It's that time of year again--- the New Mexico State Fair is in full swing beginning this weekend.

And that means horse shows- lots of horse shows!

This year, due to a condensed schedule for the actual State Fair (only 12 open days), several horse shows actually took place before the official first day of the fair yesterday. But there are still lots of shows remaining!

Today and tomorrow, September 15th & 16th, is the Arabian, Morgan, Saddlebred & Hackney show.
Monday, September 17th is devoted to Paints and Appaloosas
Tuesday, September 18th will see the Pinto Show
Wednesday, September 19th has the All-Breed Show scheduled.
Thursday, September 20th is scheduled for the State 4-H Horse Show
Friday, September 21-Sunday, September 23 is all reserved for the Quarter Horse Show.

Next weekend, Saturday the 22nd and 23rd will also see another event of interest to horsemen: a huge, Horse Property Open House Tour sponsored by Washington Federal and Rio Grande Title, and including 34 wonderful horse properties on the market.

A Dressage Expo specifically designed for young riders or newcomers to dressage will be held April 14, 2012 at the Vista Sandia Equestrian Park in Albuquerque, NM!

The event will include mounted demonstrations, informative booths and tables to help you find out about potential instructors, tack, associations, and resources, and the opportunity to participate in introductory and training level tests for riders under 21 or adult novices who have never competed in any dressage show.

The expo will begin at 9:30, and there is no charge for admission. The suggested donation for adults is 2:00. The morning hours will feature demonstrations, including Western Dressage, Prix Caprilli, and Dressage Seat Equitation, as well as Training and First and Second Level Tests. In the afternoon, you can sign up for a Newsomers Dressage Ride of Choice, open to all breeds of horses, with young riders free and adults paying $10.

Placitas Home Sales Turning the Corner?

Statistics thus far for 2011 make it appear that homes sales in Placitas, NM may have turned the corner.

Average sales prices for single family homes in Placitas had steadily declined from 2007 through 2010, while time on the market had steadily increased. But figures for 2011 year-to-date show a turnaround in these figures.

Both in terms of average sales price, and in terms of average dollars per square foot, sales for 2011 are up slightly from the figures for 2010. At the same time, the average time on the market had decreased. See the graphs below for details:

The "Spring Fever" Arabian Horse Shows will be coming to ExpoNM, at the State Fairgrounds in Albuquerque, NM, next weekend, March 26-27, 2011.

And that plural "shows" is not a typo; this event is actually two concurrent horse shows, double-judged! Spring Fever A is a Region VII qualifying event, and Spring Fever B is a Region VIII qualifying event. The events are sponsored by the Santa Fe Arabian Horse Alliance.

An icy start to 2011!

We've had an icy start to the New Year here in Bosque Farms, with single-digit temperatures. We had a bit of snow a couple of days ago, but it vanished quickly, as is usual here in NM. Now we've got lovely, sunny skies, but I'm looking out at lovely, ice-sheathed grass blades on my lawn! Husband Brian decided to turn on the sprinklers yesterday, and it was so cold that it froze as it landed, encapsulating each blade of grass individually, for our own miniature "ice storm" effects... Crunchy under the feet, for the feel of a "back east" winter here in sunny New Mexico!

Albuquerque: Sales prices up, number of sales down!

There were mixed results in the Albuquerque real estate sector again in September, 2010.

Compared to the same month in 2009, both average and median prices were up, but the number of closed sales and the number of pending transactions were both down. And neither median nor average price has quite gotten back up to the figures for September of 2008.

According to figures published by the Greater Albuquerque Association of Realtors, average prices for single family detached homes in September 2010 was $217,677, compared to $209,987 in September of 2009, and $222,947 in the same month two years ago. Similarly, this years September median sales price in the greater Albuquerque area was $183,000, compared to figures of $179,900 and $186,500 in 2009 and 2008, respectively. See charts below:

Not such bad real estate statistics!

But the problem comes with the actual number of sales. In September this year, only 479 single family detached homes actually closed, compared with 661 in September of '09. And there were only 657 such properties in pending, compared with 923 in the same month last year. Those are huge decreases, although some of that change is almos certainly due to the homebuyer tax incentives that were in place last fall, and are no longer propping up sales numbers.

