place for long. In fact, I attended nine different schools between first grade and graduation. I never even made it to kindergarten because I seemed determined to catch every childhood illness known to mankind—measles, mumps, chickenpox...you name it!Being an Air Force "brat" wasn't always easy. Every year or two meant a new house, new classmates, new teachers and starting all over. At the time, I didn't always appreciate it. Looking back, however, those moves gave me confidence, resilience and an appreciation for people from every walk of life. Ironically, those experiences prepared me perfectly for a career as a nurse, then a second career helping families relocate and find a place to call home. One interesting thing to note is that I graduated high school during the bicentennial year--1976! 50 years later, we are celebrating another milestone year for America. Growing up as the daughter of an Air Force Captain also meant there were expectations. My bed wasn't simply made—it was made correctly, with hospital corners tucked in so tightly you could bounce a quarter. My room was cleaned before I was asked. Chores weren't optional and "almost" was NEVER good enough. Being late wasn't acceptable because it showed a lack of respect for someone else's time. Those weren't military rules in our home—they were simply the way life was lived. Looking back, I realize those lessons became the foundation for everything I've done my entire life. 🇺🇸One of my only regrets is that I never served our country in uniform.Thankfully, my brother more than made up for that. He graduated from the United States Air Force Academy (Go Falcons!) and devoted his career to serving our nation. In 2002, he received the prestigious James J. Jabara Award for his exemplary service during Operation Allied Force.Military service runs deep in our family. My father served. My brother served. Both of my grandfathers served. Every one of my uncles served. One of my nephews has served as well.We are a military family and we are incredibly proud to be one. Growing up in a military family taught me that patriotism isn't something you talk about once a year on Independence Day. It's something you live every day. It means doing the right thing when no one is watching. It means honoring commitments. Respecting others. Serving your community. Leaving things better than you found them. 🇺🇸Those lessons have guided every chapter of my life—from nursing to real estate to the way I try to treat every person I meet.As a registered nurse, I had the privilege of caring for people during some of the most vulnerable moments of their lives.Later, as a real estate broker, I discovered another way to serve.Every time I hand someone the keys to a new home, I'm reminded that homeownership represents one of America's greatest freedoms. Helping families find the place where they'll raise children, celebrate birthdays, gather around holiday tables, welcome grandchildren and create lifelong memories isn't just my profession. It's my own small way of contributing to the American Dream.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/debe/files/Family+Service+Faith+Freedom+Home.png"&gt;Patriotism, for me, is getting goosebumps when the first notes of The Star-Spangled Banner begin to play.It's standing with my hand over my heart.It's watching a military flyover and feeling a lump in my throat before the first aircraft even appears overhead.It's hearing the final soaring notes of our National Anthem, looking around at the people beside me and realizing just how blessed I am to call this country home. It never gets old. It never becomes routine. 🇺🇸This year has reminded me more than ever how precious life truly is. Earlier this year, my husband survived a life-threatening medical emergency. Watching him come home reinforced something I've always believed: freedom means little without faith, family and the opportunity to care for the people we love.Another full-circle moment has been helping my 90-year-old father move back to North Carolina—the very state where his military service began our family's story and where his first-born daughter entered the world. After a lifetime of serving his country and raising a family built on those values, seeing him come home feels like a beautiful ending to one chapter and the beginning of another. Today, as I help him settle into North Carolina at 90 years old, I realize that although military assignments took us all over America, home has brought us full circle.As I look toward the future, I think about my six grandchildren and the America they will inherit. 🇺🇸 My hope is that each of them will grow up understanding that freedom isn't something to be taken for granted. I hope they appreciate the sacrifices made by generations before them, embrace opportunities with grateful hearts and find their own unique ways to make a difference in the lives of others.Watching them grow reminds me that every child has gifts to share with the world. My first grandson, Liam, has taught our family lessons about unconditional love, patience, perseverance and celebrating victories that others might overlook. He reminds me that greatness isn't measured the same way for everyone—and that every life has immeasurable value.If America's next 250 years are built by young people who lead with integrity, compassion, gratitude and a heart for serving others, then our future is in very good hands.As America celebrates 250 years, I'm grateful not only for the opportunities this country has given me, but for the values that have shaped my life because of the family into which I was born.I am proud to be an American 🇺🇸 because I was raised to understand that freedom isn't free. It has been earned and protected by generations of brave men and women—including many in my own family. It's cool, creamy, dreamy and bursting with blueberries—and it somehow manages to disappear faster than almost any dessert I make.Life has taught me that happiness rarely comes from perfection. More often, it comes from simple ingredients mixed with a little love, shared around a table with people who matter.That's exactly what this dessert reminds me of. So here's to blue skies, sweet surprises and always saving room for dessert.🫐 Blue Skies &amp;amp; Sweet SurprisesIngredients
1 prepared angel food cake, cut into bite-sized cubes
1 (21-ounce) can blueberry pie filling
1 (3.4-ounce) package instant vanilla pudding
1½ cups cold milk
1 cup sour cream
8 ounces whipped topping, thawed
Fresh blueberries for garnish
Almond slices for garnish
Fresh mint (optional)
Directions
Whisk the pudding mix with the cold milk for about 2 minutes until it begins to thicken.
