HOUSE prices have defied gloom-mongers to record an unexpected rise. They ended 2011 up by a healthy one per cent compared with this time last year.&lt;br /&gt;
&lt;br /&gt;
The figures from Britain’s biggest building society show a marked improvement from 12 months ago, when prices were down 0.5 per cent year on year.&lt;br /&gt;
&lt;br /&gt;
Robert Gardner, Nationwide’s chief economist, said the housing market had performed remarkably well considering the very tough economic climate.&lt;br /&gt;
&lt;br /&gt;
“Against a backdrop of anaemic economic growth and a deteriorating labour market, UK house prices were surprisingly resilient in 2011,” he said.&lt;br /&gt;
&lt;br /&gt;
“Thanks to continued low interest rates, the number of forced sales remained low. Together with a dearth in building activity in recent years, this prevented a glut of unsold homes from accumulating on the market.&lt;br /&gt;
&lt;br /&gt;
The figures provide further evidence of the long-term investment strength of bricks and mortar, with property values far outstripping shares, which were six per cent down over the year.&lt;br /&gt;
&lt;br /&gt;
The rise in house prices has been fuelled by record low Bank of England interest rates and increasing mortgage availability. A BBC poll of 27 leading economists yesterday provided further hope that rates will stay at their current 0.5 per cent through 2012 and beyond.&lt;br /&gt;
&lt;br /&gt;
The Nationwide end-of-year report showed that nine out of 13 UK regions saw house prices rise during 2011.&lt;br /&gt;
&lt;br /&gt;
London saw rises of 5.5 per cent but prices were down in north and north-west England and in Scotland. Northern ¬Ireland was the worst performing region with prices falling 8.7 per cent. 
Separate figures from the Land Registry yesterday showed a monthly house price rise of 0.3 per cent in England and Wales. They also revealed that 729 homes sold for £1million or more in September, one per cent more than the same time last year.&lt;br /&gt;

&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;Beresfords who have both sales and lettings branches across the region say that so called ‘experts’ who have forecast that renting is the future for the UK property market seem to have missed one very important point; every property has to be owned by somebody!&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;‘The fact is that whilst the number of people in private renting has increased substantially there has still been growth in the owner occupied property sector in recent years according to figures from the Department for Communities and Local Government’ says Beresfords Director, Terry Holmes. ‘However the numbers in social rented property have declined so that there’s now little to choose between the private and social rented sectors’.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;The significant increase in buy to let mortgage products and good rental levels has led to many people seeing this type of investment as a viable alternative to poor performing pensions or the volatile equities market.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;‘Buy to let is certainly back’ added Terry. ‘Most people are more confident in their knowledge of property than they are other investments and it is something that you have total control over.
‘Whilst a few years ago people were looking for capital growth, today low interest rates and high rents can give a good rental profit but with the additional prospect of capital growth in the medium to long term.’&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;As an example as to how the sales and lettings sector can co-exist, Beresfords Brentwood sales office recently agreed a sale on a brand new apartment, the buyer completed on the sale 10 days later and within 4 days their lettings team in Brentwood had found a tenant at a rent generating a 6.5% yield.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;However, Beresfords have some cautionary advice for long term tenants.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;‘According to the Building Societies Association, over 80% of young people aspire to buy their own home and in the medium to long term that is a sensible approach’ continued Terry.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;‘Renting when you are younger serves a purpose. It’s flexible and the amount of deposit needed is easier to manage. Today, for many, that is a necessity.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;‘But I do fear for those renting in the longer term when they could afford to buy but choose not to because there is a time bomb ticking away. 
‘If you don’t leave yourself enough time to get a mortgage over a reasonable term, you need to  be asking yourself whether, with pension performance being a worry to many, you could afford to carry on paying out rent from your pension.’&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;Beresfords go on to say that those that have bought and whose mortgage is geared to be paid on or before retirement will have the same concerns over pensions as others but they will be mortgage free when they retire so their outgoings will be significantly less.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;‘It’s about choice’ added Terry. ‘Many homeowners choose to buy something cheaper after retiring and use the funds released to their supplement their pension.’&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;‘You could buy a smaller property locally or maybe  even a similar size property a little further out, and use the equity released to supplement the pension. Freeing up £200,000 from the move would provide £20,000 a year for the next 10 years, tax free’.&lt;/span&gt;&lt;br /&gt;