Yes, it's State Fair time again, and this week the NM State Fair is in full swing. And almost every day offers horse shows. Come check out all the wonderful breeds and disciplines. You'll be amazed at what these horse-and-rider combinations can achieve!

As the State Fair started last weekend, some of the shows are already past, but there are still many great equestrian events coming up.

Today is the State 4H Championship Horse Show, where 4H members from 9-19 compete in English and Western events, jumping, barrel racing, reining and trail classes. From 8:00 a.m. on, in the Horse Arena, these dedicated youth put their all into these classes with the horses they have been working with all year. Competition is stiff even to qualify for the State Fair, so all the competitors have accomplished a great deal with their animals even to be here!

Tomorrow, Sept. 17th, the Quarter Horse Show begins. This is a big show, and runs for three days, finishing up on Sunday. Each day's show begins at 8:00 a.m. in the horse arena, and events are wide ranging, from halter classes to speed events, jumping to working cow horse classes, English classes and Western classes... You name it, you'll find your horse breed or discipline to watch during this three-day show.

Next Wednesday, the 22nd, will see the Miniature Horse Show. These are not just ponies; they're actually miniature horses, with teacup-size hooves and overall size comparable to a good-size dog. It's quite a treat watching these mighty minis pulling their carts! Again, start time is 8:00 a.m., and the venue is the Horse Arena.

Thursday, the 23rd you'll see more carts, but much bigger horses, as the Carriage Driving, Draft Horse, Donkey and Haflinger competitions get underway. Here's where those Clydesdales and Percherons can compete, and you'll see lots of wonderful driving competition.

Friday the 24th continues more Carriage Driving and Draft Horse competition, and also adds the Mule Show. Once again, both days begin at 8:00 and events tqake place in the horse arena.

On the final weekend of the State Fair, on Friday the 25th and Saturday the 26th, you can watch the Arabians, Morgans and Saddlebreds compete. In addition to the standard English and Western competitions, you'll find some very eye-catching high-stepping Saddlebreds and the visually stunning Arabian costume classes to watch, too.

So come on out and watch these wonderful animals and riders over the next week at the New Mexico State Fair Horse Shows in Albuquerque!

Home prices in Santa Fe to rise by more than 25% in the next four years!

According to an article published on www.realtor.org, and originated by Vanessa Wong of Bloomberg Business Week on October 9, 2010, the financial services technology firm Fiserv is predicting significant increases in home prices beginning next year for 10 metropolitan areas, including Santa Fe, New Mexico. David Stiff, the chief economist at Fiserv, says that by 2014 homes prices all over the country will have rebounded by an average of over 7% over 2010 prices, but foresees skyrocketing price increases of more than 20% for ten specific areas, including Santa Fe.

1. Washington State: Bremerton-Silverdale, +44.7 percent

2. Oregon: Bend, +33.6 percent

3. Michigan: Detroit-Livonia-Dearborn, +33.1 percent

4. California: Napa Valley, +31.7 percent

See the National Arabian Horse Show in Albuquerque This Week!

The Youth National Arabian and Half-Arabian Championship Horse Show is in Albuquerque, New Mexico through the 31st of July, and it's free to watch!

Come out and see these amazing young people and their Arabian horses perform in both English and Western events, plus side saddle, native costume, working cow horse competitions, dressage, and hunter/jumper disciplines. There are also leadership training, games, contests and parades.

The show is at EXPO New Mexico (otherwise known as the New Mexico State Fairgrounds) at 300 San Pedro NE in Albuquerque, NM.

Lakes in the desert...

Folks who are not familiar with New Mexico often think "desert" and picture an area full of nothing but sand dunes and cactus. Couldn't be further frorm the truth! In addition to our lush, green river valley areas and pine-covered "Rocky Mountain Highs," we've even got lakes. Pretty big lakes. For boating and watere skiing and fishing...

Recently, my extended family spent a long weekend at one of our nearby lakes, Elephant Butte. Just an hour and a half drive south from our home in Bosque Farms, we enjoyed getting out on the jet skis, boating, water skiing, inner tubing, making sand castles, and even cliff diving (OK, I opted out of that one, but my sister and a large number of the younger generation parrticipated!)