Fold the sour cream into the pudding until smooth.
In a 9x13-inch dish, spread half of the angel food cake cubes.
Spoon half of the blueberry pie filling over the cake.
Repeat with the remaining cake and blueberry filling.
Spread the pudding mixture evenly over the top.
Finish with the whipped topping, spreading it to the edges.
Refrigerate for at least 4 hours (overnight is even better).
Garnish with fresh blueberries &amp;amp; almonds just before serving.Life is a lot like this dessert...Some days are soft.Some days are messy.Some days surprise us.Layer by layer, the beautiful things have a way of coming together. One of my favorite things about getting friends together is seeing what everyone brings to the table—literallyYesterday we hosted a party with about 40 friends and neighbors, and instead of preparing all of the appetizers ourselves, everyone always brings one of their favorites. It is such a fun way to discover new recipes, and let me tell you...there were some incredible choices last night!While there were so many delicious choices, one appetizer had everyone talking!Our friend arrived with a warm Swiss Cheese Dip and a basket of wheat crackers and Triscuits. Within minutes, people were gathering around it asking, "Who made this?" and “Do you have the recipe?" Before the evening was over, I had heard rave reviews from so many guests that I knew I had to track down the recipe--and I did!This morning, my sweet friend stopped by with a thank-you card for the party. Tucked inside was the recipe that so many of our guests had asked about. Now that's a thoughtful friend!The best part? It only has three ingredients!Swiss Cheese DipIngredients
1 cup grated Swiss cheese
1 cup mayonnaise
1 cup finely chopped onion
DirectionsCombine all ingredients and spread into a small baking dish. Bake at 350° for 20–25 minutes, or until hot, bubbly and lightly golden around the edges.Serve warm with wheat crackers or Triscuits and watch it disappear!Sometimes the recipes that become family favorites aren't the ones with long ingredient lists or complicated instructions. They're the ones that are simple, comforting and so delicious that everyone keeps coming back for "just one more bite."This one has definitely earned a spot in my recipe collection—and I have a feeling it will in yours, too. As we celebrate America's 250th birthday, with a lot of the publicity surrounding the Statue of Liberty, I thought I would share the fascinating story behind Lady Liberty—and a few things you may not know...🗽 The Statue of Liberty was originally intended for Egypt, not the United States!In 1869, French sculptor Frédéric-Auguste Bartholdi envisioned a colossal lighthouse called "Egypt Carrying the Light to Asia." His plan was for the massive statue to stand at the entrance of the Suez Canal, symbolizing progress and enlightenment.The only problem? The Egyptian government decided the project was simply too expensive and declined the proposal.Bartholdi didn't let his dream fade though. Instead, he reimagined the design as a gift from the people of France to the United States. Less than two decades later, Lady Liberty was dedicated in New York Harbor on October 28, 1886, where she has welcomed millions of immigrants and visitors ever since.But that's not the only fascinating thing about America's most recognizable landmark...🗽 She wasn't always green! The Statue of Liberty is made of copper and originally gleamed with the color of a brand-new penny. Over time, nature transformed her into the beautiful green icon we know today as the copper developed its protective patina.🗽 The torch you see today is not the original. During a major restoration in the 1980s, the original torch was replaced with one covered in 24-karat gold. The original now resides in the Statue of Liberty Museum.🗽 She is literally breaking free. Hidden beneath her flowing robes are broken chains at her feet, representing freedom from oppression and tyranny. Many visitors never realize they're there!🗽 It is a tablet she carries, not a book. The tablet is inscribed with "JULY IV MDCCLXXVI"—the Roman numeral date for July 4, 1776, commemorating the signing of the Declaration of Independence.