&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;On Thursday 17th November women gathered from throughout Essex to attend the Kids Inspire Fashion Show at Ingatestone Hall.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;The event was a big success and all those who attended not only got to watch the tremendous fashion show with clothes donated by local shops including Pellini, Philomena, Doddy's and Maggies of Ingatestone, they also got to purchase some fantastic local fashion.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;All money raised went to help the disadvantaged and troubled young people of Essex become valued members of society.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;The children supported by Kids Inspire vary widely – some have suffered trauma, neglect or abuse and as a direct result, may feel disconnected from society. Because their behaviour challenges teachers and support staff, these children are often labelled, neglected and are either not in education or are at risk of exclusion.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;Kids Inspire steps in by helping to heal the wounds of trauma and to reconnect these individuals with both themselves and society. By doing so they aim to increase feelings of self-worth and prevent individuals from joining gangs or becoming involved in youth crime.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;This process takes time, patience and commitment. But, by taking an inclusive, holistic approach, Kids Inspire is helping turn kids lives around and in turn, positively influencing society around them.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;They provide a high level of expertise in meeting the needs of young people and children and have over 100 years of combined professional experience in providing family therapy, mental health services, arts therapies, psychotherapy and therapeutic and relational social work to complex families. We also have access to local volunteers with a huge variety of experience and skills.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;Beresfords is always proud to support local organisations and we had no hesitation in helping support this and other events held by the Charity. During the Fashion Show a raffle was held and Beresfords donated one of the prizes, a Kindle and we hope the recipient enjoys their prize.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;

David Wilson Eastern bought Sian’s old three-bedroom house in Harlow and put the proceeds towards a larger brand new three-bedroom house at Meadow View, an attractive development of apartments and houses surrounded by beautiful open countryside, just a few minutes’ walk from the centre of Chipping Ongar.&amp;nbsp;&lt;/span&gt;&lt;br /&gt;

&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;The number of new buy-to-let loans increased by 16% in the third quarter of 2011, according to the Council of Mortgage Lenders (CML).&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;Over the same period, the value of mortgages advanced in the sector grew by 19%. The data shows that the pick-up in buy-to-let lending that began in the second quarter has continued.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;In the three months to September, a total of 34,500 buy-to-let loans were advanced, an increase from 29,700 in the preceding quarter. The value of lending totalled £3.8billion, up from £3.2billion. On both measures, buy-to-let lending was at its highest level since the final quarter of 2008.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;The number and value of outstanding buy-to-let loans also continued to grow. At the end of September, there were 1,378,700 loans outstanding, worth £157billion, up from 1,296,700 (worth £150billion) 12 months earlier.&lt;/span&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;
&lt;span class="Apple-style-span" style="font-family: Arial, Helvetica, sans-serif;"&gt;In the third quarter, there were 18,580 loans for the purchase of buy-to-let properties, accounting for almost 12% of all house purchase loans. But the proportion remains significantly lower than the former peak in the first quarter of 2008, when 32,650 mortgages for buy-to-let property purchase accounted for 19% of all loans for house purchase.&lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;br /&gt;We are delighted to announce that young people are still aspiring to own their own home, with nine out of 10 of those polled recently by YouGov claiming to have plans to take a step on the housing ladder.&lt;br /&gt;
&lt;br /&gt;The survey reveals that 89% of 18 to 34 year olds who don’t already own a property, want to own their own home, whilst 83% still see home ownership as a sensible long term investment, the fourth year in a row that the survey has shown the vast majority of Britons still want to invest in homes.&lt;br /&gt;
&lt;br /&gt;So how do you secure your first mortgage? Here are our top tips:&lt;br /&gt;
&lt;br /&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;strong&gt;Use an independent financial adviser&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;They will be able to offer you impartial advice by going to any bank or building society depending on your needs and circumstances.&amp;nbsp; You don’t have to walk up and down the High Street or make lots of ‘phone calls and most of all, being independent, they will make sure you get the mortgage that’s best for you, not the lender! They will also be familiar with other sources of funding aimed specifically for first time buyers such as shared equity schemes through housing associations.&lt;/span&gt;&lt;br /&gt;
&lt;br /&gt;
&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;strong&gt;Be realistic&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;

They could assist you with the deposit or act as guarantors. If they are prepared to be guarantors then their income will be taken into account when deciding how much you can borrow. However do remember that they will be responsible for repaying the mortgage if you default. If your family cannot help then you may consider buying with friends. Some lenders will take the incomes of up to four friends into account but remember to get a legal document drawn up so that everyone knows exactly where they stand.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;

It may also look as though you have been rejected previously.&lt;/span&gt;&lt;br /&gt;

It is an intense adventure that requires participants to tackle every eco-system known to mankind as they attempt to reach its summit, ascending over rough terrain and coping at high altitude conditions.&lt;/span&gt;&lt;/div&gt;

It will take me five days to reach the summit and the whole trek will take seven days. However, what will keep me going is the fact that a few days of pain may just save a child’s life!”&lt;/span&gt;&lt;/div&gt;