🗽 She's even taller than most people realize. While the statue itself stands 151 feet tall, from the ground to the tip of the torch she reaches an impressive 305 feet, making her one of the tallest statues in the world when she was dedicated.It's amazing to think that one of America's most treasured symbols nearly stood thousands of miles away in Egypt instead of New York Harbor. The result is the perfect balance of creamy, sweet and fruity in every bite.For a festive Fourth of July celebration, I love surrounding the finished brie with fresh strawberries, blueberries and an assortment of crackers or toasted baguette slices. It's simple, beautiful and always the first appetizer to disappear!Baked Brie with Honey &amp;amp; BlueberriesIngredients
1 (3.4-ounce) wheel of Brie (or up to an 8-ounce wheel)
¼ cup honey
½ cup fresh blueberries
Fresh strawberries, halved (for garnish)
Crackers, toasted baguette slices or crostini for serving
Fresh mint (optional garnish)
Instructions
Preheat oven to 350°F.
Place the brie in a small oven-safe baking dish or on a parchment-lined baking sheet.
Pour the honey evenly over the top of the brie.
Scatter the blueberries over and around the cheese.
Bake for 12-15 minutes for a small wheel (or 15-20 minutes for a larger wheel), just until the brie feels soft to the touch but hasn't completely burst open.
Carefully transfer to a serving platter.
Garnish with fresh strawberries around the brie and sprinkle on a few extra blueberries. Add fresh mint or thyme if desired for a beautiful finishing touch.
Serve immediately with crackers, sliced baguette or crostini while the cheese is warm and delicious.
Tips
For even more flavor, sprinkle a handful of chopped pecans or walnuts over the honey before baking.
A light sprinkle of flaky sea salt just before serving makes the sweet honey pop.
Leftovers (if you're lucky enough to have any!) are amazing spread on toasted sourdough the next morning.
I especially love this recipe because it checks every box: five minutes of prep, minimal ingredients, beautiful presentation and maximum "wow" factor.       <description>When Two Perfect Flavors Meet—Chocolate Peanut Butter Fudge Thanks to Kat Palmiotti for prompting me to share one of my favorite dessert recipes in the Bananatudes group today. This will be a great dessert to compliment her Penne ala Vodka Pasta dinner!There are some flavor combinations that simply belong together and always have—and chocolate and peanut butter might just be the reigning champions of them all. Rich, velvety chocolate paired with creamy, slightly salty peanut butter creates a sweet treat that feels indulgent, comforting and downright irresistible!The best part? This retro chocolate peanut butter fudge couldn't be easier to make. No candy thermometer, no complicated techniques, no standing over a hot stove hoping everything comes together perfectly, just a handful of ingredients, a few minutes of prep time and a little patience while it chills!Whether you're making it for a family gathering, holiday dessert tray, neighborhood potluck or simply because you're craving something sweet, this recipe delivers big flavor with very little effort.Prep Time: 10 minutesChill Time: 2 hoursServings: 36 small squaresIngredients
3 cups semi-sweet chocolate chips
1 can (14 oz.) sweetened condensed milk
1 teaspoon vanilla extract
1 cup creamy peanut butter
2 tablespoons butter
Pinch of salt (optional, but recommended)
Instructions
Line an 8-inch square baking dish with parchment paper, allowing some overhang on the sides for easy removal.
In a medium saucepan over low heat, combine the chocolate chips, sweetened condensed milk and butter. Stir continuously until smooth and completely melted.
Remove from heat and stir in the vanilla extract and pinch of salt.
Pour about two-thirds of the chocolate mixture into the prepared pan and spread evenly.
Warm the peanut butter in the microwave for 20-30 seconds until easily spreadable. Carefully spread it over the chocolate layer.
Pour the remaining chocolate mixture on top and gently spread to cover the peanut butter layer.
For a marbled effect, use a smooth knife to swirl the layers together slightly.
Refrigerate for at least 2 hours or until firm.
Lift the fudge from the pan using the parchment paper and cut into small squares.

      <description>The Woman Who Shaped My Life—My Tiny But Mighty MawMaw ❤️ The summers I spent with my grandmother are among my most treasured memories. Though she stood only 4’10”, she had an outsized presence—speaking five languages, possessing a razor-sharp mind and carrying a wealth of wisdom gathered over a lifetime. At my towering height of 5’13” (and yes, that’s intentional!), we made quite the pair. Our difference in size was impossible to miss, but our connection and shared outlook on life made us a perfect match.She had a saying for everything, many of which were popular in her younger years but remained relevant when she passed them down to me decades later. One of her favorites was, “A smooth sea never made a skilled sailor.” She believed that challenges were meant to strengthen us, not break us—and she made sure I understood the value of perseverance and tenacity.Her influence on me was profound. She taught me to stand up for myself while always being the first to lend a hand to those around me. “Do what you can, with what you have, where you are,” she’d remind me, echoing Theodore Roosevelt’s timeless advice. It was her way of saying that excuses never got anyone very far—resourcefulness and determination did.But perhaps one of the most important roles MawMaw played in my life was helping me navigate my relationship with my mother—her daughter. Like many mothers and daughters, we had our share of disagreements during my teenage and young adult years. MawMaw often found herself serving as the go-between, listening to both sides, offering perspective and, if I’m being completely honest, usually taking my side.She had a gift for helping me see beyond the emotion of the moment. When tensions ran high, she’d gently remind me, “Understanding is a two-way street,” one of her favorite Eleanor Roosevelt quotes. She taught me that relationships require listening as much as speaking, patience as much as passion and grace as much as conviction. Looking back, I realize she wasn’t just helping us settle disagreements—she was teaching me how to communicate, how to compromise and how to preserve relationships that matter.And MawMaw did not take kindly to being taken advantage of, no matter how small the offense—she was indeed tiny but mighty! I’ll never forget the day she spent what seemed like forever on the phone with the power company, arguing over a 10¢ error on her bill. She would NOT let it go. As a child, I couldn’t understand why it mattered so much to her. Later, I asked my mom, “Why in the world did MawMaw make such a big deal over one thin dime?” My mom didn’t even hesitate:“How do you think she has managed to save her money all these years? She fights for every cent!” And you better believe that lesson stuck with me!MawMaw’s wisdom came from an era when every penny counted and self-reliance was key. She would often say, “Take care of the pennies, and the dollars will take care of themselves.” She believed in hard work and personal responsibility, reminding me, “If you want the rainbow, you have to put up with the rain.” And if I ever complained about an unfair situation, she’d tilt her head, raise an eyebrow and say, “If you don’t stand for something, you’ll fall for anything.”&lt;img style="float: right;" src="https://activerain.com/image_store/uploads/agents/debe/files/MawMawCarterAndMe.png"&gt;Most of all, she was my biggest cheerleader. She encouraged me to speak my mind, embrace my individuality and never be afraid to be exactly who I was. At the same time, she had a remarkable ability to make everyone around her feel important and valued.For years, I’ve called it my “Southern style” and embraced it in every aspect of my life. In real estate negotiations, people never see it coming. My mission is always to advocate fiercely for my clients while making the other side feel respected and heard. Looking back, I realize that approach didn’t originate in a real estate classroom—it originated at my MawMaw’s kitchen table.Her lessons shaped not only the person I became but also the way I build relationships, solve problems and navigate life’s challenges. She may have been tiny, but her presence was mighty, and her impact on my life, immeasurable.She was my teacher, my confidante, my peacemaker and my cheerleader. She was amazing. She was unforgettable. I had the privilege of guiding one of my buyers through a multiple offer situation—and guess what? We WON!! WOOHOO!!Now that the Due Diligence Fee and Earnest Money are handled, we’re officially moving into the next critical phase of the transactions--the inspections.And I often say—"This is where things get REAL!!"Buying a home in Charlotte is exciting. It’s also one of the biggest financial decisions you’ll ever make—and one where what you don’t see can matter just as much as what you do.You’re not just buying a home—you’re buying everything that comes with it.And that’s exactly why inspections matter SO MUCH.The General Home Inspection: Your Starting PointThis is your foundation. Your baseline. Your “tell me everything” moment.A licensed inspector will look at:
Roof, gutters, drainage
Foundation and structural integrity
Electrical systems and panels
Plumbing and water heaters
HVAC systems (hello, Charlotte humidity!)
And here’s a fact:Every home—yes, every. single. one. will have something.That’s not a red flag. That’s merely information. And remember that in real estate, Information is leverage.Charlotte-Specific Inspections You Shouldn’t SkipNow let’s talk about what makes Charlotte well, Charlotte!!1. Termite / Wood-Destroying Organisms/Insects (WDO/WDI) InspectionBetween our tree canopy, humidity and abundance of crawl spaces in our area, termites are simply part of life here in the southeast. We often say, "It's not IF but, WHEN you will have termites." The WDI inspection looks, not only for termites, but:
Mold and mildew (fungal findings)
Carpenter ants
Carpenter bees
Wood-boring insects
Moisture levelsMany lenders require it—but even if they don’t, I am EMPHATIC that these inspections be done.
2. Crawl Space &amp;amp; Moisture EvaluationIf you’ve lived here long enough, you already know that moisture is a Charlotte story.Crawl spaces can hide:
Standing water
Mold
Wood rot
Structural concerns
And here’s the kicker—this is often where the big issues live.Don’t assume a general inspection covers this fully. It doesn’t always. Choose your inspector WISELY.3. Mold InspectionWith our heat + humidity combo, mold isn’t uncommon—especially in older homes or those with past moisture issues.It’s not always visible. And it’s not something you want to discover after closing.4. Radon TestingWhile not as widely discussed here as in some northern states, radon still shows up in some parts of the Carolinas—especially in homes with basements.Radon is:
Invisible
Odorless
Easy to test
And if needed, incredibly straightforward  and surprisingly inexpensive to mitigate. If a home has a system in place, it's either done by the builder (preventatively) or it was done in the past to mitigate radon. Either way, it's smart to have your inspector check to be the system is working efficiently and to also check for radon levels. Should the mitigation system fan need to be replaced, this is also a very affordable repair. Have this fan checked annually during homeownership.5. Sewer Scope (Especially for Older Neighborhoods)If you’re buying in established areas like Dilworth, Myers Park, Elizabeth, Beverly Woods, Sharon Hills (many areas of SouthPark) or Plaza Midwood—this one matters.Older homes often have:
Cast iron pipes
Root intrusion from the sometimes, century-old trees
Aging sewer lines
A camera inspection now could save you from a five-figure surprise later. NO KIDDING.6. Chimney &amp;amp; Fireplace InspectionWe may not have harsh winters but, we do love our fireplaces—especially in those charming older homes.A separate, proper inspection checks for:
Cracks
Blockages
Creosote buildup
Safety first. Always.7. Buried UST - Underground Storage TanksIn many of Charlotte’s older neighborhoods, it’s also wise to check for underground storage tanks (often from old oil heating systems), as abandoned tanks can pose environmental concerns and are quite costly to remediate. Yes, there is a specialist who checks for the tanks and specialists who remove them!What We Commonly See in Charlotte HomesEvery market has patterns. I often say that the 3 inspections that can scare a buyer away more than anything are:
Crawl space moisture issues, including settling and foundation movement issues
Aging HVAC systems working overtime
Roof wear from heat and storms
Another area that seems to show up more often than not is outdated electrical systems—especially in older homesNone of these are deal-breakers by themselves.But they are negotiation opportunities—when handled correctly.Out-of-the-Ordinary Inspections We Need to DiscussLet me save you from the “Oh, I wish I had…” conversation:
Sewer scope (already mentioned—but definitely worth repeating)
Attic insulation &amp;amp; ventilation review which my home inspectors do without being asked for a separate inspection.
Lead-based paint (homes build pre-1978)
Well inspections and water testing
Asbestos (also homes build pre-1978)
A deep dive discovery for a UST (underground storage tank), abandoned after formerly having been used for homes that were heated with oil.
These aren’t always top-of-mind—but they absolutely DO matter.

And yes—this is where strategy comes into play.
Let’s Talk About Waiving InspectionsI know. In a competitive market, it is so very tempting to offer to the seller that you plan to waive inspections.NO, NO, NO!! Here’s my take—clear and simple: waiving inspections to “win” a home in a bidding war can cost you FAR more than you could EVER hope to gain. No home is ever worth inheriting a problem that you had NO idea existed.Where Experience Really MattersInspections aren’t just about reports—they’re about interpretation.What’s normal for the age of the home? What’s a true concern? What’s negotiable? What's not?This is where I do my magic! I help my clients understand the following:
Understand the importance of attending the 'report' portion of the inspection (or at the very least, FaceTime with the inspector and me).
Know what issues matter (and what issues don’t) in an inspection
Prioritize repairs
Obtain estimates for repairs
Negotiate strategically
Know when to fold 'em and know when to hold 'em

And then there are those rare souls who leave a permanent imprint on your heart.Russell Lewis was one of those people.I first met Russell through ActiveRain, back in the days when a group of us—early adopters, curious minds and big dreamers—would travel to each other’s cities just to connect, learn, and grow together. It was a special time, a time when we were all figuring things out, especially when it came to technology.Well—most of us were embracing tech. Russell? Not so much!He had zero interest in learning the tech side of things. In fact, I’ll never forget the day he called me and offered me a “very generous” sum of money to build his website for him. I laughed and told him absolutely not—there was no way I was taking his money—but I happily built it for him anyway.And I did it quickly, too. Could I do that today? Not a chance. Proof that the saying is true: if you don’t use it, you lose it.What I gained from Russell… I will never lose. Over the years, Russell and I stayed close. We talked often—weekly calls filled with life, business, laughter and just connection. The kind that doesn’t require effort. The kind that just is.Russell was one of the most dynamic people I’ve ever known. He had a presence about him—warm, giving, full of life. And let me tell you… he was an incredible cook. He was known locally in Austin for his hot sauces and canned jellies, often competing—and often winning. That was Russell—passionate, talented and ALL-IN on whatever he did!&lt;img style="margin:10px 17px;float: right;" src="https://activerain.com/image_store/uploads/agents/debe/files/Rest+In+Peace+Russell.jpg"&gt;But what I will remember most about Russell was his courage. When he was diagnosed with cancer, he called me personally. Not because he was afraid—but because he didn’t want me to hear it from someone else and be shocked or sad. That was who he was--always thinking of others, even in the hardest moments of his life.He told me he was going to beat it. And boy, he meant it. He wanted life to continue as usual. He told me to call anytime, to check in, to talk—just like we always had. And I did.Through his dear friend Jason Crouch, I would get updates. Sadly, the reality began to set in. The news that no one ever wants to hear.But here’s what I need you to understand about Russell—even as he faced the end of his life, he was never defined by it. We had conversations about death and dying—real, honest conversations—and yet somehow, every single time, his positivity rose above it all. He wasn’t afraid. He was at peace. He was still living.He told me he would ALWAYS cheer me on--even after he was gone. And I believe he has. As I sit here writing this, with tears in my eyes, I realize something so powerful—Russell may not have conquered cancer but, he absolutely conquered life. And I have no doubt he’s still doing just that.Russell, you were one of the bravest, kindest, most unforgettable people I’ve ever known. Your friendship was a gift I will carry with me always. I thought it was perfect for the BananaTude Weekend Recipe—especially since we are heading into outdoor entertainment time. This is absolutely PERFECT for entertaining! This recipe started as one of those, “What do I have in the fridge?” moments! Fresh strawberries, a ripe mango, a perfectly soft avocado (which you know is not an everyday thing!), etc. and before I knew it, I had something that looked (and tasted) like it came straight off a restaurant menu.What I love most about this Strawberry Mango Salsa is how effortlessly it brings people together. It’s the kind of dish you set out for a casual afternoon…or dress up for an evening get-together on the patio. And once you add that final touch of creamy goat cheese? Well, that’s when the magic really happens.It’s sweet, a little savory, just the right amount of heat—and every single bite feels fresh and wonderful.And fair warning…if you bring this to a gathering, don’t be surprised when everyone asks for the recipe before they leave. OH, and it will be GONE at the end of the gathering. I don’t know about you but, I LOVE taking an empty dish home with me!If you’re looking for a recipe that feels elevated but couldn’t be easier—this is it.The sweetness of strawberries and mango, the brightness of lime, a hint of garlic and that creamy, smooth finish from goat cheese…this one hits every note.Ingredients
3-4 cups fresh strawberries, chopped
1 ripe mango, diced
½ red onion, finely chopped
1-2 jalapeños, finely chopped (seeded for less heat)1 avocado, cubed
1 clove garlic, minced (limit your garlic so it doesn’t overtake the flavor)
¼ cup fresh cilantro, chopped
Juice of 1-2 limes
Zest of 1 lime
Pinch of salt
¼ cup crumbled goat cheese (you can absolutely substitute Feta cheese if you want a more salty salsa)
Basal leaves for garnish (optional)
Tortilla chips or pita points (my fave), for serving
Instructions
In a large bowl, combine strawberries, mango, avocado, red onion, jalapeño, garlic and cilantro.
Add fresh lime juice, lime zest and a pinch of salt.
Gently toss until well combined.
Let sit for 15–30 minutes to allow flavors to blend.
Just before serving, fold in (or simply top with) goat cheese (or feta if you prefer)
Serve with tortilla chips or pita points—or spoon it over grilled chicken, shrimp or fish for a next-level meal.ENJOY!! Hey, if you’re looking for a recipe that feels elevated but couldn’t be easier—this is it! From the very first time I met Missy in the Rain, I knew she was different. Brilliant, bold, and just a little ahead of the rest of us (okay… maybe a lot ahead). If Missy said, “You need to be on this,” we didn’t ask questions—we just signed up. Because she knew. Missy Caulk was that rare kind of leader.Missy wasn’t just part of ActiveRain’s early days—she helped shape what it became. She was a true pioneer in real estate technology, a nationally respected speaker, and one of the most influential voices our industry has ever known.But to me… she was so much more.She was my dear friend. My mentor. My road trip partner across this country—from RainCamps to CRS events to REBarCamps in Atlanta and everywhere in between. I had two major Closings happening while we were there—a $2M sale and a $1M purchase. And back then, those were BIG deals.While everyone else was heading to sessions and soaking in the city, I was quite literally “at the closing table”… from our hotel room… via Skype.My clients placed the attorney’s laptop at the head of the table so I could see everyone, be part of every moment and stay fully present. And of course—Missy had to sneak a peek!But what I remember most isn’t just the technology (which, let’s be honest, Missy absolutely loved)…it was her. LOL She told everyone we saw/met after that, what I had done—like it was the most exciting thing in the world! I’ve never looked back.)One of the greatest honors of my career was when Missy asked me if she could name her real estate company after mine. At the time, I was an owner at Savvy + Company here in Charlotte and the idea that she, Missy Caulk, wanted to carry that name forward in Ann Arbor? That meant SO much to me. I believe it was less than 2 years. And yet, somehow, she stood tall. She held her family together. Missy carried grief with a grace and resilience that I have never seen before in another human being. She was, without question, the strongest woman I have ever known.A devoted wife.A loving mother to five incredible children.A proud grandmother.A leader.A teacher.A friend to so many of us here in the Rain. And even through it all… she still showed up. She still gave and gave and gave. She still mentored. She still poured into others.That was Missy. &lt;img style="margin:10px 17px;float: right;" src="https://activerain.com/image_store/uploads/agents/debe/files/Missy+2024.jpeg"&gt;When she was diagnosed with cancer in January of 2024, she faced that battle the same way she faced everything else in life—with courage, determination and incredible dignity. And though she has left this world, her impact will never leave us.Not in this community. Not in this business. Not in my heart. Missy Caulk was one of a kind. As we take a moment to honor those in ActiveRain who have gone before us, I had to put Missy in the spotlight—she so deserves any and all accolades bestowed upon her.Thank you, Missy… for your wisdom, your friendship, your leadership and your love.
